Mr. Cory Smith inspected our residence prior to our purchase. The home is old (1890s) so we expected anomalies with the house. During inspection he could not locate the main water turn off in the house. His inspection report advised that we ask the owners, which we did (they said they did not know where it was). Industry standards include locating the turnoff. About 6 months after purchase a persistent leak developed in the basement. We could not find the cause. The following summer while capping off the old sprinkler system we located it -- the galvanized pipe leading into the house, for the main water turn off it turns out, was rusted through. That portion was underground and we would not expect him to see it, however in inspecting the foundation he was down in the crawlspace adjacent to the second crawlspace where the turnoff is located. A large opening exists to connect the two areas. He was within arm's reach of the opening, yet evidently did not even shine a light into it to look around (although he knew we wanted to know the locations of all of the utility turnoffs and had not yet found the water turn off). If he had looked into the adjacent crawlspace he would have seen a number of pipes, enough to either consider exploring the area or recommending that we do so if he felt that it was too dangerous (the opening was over a foot in diameter and the crawlspace is about 3-4 feet high).. If this had happened we would have seen that the pipe was severely rusted right below the turn off valve. Given the cost of the repair we would have at the very least required that the owners fix it or that we be given an allowance to do so as part of the purchase agreement. We may not have even purchased the home. When we contacted Mr. Smith about it he was very defensive, stating that our complaint exceeded the time frame in the signed agreement. That is true, but finding the utility shut offs is an industry standard. An admission that he messed up would have helped.

I was notified 19 months after the home inspection that the galvanized water main shutoff was not located by the owner. I recommended a Pressure Regulator Valve (PRV) be installed at the water main due to high water pressure and have the water main located by the seller on the report. They repaired the older galvanized water line as told (again 19 months after the inspection) and wanted HomeTeam to pay for it. The client (buyers)were also notified during the actual inspection.

I gave Cory a call - he got back to me was a great guy, very personable on the phone and i just ended up liking him and decided to go with them. I was buying a house out of state so i wasn't able to be there for the inspection but he sent me all kinds of photos etc... to show me what was going on with the house. He gave me great recommendations on what i needed to have the sellers look at (they fixed everything we requested) Really great experience overall and I'm happy with the price I paid. I do need to mention that the $465 we paid included both the home inspection and the radon testing so if you just need a home inspection you can take over $100 off that price. it was either 150 or 100 for the radon, i can't remember. But most everybody in utah is going to need that radon testing.

We liked hearing all of Cory's suggestions and he also gave us advice on what to claim and what not to claim from the seller. He was friendly and knows his job well. The written report was long, but it seemed copy and pasted from other reports--the in-person inspection was much more useful, so I highly suggest walking through with him.
Description of Work: Cory inspected our home before our closing date. He gave us a thorough inspection on-site and explained everything we could do to make our home better protected from weather and other damage.
