It as great. They arrived perfectly on time. Their 3 person team thoroughly went through the house quickly but carefully. They answered all questions I had and made me feel comfortable about the conditions of the house.

Fernando and team inspected two homes that we are looking to buy. The first was a dud and had major termite damage and mold, the second was the one that we ended up buying. PHI's thoroughness helped save us from a disaster of a first time home purchase! On the home we ended up buying, Fernando helped us estimate the total cost of the repairs. All around very impressed with the PHI and will use them again for future home inspections!

We hired PHI for a home inspection prior to purchasing our new home. They were punctual, professional and very well organized. We spent time with all members of the team during the inspection which was very educational and enlightening. They uncovered quite a few issues with the home, several of which were pretty major issues. We ended up not purchasing the initial house, and hired PHI again to inspect the next house that we were considering purchasing. Again the team uncovered quite a few issues with. Fernando was particularly concerned with grading around the garage, and he explained that he suspected that water would come in through the garage during a heavy rain. As luck would have it, there was quite a downpour the very next day when were having a plumbing inspection done, and there was indeed water coming in from the outside, which we snapped a few pictures of. With the report from PHI and the photos, we were able to negotiate with the seller for quite a large monetary concession to be used for making repairs and addressing the drainage issues. We were very happy with their work, hands on approach, and customer service.

Fernando, Wendy, and Elissa were professional and well worth every penny they charged. Having bought and sold houses both old (1890) and new in many different states, we were impressed by their thoroughness and detail. Saved us from a very expensive mistake by discovering the front foundation of the house was sinking which lead them to look for other issues like water damage behind the walls from roof issues. Report was received next day in an easy to read format. Fernando called the next day to see if we had any questions. I have never had an inspector do that before. We are so impressed that we hired the Martinez to inspect our next purchase without our being present.

I have used PHI twice now in the last three months. The first was a pre-drywall inspection of a new construction (2014) patio home in Shady Acres. The second was an inspection of a home in Westbury built in 1956. The wide difference in the age and condition of these properties and the scope of the inspections in no way affected the quality of PHI's inspection, and I would not hesitate to hire them again to inspect a new build, an early 20th century home, or anything in between. PHI arrived promptly on time to both inspections with a team of four inspectors, who are all highly qualified and take the time to explain their processes and findings and answer any and all questions you might have (and I had a lot!). I appreciate that they want you to take an active role in the inspection and word their conclusions in way that non-construction savvy people like me can understand. I shared their report with three friends in the construction or contracting businesses and all were impressed with not only the quality and thoroughness of the report itself, but also with the techniques, procedures and technology used by PHI during the inspection. Even my realtor remarked that she had never seen such a thorough inspection, or such a large team, especially for the price. You will not be disappointed with PHI.

We were first time home buyers and had a contract on a house that was 16 years old. PHI returned phone calls quickly and scheduled us right away. Fernando and his staff (family) were extremely friendly and were even a little early to the appointment. They made us feel at ease in the process. Fernando loves to show you what he is looking for and educate you on proper home construction. He pointed out a few things that needing improving but at the end made us feel confident in the home we were purchasing. We were able to negotiate credit from the seller to fix those few things. Would absolutely use Fernando and PHI again in the future. Sounds kind of funny to say that the inspection was a pleasant experience, but it was!

I love, love, LOVE PHI! Yesterday was the second time we've used PHI for a home inspection and trust them 100%! The first time we used them was about 4 years ago for our present home. Their attention to detail and honesty is refreshing. We liked them so much, we used them yesterday on a house we were looking to buy and we're so glad we used them. They found numerous (and expensive) issues in the house, so much so we had to walk away from the deal. Having bought and sold a few homes, you will sometimes find less than competent home inspectors who do not care or take the time to do the job right. Not PHI. They seem to genuinely care about the process and will give you ALL the news, good or bad. That's precisely what you pay an inspector for and they're simply the best in Houston. I highly recommend them to anyone who is buying a home or is in need of a foundation inspection. They could potentially save you tens of thousands of dollars in future repair costs. They're Houston's version of Mike Holmes and worth every penny.

Positives: -They were able to schedule me right away which was a huge plus because my original inspector got sick. -I really like their concept with the four member team who each specialize in different areas of the inspection which made the inspection time very quick. -Infrared technology was very cool to detect moisture and water problems. -Foundation elevation tool very helpful. -Communication was very good, they were very easy to talk too. Negatives: -The detail of their work and report is acceptable, but I have worked with other inspectors who are more detailed. Overall, I was happy with the inspection, but because of how quick the inspection took, I do worry that they may have missed something. Since they are mold experts, I would use them again for older properties that may have water leaks or possible mold problems.

It went fantastic. The inspector was very knowledgable and was willing to explain everything he was doing and looking for. I would highly recommend them.

I spoke to Fernando on the phone a couple days prior to scheduling the appointment. He was very nice and assured me that his team was the best. I had another inspector for the 3 major phases of the building process, but wanted somebody different for the final inspection. They arrived right on time and setup shop in the kitchen. It looked like something out of a movie where they setup a base camp. They had several laptops, a thermal imaging camera and all sorts of tools and gadgets. Fernando walked around the exterior and commented on various items of concerns with the slab and veneer, etc. I shadowed him as much as possible. Meanwhile, Wendy and Elissa went to work on the interior, checking a whole host of items. Luis got up on the roof and crawled all over and uncovered a whole bunch of exposed nails and a gash in one of my shingles along the ridge vent. I went up there to inspect it myself and couldn't believe my eyes. The roofing team had truly done a very poor job. My previous inspector simply stated "roof inspected from the ground with binoculars and appears to be in good shape". They tested just about everything in the house from the windows, to the appliances, plumbing, sprinkler system, just about everything. They even pinged the tiles throughout the kitchen to check for any hollow spots! I was really amazed with their expensive thermal imaging camera, and followed Elissa around for a bit to see how it worked. The price was only a tad bit more than the other offers, but for a team of four; you really can't beat the value! I will certainly use them in the future for my inspections, I couldn't be happier. As for the roof issue, I am taking that up with the builder and their contractor, but if it hadn't been for Preferred Home Inspections...I wouldn't have caught it in time. Thanks again, I highly recommend them!

PHI is a little more expensive than some other inspectors but they are worth every penny. They are a top-notch team of four; two are licensed professional inspectors and two are apprentice inspectors. Their inspection is very thorough, using state-of-the-art technology like infrared cameras, moisure detectors, digital levelers, digital cameras, and keen eyes. Because PHI is a team of four, however, their very thorough inspection only took two hours, which was great. Their report is also very thorough, yet easy to read. Because I'm a PhD engineer, I had a few thoughts on ways to improve the report, and Fernando was receptive to my ideas and implemented my suggestions, which I really liked. I also appreciated the fact that Fernando walked the elevation with me and pointed out things I need to keep my eye on while he was taking notes and photographs. I'm grateful for his advice because I learned a lot about houses that will help me ensure that my home is properly maintained. In short, PHI completed a very thorough inspection for a reasonable price in a relatively short amount of time that found several serious shortcomings in a new construction house that could've been a disaster after we moved in. This is the second time I have used Preferred Home Inspection and as usual, they performed a very professional and thorough inspection of my new construction home. They even came back again to recheck an area for me to prove to the contractor that moisture was present behind a wall. The entire team has been very responsive to my phone calls and answered all my questions. I highly recommend them to anyone. Truly, a very professional team.

There were some spots on my carpet that I was concerned about being mold. They came in and took the samples. I then had to call and text them to get the results. They said the air test would come back in a day and the carpet sample would take a week. The air test took about three days and the carpet sample took about three weeks. I wasn't happy about the timing. Four people came to do the inspection, which did not seem necessary. I believe it was over-priced for what they were doing. When the tests came back negative for mold, they did not give any advice on what it might be or what to do about the spots on the carpet.

It is a very professional, responsible and friendly team. They did a wonderful job in inspecting my new house and writing a thorough inspection report for us. They showed up on time, then did their inspections separately. For some issues, they will discuss with each other and came to a conclusion. Also, they are very kind to answer all our questions. We were very happy with them.

My husband and I were really pleased with the service we got from this company. They had 4 people who worked efficiently to cover most areas of a home we were considering to buy. They were easy to talk to, showed up on time, and gave us the feedback we needed to make a decision. We are currently waiting for the report to come back but it takes 72 hours for the mold test to process. The equipment they use help detect moisture in the walls and flooring which showed us there was a leak in the ac in the attic. Many other items were pointed out that were not obvious to us originally. We would highly recommend this inspection company to others and would hire them again ourselves. This was an older home and we have a sick child so it was critical to get the feedback we did. Fernando and crew were a pleasure to work with.

PHI team was very responsive and did a thorough inspection of the house. They were detailed in their observations and recommendations, and even educated on things to watch out for. Post inspection, they helped us identify repairs or fixes that were must haves vs. nice to haves. This helped us negotiate with the seller better. Excellent quality and professionalism.

They came out on Dec. 23 because they were concerned about us staying in a house over the holidays that was dangerous -- their word. They rushed the test results and got right back to us with them so we did not get lost in that holiday business shutdown situation that can happen. They also did some above and beyond things while they were in the attic. They were cheerful and informative, answering all our questions and explaining things as well as giving us photos of the situation up in the attic. Really 'user friendly' crew.

I used Preferred Home Inspections for my pre-drywall inspection on a new home I am having built in Pearland. They did a wonderful job (along with follow up information and advice) and I scheduled them to perform the final pre-closing inspection on the house. They (Fernando, Wendy and Elissa) arrived on time and again performed their job very professionally and efficiently. They were at the house for nearly two and a a half hours and were very thorough. They explained what they were doing and what they found. Fernando advised what steps I should take with the builder to solve several issues he discovered. He also came back a week later to insure that the roof issues had been taken care of. I was given a senior discount of 5% on the final inspection, and a generous discount on the follow up visit as well. I feel that the assistance I received from Fernando and his team enabled me to address and solve several problems with my builder which I would not have even known about. I highly recommend this company for anyone wanting a top-notch, professional, thorough house inspection.

Preferred Home Inspection is the best home inspection company I have ever hired. On time, professional, courteous, knowleagable. The team goes above and beyond to make sure the inspection is thorough, the customer is well informed while they are inspecting, and the report is accurate and promptly answers any follow up questions. Would definately use again and recommend to others. You can have complete confidence when using PHI.

These folks fit us in on short notice, did a look around, some testing, and filled us in on the basic info we needed. They were informative, answering our (many) many questions patiently and making it easy to understand. They did not even hint at our total lack of knowledge in the subject, but explained everything in normal language. They were efficient, telling us what they were doing each step of the way and taking pics in the attic to show us when they came back down to illustrate. They were even fun. These are people who clearly enjoy the others in their company as well as people in general, so they were a pleasure to have in our home. (This may seem unimportant until the opposite happens to you!) They were easy to understand and covered the details. One even made a trip back up to the attic to verify something about the work done by someone else and bring back pics to clarify. This had nothing to do with them; it was just an extra thing they did for us because it came up in our conversation. We got the testing by them, had a remediation team come out and had them retest after. We are pleased with their work, their working style, their promptness and convenience, their willingness to do a little extra. The price seemed high, but may not be for this kind of work at all. I do not remember exactly what it was, but in the several hundred dollars range. If ever we need such a thing again, we will definitely have them do it.

They came prepared with the proper equipment. They were very professional. I felt they knew what they were doing and they made me feel confident that they would find the problem. A couple days later they sent me a full report as to what they had found and what I should do to correct the mold problem. I asked them for names of companies that were familiar with the problem and knew how to solve it. After I received the report I didn't understand some of the information, I called them and they were happy to help me. I feel they are a first rate company and would recommend them to anyone with a air quality problem in their home.

First, I would like to say beyond the superior service you provide. The whole team made us feel like family. They walked us through ever part of their inspection and even found some things that we were lucky enough to catch and have addressed before our final walk and purchase of our first home. They took the time to explain everything to us in layman's terms so that we would know what to expect and look for in the next few years. I would definitely recommend them to anyone. Especially, first time home buyers. When and If we ever buy another property we will definitely use them again!

The PHI team did an excellent job throughout the property that we are buying. Their detailed report helped us to let seller fix issues and provide repair allowance, i.e., thousands of dollars saving.
