Contacting him to see the house was great. And after we made our first offer, he was quick to get back to us. But during the following weeks: -He was not to be reached--he went on vacation for a week and a half with no one to cover. Our realtor needed to discuss the terms of our agreement (repairs). After his vacation, he texted once every few days after many phone calls and texts from our realtor, never really answering our questions. A conversation needed to happen, which was very frustrating. -We never did get an official date the tenants would be out by--my husband dropped by the house and they were nice enough to tell us their plans. -He missed all the deadlines. -He told us that we could fix things using the home warranty which we found out, after we moved in, that we couldn't because they were pre-existing conditions. -He took the lockbox off the house before the appraiser arrived. -He talked to the appraiser, getting him to tell him the appraised value of the home, thus ruining any chance we had of bargaining. -He didn't do any of the contracted repairs correctly--not one! Whether technically he or the contractor, we are unsure, but his name was on the paperwork. -The missing panels of vinyl siding were glued and screwed on (yellow ones on the white house). -The mold in the basement hadn't been completely removed. -The bathroom leak wasn't fixed. -The illegal addition to the house (a laundry room in the garage) was physically pulled out (walls and stilted floors) as desired, but the plumbing and electrical were hooked up to the basement's bathroom, and the landing remained. -The wrong flooring was laid in the bathroom. -Once we moved in, we realized the bathroom flooring that was supposed to be removed to get rid of the rotting wood underneath hadn't been--that wasn't just the wrong flooring, it had been glued right on top of the old floor which is sinking still! Our realtor said Rick would send the correct vinyl flooring, but a month later, nothing has come of it.
