The sales person was really good. However, what was promised initially wasn't delivered. A selling points was that they would have my property leased within 30 days they also said they would do a quarterly walk through.They did offer me a small discount since my property didn't get a tenant until after 60 days. The walk through included photos of the rental and furnace filter changes. They never initiated any the walk though until after six months. The only reason they did anything at all was because I called and asked them a number of times to request it since then they've done nothing.

The first thing she told me is that about our units in salt lake, is that we wouldn't be able to get enough rent from them because it was in a bad neighborhood. Which I disagreed with entirely. She insisted that it was. She just kept going on and on how bad it was. So I just said for her just to get as much as she could. She got in some tenants that were good. When I signed the contracts with her, I didn't know anything about property rental. That's why I hired her. I read the contract and signed it, but I didn't know that some of the things were not ethical. One of which was illegal. One of the places I rent, I allowed pets. She told me, and it was in her contract, that the people who rent with pets have to pay an insurance policy before they can rent. Later when I had to get an attorney to go after some tenants, because she wouldn't , the attorney told me that was illegal because she had no license to sell insurance. She didn't even have a policy for the insurance, she was just taking the money and pocketing it and only used it if the pet caused damage. There was no refund to the tenant for that money even if their pet didn't do anything. I had a tenant that had two dogs, which were the only pets that were to be allowed in that unit, and a lot of cats, which were not in the contract. My son called this property manager to get this woman out, and she wouldn't do it. Even before that happen, she rented to a woman by lowering the rent, and she didn't get permission from me first. She let her rent with out getting the full deposit. There were two reason I had her evicted, b/c she wouldn't get rid of the cats, and they were also smoking which i said was not allowed to do, which was in the contract that they were not permitted to smoke on the premises. And this property manager wouldn't evict them. I just had to hire an attorney myself. And that's her job to do that. As soon as they were evicted I fired her. She refused to turn over paper, keys, or money for another month and a half. Also, when something needed to be done, major work, she would hire her own contractor her brother, which she told be about, and over charged me for the repairs. she was nickel and diming us to death. If there were tenants late on rent, she would charge them , and pocket the charge. Not giving us that money. In the beginning she did well, but the last lady that was renting, she didn't even call her previous landlord to check on her. My son had to do it, and found out the reason she was evicted before, he stated that he was fixing up the place to resell. But he told my son when he went into her unit the smell from the cats was overwhelming. My property manager never called that landlord to get this referral. That's her job. She did well for the first couple of years, but then it just went downhill. She wouldn't take responsibility for the mistakes she made.
