This was like an episode of “Love It or List It” without the real estate agent – so just “Love It.” We bought our 1980-built house knowing the outdated and awkward floorplan would eventually need an overhaul. The need to create a “livable” floorplan became especially acute after adding two children to our family. Several rooms were unnecessarily large for their purpose, with unused and wasted space, and other rooms functioned poorly because they were dark, cramped, oddly shaped, poorly configured or, in one case, lacking even adequate headroom. We considered a room addition but realized it would be more efficient to repurpose our existing space into a new configuration that would meet the needs of everyone in the family. The ambitious plan involved relocating several rooms, rearranging the walls, doors and windows in others and giving the entire space a much-needed upgrade and facelift. The laundry would be moved from an oversized room on the first floor (far from the bedrooms where laundry was generated) to a centrally-located space on the second floor that was previously a small hall bathroom. The former laundry room would then be converted into a dedicated home office (which was then stuffed into a master bedroom nook originally intended to house a wood-burning stove). That nook would become a new walk-in closet while the old closet would be converted into a new bathroom for the kids directly across the hall from their bedrooms. The master bedroom would be further reconfigured to accommodate a full suite of furniture, including relocating two windows so that a king-size bed could fit between. At the other end of the second floor, a large bonus room that a prior owner had converted from attic space would be entirely reconfigured. The spacious open part of the room was created below a head-banging sloped ceiling that dropped to a chest-high front wall while the full-height portion of the room was wasted on a closet, “sitting area” and tub/vanity space that had been awkwardly grafted onto the original hall bathroom. The plan would move the closet beneath half of the sloped ceiling and transform the old closet and sitting area into a full-height second master bedroom. The tub/vanity area would become a full stand-alone master bathroom with a large glass-enclosed shower. The other half of the sloped ceiling area would become a separate kids’ study area with computer desks tucked under the slope against the front wall. Finally, the “mineshaft” stairway would be opened up by replacing the wall separating it from the hallway with a balcony railing, and more storage space would be reclaimed by replacing two old water heaters with a tankless hot water system. After all of this planning, the next step was to find a contractor to do the work. People often say that buying a house is a family’s largest financial investment, but the cost of a large renovation can easily exceed the down payment on a home and, unlike buying a house, you don’t get to see and inspect the final result before you commit to the purchase. It can be paralyzing to see entire TV series built around families who made the wrong decision and wasted their money on shoddy work, or ended up with a house in need of even more repair. Renovation requires a huge amount of faith, trust and confidence in your contractor. Like many of you reading this, I sought that confidence by reading countless reviews, visiting contractor websites and inviting a select few to come out to my house for a visit. Based on my online research, Westphall Remodeling was at the top of my list. People love to complain, especially people who write reviews, and so Westphall stood out starkly as a company that customers said nothing bad about, and the scope of their experience matched up well with the size and complexity of the project I wanted to undertake. I made an appointment and Brad Westphall, the owner of the company, came out to the house to meet me. We reviewed the scope of the project and walked the house. Brad pointed out potential issues (support for attic trusses) and possible budget busters (relocating an electrical subpanel from a wall I wanted to remove) and suggested improvements in the floorplan (using a pony wall in the bathrooms). He then explained the renovation process and an estimated timeline for completion. It was a good meeting and bolstered my confidence in choosing Westphall. Within a week, I received a detailed scope of work proposal with a fixed contract price and identified extras and contingencies. It was the highest bid I received but I decided this was not the time and place to be penny wise and pound foolish. I wanted the project done, and Westphall was the only company I trusted to do it right, so that was the price I would have to pay. We got started a couple of weeks later. Brad is conscious of the reputation his company has developed and is committed to maintaining high standards of quality and customer satisfaction. To accomplish this, he personally oversees every aspect of the project. Brad arrived early whenever a new trade or subcontractor was set to begin work to review the scope of the project with them, confirm exactly what needed to be done and go over special considerations (such as key measurements or how that trade’s work would need to coordinate with others’). He stayed on site to oversee more challenging aspects of the project, such as heavy demo, layout of new framing and routing of new plumbing. He also dropped in periodically to check on the progress of the project and provided me with daily updates on the status and next steps of the project and listen to any questions or concerns that I had. When unexpected complications arose, he was always available by phone to discuss promptly and would come to the house if it required a visual exam or hands-on remediation. During the last half of the project, Brad hired Justin as an assistant and he was also a pleasure to work with. Justin handled a lot of the day-to-day liaison with subcontractors and took care of punchlist items at the end of the project, though Brad remained involved in overseeing the completion of the project. The process of renovation, and living in a renovation, was easier than expected under the circumstances. It wasn’t feasible for us to live elsewhere during the project so, to ensure that we would always have at least one shower available, the renovation was split into two phases with a pause in between for furniture relocation. Thankfully, the construction crews were respectful of my home and property and the fact that a family was still living there during the project. I was kept informed on a daily basis of what work would be done by which trades and when I could expect them to arrive and leave each day. Disruptions in water and electric service were minimized and always done with prior notice. The workers cleaned up after themselves at the end of each day, putting all debris in the dumpster, sweeping the floors (or subfloors) and keeping materials, tools and the jobsite tidy. It’s obvious that this is a point of emphasis by Brad to his subcontractors. It’s important to remember that a large-scale renovation is likely to involve a number of unexpected challenges – and opportunities – and a successful project requires flexibility and adaptability on the part of both contractor and customer. When you start opening up walls and floors in an old house, you’re going to find surprises and my house was no exception: mysterious wiring, undersized pipes, ridges and troughs in the subfloor. There are also pleasant surprises, like finding the perfect slab of granite at the stone yard, before realizing it was an upgrade over the budget. There were a lot of these moments in my project, but a solution was found for every challenge and each situation was handled fairly and professionally. In each case, the cost of the additional work or upgrade was identified by Westphall, the decision reflected in a change order and the cost reconciled in the next payment draw. The true testament of a renovation project, however, is the final result and we could not be happier with our “new” house. On a purely functional level, the customization of the floorplan and the faithfulness of its implementation have perfectly fit the house to the family. The kids now have their own bathroom (with a large tub and splash-proof sliding doors) and a separate space for their computers and art projects. I have a separate home office and den. Our furniture now fits in our rooms and doesn’t overlap windows and doors. Our custom closet shelving allows us to store more stuff in less space. We no longer have cramped rooms and wasted spaces. It has been a remarkable upgrade of our daily lifestyle. What you would notice most, though, is the beauty and craftsmanship of the renovated area. It feels like walking into a luxury resort suite: stained solid-wood knotty alder doors and trim, beautiful matching hardwood floors, distressed-finish custom cabinets, “exotic” granite countertops, glass enclosed travertine tile showers and a remote-controlled, electronic, three-zone shower system with bodysprays. The quality of the construction and attention to detail are professional and absolutely first class. No shortcuts were taken. What few items were not perfect the first time were quickly handled without complaint through the punchlist process. All of the subcontractors and partners are clearly chosen with care. (I want to give a special thank you to James at Refined Floors and Design for helping us select the perfect hardwood floors and travertine tile for our bathroom floors and showers.) All in all, it was everything that I could have hoped for. Love It.
Description of Work: A major renovation. This was a complete gut and rebuild of most of our second floor (about 1,200 sq. ft.) plus some additional projects on the first floor. Specifically: (1) convert bonus room into master bedroom, master closet, master bathroom and kids’ study area, (2) convert small bathroom into a second-floor laundry room, (3) convert old master closet into kids’ hallway bathroom, (4) full renovation of old master bedroom (including creation of new closet), (5) full renovation of old master bathroom, (6) convert old first-floor laundry room into a home office, (7) replace staircase / hallway wall with balcony railing and (8) replace two electric 50-gallon water heaters with a propane-fired tankless water heater system (including associated water and gas plumbing).

I wanted this review to be comprehensive so others could learn from our experience and so it is much longer than most of the other reviews. When we finally got serious about getting our kitchen remodeled we contacted three different companies based on several factors, including their ratings and reviews on Angie’s List. Each company visited our home and provided a written estimate for the project. Ultimately, we chose Westphall Remodeling. Granted they came in with the highest bid, but there was little doubt that we would be getting a very high level of service and quality craftsmanship. From the beginning, Brad was very helpful in offering ideas and suggestions about how we could improve our kitchen space. We had a general idea of what we wanted to do and Brad took it a step further and provided sketches of how he envisioned the space might look with suggestions for lighting and other features that might compliment the design and layout of the project. We met several times prior to any work starting to plan the project. Brad guided us through the timeline, describing major milestones along the way that included demo work, when the cabinets would come in, when the counter-top would be installed, and when plumbing and electrical work would be done. He was very patient with us as we had never personally done any type of remodeling projects. However much of my professional work includes understanding construction projects and the timelines involved. As we discussed the details of the project, we began to get a clearer picture as to how long the entire project would take. We started out thinking it would be two to three weeks from demo to finish, but soon learned that five weeks was more realistic. The custom cabinet lead time would be 6-8 weeks from the time the order went in until the time the cabinets would be installed. Everything else seemed to revolve around that. Brad explained that the demo and then prep work prior to the cabinets being installed would be about 3 weeks. Once the cabinets came in, everything else would follow in a pretty good cadence. The day the demo work began, Brad introduced us to his newly hired project manager, Justin. He would be working with us throughout the project each day keeping us informed every step along the way and coordinating all the details that go into managing a remodeling project. True to his word, Justin was on site every day managing each phase of the project, coordinating the efforts of the various trades as they completed their work, and most importantly, keeping us informed about what was going on and what was coming next. The first week was a flurry of activity as they completed the demo and began to prep for drywall, painting, and tile installation. The second week went equally well as contractors where on site each day completing each of those things. The third and fourth weeks, things seemed to slow down as we waited for cabinet installation and then counter-top fabrication. There was some custom cabinet work that was unforeseen at the beginning of the project due to electrical infrastructure that was discovered during the demo phase. We considered options and elected to go with the custom cabinet work as a solution. This increased costs some, but the end result was worth it. The cabinet makers did an amazing job incorporating fully enclosed chases for the electrical fixtures in the main section of the kitchen cabinets and counter. As planned, once the cabinets arrived there was a pause as the counter-top was fabricated. After the counter-top was installed, the pace of the project picked back up again. Justin and Brad managed the final stages very well, coordinating plumbers, electricians, and cabinet makers in a very focused effort to finish things up quickly. There were a couple of things that came up that required customization and attention to detail. Brad embraced those challenges and we worked through them with his experienced guidance. I felt it was more of a collaborative effort than a general contractor telling me what the only solution was. We fully expected there would be unforeseen obstacles and changes to the project and we budgeted accordingly. At the end of the day, those changes worked out to about a 6% increase from the original quote. Some of those changes resulted from our decisions to upgrade features and fixtures from what Westphall had budgeted into the quote. For example, we chose quartzite over a granite counter-top as we discovered it on our journey to getting the kitchen of our dreams. Since I work from a home office, one thing I was grateful for during the project was that other than the overhead light fixture in the living room, and of course the lighting in the kitchen, we never experienced any interruptions to electricity. The water was shut off for only very short periods of time as the plumbing was demo’d and then during the installation of the kitchen faucet. The plumbers installed a custom manifold as they encountered a water supply pipe set up that was outside of normal code standards. The project was completed this week and we are moving into our new kitchen. We are stunned at how much of a difference it makes to our home and could not have dreamed of a better outcome. We are already starting to plan our next project and Westphall Remodeling is at the top of our list because of the outstanding work they did on this project.
Description of Work: Complete kitchen remodel to include demolition of two existing walls and a lowered ceiling, addition of a walk-in pantry complete with shelving and a pocket door, installation of new gas line for stove, new lighting and electrical fixtures, new plumbing for kitchen sink and disposal, new cabinetry, new flooring, and installation of new appliances.

Our remodel went great. This was the second time that we hired Westphall Remodeling. We were just as pleased as with our first experience. Our bathroom was re-designed and completed right on schedule, the results truly exceeded our expectations. There was very little down time for the project completion and most importantly we got almost daily updates. Our bathroom project included new cabinets and counter tops, a new walk in shower with frame-less glass, new tile floors and paint. Awesome job!

Services never bid on. Waited over a month for initial appoint,ENT only to have them call and try to cancel the day before. Moved to very early to accommodate them still coming to bid. Told at visit it would be 1-2 weeks for an estimate and understood work would not be able to begin until late summer or fall (3-4 months). Called two weeks later and was told they would not be delivering a bid. Held all other bids to accommodate receiving theirs - very disappointing and unprofessional.
Description of Work: Large master bath and two other full baths, full demo down to studs and modifications for shower only in two with tub/shower combo. Enlarge master shower. New floors, tile, vanities, fixtures....everything.

We hired Westphall Remodeling to do a new bedroom addition and a bathroom remodel and were very satisfied with their work. Mr. Westphall helped us through the initial design process and the construction was clean and well organized. All of the new work tied in well with our existing home and it's hard to tell where the new work began and ended. The new bathroom plumbing had to tie into an area at the front of our house and this did take a little longer than we had expected but overall the project took about as long as we had anticipated. They were also very good about staying in contact with us and keeping us informed throughout the project. We would highly recommend them.

Our remodel is gorgeous. Brad and James helped us along the way- making selections and suggestions on design. We were on a tight time line and they completed the project in time. All crews arrived when scheduled- there was not one day that we were without someone working at the house. All contractors showed professionalism, punctuality, and completely excellent quality of work. We highly recommend Westphall.

Our projects turned out excellent! The outdoor living area was a fairly large and detailed project that required an initial design which took into account a few fairly challenging structural issues. Westphall was able to help us all the way through the initial design work to the final completion of the project. Brad (the owner) and his guys were excellent to work with and we would highly recommend them. Besides the outdoor kitchen and living area, Westphall Remodeling also completed an extensive make-over to our master bathroom (long overdue!). We appreciated the attention to detail and were amazed with the final transformation. We will definitely plan on contacting Westphall Remodeling again for any future projects.

Westphall Remodeling did a great job! Brad not only took care of the project we hired him to handle, he stepped in and helped coordinate the work of all of the contractors installing our well. Brad helped us design the garage in function and appearance. It looks more like a miniature house than a garage. The job was completed on time and for the price promised. The workspace was always kept clean and Brad was on-site to answer any questions. The garage is perfect--it turned out better than we imagined. We would definitely recommend Westphall remodeling.

Called to request a meeting with Westphall for a master bath remodel. We were told this company based in San Antonio Tx did not do work in Helotes Tx and recommend we call a company in Helotes! Just how many contracting companies do they think are in Helotes? From what I can see on Angie's List none! Would not recommend a company that cannot drive 25 minutes across town to even consider our remodel. Bad business practice!!

Our thanks go out to Westphall Remodeling for the fantastic job they did on our kitchen! All of our cabinets, countertops, backsplashes and flooring areas were completed replaced. New updated lighting was added throughout along with LED lighting below upper cabinets. We also added a new gas stove and custom hood and widened a pass-through to the dining area. Brad Westphall was great to work with and his team helped us with all of our selections. This project was one that was long overdue and it couldn't have gone better!

Amazing job, could not be happier. Mr. Westphall was timely, honest and personally oversaw the entire project. I would not hesitate to use again. I would not hesitate to recommend to friends or family. Finished sooner than expected and on budget.

Phenomenal job! Brad and his crew were always on time, courteous, and left no trace. I removed a former exterior wall that separated my kitchen and sunroom for a kitchen remodel. We replaced the wall with two laminated 2 x 12's. While removing the wall I also wanted to raise the ceiling of the sunroom. The ceiling of the sunroom was only at 90 inches and at first we did not think we would be able to raise it to kitchen ceiling height (118"). Brad and his team found a way to make it happen and it looks great. While raising the ceiling they also reinforced the roof to make it more structurally sound. Brad is a no nonsense professional and cuts right to the chase. I talked to several contractors about this job but Brad was the most Familiar with my type of property in Montevista.

I had been searching for a general contractor to do remodeling/soundproofing on our existing Home Theater for 3 months. I used many websites and finally decided on Angie's List to get accurate reviews. This site is a wealth of information if anyone is considering on hiring a contractor for house remodeling. I made a few phone calls and I was really surprised that a handful of contractors refused because they were not familiar with Green Glue soundproofing compound. A simple google search will show how easy it is to apply. Anyway, Brad is the owner and the proposal was emailed within 2 days from the initial appointment which was impressive considering the scope of the project. Although they submitted the highest bid but the difference was not very significant. I think the main reason I decided to work with Brad was because he immediately had an idea exactly how the project will go. On top of that, he has many excellent reviews from this website. His son, Kleigh, was always on site and that was very reassuring to know, especially on those days when I was at work. He made sure the project went smoothly and the house was kept clean, which can be challenging when working with drywall. That, to me, is already a big reason to hopefully work with them again in the future. The Home theater was knock down textured walls, finished with matte black paint and dark brown trim. It can be a challenge to flawlessly paint since if a few spots are missed, they can be obvious. If I have to present an opportunity to improve, I would say the paint finish. If I have to look closely from the sides, there were some very few spots that were not coated with paint. These were on on the sides of some textures, not on the drywall itself. But these were easily fixed with few strokes of fresh paint. Again, I have to look closely. This was very trivial considering the amount of work involved on soundproofing the walls, ceiling, and floor, at the same time keeping the dust and dirt inside the house manageable. Westphall remodeling recently completed an addition to our home. After extensive research on the internet, I contacted Mr. Westphall for a quote. He was very straightforward and honest with his assessment of our needs and provided me a very reasonable quote. I discussed his quote with a recently retired contractor and she stated that it was more than reasonable with the amount of work that was involved. The previous owners of our home added a pool to our backyard. Unfortunately, we did not have access to a restroom in the house from the pool area. We have two young children so I was tired of drying our hardwood floors every time they needed to go into the house to use the restroom. Mr. Westphall and his crew added a full bathroom as well as a Scandinavian Spa to our existing structure. His masons matched the existing rock of the addition perfectly to our home. Even though the tile for our roof was no longer produced, his team relentlessly located an exact match and designed the roof to coincide with the existing architecture of our house. Needless to say, our addition looks as if it was the original design of the house. My neighbors were impressed with the addition as well as the professionalism of his staff. The crew cleaned up everything everyday prior to going home and Mr. Westphall would provide me daily updates via email or phone of my project through completion. Without reservations, if you are considering adding an addition to your house, you should definitely give mr. Westphall a call. His attention to detail, experience in the field, association with professional subcontractors, and talents are second to none. I highly recommend him without any reservations.

This is our third job experience with Westphall Remodeling. The owner sets very high standards and keeps them. The entire process is stress free. Brad has always arrived very close to his appointment times if not exactly. The vast majority of the time his teams arrive on time. He keeps you in the loop so there are no surprises with schedule changes. Our initial experience with Westphall Remodeling was for a a major room renovation and extension in Oct 2012 (reviewed). The job was completed in 2 1/2 weeks!!! We know that Westphall focuses on larger projects where he designs and submits a proposal for a larger remodel project--room additions, kitchen and bathroom remodels, etc. I guess that since this was our third project with him, he agreed to do a much smaller "repair" type renovation that still involved several different trades. The chimney was most likely damaged by a leaking chimney cap improperly installed by the original builder. The chimney repair required scaffolding to be set, 4x8 sheets of plywood to protect the metal roof from the scaffolding and ladders then the demo work to remove existing damaged stucco. The stucco was then reapplied and a new chimney cap installed. We have always been very satisfied with the quality of the trades that Westphall works with --the men installing scaffolds were very careful, stucco replacement was absolutely top notch and the paint match was near perfect. Another nice touch is the end of day clean-up. Before the men leave the job site, each day, they clean up debris and trash, and even sweep the roof (!). Last spring we contracted with Westphall to install a roof cover (mini porch) over a fully exposed outside door that had suffered from occasional leaks from wind driven rain. No surprise that the metal roof matched the rest of the house exactly and the new door cover looks original to the house. Overall, each job has been done on time and on budget. We highly recommend Brad Westphall and his company.

We would like to express our sincere thanks and appreciation for the manner in which our loft addition project was completed. When we first talked about the project, we talked about adding the loft above our existing living room. The addition was to be off of the second story floor landing, the railings going up and bordering the room were to be wrought iron, and we also added built in book shelves and cabinets, and two windows that would open. This all sounded like a simple project but it was going on at a busy time for us. Our discussion was would it be possible to start and complete the project and navigate around our special needs? We all agreed that it would be possible and so we began. I am thrilled to say that you and your company kept your word, we all worked together and the project was completed as promised. Your subcontractors are nothing short of professional and your project manager was the best we have ever worked with. I had observed his interaction with the men on many occasions. His people skills are second to none and his knowledge of the work and project is what allowed everything to run smoothly. We are thrilled with the end project and will definitely call Westphall Remodeling for any future projects.

Description of Work: Contractor is too busy to even bother providing a timely estimate. They said to call their office to schedule a "possible estimate". Look elsewhere unless you want to wait 45 days or more for a quote. So much for scheduling online. So sorry to have bothered them.

We are extremely pleased with the results of the remodel as well as the process that we went through to get it accomplished. This was an extensive remodel that included both design and build. Brad brought in a top-notch designer to work with us to arrive at a design plan that we absolutely love. As soon as the design plan was finalized, tear out and rebuild work was in full swing. This was not a delayed process. Brad did an exceptional job of lining up the subcontractors so that the project and work transitioned smoothly and quickly. He was always on top of things and showed up to the job almost every day. He gave us updates and continually asked how we thought things were going. If we had any issues or concerns, he immediately addressed them and was honest with us on what could be done and what couldn't be done and why. He makes this a collaborative process and wants his clients to be happy which is exactly why we use him. Having worked with Brad on a prior project in our previous home, we knew we would receive high quality work at a reasonable price. His professionalism and those of his subs are second to none. They respected us and our home and were considerate of how remodels can be disruptive to family life and our daily routines. Regarding price, we always feel that his quotes are fairly priced for the scope of work involved and the quality we expect. The price will likely not be the cheapest bid received, but it will be accurate and not fluctuate. The only fluctuations we had were due to a change in the scope of work at our request. Even then, costs were reasonable. There were many unexpected issues that came up that he absorbed and did not pass along to us. We have used "cheaper" contractors in the past that, at the end of the day, cost more and the quality of work was less than desired. We have many more projects to tackle on our home in the coming years and we will continue to use Brad and his team. He is reliable, creative, responsive and extremely knowledgeable in residential construction. We highly recommend Westphall Remodeling.

Very professional and efficient. All of the subcontractors were polite and professional, and their work was top quality. The addition is to make our guest house suitable for my parents who are living with us. Brad was excellent working with my mother and father. He was continuously on site making sure every detail was completed on time and correctly. Even though he had to work around different schedules and obstacles, he was considerate and pleasant working with our every demand. Not only would I recommend his service, I plan to go on a fishing trip with Brad after the job is done.

Brad was present every day during the project. He selected highly skilled sub contractors, responded to questions and was meticulous in his oversight. We have been in the addition for two years and it has been flawless. We recently had to relocate and when people looked at the house, they could not tell it was an addition. We actually had an inspector call and ask where the original house ended and the addition began. Even the inspector could not tell the difference. Most importantly Brad was flexible with last minute changes. We could not be happier. I actually thought I had posted a review earlier, however, can now say that this addition stands the test of time, weather, and use.
