I've had my home warranty with Landmark for over a year now and I highly recommend this company. I've had to two claims (once over the summer for a plumbing issue, and again on 3/30 for a non-working AC) and have been very satisfied with their customer service. The customer service agents are very friendly and professional, always explain the next steps thoroughly, and answer all my questions. In both instances, Landmark sent quality service providers to my home, and the issues were fixes quickly and efficiently. (The $60 cost indicated is the amount paid monthly for my warranty contract.)

I called back and asked to speak with a supervisor. They said they were all in a meeting and would not be able to return my call for 24 hours. As of now I have a leak and no contractor. I just renewed my contract last month and will ask for a refund due to lack of interest in getting anything done to fulfill it. UPDATE: I still had not received a refund from Landmark and I called for service. The person I spoke with told me to submit my bill for my disposal (which was leaking). I have emailed them the bill for the disposal and the install. I have not received payment for either.
Description of Work: I contacted Landmark for a repair under my service agreement. The notation said it was assigned. I did not receive a call from any contractor. I called at noon the following day for information. The customer service agent (regis) called the contractor while I was on hold and said they would call in 30 minutes. They did not call me. I called landmark again at 4PM (Taylor) and asked what was going on. They advised they would contact the contractor again and for me to wait. They then asked again when it had occurred. I told them (Sunday as reported). They then asked again. I called back and asked to speak with a supervisor. They said they were all in a meeting and would not be able to return my call for 24 hours. As of now I have a leak and no contractor.

Response from Landmark Home Warranty
[Member name removed], Thank you for giving us this opportunity to address your concerns. It is my understanding that you are requesting a full refund of your contract with Landmark Home Warranty based on the experience of your most recent claim. Please allow me to explain what occurred during this claim and the refund amount that we have available to offer. On 4/12/2015 Landmark received the non-emergency claim request prior to normal business hours. The request was processed the same day and a contractor was assigned. As stated in our contract: “Under normal circumstances, LHW will initiate the performance of services within 48 hours after the request of the Contract Holder.” On 4/13/2015, at 11:36 AM, Landmark received an online message that the contractor never called. Landmark Rep, Regis, received the message and immediately called the contractor who informed him that they would be calling to schedule within the next half hour. Regis then called the homeowner at 11:50 AM following up on the online message, 14 minutes after it was received. On 4/13/2015, at 3:02 PM, Landmark received a call that the contractor still had not called for scheduling and an alternative contractor was requested. When the Landmark Rep began the process of opening a new service request, they asked when the issue was first noticed, which is standard protocol and the call was disconnected. The rep was unable to complete the request. On 4/13/2015, at 3:08 PM, a manager call was requested and, as instructed, the Landmark Rep informed that it could take up to 24 hours for a manager to respond. This call was also disconnected and a manager call request was placed. On 4/13/2015, at 5:58PM, a Landmark Manager attempted to complete the manager call request, receiving no answer, and left a voice mail asking for a call back. On 4/15/2015 the same Landmark Manager attempted to complete the manager call request again and left an additional voice mail. The manager also followed up with an email which did receive a response. We are sorry that the contractor did not contact you within the 4 hour time frame suggested by Landmark. We work with independently owned and operated contractors who have entered into a business agreement with Landmark. The fulfillment of your claim requests is important to us and as such we have addressed this issue with the contractor and reiterated the service expectations on behalf of Landmark. At this point in time Landmark is offering a refund in the amount of $540.00. This is the renewal price minus the $40 cancellation fee required when a cancellation request is made. I hope this helped explain what occurred during this claim experience and the refund amount being offered. Your satisfaction is important to us. We have been with Landmark for about 4 months now and had to use them out first month in for our hot water heater. I called them around 9PM at night on a Sunday and by 10AM the next morning I was on the phone with the contractor. That evening at 6PM I had a new hot water heater installed. When I called Landmark it was covered and my only out of pocket was the labor and the new pipes that were required to be installed to come up to code. So far I am impressed with their customer service and how they follow up. I did a lot of research on other top brands but Landmark really does well.

Great. The service called ahead and let me know the serviceman would be arriving in 30 minutes. He was friendly, gave advice on how to maintain the units, and when to consider upgrading for the future.
Description of Work: Washed condenser coil, cleaned condensate drain pan and line, added pan tab, and checked all voltages. Checked refrigerant charge and all electrical connections. Monitored operations and both units are working properly.

We had only purchased our home and been living in it for two weeks when the Garage door became stuck open. The Landmark customer Service rep was quick to answer the phone and get a service call setup. The Contractor Landmark contacted to perform the work was not the greatest unfortunately. They "Fixed" the door in about 30 minutes and left, one week goes by and door get stuck open again. Went through the same song and dance two additional times with this contractor, when the door got stuck again at the same spot the fourth time in about 6 weeks after the initial service call I had lost my patience. I contacted Landmark and the customer service agent after hearing my story called up the contractor with me on the phone to get a resolution. The Contractor sent out the owner of the company to my home the next day to get the issue resolved, he was embarrassed that his technicians were not able to isolate the cause of the problem, but he found the issue and corrected it and we have not had any problems since then. The nice thing was I only needed to pay the service fee once, despite the contractor needing to come back 3 additional times before getting the problem resolved correctly. Hopefully my experience with this particular contractor Landmark uses was just a fluke and their repair record is better than that, if not I really hope Landmark finds a better contractor in the near future.

Late one afternoon, my clothes dryer stopped working. After going through the self checks and reading the manual to make sure all could be done on my own, I contacted Landmark to arrange for a repair person to come out and diagnose and fix the problem. They were very professional, and had someone from a local repair company contact me within the time indicated on the contract. It was approved quickly, and my dryer was fixed the next business day first thing in the morning. The company they sent out was very professional, and nice as well. This isn't the first time I have used Landmark ? other things have needed repair in my home and everything has been smooth transaction-wise as well. My renewal is coming up, and I fully plan on taking advantage of that. This is a great warranty company, and after hearing of other bad comments about other companies I am glad I chose them. I have to say that the response time for contacting after reporting a problem has improved. Assignment of contractors is a bit hit-and-miss. I reported my drying not drying. The landmark called me immediately to get more info and tell me they were scheduling someone. The first person they scheduled did not service my area after 3pm when I asked for service. Not sure why they don't know this before (its a big area and some contractors like to service their home area during the last few hours of their shift). After speaking to them to assign another contractor for the repair, they wanted to assign Sears. I said NO. Sears has a horrible reputation for repair. They then assigned Mr. Appliance of Fort Worth. While many other Mr. Appliance's have bad reputations, the one in Fort Worth was not rated and so I gave them a try. I was glad I did. The repair person came when scheduled, the only other delay was he had to come three times due to the Landmark having to order parts (I guess they save a few bucks by ordering the parts instead of having the service person do it). They ordered the wrong part for the third visit and the guy called, got it OK's and went to get it after 6pm and got it fixed. I was happy with Landmark's quicker phone response and their willingness to help me find a good repair person that would fit it into my schedule. My contract also covered the repair. The Landmark personnel were good and professional. I marked them down a letter grade for the first assignment delay (assigning a contractor that did not fit into my pre-requested time) and the delay in repair due to having them order the parts (and the wrong part delay). But I was glad that I got the Mr. Appliance from Fort Worth. He was flexible, seemed to know his stuff and went the extra mile to go get the part and get it fixed, rather than wait for Landmark to order it. So my advice to Landmark: keep this contractor, he will make you look good! Also, I was pleased with (for the most part), Landmark's handling of this claim.

At the time of my home purchase last year, I was given a list of different warranty companies to choose from. After consideration, I settled on Landmark and have been very pleased. I have filed claims online, over the phone, and via smartphone. I have had to have five claims filed, and each time I was given perfect service. I've had a broken refrigerator (twice), water issues, as well as a non-functioning stove. The turnaround time was very fast on each claim and the vendors they chose to come to my home took care of the problems well. Their online site is very consumer-friendly, and I have never had to wait while calling on the phone. (Once, in the middle of the night, my water heater started leaking and they were able to get a plumber out that morning which solved the issue). You can also review all past claims online and see the status of each. You can also easily check prices and coverage as well. All in all, I highly recommend Landmark. A must have for new homeowners as you never know what will break on you. Also, a shout out to Nelson's Plumbing, A-Plus Service, and Total Appliance Service. Thanks!

Tested the furnace. Determined the control board was bad. Did not have one on truck to fit. We live in the mountains. He drove 26 miles to town to get the correct one. Came back and found the plug was missing from the new board. Got on the phone and had a wiring diagram sent so he could rewire the original plug to make the new board work correctly. Finished up, tested and all was good. It was 7pm before he was finished. The parts and labor only cost me $60. Every time I've called Landmark for warranty work, they have had a contractor contact me within an hour. Great service. Have been with them for 4 years and never had a problem one with service.

The charge was only $60.00 on our part and then they paid for the thermostat replacement and contractor within 2 days of home call. Artic Air was contractor from heating and air company and they were prompt, helpful, listened well to our problem, fixed it and gone in just over an hour!! Awesome

I called about thermostat not working, they returned call in around 15 min. saying had Heating and Air company, Artic Air, be here within 4 hours. Response was less than 3 hours. Fixed and out within an hour! I have heatttttttttt!! Landmark service cost is only $60.00. They okayed the replacement and paid the bill within 2 days! Very pleased.

When buying my condo in December 2013, I requested that a home warranty be provided to complete the deal. The seller told me that would be fine, and he wanted me to provide information on the home warranty company of my choice. After researching several companies and what each had to offer, prices and reviews, I decided on Landmark Home Warranty. From the very beginning of obtaining this home warranty, Landmark was professional, knowledgeable, available and friendly! They were efficient in sending the warranty to me, and the actual written warranty was clear and concise. Eleven months went by and I did not need any warranty service, and then in mid-December 2014, my dishwasher went on the fritz. I called Landmark and, within less than an hour, a gentleman from A+ Appliance Repair called and scheduled an appointment for the next day. The repairman was on time, professional, knowledgeable and friendly (yes, there IS a common theme here!) and had the problem figured out in moments. Unfortunately, he had to order the part which would take a couple of days but he called back when he said he would, came out and installed the part and all was well! Needless to say, Landmark is so good that I bought another 12-month warranty from them!

I have had to call a couple times on my AC unit. I was lucky the first time to get someone who seems to know what he is doing and he fixed it each time (he was here in June and September). The AC is working, but my unit is a bit older, so it helps to have someone who knows how to fix it. The worst part of using Landmark is getting a response when you contact them and having someone assigned to work into your schedule. Then, having them assign someone who is good. That is pretty much an issue will all home warranty companies. This time it drive me a bit nuts because the earliest anyone could come out was 5 days away and it was hot. There were no local storms or outside issues, I personally believe priority may be assigned by whether this is a home warranty call or a regular call. The company they used (Optimum Air) came out when they scheduled and called first. They guy was professional and knowledgeable. He fixed it and as a result, when I needed assistance again, I asked them to assign Optimum Air. The good part here is that they did. It is hard to rate a home warranty based on what the contractor performs, so I am rating them based on their response and their score went up a bit here in punctuality and quality, due to assigning a good contractor. The rest is based on their response (or lack of) and the (a) not calling back within an hour or two (or day), (b) "if the assigned contractor does not contact you within 5 hours, call them", and (c) followup. It must be hard to get good contractors, but if one did not contact a customer, I would not reuse them. I will use Optimum Air again.

I originally called on 11/19. No one got back to me after a day or so. They finally got back and could not find someone who could work within my schedule. The original contractor could not do it and it was reschedules on 1//24 for a later date. The maddening thing about these folks is that you are not a priority and for this and the last job, they took a long time making my issue a priority for them (see previous evaluation on air). The first contractor could not do it so they had to get another. I was glad this was not an emergent issue. When the guy came to fix/snake it, he was nice and professional. He did the job and was good (as a service provider, he will be evaluated separately). I was disappointed by: (a) slow response from Landmark, (b) they always say "if the contractor does not get back to you in 4-5 hours, call them", (c) while the web component is nice, it is not accurate in what I see and what they tell me (there are comments in my request area that are from previous requests) and it may be that they just need to rethink or reprogram this component. This contractor was good. The tub only needed snaking and we both knew it and there was no attempt to sell anything not needed. I would recommend Landmark keep this contractor and review their response time to requests. He called and was here on time and got it fixed in one hour. Responsiveness was not due to his contact, but rather landmark's response to my request.

Since two out of four of our dimmer light switches don't work with the LED bulbs, Landmark considers replacing those two switches an upgrade only. Now mind you, the other two of the exact same switches do work with LED bulbs.

Bravo to Landmark for honoring a special renewal offer after I had already renewed. And, they offered it immediately as I explained the situation-I didn't even have to ask.
Description of Work: I had renewed my contract on 11/16/14 and received a $45 dollar discount. When I went on-line on 11/24, I saw a special offer for $100 off. I called and received an additional $55 discount before even asking for it!
