We charge $250 to do an inspection on the home if you don't own the home. If you own the home then we will do a free estimate for the work that you wish to get done. We have found that if you have no vested interest in the home except that you are thinking of buying the home and want to know what it will cost to make the home satisfactory enough for you to purchase that we spend a lot of time providing good free info but don't get much work for our crews this way. If you pay the $250, buy the home, and decide to do the work, we credit you the $250 toward the amount given in the inspection/proposal that you paid for. I think this is pretty fair. I don't think your rating is fair, not sure how we got a F in all categories, if you never got a proposal/inspection from us, maybe a F just for pricing would have been more appropriate. However, I have learned what comes around goes around...have a great life.

I have had multiple excellent experiences with Ram Builders. They have expertly repaired damaged stucco, installed a new window and completely resurfaced the exterior of my home. Shaan Sanderson was prompt, professional and accommodating. His crew was lead by a highly capable leader (Juan I think) who was committed to completing all work to the highest standards. This went well, however its a very noisy process and i wish they would have worked on one or two walls at a time not all the walls at once. They should have worked their way around the home. That would make it much easier on the homeowner.

We had Josh come out to give us a bid on a Weds. He said he would email us by Friday. I called the following Weds because we heard nothing. No response. That puts us 2 weeks closer to winter having to start over. If you don't want the job, tell us so we can move on.

This was large project that took approximately a month. Carlos and his crew were always professional and explained things clearly. He worked all day and even weekends until the project was finished. Our house looks beautiful. The attention to detail has been excellent. We didn't expect it to look brand new again! If you want a job done right hire Ram builder's.
Description of Work: Ram builders repaired water damage that caused dry rot too all the exterior walls, rebuilt the chimney, added diverters, rain gutters, and replaced and flashed the Windows that were leaking then stucco the house. We had 6 different contractors come out and bid. Shaans bid may have been little higher but was the most thorough. We felt that the root cause of all the damage was addressed and repaired.

This was perhaps one of the smoothest, most professional jobs we've ever had performed on a residence (having owned 5 homes in many locations over several decades). Paul, who came out to prepare a bid on the job, submitted a highly detailed proposal including photos of the work to be performed. He then gladly made some refinements based on follow-up communications. When the job began, he supervised (and participated) in most of the actual work. His crews were organized, respectful and clearly qualified to handle the project Paul had proposed to resolve our deck issues. To be candid, Ram Builders weren't the cheapest bid we received, but their price was reasonable and fair for what was involved. Their detailed bid and illustrations of the work to be performed were clear and useful for decision-making purposes. Since we weren't sure what would be discovered under the existing deck, Paul prepared more than one scenario so we were fully prepared even for "the worst" case (which turned out to be required given the circumstances). There was some additional effort required by the crew to execute the work, but Ram Builders stuck with and honored their bid. If you're lucky with a contractor, you may "get what you pay for" ... with Ram Builders we were lucky indeed and got everything we'd hoped for in terms of materials, workmanship, professionalism and scheduling. No surprises, just a solid project execution. They were an A+ and we'd welcome the chance to use them again for any future projects.
Description of Work: Replaced aging defective trex surface on second story walk-out deck with a new water-tight membrane system, integrating it into the adjacent roof and stucco surfaces, and replaced the aging handrail with a safe metal railing.

At first I was impressed with RAM builders. The contractor came out soon after I contacted him and took a look at the problem. He was very thorough in explaining potential issues, which I was appreciative of, although he kept repeating that he had no idea how the problem had happened (the contractor I went with didn't even have to look twice. He had seen this problem many times). I felt like, had I given them the job they would have done a good job. However, this was a small job and I needed it done in a 3 week time period (when I first contacted them). When he came out he promised to get me a bid within 3 days. I finally received his bid more than 2 1/2 weeks later, despite multiple unreturned phone calls, and it was double the bid of the contractor that I finally went with (who had already inspected the problem, removed the old stucco, put down the base coat, and was just waiting for the color match to be done). I am very happy with the job the contractor that I hired did. RAM Builders was just too slow, too unresponsive, and a touch too highly priced.

In my ten years of working in this trade, I can honestly say, I haven’t seen or learned everything there is to know about remedial work. I’m not a person that’s going to come up with some reason, that’s not true, just to come across like I know everything. In these circumstances, I believe honesty is the best answer to give to a homeowner. I also say to the homeowner, that I’ll take my notes and pictures back to the office to talk to the other estimator, get his opinion on the damage/repair and the best way to approach the repair. Many of our foreman have been with this company for up to 15 years, with the type of work we do you can’t find many people with that amount of experience and knowledge. We all work hard in this company to keep up a good reputation, which in return, keeps us busy all year round. Because of this, its rare for my schedule not be out 2 or more weeks for a start date. After reading your review I went through my notes, calendar and emails and saw that we met on March 23, 2016 at 3:00 pm. I also saw that I sent you the proposal on March 30, which would be exactly one week or 5 business days after our appointment. In regards to the price difference between me and the other contractor, I can’t say exactly why he was so less expensive than me. Our company has been repairing construction defect in Utah for close to 20 years, which has given us the expertise, knowledge, experience and reputation you need to work in this trade. Again, thank you for contacting us and I hope that you will think of us when you are needing the remaining repairs done on your home. (the pictures of Josh's schedule and emails between Josh and [Member Name Removed] could not be attached to this response but they did confirm that Josh did respond just as he has stated). Shaan response (half owner of the RAM Builders)- [Member Name Removed], the work that you had done by that other contractor was just to treat a symptom of the problem, the damage will come back because the problem wasn't fixed. Josh didn't want to do that and that is why wanted to make sure he knew what the problem was by conferring with me. You made it sound like he didn't know what he was doing, when actually he was just trying to make sure he didn't lead you in the wrong direction. Sure it was obvious the stucco was decayed and needed to be patched, but what cause that stucco to decay. That was what Josh wanted to confirm. We give a 3 year workmanship warranty with our work, I promise that damage will be back within 3 years, I wonder if this contractor will still be around in 3 years? I doubt it, if he is a custom to just covering up symptom rather than taking care of the problem, he will have to change his phone number. We are very careful not to cover up problems. Its easy to sell re-coating stucco walls or just patching stucco damage without taking care of the problem. The results look the same, and it much easier to sell since it is cheaper to skip fixing the problem, but it won't last. Covering up symptoms can actually make the problem worse and accelerate dryrot damage. When you cover up a problem by just dealing with the symptoms, you add another layer of a water resistant coating which makes it harder for the water to get out, so your 2x framing gets wet, can't dry out, gets moldy, the mold eats the 2x framing, and decays the 2x framing. We don't do that kind of work, and lose jobs to contractors all the time that do just cover up problems. We have been fixing stucco in Utah since 1997, we have 3 year warranties all along the Wasatch Front and don't have to change our numbers because we do the work right. So when that stucco starts peeling off below your window again in about a year, give us a call.

I am incredibly impressed by Saan's knowledge level and his willingness to share it. I bought an older house that needs a lot of repairs and improvements, including stucco. I've had several contractors in to give me bids and information on various things, and his bid was the most thorough one I received. (I decided to put a new roof on first, but I will be calling Saan to do my stucco work when the time comes.)

Josh from Ram Builders came to my home on 9-16-14 to look at some stucco repairs that needed to be made on my home. I also asked Josh to provide a bid to do some water leak detection work involving a second story deck and a main level office directly below the deck. Josh provided a bid to do the stucco repair work and some deck repair work on 9-25-14 which I thought was a reasonable bid. However, I wanted Josh to modify the proposal and contract to specifically say that the work was being performed to detect the water leak and that any repairs being performed would fix the water leak in the office on the main level. That was on October 1, 2014. I had not heard back from Josh so I asked him for an update on October 4, 2014. He responded on October 6, 2014 saying that he would make the changes and get the revised proposal and contract back to me later that evening. I waited until the evening of October 7, 2014 but never heard back from Josh. I finally gave up and told Josh to forget about it and that Ram Builders obviously did not have the time nor the inclination to do the job. I wish they would have just told me that upfront. Three weeks and still no clear proposal and contract doesn't seem reasonable to me. I will never call them again for anything.

Josh is a new estimator that we hired in the summer of this year. He worked for RAM Builders as a laborer from 1997-1998 prior to serving an LDS Mission, and then worked for RAM Builders from 2000-2001 as a carpenter. In 2001 then went to work as a superintendent for another contractor. He speaks fluent spanish and has worked in the construction industry for over 15 years as a carpenter, superintendent, and now works for us a estimator. We know that he's a great guy and has a lot of construction knowledge but also has a been overwhelmed with his new responsibilities. I apologize that he didn't communicate with you effectively or follow up with you as timely as you expected. This is a time of the year when many people realize that winter is going to be here soon and are anxious to see what it would cost to fix a leak. We prioritize our time so that we can contact everyone that is sincerely interested in doing the work, in an attempt to maximize our sales. I know that RAM Builders has contacted and wrote you bids two times in the last 3 years. I wrote a free proposal for you in June of 2011, and never got that work. Josh came out and wrote you another free bid that included a cost for the same work that I bid for you in 2011, and the cost to a fix a leak in your office that you have had since you owned the home. The proposal that Josh sent you did included several pictures of your home, that were highlighted to show the work area, and inspection notes were included that summarized his thoughts on what the problem is. Ram builders did an exterior mold, mildew, and rot remediation on our home. The home has a stucco exterior and due to some mistakes by the original contractor water had gotten behind the stucco in 5 different areas. Over the years the water caused severe damage to the homes wooden sheathing under the stucco causing it to rot. Ram removed stucco and some brick in the 5 areas, replaced the sheathing and some roofing, and replaced the stucco and brick. They also replaced the front door and casing as it had water damage as well. They made a few mistakes but were quick to address and correct them. I would hire them again.

Excellent quality and professional performance. The job required work on the weekend to deal with weather changes and there was no problem or hesitation from RAM Builders. Getting the visit to the site and the estimate took a couple weeks and was harder to schedule than the actual job. The results are really outstanding, looks easily as good as new. Most important, the workers were very careful around existing landscaping and exterior tile work and cleaned up very well once they were done.
Description of Work: Resurfacing of entire front of house and then some spot patches on side and back. Required color matching of existing stucco, filling in some damage.

I was very happy with the work done. They did an excellent job of repairing the stucco on my roof. I am still waiting for the inspector from the company to look at the work. It has been over six months.
