PAUL LOVE APPRAISALS

This appraisal was an absolute nightmare. Mr Love decided to play games and break and throw a big wrench in the works causing the closing of this duplex to be delayed. Mr. Love seems to think he has the authority to stop real estate transactions because of something on the property he deems necessary to be fixed, in this case a missing stair handrail. Mr. Love was hired for one purpose, to do a residential real estate appraisal. I think he was upset that he was pulled out to a messy duplex in Dallas in the middle of COVID and he was not able to ding the seller with a low-ball appraisal because the house is on target with price. So in leu of dinging the seller on sale price, Mr. Love decided to take his next best approach to aggravate the situation and call out a missing hand rail on the back stairs entry. This was 3 days before closing and Mr. Love specified that this handrail would require a re-inspection. Mr Love's insistence on a new hand rail came with no specifications whatsoever the the seller had to 'guess' what the handrail should be in order for approval and the seller had to find an contractor willing to do an emergency install of a mystical handrail. Mr Love was hired by a mortgage company for their customer/buyer to appraise a Property in Lewisville TX. When he arrived at the property he looked very unprofessional, he had a very bad attitude about the job before him and he remarked... what makes this home so much higher than the other home sold in the neighborhood.... He arrived on the property with a negative/biased opinion without ever doing his assessment. During the time on the property he acted completely uninterested in the materials used in the building of the home, and the added value in this home vs other comparable homes, he just wanted to get the measurements and make his drawing. He was not familiar with the value of the homes in the neighborhood and the upgraded materials used in construction. After 14 days he still had not finished his appraisal sighting that he could not find any comps for the property when in fact a home on the next street in the same development had sold less than 60 days prior. Mr Love is completely incompetent as an appraiser and I strongly advise against using his company. When an appraiser cannot make a value assessment based on price per square foot and amenities/building materials and added value upgrades to a property and make a reasonable comparison to property sold then he has no business being in business. Complaints against this appraiser will will be filed with the state by the buyer, seller, realtors and mortgage company. If you use him you are doing yourself and the property a disservice!!

WE WERE IN A TIME CRUNCH AND THEY WERE ABLE TO FIT US IN AND APPRAISE THE HOUSE SO WE COULD CLOSE ON TIME. I WOULD DEFINITELY USE THEM AGAIN.
