Ed arrived on-time and submitted his report at the promised time. Very efficient, organized and knowledgeable. Did his inspection in an orderly manner and took photographs to document his findings. Highly recommended.

This is the second time we've used Ed. Back in 2016, he performed an inspection for our first home purchase. He did such a good job, we asked him to do it again for our move. Unlike a lot of inspectors that I've spoken to, Ed encourages the homeowner to walk with him throughout the property. He points out problems and gives real-time feedback on how it needs to be addressed, how serious it is, etc. He's so good identifying issues that it might make a future homeowner concerned that they're getting a lemon, but he's quick to point out when a problem isn't really all that big of a problem, too. Both times, we've gotten a crash course in home inspections and local regulations. This was beneficial to us for a number of reasons: 1. We were able to create a list rather quickly of the items we wanted to address when we first moved in. 2. When we got the inspection report later that day, we could look through it and have all the context of what he was trying to convey because we were with him the whole time. This can't be understated. It eliminates a lot of confusion. 3. When the time comes to negotiate with the seller, you have greater bargaining power. Ed's report are detailed and highly professional. Both times we've used him, we have been able to negotiate buybacks with the seller. Highly recommend Ed.

Ed Fryday from Space City Inspections did an incredible job with the inspection on our new construction home. He was extremely thorough and detailed. He pointed out problems that few inspectors would have noticed. He cited building codes and installation instructions that go beyond building codes. Ed was fantastic! My husband and I are buying our first home, and there's a lot we don't know. When I mentioned this to Ed, he encouraged me to follow him around and ask questions, and I did - For FOUR hours! Ed was incredibly polite and friendly, and extremely knowledgeable. Not only did he answer all of my many questions, but he constantly offered pointers and suggestions on his own. Ed Fryday at Space City Inspections did an absolutely fantastic job inspecting our newly constructed home. He was extremely thorough and very detailed. I was amazed at all the things he checked for. I've seen other reports from other inspectors and I have to say Ed checks for many many many things others just don't. And his reports are very detailed and delivered quickly. He is easy to work with and straightforward. So much so that I recommended my sister use his services. She has and is also another very happy customer. His credentials put him in a class by himself, and is involved in the state regulatory circles as well as the industry's activities so he's on-the-ball with current info. I highly recommend him!

We are buying a newly built house and was skeptical about home inspection. I mean, how defective can a new house be? However, we convinced ourselves that the fee is only 0.1% of our investment. Ed Fryday was our first choice after reviewing his website. He accommodated us in his schedule and was flexible with days and time. At the site, he was very thorough and shared his expert comments, with a novice like me, beyond regular inspection. I recommend shadowing him during inspection to learn more about your house, however, his thorough report is pretty self explanatory as well. Ed was prompt, friendly and very thorough and very knowledgeable. He had an excellent grasp of home code off the top of his head and provided a great inspection report. The format of the report was in an easy to read format with pictures and arrows pointing out issues with the home. This made passing the report along to the builder/contractors a breeze. I'd definitely use Ed again, out of the 3 inspection reports I've ever gotten, this was the best.

Mr. Ed Fryday is a lifesaver! I am in the market for a home...one with some character. Searching for an older home can be a challenge because of the obvious issues that come with age. Mr. Fryday inspected two homes for me. Both inspections were very thorough, even impressing the real estate agents! Ed was professional and communicated well. He got stuck in traffic on I-45 and was late to our appointment, but he called to let me know that he would not be arriving at the scheduled time. He hit all the nooks and crannies of the home. Very pleased with his services. He took the time to explain how to fix things and whether or not a professional contractor was required. Would certainly recommend his services. He is a man of his word, and that is a good thing these days.

After we signed the purchase contract on our new home, Ed Fryday answered his phone late Monday evening and arranged for our home inspection on Wednesday morning. He completely understood we were under a time crunch with our option period. He met me at the house and took me all around the house as he performed his inspection, explaining all of the points he was noting and offering suggestions of how to fix any issues or who to contact in order to do so. After his meticulous inspection was completed around noon, he emailed the finished inspection report by 7pm complete with annotated photographs to illustrate the points in the inspection. He was very thorough and professional and delivered exactly as promised. We are very happy to recommend him to anyone.
