Pros: None Cons: 1.) High cost for annual service. 2.) High deductible $60 3.) Every service provided has a long list of "Excepts" 4.) Pest Control (which is extra) is non existant 5.) Upkeeping Air Conditiong unit (which is extra) is on an appointment basis and only at certain times of the year. What it consists of a company coming out and telling you what you need to do to upkeep your system, you pay $60 for this...not actually servicing the unit. 6.) Key Entry (locksmith) - is non existant - they put in so many qualifiers that at the end only someone who is purple, born on 3/3/13 at 3;30 will qualify. We paid up front for a full year service with Landmark - thinking they were high priced for a reason, they are it's to scam you out of as much money as possible. 1.) Forget about getting anything electrical completed - the exceptions will override everything. 2.) Forget about getting any plumbing fixed - the exceptions will override everything. 3.) They will not fix anything but simply say it can't be fixed and then give you a small fraction of what it would cost to actually replace your appliance. 4.) We called them out at least 10 times out of those perhaps 3 were fixed, 2 were replacements appliances (see #3) and 1 was a replaced water heater. It still cost us $380 + 60. 5.) Each contractor that came out would respond in a way that was favorable to landmark for not having to fix the problem. In other words, the problem was stated as one of the long list of "exemptions"...even if there was no evidence to suggest that was the problem. 6.) They also were horrible about keeping track of service calls and the result DO NOT pick this horrible service. We had American Home Shield and that was so much better than Landmark.

I am hoping that I am able to provide some clarification and further understanding regarding your experience with Landmark Home Warranty. As our customer you are our #1 priority and I want you to feel confident with your interactions with us. The cost for your annual premium is based on the coverage you selected and ranges in price based on what you feel is important to have warranted in your home. You had selected a previously offered package called our “Landmark Package,” for $720, which was our highest at that point in time and offered the most coverage. Being a home warranty we still only offer the services we do and cannot provide coverage beyond what we offer. For some instances Homeowner’s Insurance, even though it has a much higher deductible ($500-$1,000), is the appropriate provider you would need to contact for certain home repairs. The home warranty package you selected did offer coverage for your kitchen appliances, washer and dryer, basic main-functioning components of plumbing and electrical throughout the home and your HVAC system. All coverage is completely defined in our contract given to you on multiple occasions. After researching your account I can see that we opened eight claims during your contract year and Landmark paid out over $2,000 towards those claims. On multiple occasions, with your washing machine and kitchen appliances, you opted for a cash-out option instead of having our contractor complete the repair. When the cash out option was offered we emailed you comparison links for the appliances first and allowed you to select which option, cash-out or repair, you would like. Unfortunately, I do not see a request to use our re-key service or pest control. Our re-key service is actually available to everyone and is coverage for changing the locking mechanism of up to six locks and providing four keys for the $60 deductible. I’m not sure why it seemed to be a hard process and for that we are truly sorry! Pest control is also available to any of our customers in Arizona, Nevada and Texas for the $60 deductible and is a one-time service for the contract year. Termite Treatment is the only pest control that has an additional cost because of the extensive nature of that treatment. During a pre-season AC tune-up the contractor should actually provide the services of: calibrate thermostat, test temperature split, check refrigerant levels & system pressures, perform amp draw on condenser motor, evaporator motor and compressor, clean condenser coils, check contactors, check condensate lines, clean or replace filters (owner supplied), clean & tighten electrical connections, test capacitors, and test safety switches. That goes above and beyond informing the customer of what they need to do to maintain their system. If that is not what happened I hope that you would let us know so that we may address this concern with the contractor! We understand that you would be a satisfied customer if we did not have any exclusions in our contract towards the coverage we provide. Unfortunately, we would not be able to operate as a successful home warranty business if that were the case. We would also have to drastically increase our yearly premium and deductible possibly matching the cost of Homeowner’s Insurance. A home warranty is in place to save you money on major repairs such as a $4,000 AC replacement or the $1,000 water heater replacement we had fulfilled for you. We are not able to provide coverage on things such as lighting, which was your electrical repair, or piping that failed in a bathroom add-on due to galvanic corrosion. These just aren't items we offer coverage on and it is possible your Homeowners Insurance would have covered re-routing the piping in your bathroom even though they have a much higher deductible. I hope this provided further clarification regarding the eight claims you had opened with us and the two denials that were provided on services we just don’t offer. We never intended to cause the frustration you experienced. You truly are our #1 priority and we have been honored to be the Home Warranty service you had selected. Called Landmark Home Warranty for the repair of broken garage door opener. Landmark contacted Lake Woodlands Garage Door for the service and I paid the $60 contractor visit fee. Lake Woodlands Garage door completed the repair by replacing the entire unit. Wonderful service from both companies. No Hassle to get the repair complete.

I just purchased and am renovating an older home using the FHA 203K loan program, putting an additional ~$60K into it including repairing all issues that we were aware of at the time of inspection/closing. I purchased the home warranty in case any issues arose that we were not aware of and hadn't budgeted for in the renovations. After the kitchen cabinets and drywall were demo'd, we discovered that the main kitchen drain was leaking at a joint, so I decided to file a claim with the home warranty company. I filed the claim online over the weekend when we discovered the leak. The home warranty company got a plumber out to the house on Wednesday to inspect the issue. It took about 10 minutes and he left and informed us we would hear back from them to schedule the repair. Several days passed and I didn't hear back. I called the plumbing company, HTJ Global, and got voicemail and left a message. After another day passed and not hearing back from them, I added a comment to my online warranty claim to get a status update. When the warranty company called me, they informed me they weren't aware the plumber had even gone to the house and said they would contact the plumber to get an update. When the warranty company contacted me next, I was told that the claim was denied because the plumber observed that someone (prior owner) had attempted to repair the leak with plumber's putty and therefor it was not covered. She also offered to have the plumber do the work for me directly at around ~$400. When I referred the warranty rep to the following section in my contract, she informed me that she could see how I could misinterpret it to think that since we were not aware of the issue it would be covered. So, she essentially insulted me and told me that I am unable to read and/or interpret written english language! For reference, I've include the excerpt from the contract below: 'A. SERVICE OVERVIEW ...3. This Contract does not cover defects known prior to the Effective Date of coverage. Known defects are excluded from coverage until proof of repair(s) is received by us. We provide coverage for unknown conditions if the condition would not have been detectable by the Buyer, Seller, or Agent through visual inspection and simple mechanical test. For example, a simple test would be visual inspection of a heat exchanger for cracks or a carbon monoxide test.' I questioned her as to how we would have known about the issue, since it couldn't be seen until the drywall had been removed, and essentially didn't get an answer. I explained to her that I purchased their highest coverage option, and that I was repairing every issue that I was aware of at time of closing, in addition to buying all new appliances. This of course means, that we wouldn't be filing any claims for appliances and many other things that are being repaired/replaced over the term of the coverage. She seemed un-phased by this. I then asked her what is the value in having a policy for unknown issues that doesn't actually cover unknown issues. She then responded that after all the work was done on the house, I would then be able to use them for any 'future' issues. In the end, I remained unconvinced that my money was well spent on the policy and asked for cancellation. Cancellation took multiple days of back and forth phone calls to multiple individuals including transfers and voicemails. When I finally spoke to the person that 'handled cancellations' I was told they would be deducting a fee and their 'costs'. I've now received the refund and out of my $525.00 initial expenditure, I was refunded $351.25 with them retaining $173.75. I am extremely displeased that I basically spent $173.75 in addition to at least 5 hours of my time (which I bill @ $65/hr), and the entire episode put my renovation project a week and a half behind. This might not normally be a big deal, but we were on a tight schedule to get moved before the school year starts since my daughter is attending a new school near the house, and now we are stuck having to make the commute in the meantime since school starts on Monday (in 2 days). Before this whole experience, I had wondered how home warranty companies made money as a business, but now I have my answer. Apparently it's the whole 'deny claims' business approach. At least now I know for future reference. I'll never purchase another policy in the future.

Hello, Thank you for giving us this opportunity to address your concerns. Please allow me to explain why we were not able to cover the repair of your main kitchen drain. According to the contractor sent to your home the Plumber’s Putty used as an attempted repair was a known condition and not something Landmark could be responsible for. We did request to review your home inspection and unfortunately, that specific section was missing and our attempts to reach the home inspector were not returned. We had nothing but the contractor’s diagnosis to base our decision off of. There was no support against the possibility of the leak occurring during the demolition of the cabinets and drywall. We are sorry for the delay in receiving the information from the contractor and that was addressed when this situation occurred. We do ask that all of the contractors that we work with submit their diagnosis as quickly as possible so that we can provide quick and efficient services. As for the cancellation process according to our system the cancellation was requested and completed on 8/12/14, less than 24 hours after we received the last online comment from yourself referring to the verbiage in our contract. We are sorry for the frustration caused by this situation! It was never our intention to cause any delays. I hope this explanation provided clarification for why we could not provide coverage for that specific repair. This was not a customer specific incident. The standards used to determine coverage were based on our contract and are applied to every claim. We are unable to provide coverage on known conditions and made every attempt to research all possibilities. I purchased home warranty for four homes including my primary residence. Their customer service is courteous but the overall service you get is not that good. The A/C coil in on of the homes has a leak and needs to be replaced. They sent a contractor, but they didn't authorize the repair. They told the contractor that they will call me, but they never did. Since it's 100 degree in Texas and with the A/C not working my Tenants are freaking out. The worst part is that now the company is saying that they need to order the part themselves instead of letting the contract purchase and put it in. I'm told that it could take 4 to 7 business days to get the parts in and then the contractor will be informed when and where they can go pickup the parts. Essentially, it can take up 10 days to get it fixed and on to of it I have to $600 from my pocket. For this repair that can cost up to $2200, they offered me $800 cash in lieu! What a joke! If I kept the $2000 I paid for the warranty service for my four homes, I could have paid for the whole service and doesn't have to deal with these delays. If you hire a local contractor they will put in the parts the same day or next. *** 8/28 Update: Now the work is completed and I'm upgrading the overall experience from D to C. After several calls with customer service, they told me that the parts were ready on Monday (three business days/ 5 calendar days from the day the issue was first reported) and the contractor will contact me for scheduling. When I called contractor, they said they are waiting hours on hold with the warranty company to confirm all the details of who will pay what. Finally the work was partially done on Tuesday. They still had some missing parts and the drain line was not connected correctly, so it started dripping water from under the indoor unit and flooded the house! After 8 days, several hours of follow up and $600 from my pocket, it looks like the work is all completed. Anyone purchasing home warranty be aware that most companies say they don't cover duct work. My coverage included the 'No fault Upgrade' which I expected to pay for any issue related code violation based on their description. It turns out that they don't cover if anything that's already installed but doesn't follow code. So the code violation item came up for me was that according to the new code, there has to a 'float switch' that needs to be installed and since there was nothing installed, they don't cover it. So I ended up paying $600 for uncovered items where they offered me a cash in lieu of $800 for the whole repair! Obviously, the uncovered items are the gravy train for the contractor since the warranty company may be paying only a fraction of what the contractor will charge a normal customer who doesn't go through warranty. With the uncovered items, the contractor has a captive customer who can negotiate or price shop since they are locked in with the warranty company. 8/30 Update: I want to report a very positive development after the work was done. A customer relations manager called me to inquire about my experience and after listening to my concerns, she agreed that there were some undue delays in ordering the parts and approving the request. She also agreed that in this case, they could have replaced just the evaporator coil instead of replacing the whole indoor unit and that option will have been cheaper to me. Replacing the complete unit meant the duct work had to be modified at my expense to fit the new air handler. She also offered to refund me the $425 that I had to pay extra to get the duct work done. While I'm still disappointed in the undue delays in getting the parts ordered and lack of information while I was waiting, I'm happy that the company is wiling to admit the areas of improvement and remedy the situation amicably. This kind of positive response are uncommon from home warranty companies . With this new development, I'm upgrading my overall rating to a B which I think is a fair reflection of the overall experience.

I had good and bad experiences with Landmark. They did cover a few things that needed repairing, but it depended on the contractor they assigned to perform the work. Some contractors were excellent and others gave me reason to question the judgment of Landmark to choose contractors that represent the company. We had one extremely frustrating experience when Landmark "couldn't get anyone to the house within 48 hours" since it wasn't considered an emergency. Although I agree that the loss of hot water is not an emergency, we had a young child who didn't have any warm baths for 4 nights (the amount of time it took to finally remedy the problem). For a company that boasts excellent service, I feel they fell far short of going the extra mile to take care of their customer. In the end, the annual cost paid for itself since we needed a new dishwasher and Landmark covered it. I will purchase another home warranty this year (no matter how frustrating to deal with them), but I will not renew with Landmark.

Just started the second year of Landmark as Home Warranty company. Service has been excellent. We had about 3 or 4 service calls in the first year. We had bought a home that was about 10 years old, so we were (and still are) concerned about the major systems in the house. So far, Landmark has been very good to work with.

He fixed the a/c in just a few minutes. I asked what the bill would be if I didn't have the warranty. It was three times as much as I paid using Landmark Home Warranty. The only drawback was it took 36 hours for a repairman to come out to my house. But this is Texas. If your air conditioning breaks, it's always is July or August. I'm not the only one needing a repairman.

Originally we were referred to an a/c repair company that responded promptly, but did not show up for their appointment, which was on a Friday afternoon. After much wrangling on the phone with the home warranty company (no companies that could come out over the weekend and they would "try" to get me a response over the weekend from their own customer service department) on Saturday they referred another company that could come out on Monday. That company called Saturday afternoon and set-up a Monday appointment. They arrived on time and had our a/c up and running in about 30 minutes. Plus, the technician called us later that evening to make sure the a/c was functioning properly. This was not my first experience with Landmark Home Warranty, but this incident turned out much better than the previous issue.

We have an above ground hot tub that was not working. This is a service that costs extra on the home warranty. I contacted Landmark Home Warranty and they referred us to Brookside Pool Service. Upon arrival 8 days later, Brookside informed us they did not work on above ground spas, however, they did charge me the $60 fee. The next company Landmark referred was out of Corpus Christie, which does not come to Houston. Landmark then referred two more companies, all who do not work on above ground spas. I dealt with Landmark Home Warranty on this hot tub issue from 2/9/2014 to 2/26/2014 and they were not able to provide me with a company that worked on above ground spas. It took me less than 5 minutes on-line to find a company that serviced our above ground spa, they came out within 3 business days and the cost was $90. I asked Landmark Home Warranty to refund me the cost of coverage for the hot tub ($160), but they were not agreeable.

A/C fan motor went out. They replaced the motor, but the motor was not balanced properly and some of the blades broke apart. The company went above and beyond and sent someone over to replace the blades and balance the motor immediately. Very professional. They also gave me a follow-up call to make sure that the problem was resolved and that I was satisfied.

I called the Landmark 866 number and got through fairly quickly to Spencer. Spencer seemed professional but was unable to assign this to a local service provider while on the call. He assigned it to A-US Air Conditioning of Texas with a San Antonio phone number which is about 300 miles from where the house is in Ponder, TX. I asked him to reassign it to a local provider. He said they were the preferred service provider and that we needed to go with them. I googled them and found they had an office in Garland that is still about 80 miles away and they are rated a D by the Better Business Bureau. I told this to Spencer but he insisted they were Landmark's preferred provider. Spencer said he would call them but they didn't answer. Spencer eventually called me later to confirm that A-US Air Conditioning of Texas was not willing to service the house in Ponder. He re-assigned it to another service company and they were willing to come out on Saturday or Monday which was pretty good since it was Friday afternoon. It wasn't pressing so I suggested Monday or whatever they could work out with the tenant and gave them their number. There seemed to be some confusion with the second AC company on the $60 service call fee. When I talked to the dispatcher, I told her I had already paid it, had a receipt and asked her to confirm it with Landmark. When the technician went out on Monday he asked the tenant for the $60 and then called me at the tenant's direction. I told him it was already paid and to get it from Landmark. He seemed OK with that but I didn't appreciate him putting the tenant on the spot for something that had already been paid. The tech that went out inspected the system and added a pound of freon. The tenant's complaint was about uneven cooling for a room directly across the hall from the central AC unit. He said there wasn't much he could do about that. He said that unlike the cooler rooms, it was above a garage that was not air-conditioned and that with the sewing machine and window facing the sun, he expected it would continue to be hotter than the other rooms over air-conditioned space, etc. I tend to think he was at least partially correct in his assessment and seemed to know what he was talking about so I took him at his word although I'm sure the tenant wishes he had found a way to adjust the air flow so that the cooling was more even.

I called this in on Friday June 27th and spoke with Spencer. When I asked who it was assigned to, he told me HTJ Plumbing. I told him they are more than 60 miles away in Rowlett and had not provided timely service in the past in Ponder. He said they were the preferred vendor and they had to go with them. He called them and told me they could be out on Wednesday, July 2nd. I complained about it taking them five days to get out there to no avail. I left it so they would call me so I would know if they called on a timely basis since this had been an issue in the past. I pre-paid the $60 service fee with Spencer on June 27th and have an e-mail receipt confirming the money was paid. When I hadn't heard from HTJ on Monday, June 30th, I sent Spencer an e-mail @ 10:45 am. I never got a response. Today I called in a plumbing issue on another property. After ten minutes on hold, I spoke with Jennifer, who seemed nice. She said she was assigning it to HTJ again. I told her about the problems we'd had with them and asked her if they had ever gotten out to the other property since they had never contacted me. She said she would call them and find out why. She called me back in a little while. She said they would be calling me and I think they tried while I was on the phone with her. She didn't have an explanation why they hadn't come out but said they could come out Wednesday and was that OK. I said it probably would be if they had gone to the other house on the previous Wednesday as commtted and completed the repairs on a timely basis. She agreed to reassign both tickets to someone else and hopefully I'll know who soon. After Jennifer hung up, HTJ called me again wanting to schedule the appointments. I told them waiting ten days to call was not acceptable. She told me the ticket came in while she was out and that she had called Landmark because the ticket said to call the tenant and not me and there was no tenant number. She said she left a message for Landmark and they never called back. I don't know what all happened on this. I know I told Landmark that we hadn't had good luck with this repair company and they were too far away. I know Landmark said they would be out last Wednesday but no one called me. I know I sent Spencer at Landmark an e-mail @10:45am CT on Monday June 30th and I've never seen a response. I also have HTJ saying they called Landmark and they didn't call them back. The net is it's been ten days and they haven't even been out to the house yet and several balls were dropped by Landmark. I think they fully earned the F rating they are getting on this although I think Jennifer is sincerely trying to find a more reliable vendor and I hope I hear from her soon.

Landmark dispatched providers quickly even though it was the busy season of AC tuneups, and we had the tuneup done within a week. Tuneup cost $60 plus an extra $30 for our 2nd AC Unit, repairs done on a subsequent service call were done for the service call rate of $60. There was no hassling over what was covered for the repairs.

I thought this was a simple problem. We had a toilet where the flapper wasn't closing so water was continuing to run in this toilet vs. shutting off once the tank was full. I called Landmark and they were very nice. They said they'd try to get a plumber out the same day or next day. The reality was it was three days. They assigned a plumbing company whose office is 60 miles away. They apparently didn't have the parts so they needed several more days to go get them. We are now on the 9th day and I'm being told that they will get out there today and fix this simple problem. I have another problem with them that is now four weeks old and no date on when they will get out here and fix it. There is no disagreement that these are covered problems but they don't seem to be in any hurry to get them fixed. They say some of this is due to the tenant's availability but the tenant told me their days off last week were Monday, Tuesday and Wednesday so why did they go out on Thursday?
Description of Work: I hired Landmark to be the Home Warranty provider for several rental properties including this one. We asked them to fix a leak in a toilet. I paid about $600 for the service contract and $60 for the service fee. I believe this is the first claim I've had on this contract on the 9+ months I've had it.

After a week of getting nothing fixed, I contacted Landmark again. By them our second garage door opener had developed a problem. We rarely used the second door but had to since the first one wasn't working as we come and go by the garage. At that point I was informed that they only cover one garage door. I've had multiple home warranty companies over the years and turned in both doors before. In 14 years of using home warranty companies at this house, that was the first time I've ever been told they will only fix one of two. I asked about when they would be out to fix the first one and didn't get anything meaningful in terms of an answer. I also called the contractor and they said they were having trouble getting approval from Landmark to authorize the repair. Apparently they thought they were too high but rather than call someone else or work something out, they were just letting it drag out for a week. I contacted our Sales Rep Sarah. She got someone to start looking into it. According to my notes that was October 15th. They eventually assigned me to a quality rep that was very nice who asked me if I could help them find a contractor. I used Angie's List to find one who eventually agreed to do the repair for $190. Landmark called him and he said he felt threatened and was not going to come out. This was 11 days after I had turned in the problem on October 18th and neither garage door was working. I had to try and charm him into coming out. He eventually agreed to come if he didn't have to deal with Landmark anymore. He came out that evening and got us where we could use one of the doors. I paid him directly and got a check from Landmark a couple weeks later. At first I thought this was an isolated incident and gave Landmark the benefit of the doubt but they've since demonstrated this is how they operate repeatedly. I would avoid them if at all possible. They will offer to let you find a local contractor. In this case, I had to do that because they couldn't come to an agreement with their own pre-selected contractor on paying them for what they wanted to complete the repair and left me hanging for more than a week as a result. If you want a lot of hassle, hire Landmark. They will act very nice on the phone but behind the scenes they will drag things out negotiating with their pre-selected contractors if any real money is involved in the repair.

As of today,May 19th, it has been 33 days since I reported a problem with my pool pump valve to Landmark and it is still not fixed. While they attempted a couple patch repairs, in some ways they have made things worse. They put a new valve and sand filter in last Friday and told me I couldn't turn it on for 24 hours. When we did, we found to significant leaks, top and bottom so we've now gone four days without being able to run the pump and filter. Based on a note I recently received, they ordered parts 26 days after this problem was called in. That is ten days since the last technician was out here. Three days prior to that I was told they were ordering parts. Which was it??? They say in their reply they are doing everything they can to expedite this. Is taking 26 days to order parts doing everything you can??? I don't know what to believe anymore but I don't believe Landmark and their hype. I'm not sure anyone wants to read more but if you want to know the blow by blow, you can read it below. I called and opened the ticket the morning of Wednesday April 16th. They answered the phone quickly and we had a nice chat. She told me she would get with one of the contractors in my area and they would be in touch shortly. No one contacted me so I e-mailed a nice person I know in the quality department early on the 17ty and asked who was assigned. I got an e-mail back that USA Services was assigned and would be calling me shortly and if I didn't hear from them to let her know. I didn't get a call from USA Services so I e-mailed her back at 4;36 pm CT. I didn't get a response that day. The next morning, I called USA Services about 11 am, not having had a response from Landmark from the afternoon before. USA didn't know who I was and had no ticket. They asked for the dispatch number but I had not been provided one as the automated Landmark e-mail system doesn't seem to be working and I've made them aware of that. I called Landmark and also sent an e-mail. I got an e-mail back from Landmark a couple hours later giving me the dispatch number and was told again they would be calling me "ASAP". Since I got no call, I called USA a couple hours later. They knew who I was and said they could come out Tuesday. I told them my pool was turning green and that would be six days from when I called it in. They said that was the best they could do. I offered to send them some pictures so they could bring the right parts out. They declined saying it didn't work that way. I contacted Landmark and reached them Friday afternoon by phone. They offered to let me find someone else to do the work. Keep in mind this is the afternoon of Good Friday on Easter Weekend. While it was nice of them to make that offer, the timing was not very good. USA Services came out on Tuesday, April 22nd. They didn't call first,they just showed up. Fortunately they stuck around long enough until I could get off the phone. He took a few pictures and said they would need to replace the valve. I asked when and he said he couldn't say. He said the home warranty company had to order the parts. I contacted Landmark again. They eventually told me I'd get an update and schedule Wednesday morning the 23rd. That came and went. I got an e-mail later in the day saying they were still waiting on USA Services and would get back to me later. It's 10:45 am Thursday morning. No meaningful updates. I don't know when they plan to come out and repair my pool valve and we are more than eight days into this. Landmark & USA Service tried to replace the gasket on the filter on April 28th. They asked me not to use it for 24 hours. After 24 hours I tried it. The pump leak had gone down but the valve was almost impossible to turn. I notified Landmark and they issued a recall. I was having the roof replaced so I asked them not to come out in the middle of that and asked that they come out Thursday or Friday. They agreed I didn't need to be here but didn't tell me when they were coming. Friday morning I asked them to make sure they were out by noon since their previous repairs had not been effective and if they needed parts, showing up late would not get the problem resolved. They decided to come out late after 5 pm in Friday. I couldn't stay here so they left a ticket on the truck saying they checked it, no other information. I e-mailed them Monday again asking for status since my back was developing a problem and it appeared to be related to the difficult pool valve which required not just one arm but two arms and my body to move to backwash. No response. I sent a second e-mail Tuesday. I was told the contractor had tried to reach me and discuss and were trying to replace the sand filter which would include the valve. I have no indication that the contractor ever tried to call them. I called the contractor and after a four minute hold was told they were working on preparing a bid for approval by Landmark. I got a call late Tuesday from Landmark saying they were awaiting a bid and anticipated it would be under the $1000 limit in the home warranty. Once they had the bid and knew when the parts would be coming in they would call me to schedule. Wednesday mid-afternoon, I sent an e-mail asking for status. Four hours later, still no response. I also asked at least twice for a management commitment that their contractors would show up within two business days on new, future calls as I have five contracts on rental properties. That fell on deaf ears. No response. One contract is fairly new so I will cancel it within 30 days. I plan to let all six contracts I have with these folks cancel or expire and not renew at this point. These folks seem to be very nice on the phone and I think they are well intended but the RESULTS and EXECUTION STINK. I WOULD AVOID AT ALL COSTS. I saw their response that they offered to let me use an outside contractor which I've tried with them in the past. They also talk about doing everything possible and unexpected delays. I don't want to call anyone a liar but I don't know how anyone could say that with a straight face. The last time I found an outside contractor for them, the contractor felt threatened by them and almost refused to complete the repair. I ended up having to get them out of that transaction, pay the contractor directly and have them reimburse me. When I started with them, I asked about having local contractors available and timely response and repairs. They told me they could do that and gave me several names of local contractors. I don't know why but they don't seem to use them. I hired them because they represented they had local, reputable contractors that could provide timely service. That has been far from what has happened and at this point I would avoid any future contracts with this company. Part of the reason I chose a home warranty company beyond capping my expense on repairs is I could let tenants call them directly, schedule timely repairs and lessen the time and hassle I would have to expend. These people through their lack of responsiveness and lack of reliable contractors have more than doubled the amount of time and hassle I have had to expend. AVOID, AVOID, AVOID

Landmark representatives we've spoken with on the phone have been helpful and professional. We had a question on the policy itself which was taken care of right away when we called the "welcome package representative". We've had two service calls so far, one for a seasonal HVAC tuneup, and a second followup call for an HVAC repair. The need for the repair was discovered during the tuneup. We called Landmark so it was clear to us whether the repair would be covered. Again the rep was very helpful. We sent in our inspection report. The repair was covered. And we were quite happy with the service performed by the HVAC company that Landmark assigned for this (a company we had not used before).
Description of Work: We purchased a one year policy in March 2014 as part of a real estate transaction. We chose Landmark based on Angies List reviews. We've had 2 service calls so far, both for HVAC.

Overall, this seemed like a good deal for the price, but the limitations are severe. You have to use their approved service companies and pay for the service call, no matter what. And they don't cover things they should, but I'll get to that. An example, I had a heating tech from another company (a family friend) do a winter tune-up. His regular price was 59 bucks, so it was a pretty good deal. He noticed my furnace was making some "screeching sounds" that it shouldn't, and trouble shot the issue to a faulty part. I told him I had a home warranty for that kind of stuff (or I thought I did). So, I call Landmark, only to find out that they don't cover fixes like that. Only if it actually stops working. Since I knew the part was a 2 day order item from the family friend, (and he told me it likely was for everyone), this could be a problem. So, in essence, Landmark told me that I would need to be without the use of a furnace for a period of time in December, because they wouldn't fix it unless it stopped working. And they wanted to charge me 59 bucks for the service call to come out and tell me that in person, (which they always do). I had them schedule a hot water heater appointment earlier in the year, and it took them 3 days from the time I called to get their tech out here. So, emergencies, what you might actually really want a home warranty for, aren't exactly covered. They won't reimburse you if you use another plumbing/heating/air guy that you can get that same day, you know, if your furnace stopped working. I will not use this company again, and will make sure I tell people buying a house to beware of the severe and potentially devastating limitations. On a positive note, the techs were at least competent and friendly when they came.

It is important to note that all contractors LHW works with are independently owned and operated, not owned by Landmark, and manage their own schedules. Our contract requires that they contact you within 4 hours. Emergencies are handled by LHW, and our business partners, in a timely and efficient manner. Please see other reviews for accurate representation of services. There are instances deemed emergencies, or unique situations, where the contractor can be found by the homeowner, with LHW management approval, and reimbursement can be provided by LHW. Our business practice is to make sure our customers get taken care of as quickly as possible! Regarding the denial of your claim because of noise, you are also correct. Noise does not always indicate failure or inefficiency. To keep our services cost effective and affordable to you as the homeowner we cannot provide maintenance services. Our services are relatable to insurance but much less expensive and we provide coverage where homeowners insurance does not. Our operations are similar though. Coverage is provided and the customers’ responsibility of the deductible is required with a failure. However, like stated above, if your furnace fails and is deemed an emergency it will be handled quickly. Most contractors keep parts on-hand, or warehouses are accessible, for emergency situations. We value you as a customer and appreciate your feedback! Description of Work: First time our heater needed replacement and they didn't pay after making us wait for days during winter time. They had all kind of excuses. This time our water boiler broke and damage a substantial part of the house and we have been waiting for more than 12h now just to get a plumber to close it down so we could restore water service in the house. We have been calling the costumer service and all we get are excuses, saying they are trying to find a person to come... I am sure it won't take more than 5 minutes to find a plumber... but of course, it would cost more

[Member name removed], If you could send me the invoice that was created for your water boiler repair I would like the opportunity to see exactly what repairs were done and possibly provide a reimbursement if it was something that would have been covered by your warranty. It is understandable, due to damage, that you wanted the repair done quicker than what was being scheduled with our contractors. The contractors that we work with are all independently owned and operated, not owned by Landmark, therefore they manage their own schedules. With situations like this we have been able approve the homeowner finding their own contractor before. With you cancelling the request we weren’t able to offer that as an option however, I would still like to see what can be done. The reason that your heater claim was denied was because the damage was a known condition listed on your home inspection. Whenever a needed repair is marked on a home inspection the cost of that repair should be made the responsibility of the home seller, if the buyer chooses to do so, or they can negotiate because of the repair. However, if the repair is not made before the sale is finalized it becomes a “known condition.” We’re very sorry about that miscommunication! The reason it took 3 days to give you an answer on whether we would cover it or not was because we had to wait for your home inspection and then a manager had to review the case. With our 97% Claim Approval rating we are not in the business of denying claims unless they truly fall outside of our contract. Any time there is a known condition on an inspection report we cannot take the responsibility. If we were to provide every repair in that category we would not be able to offer the affordable service that we do to our customers.
