The overall experience with this company was very good.

The overall experience was excellent. I contacted them late Friday afternoon after going under contract on the house, and they were able to set it up for Wednesday morning. Fernando (one of the inspectors) talked me through the process and explained what other inspections he would recommend for a 1967 house (ie. termites and plumbing). They came out 3 people on time, with a truck load full of equipment that helped them conduct various tests. They quickly found level significant differences in the floor indicating that the house was sinking towards the back of the house, likely because of a foundation crack. They continued to do a high number of different tests for the next three hours and my wife and I followed Fernando around. He was very good at explaining everything (we are first time home buyers). In the middle of the inspection everyone stopped and looked us in the eyes and asked "how much do you really like this house, because this is going to be a money pit for you"). What better advice can money buy? So, at the end of the inspection Fernando offered to drive with us up to another house that we have as a Plan B to look at it from the outside. He quickly identified a number of at least as significant problems with the other house just from looking from the out side (he saw a 5k pool repair, a tree too close to the house, 10k of siding repairs etc.). He did this at no extra cost, which we were very impressed with. Right after they left they sent me the report that I quickly forwarded to a friend of mine who flips houses and owns 7 rental properties. My friend said he had never seen a report this detailed. He said we should either get a lot of money (30K) from the seller or run away as fast as we can. I think we will start running. So, if you want to know what you walk into before your Option Period experies, call these guys. If you love the house and you don't want to know what's wrong with it, take another inspectors number from your friendly realtor and he will send one of his buddies and tell you that the house is in good shape....

They arrived on time and went right to work. Each time they found something they showed it to me and its importance. They have tools to check for unlevel foundation before there is cosmetic evidence, that is really nice to know. The thermal imaging showed hot spots in the ceiling and thus more work on the a/c unit.I wrote them a check for their service and they emailed me my report right then. I'm semi retired and now buy houses for a living.I'll use them again and again.

Overall, I think they did a good job. However, we are still trying figure things out.

Preferred Inspections exceeded my expectations once again. They went through all of the systems in my house quite thoroughly, carefully explaining everything to me as they went along. They never rushed me and answered all of my dozens of questions with complete care and professionalism. They knew that I was a single woman without much home maintenance and repair knowledge, so not only did they prepare the standard inspection report, but they also provided it to me by repair type, told me what type of repairman to hire for each task, i.e. carpenter, a/c, plumber, etc. and even prioritized it so that I would take care of the most critical items first. This knowledge has given me great peace of mind and insured that I would spend my limited budget on the right things first. I can't recommend Preferred Inspections highly enough.

Everything was great. We learned so much information just following Fernando and discussing issues about the home with him. He is very eager to teach and inform his customers. He was happy to has us follow him around to view possible flaws with the home. While he looked around the outside of the house, Wendy and Elisa went through the inside of the home inspecting appliances, the attic, bathrooms, walls and ceilings, etc. They discussed any findings with us, as well. All three were helpful in pointing out major and minor things, as well as discussing what they would do for simple fixes, or let us know if we would need to call a professional for help. After the entire inspection and answering all of our questions, we sat down and went through the whole report. (Wendy types up report as the inspection is going on, using voice memos and photos that Fernando takes and passes along at intervals- so it is extremely efficient). Once done with the report, we had the mold test conducted. This would be the one thing I wouldn't recommend unless you absolutely believe to have mold or are looking at a foreclosure or much older home. It took 5 days after the inspection for the report, which just made the last day of our option period, so I would consider your time frame before doing the mold test. Overall it was great and I would definitely recommend them and use their services again!

Fernando, Wendy, and Elissa are awesome. they each performed their function and where needed, would provide a double or triple check for each other to ensure accuracy. no one person can do a complete job, despite effort. they have 3 to do the job to check, verify and confirm the findings. they were thorough and we're happy with the result. We'd recommend them to anyone and already have.

Fernando was professional on the phone when we called to get an estimate. He promptly returned our phone calls. He was able to perform the inspection the same week. Fernando, Wendy, and Alyssa (his wife and daughter/apprentice) came on time and were very professional. Fernando loves to teach. My husband followed him around the house (even up the roof). He learned a lot about the house from Fernando. You can tell Fernando really enjoys his work. He is a wealth of knowledge and likes to share it. The entire house took about 3.5 hours to inspect. He was detailed oriented and very thorough. His inspection approach was systematic, so nothing was missed. The team has a great system using recording/dictation to communicate. Fernando talks on recorders and Wendy types up the report on the computer. You should see it! They are very efficient and effective. We got our full report in less than hour after they finished. It was detailed with pictures. The bonus was really everything we learned from following him around the house.

Their team of 3 (Fernando, Wendy, and Alyssa) spent over 3 1/2 hours inspecting everything (except for termites, which they do not do) and then went through every detail of the report with us (we could see the report and pictures on their computer screen) as soon as their inspections were completed. Then they emailed us the full report the next morning. They also gave us the name of a termite inspector who we used. We were extremely pleased with their work and they met (even exceeded) our expectations in terms of giving us the information we needed.

I called this company on a Friday and that next Monday they were done with my inspection. It was easily the fastest service I have had on any service while shopping for my new home. I don't know much about inspection reports but my realtor said it was one of the best he had ever seen: clear and very detailed. I would absolutely use this company again.

We were on a relocation trip finding a new home for our family that will be relocating to the Texas area. I have trusted Angie's list reviews in the past. The only person we knew in the Houston area was our Real Estate agent (who was wonderful also). I read many reports on Angie's list of home inspectors. (I also check BBB for all contractors,etc) I liked that this home inspection was a team of people. The Martinez family was wonderful!!! They spent 4 hours with us going over our potential new house - about 3.5 hours on the actual inspection and about 0 .5 hours going over the very detailed report. Fernando, Wendy and Elissa explained every step that they did and what they were doing. They answered our questions about how systems worked and explained many aspects of the home to us. They double checked each other (three sets of eyes on our home!) They pointed the great parts and the concerns in the home. I will only use Preferred Home Inspections - no matter part of the country we may be in!

In the first inspection, we brought him out to only due the air quality inspection for us, but he was instrumental in us not buying the house due to some structural issues that he helped point out. On the second house, he found termites in the house after Cypress Creek Pest Control missed them and called the house good. He also inspected the house that we actually purchased. The team is very professional and saved us a lot of money and heartache by keeping us out of a couple of houses that had serious problems that weren't obvious. Most realtors don't care for inspectors like Fernando because he finds problems that often kill deals. Even though he charges more than other inspectors, we highly recommend him as the extra cost is well worth it.

It was great. They were very professional and on time. It was a team of three people doing the inspection. The provided a typed up on the spot inspection including pictures.

Fernando was very thurough and helped us understand the amount of work needed to update the house, if we were to buy it. Wendy and Elissa were also great to work with and together they had a fairly efficient inspection process in place. Our only criticism, stems from the timeliness of the water quality test results. While we had already made the determination to not buy the house that was inspected, the test results were late in coming. In the end, we feel Fernando, Wendy, and Elissa saved us from buying a money pit. We plan to use them again in the near future.

Generally speaking, the inspection went well. It wasn't a perfect experience. They could do better, but I liked their service. After the inspection, I found something that they should've found out during the inspection. On the other hand, I can understand. It's really hard for an inspector to find every minor detail. I think they're pretty good. Their responsiveness was very good.

Went great. they cam in and did the work quickly and professionally. The roof inspection was thorough and really above and beyond. They are very knowledgeable about the topic and tried to be as helpful as possible. Got the results of the air testing back in a couple of days, along with a well written report.

Fernando and Wendy did a fantastic job! They arrived promptly on time, were friendly and jumped right in. Fernando let us tag along for the entire inspection, answering any questions, explaining all of his observations and making recomendations throughout. His gear enabled efficient analysis of the home and all the while, Wendy was simultaneously examinging everything inside the home and writing the report. All in all, they were very personable, very thorough and very friendly. We would recommend them to anyone and would use them again.

I was very pleased with my experience hiring Preferred Home Inspections, Inc. to perform a property inspection of my 30 year-old townhome. Fernando, Wendy and Elissa Martinez arrived before our agreed appointment time and were very professional, knowledgeable and personable. They inspected my townhome inside and out, from top to bottom, using an infrared camera to check for insulation and a digital water level to check for settling/movement of the floors and slab. They explained what they were doing and I learned a lot about how and why physical changes have taken place in my home. It is obvious that they really enjoy what they do and they do it well. Their inspection resulted in a list of problem areas that need to be repaired before I start remodeling, which is exactly what I wanted. I am completely satisfied with the service provided by Preferred Home Inspections, Inc. and I would highly recommend them to anyone needing a home inspection.

Very thorough and professional. Fernando and his team "got dirty" and checked every inch on the home. They are not afraid of giving you the bad news, which is crucial when it comes to an investment as serious as a a new home. My only hitch in the process was they were a tad late in getting me the official inspection report.

Company is family owned and ran like a fine tuned watch. Very professional.

I chose Preferred Home Inspections after consulting both BBB and Angie's List. (Do this!) I researched and considered 3 other firms before choosing PHI. Fernando and Wendy Martinez arrived at site precisely on time. Both are pleasant, courteous and thoroughly professional in their work. I have experience with a house inspectors over the pastd 15byears, most recently with a highly competent house inspector who did a pre-listing inspection of the Nevada house in February 2010, and a dumb-as-a-stump inspector who did the Nevada buyer's inspection of the house in late May (He didn't even know how to make a sump pump work! Nevada does not have state licensing of house inspectors.) Fernando/Wendy are fully as competent as the best house inspector I have dealt with. I tagged along with Fernando, asked questions which he welcomed, and we discussed issues he found, how to remediate, etc. It was a rather tense situation in this house, as despite the seller's agent's best effort, the homeowner's returned from playing golf about 45 minutes into the inspection and he stayed throughout! (Don't do this!) His wife tried to help control him, but he was antagonistic (his employer is transferring him, not a willing seller), rude, and unpleasant. His wife, a pleasant enough lady who was also present throughout the inspection, tried but could not influence his inappropriate behavior. My buyer's agent finally called seller's agent, whose wife came rushing over at the 90 minute hour mark of a 2.5 hour inspection and apparently "read the riot act" to the seller. Fernando and Wendy went about their work with professional competence and thoroughness, despite the unpleasant climate created by the seller. A very impressive performance in itself! The 13 page PHI report was printed and reviewed with us on site, as well as emailed to us and our buyer's agent. It was complete with relevant pictures, both color and infrared color images, and detailed discussion of issues and suggestions for remediation, from the serious (unlevel slab and lack of brick veneer ties) to the modest (an exterior eve electrical socket that should have been but wasn't GFI). Do yourself a favor: hire Preferred Home Inspections. (Do this!)

We called them one morning and they came that same afternoon. It was the best $325 that we ever spent. We have never been happier with anybody. They were prompt, professional and friendly. They were A 100 percent great.

They were all great. This is the second time I've used them. The last time was about 2 years ago. They showed up on time (well, a little late but it was the GPS fault.. haha). Fernando did a very thorough inspection of the stucco for water penetration etc. They were all very patient and explained to me exactly what they were doing, taking pictures and notes the entire time. They gave me the option to continue with the inspection after they found a few things wrong with the stucco. If I had stopped at that time they would have given me a discounted/pro-rated price, which is great. I did decide to go through with the entire inspection so after the stucco inspection they continued with the rest of the house. I initially wasn't planning an air test but they found some things so I added that on as a service. They through in a couple of extra tests (paid for 3 but got 5) for me. That was very nice. Overall, same experience as I got 2 years ago... they did a wonderful job. They sent me a very thorough report afterwards. I would definitely use them again or recommend them. Their prices are high but I feel it's worth it in the end.
