Greg and his crew did a great job for us. We are very happy with the quality of the work that they did. Greg was always responsive to my questions by email and phone. The project ended up taking a little longer than we had hoped, but this was mostly due to unforeseen events (power outage, etc.) We will not hesitate to contact Greg and Black & White Construction again in the future for additional projects. Thanks!

Overall, I am happy with the quality of their work. My only complaint is that they are not good at planning ahead and letting you know when they need to enter your home. I really needed to know the details of the job to be able to plan appropriately and they did not do that. The job was completed in about 6 months. The staff was very pleasant and trustworthy. They do use some sub contractors. I was very happy with most the sub contractors. Greg is great at responding to calls and emails and had good communication skills. He was also really flexible and accommodating. He worked with us to keep the cost where we liked.
Description of Work: They re built the garage and patio. We also built a connector from the house to garage.

When he came to give estimate, owner Greg explained the problem, promised an estimate in a day or two - but advised this kind of work was a side job to their regular large construction projects and that he would let me know when he could do it. It took three weeks for his crew to do the job - but boy did they do great! Estimate of 2 days of work - only took one. They found another problem and fixed at at no addl charge. Greg was on site that morning. Crew was punctual, considerate and neat. I would highly recommend and will use them again ( replace siding). If you have an emergency job, or need it done immediately, this may not work for you. For me, it was great.

This was a general, extensive remodel and major addition to existing home. Plus, this major job was done in West University Place, a demanding work environment where permitting and inspections can be a challenge . Greg Simmons is a pleasure to work with, in both professional and personal terms. He is punctual, attentive to the job and details, interested in delivering quality and customer satisfaction. The single word that best describes his performance is INTEGRITY. One of the rare breed of General Contractors that actually visits his jobs on most days himself, and actively manages it ! Black and White crew also attentive and hard-working, responsive. Greg's subs ( in my case electrical, plumbing, tile, framing, insulation,hardwood floors, concrete,roofing & shower glass) were good and performed well. Job took six months and finished within 3 weeks of planned date... that's outstanding performance for this type of work. Regarding project changes, pricing was fair, and we were able to reach mutually - agreed costs. I would highly reccommend Black and White Construction for similar projects

Contracted Black & White and talked/walked Greg Simmons through the add-on I wanted to add to my home. He was very professional and walked me through the entire process, including survey's, permitting, etc.. He was very realistic about the timeline/schedule that would be required for my project, and set those expectations up front, since they did not align with what I was wanting. Greg is very easy to get a long with. I am in the early stages of planning for the add-on and have received an estimate that I believe to be fair. I have nothing to compare it to, but it fit within my budget. Since no work has been performed yet, I have quality indicated as a N/A. Will provide an update if I move forward with the work.

Two of my Tools were stolen by one of his workers during work by B & W at my home, file a police report . The owner Mr. Simmons tried to discount a defective door that he installed. I found it unacceptable and requested the door manufacture inspect the installation. Door was found to be defective and a new one was installed by the manufacturing company. One worker stood out, Jose. Hard working, very creative, an a true artist in all he did.

Response from Success Construction
Every so often we become contractually bound with a homeowner whom we wish we would have declined working for. Usually we will caulk this up as just a very rare occurrence and move on with our lives and other projects. However, since this has become a public review we are compelled to add some light to the comments that have been made. The first, and by far, most important point to address is the allegation of stolen tools. We never asked nor borrowed any of the homeowners tools and none of my crew ever saw the tools the homeowner is speaking of. Apparently he is claiming that a hammer for masonry work and a power strip was missing from his home and he felt someone, although he did not know who or see anyone, must have taken it. A police report was filed by him and the police over the phone dismissed the report to me. The hammer which retails for under $20.00 was then used as a bargaining chip by the homeowner. He said that if we discounted his final payment by $500.00 he would be appeased and the matter would be dropped. Where I come from this is extortion. I reiterated to him that none of my people took his tools (I did a through investigation on the matter with my crews) and we would not discount his final bill. The second item he mentioned was that a defective door was installed. He is referring to a exterior 5080 French Door. Without getting overly technical, his issue with the door was that when closed at the top of the primary operating slab, it was not perfectly flush with the top of the other door slab. It was out by about 1/8" of an inch, partially because of the weatherstrippiing pushing the top of the door slab out slightly. I called the door manufacturer at the homeowners request and worked out a behind the scenes agreement with the manufacture to replace the door slab only, in order to satisfy the customer. The manufacture agreed to do this favor for me, since the variance of the door was within manufacturer's tolerances. The manufacture then came out, rehung the slab, and I scheduled with the homeowner to repaint the new slab. We waited at his home for almost an hour past our scheduled time to paint the new door slab. The homeowner has noted that we are a "C" on punctuality, but I am confused as to why since we were always at his home throughout the job at the agreed time, yet frequently had to wait for him to return home in the morning to let us in to work. We also did additional work in his home at his request, with a change order, and he continued to want us to do other projects in his home while we were there. However like I had mentioned at the beginning or our response, we knew we were in a working relationship that was very toxic and wanted to finish with the primary contracted job, so declined most of his additional offers for other projects. Beyond these main points most of the other issues were personality based. We were not ok with having derogatory remarks made on a daily basis about nationality and intelligence, so regretted that we took on this job. However, my crews continued to work in a professional manner and we completed the job and have done all we can to hear and respond to Mr. Sweetman's issues. We are very appreciative of his recognition of Jose, who I agree, really cares about satisfying our customers.

Greg and his team were excellent in my opinion. I felt very comfortable with Greg front the first time he came out to review my project. He was prompt, responsive and courteous. The quality of work his team and him preformed was excellent, they cleaned up daily and respected my neighbors. The project moved quickly and all of the delays were due to my indecision. I would highly recommend Black and White to my friends and family. He wasn't the cheapest quote I received but I feel he definately gave me the most value.

B & W did exactly as I asked and the result was wonderful. In our master bedroom, there was a very large (8 foot wide, 16" deep) closet that was only accessible through a single, typical sized interior door. This made most of the closet unusable since is was very hard to access anything in the closet that wasn't directly in front of the small opening. The walls of the closet were in bad shape - there was a built in ladder on one side of the closet that led up to a small opening in the ceiling of the closet that gave you access to the attic, the walls were not pleasing to the eye - they had a bunch of patches that were not done very well, and the closet rod and shelves for storage were also a mess.This is the closet for our master bedroom and we desperately need a well functioning closet to easily store and access all of our clothes! B&W came in, tore out the existing closet interior and then opened up the wall to access the entire closet. They took out all of the existing interior and exterior of the closet including the ladder to the attic and the walls and the door. They then proceeded to "re-do" the closet from scratch, which is what we asked for. After opening up the wall, they found that in the adjoining bathroom, one of the previous owners of the house had ripped out most of the flooring when they remodeled the bathroom, leaving HUGE holes in the bathroom's underlying floor. This was interesting because this closet was very cold this winter and we never could figure out why until the closet walls were opened up we saw the huge holes in the floor of the bathroom right behind the closet. Apparently, when the bathroom was last remodeled, there were HUGE holes cut out of the subfloor were the plumbing was brought into the bathroom, and these holes were never closed off. B&W promptly closed up the holes and put in lots of foam insulation around the areas where the holes used to be.THEY DID THIS AT NO EXTRA CHARGE!!!! Now we know that the huge energy leak underneath the bathroom (which we didn't even know existed until the walls of the closet were opened up) is closed.Once they put new sheetrock on the closet walls and closed off the small attic access that was in the ceiling, it was starting to look like we had a brand new closet.Then, they put brand new bi-fold doors on the enlarged opening (which was now 6 feet wide as opposed to the very small door which was the only access to the closet previously). After that, they put the cherry on top by framing the new door and closet to match the same style of framing we have in the rest of the house. Matching the new framing to our existing framing took a lot of skill because we live in a Cratsman bungalow wth "old-style" framing. The framing materials match nothing you cam buy off the shelf these days so B&W did it all by hand, even ripping down most of the trim to match the width of the rest of the trim in the house. The result is a perfect match. Then they had to patch the wood floor where the exterior walls of the closet used to be but were not longer there due to the widening of the door from a small interior door to the 6 foot wide bi-fold doors we had put in. Luckily, we kept some additional wood from when we put new hardwoods in. B&W patched the matching hardwood we had into the existing hardwood floor in the room and you can't even tell there was ever a wall where they patched the hardwood. It looks like it was always there. We were skeptical when we started this job, thinking that the floor would never look like it had always been there, but B&W did a perfect match and now you would never know that part of the floor was put in after the wall was removed. Lastly, we had a brand new closet system we purchased from Costco that had to be assembled and installed. The installation was pretty intricate - not a simple installation like you have with the system you can buy at the Container Store. Two guys tackled the project. It was so intricate, it took them 7 hours to finish the assembly and installation! They did a great job - the new closet system is perfect. To sum it all up, B&W was extremely professional in their work. The workers were always right on time and took care not to get dust in the rest of the house as a result of their work. They put down paper to walk on so they would not damage our hardwood floor and they put up plastic to keep the dust contained to the small area they were working in. The owner, Greg, dropped by to check on the progress and talk to me about any concerns I may have, and was always readily available via email or phone. Most of our contact was via email. I know B&W does much larger jobs this our small project, but they were more than willing to do our job and fit us into their busy schedule. I am definitely working with this company again. In fact, we are working together right now to come up with a quote to re-do out guest bath and hallway. I am definitely looking forward to this next job.

I will be honest, I like Greg, I think he means well and does his best. Unfortunately there is definitely sloppiness to the work that has left me seeking someone else for a few months as I don't have faith they can fix the issues. Lingering issues: - over there garage there are two spots where they butted the sub-floor against existing trusses as opposed to on top of them. This resulted in a small ridge in the middle of the room and and the door way to the closet. To remedy this it appears they just hacked away at the top of the truss resulting in an awkward lumpy ridge that can be felt through the carpet (10lb pad). - the doors feel terrible, I have hollow doors on the second floor but the ones provided by B&W feel like they are 1/32" particle board. - the texture on the walls in the built out areas and repaired ceiling in the garage is VERY VERY inconsistent and does not adequately match the rest of the house. To be honest it looks like they bought a bunch of red cans of texture at Home Depot and just went to town. - pre-wiring I had done and secured to code along and through the wall framing was cut - alarm wire to a downstairs room was cut and subsequently sheet rocked over - wire controlling my garage door was cut and I have to use a remote to this day as the fix requires ripping out sheet rock across a 30foot garage - the electrician was sloppy and left screws out of the breaker panel as well as sheet rock damage, which scares the h*** out of me to use the 3 15amp circuits he installed - the closet in the attic space, for which I told them would hold a few hundred pounds of equipment has caused two significant cracks in the sheet rock over the breakfast area which has me scared I'm going to lose a family member at every meal due to a collapsing room.

They were great. I thought it was a good deal, everyone else was asking more. They were very professional and very good. I chose them because they could start the project the quickest. They did it offsite and then they brought it there, which was fantastic. We didn't have any pain with construction.

I am not sure if this member got us confused with another builder. I attached his correspondence to us (see below). It appears only that we were outside of his budget for the project. If I remember correctly he wanted to add a second story to his home, remodel the kitchen, remodel four additional rooms, change out his flooring and add a mudroom to his home. It was not possible for his 60k budget. I am a little thrown off on what we could have done for him to earn his business or at the very least maintain a fair rating by him. After all we showed up on time to walk his project with his wife (he was not present), explained the process to her and gave a rough time line, then within a week sent out a very detailed bid describing the project with a price quote. I apologize if we fell short of his expectations and wish him all the best. We will continue to strive to improve our product from the initial contact to the final walk through and beyond. Greg was great to start the process, very prompt in getting in touch with me and setting up an appointment to come look at what needed to done. Even though my decision took a few weeks after receiving my bid, Greg stayed in touch and waited as i had other contractors bid the project also. Once i decided to use black and white the planning process started right away. They did all the ordering of parts needed, and i just needed to be home for deliveries so everything could be stored in my garage until the construction could start. I received updates all along the way, and Greg was very easy to get ahold of when i had questions either by email or by phone. Though the project took a little bit longer than planned the crew was great. They were able to handle the obstacles my 30+ year old home held that you could only find out when doing the work, and they did their best to move as quickly as possible without rushing their work. The crew focused on all the small details to make sure the job was done correctly the first time and the finished product would look great and last. They also made sure the rest of my house was protected while the work was being done by putting down covers on the floor and closing off the area they were working on with plastic so the dust and dirt didn't travel everywhere else. I am very pleased with the final project and the professionalism of the Black and White team.

Greg and crew did an excellent job. They showed up on time and were very professional. They ran into an issue when trying to reconnect wiring, but evaluated what could be done and got it done in no time. The room does not look like anything was done - i.e., it looks just like it was done when the house was built. Would definitely recommend them.

We contacted BAW from Angie's List and met with Greg to discuss remodeling our master bath. We had some ideas, but not a firm plan and he suggested several good modifications to our rough plan. During the course of the gut and remodel, his crew was very professional and friendly and they always cleaned up at the end of the day - very important, since we were using the bedroom while the bathroom was being renovated. Along the way, we consulted regularly with Greg on site and he made some changes at our request as the bathroom began to come together, including increasing the size of the closet in the bathroom and changing the size of the shower. We were so satisfied with the bathroom that we immediately started working with Greg and his crew to gut and rebuild our guest bath as well. Again, he and his crew were very responsive to our wishes and we are very pleased with the end result in both rooms. We were frustrated by the glass sub-contractor, who made an error in the measurements and delayed the completion of the master bath. However, Greg worked with them to speed up the correction as much as possible. During the bathroom remodels, some critical plumbing problems surfaced that had to be taken care of right away. His plumbing sub was able to fix the problems in a timely manner so the bathroom was not delayed too much. We felt he valued our business throughout the process.

Greg and his crew did an amazing job. They were on time every day of the project. They cleaned up after themselves, were friendly and did great work. Greg was so easy to work with and made the renovation a good experience for me and my family. I would recommend him without any hesitation.

Description of Work: We called Greg out for an opinion on the structural integrity of a home we owned. Sadly, he corroborated another opinion; however, he offered to buy the property at an agreeable price, knowing what he would have to do to rebuild on the property. Greg is very personable and honest. We appreciate all feedback good or bad from our customers. It helps us improve our company from a customer's standpoint. Unfortunately we have been getting feedback for what we believe is directed at some other company. I searched all our contact and bid records, but never found any information on this customer. All bids that are given are accompanied by a written Detail Bid Sheet. This explains exactly what we are bidding on and what materials we are using. I have do not have a Detailed Bid Sheet for the customer who left the above comment. Fortunately it sounds like he got his project done and was happy with the final product.

I selected Black and White Construction primarily on the high score they have on Angie's List. I contacted them through Angie's List detailing the project I need done and got a response 24 hours later hat they would love to work with me and needed my contact information and address of the project before they could contact me about an estimate. I provided the information they requested immediately as I am quite excited to get the project complete. 24 hours later, a contact within Black and White Construction thanked me for providing the details and they would get back to me shortly. That was TWO WEEKS ago!! I'm taking my business elsewhere and hope that you will too!
Description of Work: No services were preformed because they never call me to do an estimate after taking my address and phone number.

Although I was not able to get any specific information from my office staff on the contact they made with this inquiry, we really strive not to have this type of situation happen. Came in to do estimate for renovation of master bathroom and found black mold. They referred us to a specialist in mold remediation, who came in to remove the mold and then Black and White came in to do the remodel. This is a rental property in another city and I was managing the remodel long distance, so this could have been a problem, but the folks at Black and White were very easy to work with. They treated us honestly, did all the work on time to a high degree of professionalism, and my tenants are happy and, from the pictures I've seen, the bathroom looks great. I recommend them highly.
Description of Work: Replaced framing and drywall, installed new counter tops and fixtures, refurbished bathroom cabinets.

On the whole, B & W's service was courteous, professional and up to the mark. I located the company through Angie's List and would hire them again in the future. My friends and neighbors are very impressed by the work done inside the house and were all pleased with the courteous behavior of the crew who had to park and do part of the work outside the home on the driveway and the lawn.
Description of Work: I hired Black & White Construction to update (paint) my kitchen, remodel (tiles, paint, shower glass, faucets, lights) three bathrooms and change several light fixtures around my house. The work done is very good and the results pleasing. One of the three bathrooms was converted from a tub-shower to a walk-in steam-spa shower and required extensive plumbing and electrical work. B&W's owner Greg Simmons is knowledgeable, friendly and accommodating of the homeowner's needs. His regular crew members who did bulk of the work are polite, reliable, hardworking and thorough. The work was completed in 2 months and the workers showed up every day on time and left my house clean when they departed. During this period Greg came by frequently as promised to supervise the progress of the work. He and his team were always helpful in answering my questions and acting upon my concerns. B& W handled the required city permits and purchases of materials. For items that I purchased myself, Greg advised me on making the correct selections.

I did not get to work with the Company but the response I got from the owner was impressive. Unfortunately I was under a very difficult timeline to get my estimate and other paperwork done. Never the less even before I asked, the owner took it upon himself to recommended other subcontractors that could do the job.
