Military: DO NOT FREQUENT
Description of Work: Do not leave town and allow Larsen Properties to manage your asset. They will charge you nearly 700 dollars to make the home ready for your tenant then do nothing. You and the tenant will be cheated. As a tenant, they will tell you in email that you have far more days than your lease allows to complete the condition report. And if that doesn't work there will be an email sent a few months prior to the end of lease asking you to indicate your intent to renew via adobe veri sign. Sounds innocent enough except your acknowledgement will contain a dead link which has a boat load of very daunting and expensive move out requirements that will not be in your lease. This is extremely shady on so many levels. Beware Larsen Properties especially if you are in the military. The owner Brad Larsen will try to play on your fear of Senior Leadership. Just contact the legal folks at your installation. If you get the sense that something is not right with your transactions with this company, that's because there IS something wrong. Keep in mind that just because some crook says something is legal and has the nerve to put it in writing, doesn't mean that it is. Also note that there is even a tidy little clause in your lease prohibiting you from complaining or saying anything negative about the company on social media sites. Does all this sound ok? Don't be afraid, fight back. If you read this before signing a lease or property management agreement then you may want to save yourself some trouble and seek other options. If it's not in your lease then you're not obligated to pay them extra money or allow them to put you in a position to make you pay them extra money.

This outgoing tenants first review on YELP one year ago was a 5 star review, then the tenant moves out and does not like that he gets charged for the damage to the home he caused. In his efforts to retaliate, he has turned to Yelp and now Angies List. This outgoing tenant makes statements that do not actually happen or are half truths. Let us explain so that people reading this review will understand the flow of leasing and lease renewals....and how easy it can be with the technology and options we offer that no other property management companies in town do. 90-60 Days From Lease End: Tenant is sent an Adobe Sign form that asks for their renewal intentions, while providing them updated conditions of any new lease extensions. If the tenant intends to renew, an inspection can be ordered and draft lease extension can be sent out from there. This is a simple process that asks basic questions. TENANT: Do you intend to renew or move out? 60-30 Days From Lease End: If the Tenant is not renewing, instructions are sent for the move out process to include exact details of what to do, how to do it, and also where to leave keys. *As an OPTION - tenants are allowed to leave the keys in the home and send us a picture via email of those keys indicating they have vacated the home. The outgoing tenant makes mention of this but does not fully explain it. This is another benefit of working with us as we offer a lockbox move out option. In contrast, the outgoing tenant's alternative is to drive to our office, during business hours (we have no drop [Member Information Removed] / slot at the office location), and turn in keys in person. The outgoing tenant also mentions the company owner - Brad Larsen. Mr. Larsen is a former Army Infantry Officer and understands what military life is like. In all cases, he encourages tenants that do not understand their legal obligations of a lease agreement to take advantage of the free legal services obtained at their local military installation. The Judge Advocate General attorneys or legal assistants can review the documentation for a tenant and help make sense of all the written requirements. It can be daunting with all of the guidelines placed upon someone who is renting a home - often times from another military member - such as paying your rent on time and leaving the home in good condition. Our company specializes in Property Management of single family homes. Many of our clients are current and former military personnel that place their home into our care. To help protect those home owners, often times who are active duty military, we have strict compliance measures put into place to ensure we maintain and keep up the standards of that home. When that home is rented to another military member, we ask that they treat that home if it were their own as the ultimate owner is usually in the military themselves - often deployed overseas. Description of Work: They now manage my property. Dave and Krista are prompt, efficient and organized. |I'm sorry I wasted my time with another realtor, who had reviews on Angie's list as high A's. Personally, I absolutely do not believe those ratings. She was aloof, screened her calls, would not call back and always had excuses. She would only respond to negative messages, then lie as to why she didn't pick up your calls. | |However, I can attest to Larsen Property's. They also gave me a list of their clients that I actually contacted via email and called to verify their services. Bingo! Slam dunk!!! |When these professionals say they are going to do something, their word means something. I'm very happy thus far with their service and I'm sure anyone else will be too.

We were extremely dissatisfied with Mr. Larsen?s performance. Mr. Larsen lost us a prime tenant, a single woman with a six-figure income, due to his inadequate follow-up. He already had her security deposit in hand and she was simply waiting for him to send the draft lease agreement. I tried to salvage the deal, but she had already moved on. As a result, our home remained empty for another month and a half, a very frustrating situation for a military family stationed across the country. When our home was finally rented, repair requests from the tenant did not receive timely follow-up. We personally contracted for the replacement of patio doors and instructed the contractor to deal with the property manager for access to the property and for payment of services. When the contractor reported all work complete, the account was settled in full by the property manager. Several months later, we discovered that the contractor had not performed any of the work. Needless to say, when the tenant brought this to our attention we were pretty upset. This also caused significant frustration for the tenant, and we believe this was a contributing factor to her decision to not renew her lease. Mr. Larsen acknowledged that he ?failed to follow through as well as he should have.? Lastly, the tenant decided to pay him $475 to have his company take care of the move-out cleaning. That amount was deducted from the last month?s rent that was transferred into my account. I had to call him and tell him to put that money in my account immediately, as that was a deal between him and the tenant. It took several days for the funds to be restored to my account. We terminated our business relationship with Mr. Larsen as soon as our contract ended. We are presently paying more for another property manager and are far happier for it.

We welcome the opportunity to explain fully, with documentation, this one sided review with completely inaccurate information contained in here. We felt we did an excellent job in handling this home for these owners given the demands they placed on us by insisting to use contractors outside of our knowledge and screening process. This is why owners hire a property management company - to be able to tap into our trusted vendors. When an owner does not allow us to do our jobs by insisting on decision points for every single thing that goes on with their home, this is the results. We wish these owners luck with their home and the best in their future endeavors.

After renting from Larson Properties for two years I would have to say that the overall experience was good. They had quick responses if we ever had a problem, although some times I would have to follow up after leaving a message with another phone call as I would not always get a call back. I never had any problems working with Brad, or Steven. Brad was very helpful in setting up the move in process and Steven was very helpful answering the move out questions. I highly recommend using the cleaning service they offer as it saves you time and hassle when you are moving out The use of a tenant portal through there website made submitting work orders and paying rent very user friendly and allowed me to pay rent from anywhere. It also was nice to have all my leasing documents in one place so if I ever had a question I could look it up anywhere I had internet as apposed to trying to find the paper documents in my files at home. . They are a growing company and things are always changing but I personaly think they are just getting better.

I wasn't happy at all with Brad Larsen- Larsen Properties. He barely checked on the property, if he ever went out there at all.
Description of Work: Brad Larsen - Larsen Properties was the property manager for the house I was renting.
