The appraisal was fraudulent - the comp photos were out of date - in fact, one of the comp photos mistakenly used a photo of the appraised property - from a period 2 months prior to the appraisal date. The appraiser did not actually perform all of the work they attested to in the appraisal form. The appraiser did not accurately measure the house. The appraiser missed entire rooms, a patio and took no account of the location of the property - number one rule of propery valuation is LOCATION, LOCATION, LOCATION. Appraisal did not include complete detail about the lot - the lot size calculation was off by 50% - this is inexcusable in the current real estate market. While the problem with the past real estate market was bad appraisals far over-valuing property, this appraiser is a prime example of bad performance in the other direction - not actually measuring the property, taking accurate photos nor actually reviewing their work. According to the appraisal, a senior appraiser reviewed the work, so both were innaccurate. I now have to pay the lender for appraiser fees - for someone who I am asking the state real estate commission to remove a license from. DO NOT USE THIS APPRAISER! Make sure you know who your lender is requesting an appraisal from and DEMAND they use someone of quality - this is not someone of quality.
Description of Work: My lender used Acker Appraisal to value a property located in a new development. The appraisal was provided in an area of Williamson County, TX - The Ranch at Brushy Creek - at Parmer Lane and 1431 intersection. This appraisal was for property valuation for approval on a loan.
