They were on time and spent approximately three and one-half hours at the house. I was unable able to be there, but my sister and and brother-in-law were in atteance while the inspection was taking place. They were impressed with the thoroughness of the inspection and how Fernando explained everything to them. Since receiving the inspection report, which was sent to me by email a few days after the inspection, I have sent emails questioning two items which the builder did not want to fix. Fernando and Wendy have been very helpful in sending me answers to my questions and also various backup literature and diagrams to help me understand the issue and deal further with the builder to get the problems taken care of. I will most certainly use them to do my final inspection before closing. Highly recommend this company.

As you can see from the numerous praise-laden reviews, Preferred Home Inspection is an excellent home inspection company. This four-person, family team is professional and knowledgeable. Each team member has a primary area of responsibly, so the process was thorough and efficient. They carefully explained much about the various home systems, always involving me in the process. After the inspection, I think I know the house better, what is good and what needs attention. They stand behind their service, encouraging customer?s to contact them after the inspection. You do not have to hesitate. You do not have to wonder. You may use PHI with confidence. I recommend them without reservation.

Had flooding under shower pan, looked pretty nasty when we pulled it out. Called out this group for mold testing. They were very thorough, but completely used the mold scare tactic to push a written remediation plan that was going to cost an extra 500+ dollars. ( the a trial plan was a Joke) Had second opinion, which I felt much more comfortable with. The other company explAined what was going on in the house much better than these folks and explained what I needed to do to get my house back. Would not use again nor would I the Recommend due to the I overplayed scare tactic that was used.

Horrible.... The team was out the door and finished with their initial inspection before they realized they had not done the smoke alarm testing. They performed the test and went to leave again only to realize they had not tested the sprinklers.... No telling what else they forgot to do. The inspector, Fernando, wrote up and alerted all parties to mold in the AC duct but it ended up only being a mold tablet after a second party came in to check an hour after PHI left. A mold tablet is something that prevents mold so I called up Fernando to let him know that what he had told everyone was being questioned by another specialist. I asked Fernando if he took a sample or picture of what he suspected to be mold and he said no.I asked that he come back out to point out what he was talking about and he said he wouldn't. A week later we had a roofing inspector come out and raised several concerns that should have been caught by PHI that were not. We are thinking about hiring another inspector for an additional $2500 because we don;t trust the work PHI did. PLEASE do not waste your time and money.

Did a home inspection for us. They came in with a team of 4, took pictures, audio notes, full digital thermal imaging, etc. Very informative throughout the whole process, went above and beyond to explain the "why" behind the "what" on anything that was going on. They uncovered issues that without the equipment they use, would not have been found through a traditional visual inspection. We decided not to buy the house we had inspected, and will definitely use PHI when we select our next prospective home.

These Guys were great. We had a new home built, and even though being brand new wanted it inspected for peace of mind. I am glad we did. Fernando and his team found a Major Hidden Water leak Issue issue in the brand new home that wold have cost us thousands of dollars when it was eventually found later. They are super professional and arrived on time. Although they are a little more expensive than others, they bring a crew of 4. I would recommend them and if you are buying a brand new house have them come out, do not think because it is new you will not have hidden problems.

Fernando conducted stucco inspection at our house. He was very knowledgeable and able to quickly identify outstanding issues. He took the time to explain in detail the required repairs and promptly follow up with a comprehensive report. Based on the positive experience, we decided to hire Fernando to supervise the repairs. He did an amazing job at following the different phases of the construction and communicate with workers and stucco contractor. At completion, he took the time to stop by the house several times to ensure that everything was flawless. Fernando is an extremely knowledgeable inspector and has the passion and patience to educate you on the different construction aspects. Definitely a great experience and would recommend for any inspection or construction issues!

I was truly impressed about how fair this company is in regards to what they find, why it was found and how it can be resolved. They represent you and only you 100% while still obtaining the respect of the builders. Meaning they are not out to get any builder or shut anyone down, but they are there to help you get the problems fixed. However if need be Fernando is feirce and will go above and beyond to get the problems fixed. Fernando and the builder's team had to reinspect due to the roof, and the builder as well as the VP of construction walked the home along with Fernando as Fernando explained to them what he wanted done. Fernando also made sure that they fixed what he had placed in the report. Most importantly the builders made sure Fernando was happy with the fix they did on the roof, Fernando got up there and instructed the team on what exactly he wanted fixed.IT was such a relief to know that you have an expert representing you. This team is well worth your money for peace of mind, I am going to have them back to re-inspect before our warranty is up.I speak about Fernando because he is the leader of his team however his partners Wendy and Elissa were absolutely exceptional. I also want to say that Fernando is readily available to address issues that you may be concerned with in your home, he addressed my concerns and questions even after the inspection. They will come back to re-inspect for before warranty is up. It is well worth the added cost. Peace of mind is a must for a big investment. This team is awesome. Their customer service is above and beyond. \

It was a family like the husband, daughter and his wife. They had lot of “A” grades in Angie’s List and that’s why I ended in using them. They were really really good. They actually had done two other home inspections for me, one in February and one in last year but they were really good. They were on vacations when I did inspections in the house which I am in now but I was really sad that they were so meticulous and I just really enjoyed. They were little higher on price perspective than other contractors but were worth it. They looked everything and were just excellent.

It went very well. I would recommend them to a friend.

First, they came 30 min late, although they did call to let me know they were running behind. It was a father, mother, daughter team who divided and conquered so to speak. They really dug in and uncovered issues with the house including some major concerns (foundatoin, roof, and water heater) which ultimately caused me to terminate my contract but I am thankful for knowing before I bought.

AMAZING!!!!!! As a first time home buyer Wendy, Fernando and Elissa took the time to walk me through the process, and fully understand the home I was buying. Their attention to detail, ability to explain the issues at hand, and follow up after the job is complete are unsurpassed. I understand why PHI is so highly recommended, because they are the BEST!

It went great! We did have to reschedule as they were stuck at another job, but they were able to come to my house later that evening and complete the full inspection in about an hour. I feel like the price was a bit high, but it was worth it for the quality of their inspection and the thoroughness of their report.

Preferred Home Inspections saved us from making a disastrous purchase. They found structural inadequacies, internal water leakage and a number of other problems. Our house hunt continues and nothing will be purchased until these three excellent people have approved it.

They made an appointment and showed up on time. They had all the equipment they needed. They took samples and gave a timeline of when I would get the sample report back. I got it back in the timeframe they said and it gave me all the information I needed. Overall, they did a great job.

PHI performed a home inspection on our new home prior to closing. Fernando, Wendy and Elissa were on time and ready to work. They were very professional, knowledgable and spent time explaining what they were doing and looking for to my husband and I. They identified a number of issues (one of which was a code violation) and sited code requirements to help us resolve the issue with the builder. This team certainly knows what they are doing. They took color photos and included those in the inspection report. The inspection report was very detailed, thorough and delivered to us by email the same day. They were very pleasant and easy to work with. Fernando is an expert in stucco and that's one of the reasons we hired PHI. I would highly recommend them to anyone, but especially a home buyer who wants a thorough stucco or mold inspection performed. Their website says "when experience and credentials matter" and I can definitely say PHI has both.

I called them because we bought a 30 year old home three years ago and have had many problems. We are retiring in 3 1/2 years and want to take care of any additional problems before we try to sell the home. I missed the first appointment because I'd written the time down incorrectly but the PHI family was here and gave me a head's up on a problem they saw from the front porch. Fernando even asked me to be sure we wanted them to come since we would have to disclose anything they found to any prospective buyer in the next four years. When the rescheduled day came, Fernando, Wendy and Alyssa (hope I spelled that right) arrived just ahead of shedule. They were totally prepared and moved through the place like clockwork. Each has his/her own specialty in the inspection process and they got right to it. At the end of the inspection (~ 2.5 hours) they gave me a verbal report and some ideas on how to handle the major problem they found. The written report was available two days later - 33 pages of really informative stuff.

Fernando arrived promptly with a team of three. They did an incredibly thorough job, and were in and out in less than an hour and a half. The entire team was very professional and friendly. They clearly explained what they were doing, looking for, and ran through their findings. I highly recommend them and would use them again.

We reached the inspection property 10-min prior to the appointed time. They came up earlier and met the seller's real estate agent before meeting us. They kept talking and joking with the seller's realtor through the whole inspection. Three inspectors did the inspection on the property, that was supposed to be more efficient. But it turned out not to be the case. Responsibility of inspection items was not clear. They asked again and again between themselves, "have you checked this up, ..., and that ... ?". Sometimes, an item was inspected twice, unnecessarily. They left "Bathroom Exhaust Fans" blank on the report ! We emailed them regarding the issue, they just put those vent fans had been inspected w/o any deficiency on the revised report ! Carrying with that question and some others on the report, we did do another inspection from another TREC licensed inspector. The new report discovered a several issues which should had been addressed by preferred home inspection according to TREC standard for practice of inspector, including that the bathroom vent fans do not have duct. 1) Second floor interior guard railing permits passage of 4? object (Safety issue to children) 2) Damaged frame observed on powder room door. 3) Firestop isn?t properly installed at attic penetration of chimney flue 4) Guard railing permits passage of 4? sphere at exterior balcony 5) Two bathrooms fans discharge into attic, missing ducts Another important thing was they even did NOT tell us the foundation had been repaired ! After the 2nd inspection report came up, we compared all items and tried to let them know our concern, also asked for the refund. They replied they was not convenient and even suspected the picture evidence on the same property.

Excellent company and people to do business with. Very professional. I was impressed by the speed, efficiency, and friendly manner of Preferred Inspections from the time I placed the first phone call all the way through, until the job was completed. Fernando, Wendy, and Elissa were communicative and friendly. They encouraged both my husband and me to follow them around and ask questions. They educated us about the home we are buying, and gave us insight into its construction and maintenance issues. The three of them make an impressive team. They work quickly and smoothly. With three people working, the entire inspection of our two-story house took a little less than two hours! We will use Preferred Inspections again, and will enthusiastically recommend them to friends and family.

Spoke with the owner to set my appointment on the Thursday before the Tuesday appointment. On Monday I learned that he canceled my appointment because I did not return his confirmation call immediately (I returned it three hours later). This surprised me since we just set the appointment a few days earlier (at minimum it is a strange business practice). We set the appointment for later in the the same evening - 5 PM. 90 minutes after the appointment time we had not heard from them. Not even a courtesy call. We called the next best Angie's list member with high rankings and found they offer a similar service for about 40% less. I am giving them a C because I am assuming this was a rare scheduling issue as their other reviews are great.

Great! Each member of the team was knowledgable, professional and efficient. They tested for things my other inspectors never did which made me realize why we had such issues with our last home. After working with PHI, I feel confident in my options with the house and our ability to negotiate from a fully informed vantage point. PHI was prompt, delivered more than was expected, counseled about what needs to be done in the house, prioritized must do's and should do's, and were complete professionals. I would recommend Preferred Home Inspectors to anyone buying a house. You won't find a better inspector.
