Fernando and his team were quick and extremely professional. He brought two other people with him who were just as courteous and helpful as he was. The report was extremely detailed and provided in a timely manner. He made a huge effort to accommodate my schedule, even with very little notice. I would highly recommend this company to anyone looking for a home inspection.

Preferred Home Inspections did a good job but I never got any value out of the money I spent. They are pretty high rated. The price was okay and not too expensive and not too cheap. The customer service was good and they are professional.

They were very thorough and we felt we got an honest assessment. On reflection, we probably did not need to have the mold test, which cost extra and we added it at the last minute, as by then we were pretty sure we didn't want the house anyway.

We used Fernando's service twice when we were looking for a house in Katy. They arrived on-time or before the scheduled time. They explained things they found during the inspection and is very professional and courteous. The reports were done within 24 hours. Very pleased with their service.

We used PHI for the pre-drywall inspection and then recently for a final inspection. Fernando brought his family crew and they knocked out the inspection within an hour or so. Wendy, Fernando, and Elisa are very knowledgeable of all regulations and are very thorough. We were in a bit of a hurry to receive our inspection report and they were able to provide a quick turn around. The report is super detailed with colored pictures. It was very helpful to have during our final walk through with our builder. I now know so much about my house.

Fernando, Elissa and their helper appeared on time and did a very thorough job, explaining to me all the problems they found. They also spoke with the seller's realtor and the seller the following day to provide referrals for work that needs to be done. I will use them again. Very nice and a very professional and timely (1 1/2 days after inspection) report.

They arrived on time and, while not thrilled with what they had to tell us, they did a thorough job of inspecting our home. We will definitely use them again when we get ready to buy.

It went great! They were exactly on time and were happy to include me in the process. The house looked great on the surface but they found multiple items that needed to be repaired or be fully inspected by a specialist. Due to their recommendations, we had the home also inspected by a licensed electrician and plumber. In total we have $10-15k worth of repairs that we are negotiating with the seller (this on a nearly completely remodeled house). It is nice that they work as a team rather than alone, first of all because it is quicker, secondly, because they can bounce opinions and feelings about different things off each other and come to a consensus about how much of a problem something may be. Definitely recommended.

This was actually the 2nd time I have used Preferred Inspection Services. The first home ended up not working out due to appraisal issues and since I was so impressed with how thorough they were on the first home I used them again for the second home. They arrived early on the day of the inspection. They inspected the entire home in huge detail, per the sellers of the town home they were able to discover issues that a previous inspector (from another buyer before me) did not notice. These were not small dollar items either, One of the issues was the leaking water heater that needs to be replaced. They also noticed how the tile in the master bathroom shower was chipped thus allowing water to sneak in behind in and possibly cause mold issues in the future. Fernando noticed a water stain on the ceiling (only an 8 year old town home) and used his infrared detector as well as moisture detector to get to the bottom of it. After his very thorough inspection he discovered the ridge vents in the roof were cut to large on both sides and allowed wind driven rain to come into the opening. Fortunately for me the home has a structural warranty and the builders will cover this repair ,again this was not discovered by the previous buyers inspector. To insure this was not a continuous leak Fernando balanced the ladder and climbed to the ceiling to see if he could detect any moisture (thankfully there was not any). They noticed the fridge was not cooling below 45* and that there was a small leak under the kitchen cabinet. All in all this was my 2nd time to use Preferred Home Inspections and I will continue to use them in the future for all of my inspection needs. They are clearly some of the most thorough inspectors around. If you are not using Preferred, your inspector might miss a few key things like the previous buyers inspector did. They were very professional, and friendly to be around. They even recognized me from the previous inspection as well as my family. Very satisfied customer!

I believe it went very well. I needed a home inspection on a property I am looking to invest in with a small window of time. Fernando and his crew assisted me in very short notice meeeting and exceeding my needs with my time constraints. They arrived pomptly and got straight to their to work and worked like a well oiled machine throughly testing and examing the different areas and componets of the property( walls, floors, electrical, kitchen bathrooms, a/c, washer and dryer. They attempted to inspect the roof but the building hand no access, to no fault on them. They were very friendly and professional and would confidently do business with them again.

We call Fernando last week to get home inspection information i.e. what is done...how much would it be as we received advice from a couple of friends to get a pre-dry wall inspection. We weren't sure when the dry wall would go up, so I explained the stage of the house and said "ok, the dry wall may go up very soon" and he scheduled the appointment right away - within days of speaking to him. He arrived on time and started working immediately. It's a family business, which I am all for since I come from a family business as well. He immediately found a minor plumbing issue and wasn't shy about talking with the plumber, who was currently in the house. Fernando and his daughter Elisa are both very knowledgeable of various codes and very thorough in explaining how certain things work, etc. My husband and I learned so much about our new home and now have the comfort that builder is doing a great job.

The arrived on time and went right to work. They were courteous, fast and thorough.

They are very friendly and knowledgeable. We were with them while they were performing the inspection and they explained us very well all the details so it was easy for us to understand the final report. Would definitely hire them again.

Wendy and Fernando were very friendly and professional at all times. They showed up a bit early, and the inspection lasted the time I was told to expect. We asked questions during the inspection, and they also spent a good amount of time with my wife and I after the inspection explaining what issues they had found (both the good and the bad), and whether the issue was significant. I felt that if they did not know the answer, they did not try to pretend to have the expertise. I would definitely work with them again.

I was initially a little nervous based on the cost of the inspection, but it was nothing compared to the cost I would've had if I would have gone through with the purchase of this home. The home looked perfect to me, with an untrained eye, but after PHI came in with their infrared technology I saw things beyond what was visible on the exterior. He allowed my mom and I to follow him through the inspection and took the time to explain every last detail to us. He further investigated things that we asked about and did not make us feel as if it was wrong or inconvenient for me, as the buyer, to be at the inspection. He came in on a Sunday--which is a day that they do not typically work--just for us and he did not rush in and out. He took his time and documented everything--big and small. He has extensive experience in different areas of the field; you really get the benefit of those experiences. I would recommend him to anyone purchasing a home. The service is well worth the price and the fact that he can save you from purchasing a home that may look nice, but will turn out to be a money pit, is INVALUABLE! Another way that he went above and beyond was that after we found another home that we made an offer on, he was not available until Sunday (again he was willing to come in on what would be an off day) and we needed it done sooner for closing. He actually gave us the names of other inspectors that he would recommend we use. He is fair, professional, friendly, accommodating, and above all--committed to giving the buyer a thorough inspection of what could possibly be the biggest financial undertaking of their life. Again, I would recommend the work of PHI to family, friends and anyone else who will listen.

Where do i begin? Fernando, his wife and daughter are a great bunch to work with. I called them on 14Nov12 and had them out at the house the next day inside of the 30min window he gave me.When i pulled up to the house, I was late due to work, they were already outside, on the first floor, and in the attic conducting their inspections. Fernando was outside taking notes on his recorder and right away started to educate me on things that were wrong with the home and how i can remedy those issues. For every problem they found I was shown where it was and what may have potentially caused the damage and finally what could be done to prevent further damage. They were very friendly, personable, and most of all knowledgeable and professional. Never once did i feel like i didnt understand what they were explaining to me, despite my background in industrial inspection, nor did they sound like they were trying to come up with an answer for something they didnt know, in fact when an issue was found they knew right away what the most probable causes were. In my estimation if someone or a company were to write a how-to manual on proper home inspection this bunch would be the authors. Bar-none best bang for your buck. They love what they do and they love who they work with. Love your job and you will Love your life, PHI is the embodiment of that saying.

My overall experience with PHI was absolutely positive. Fernando, Wendy, and Elissa arrived promptly on time with the necessary equipment to perform the inspection. I was prepared to set aside 2-3 hours off work, and they were able to complete all the tasks in half the time. With three of them working, they were able to complete the inspection of an approx 2000 sq ft townhouse in 1-1.5 hours. Using an Infra-Red camera, they were able to identify a missing vent in the ceiling for the AC system. Apparently the builder forgot to install an air register. Throughout the inspection, PHI was very informative and explained things as they went along. The final Inspection Report was very detailed and included pictures of all of the issues they found. Overall I would recommend their services, and will hire again for future inspections

We used PHI for an inspection on a second home . We put a contract on the house October 22. The inspection occurred on Oct 29. I made an appointment with them, for the first available time. The Martinez family came to Galveston to perform the inspection and were early. They did a thorough inspection, showed me the areas of concern, were very professional and wrote the report within a day. Very well done in all regards!

First of all, if you are looking for the best home inspectors, you do not need to look any further than PHI! The Martinez family arrived on time and was ready to begin within minutes. Right away they were very professional and easy to talk too. Elissa and Wendy began explaining the different processes that would take place and encouraged me to ask questions and follow any of the inspectors around if I wanted. I honestly felt like they inspected this property as though they were buying it for themselves. Fernando and Wendy each took turns showing me identified deficiencies in the home and explained them to me so that I understood why it was negative or could be potentially harmful. Within the first few minutes of their inspection, I knew that I was definately getting my money's worth with this company. The very next morning I received my very detailed report along with pictures from both the digital camera as well as the thermal scanning. I don't know much about home inspections but their report was easy to read and understand. In the end, my husband and I decided to walk away from what we feel was going to be a bad investment and potential "money pit" and I thank the Martinez family for the absolutely outstanding services they performed and will definately continue to use them for future home inspections and referrals to others!! Their services were worth every penny and left me with peace of mind that I made the right decision regarding the potential purchase of this specific property.
