"This outgoing tenants first review on YELP one year ago was a 5 star review, then the tenant moves out and does not like that he gets charged for the damage to the home he caused. In his efforts to retaliate, he has turned to Yelp and now Angies List. This outgoing tenant makes statements that do not actually happen or are half truths. Let us explain so that people reading this review will understand the flow of leasing and lease renewals....and how easy it can be with the technology and options we offer that no other property management companies in town do. 90-60 Days From Lease End: Tenant is sent an Adobe Sign form that asks for their renewal intentions, while providing them updated conditions of any new lease extensions. If the tenant intends to renew, an inspection can be ordered and draft lease extension can be sent out from there. This is a simple process that asks basic questions. TENANT: Do you intend to renew or move out? 60-30 Days From Lease End: If the Tenant is not renewing, instructions are sent for the move out process to include exact details of what to do, how to do it, and also where to leave keys. *As an OPTION - tenants are allowed to leave the keys in the home and send us a picture via email of those keys indicating they have vacated the home. The outgoing tenant makes mention of this but does not fully explain it. This is another benefit of working with us as we offer a lockbox move out option. In contrast, the outgoing tenant's alternative is to drive to our office, during business hours (we have no drop [Member Information Removed] / slot at the office location), and turn in keys in person. The outgoing tenant also mentions the company owner - Brad Larsen. Mr. Larsen is a former Army Infantry Officer and understands what military life is like. In all cases, he encourages tenants that do not understand their legal obligations of a lease agreement to take advantage of the free legal services obtained at their local military installation. The Judge Advocate General attorneys or legal assistants can review the documentation for a tenant and help make sense of all the written requirements. It can be daunting with all of the guidelines placed upon someone who is renting a home - often times from another military member - such as paying your rent on time and leaving the home in good condition. Our company specializes in Property Management of single family homes. Many of our clients are current and former military personnel that place their home into our care. To help protect those home owners, often times who are active duty military, we have strict compliance measures put into place to ensure we maintain and keep up the standards of that home. When that home is rented to another military member, we ask that they treat that home if it were their own as the ultimate owner is usually in the military themselves - often deployed overseas. "When a home owner rents out a home they once lived in there are inherent attachments and emotions to this home unlike anything else in life. As a military service member, these owners were allowed to buy a home using a VA loan with no money down - then turned it into an investment property. They lived in the home for a short period and then were moved overseas by the military. During that stay, this was their single and only business investment with the intentions of moving back into the home - making the emotions off the chart in dealing with day to day situations. Not only is this their prior and future home, it's their only investment. In dealing with peoples home, and their money - emotions run extremely high and this review indicates that. It would be doubtful that any property management company anywhere in the world could have taken good enough care of this home to satisfy the expectations of these one time landlords. The services offered by any property management company are not equipped to be perfect as you are dealing with people. Everyone has a different level of what they consider good service in those dealings and this review is a good example of over the top expectations from an overly emotional owner. As a company - we did exactly what we were supposed to do....we rented out their home in quick fashion and brought them in over $20,000 a year in rental income with no vacancies, took care of maintenance, and handed them back a home in good order. When someone comes in with a white glove to create issues, that can be done with any home at any time. Focusing on the bigger picture - in a three year lease term - we brought this owner over $60,000 of relatively hassle free rental income....not to mention the giant tax breaks they received with incentives of running a business. All of this these owners would not have been able to do themselves while overseas. They have no idea what a giant animal renting a home can be when something goes wrong. Sure, anyone can find a tenant and let them live in the home. But, what do they do when things go wrong? We were hired to rent their home, manage it, and help them move back into it. All of which was done in excellent fashion and as the reviewer points out...."The tenants paid on time without fail during the three years and stayed the entire time." As the reviewer mentioned, things went great until the owner started to make up things being wrong.....looking past the hassle free ownership and receiving in over $20,000 a year in rental income. Be sure and focus on the part where they turned down a rental increase that the tenant was ready to agree to. Any of the issues they claim in their review are minor in comparison and should not be taken as face value. This issue you mention is completely unlike us as we treat owner phone calls with high priority. Please email us from our website with that helpful information. In addition, we have two full time assistants answering our main line with the ability to transfer or take messages. So we are surprised to hear of this issue and feel it's a very isolated one. They took care of everything. They assisted with make-ready and in doing so saved me several hundred dollars and countless hours. They marketed and screened tenants and placed a quality tenant in the home. They did all this is a very short time period and from what I see of the competition they got me top market value for the property. We are actually out of the state so we were nervous. We had a relative in town that was looking after the property so we knew that it needed a lot of make-ready. We looked elsewhere and for the price that our house was going to rent for the other companies were going to charge almost $1300 more to manage it for the year. Larsen's pricing structure is far better and the included services far outshined the competitors that we talked to.

I have a rental property I wanted them to do "lease only", i.e. market & show property, screen applicants, etc. they offer that on their website for a package deal for $1,000.00.
they have link on their website to send them a request for property rental evaluation. I filled that in and submitted it on Tuesday 8/4/2015. heard nothing back.
I called on 8/4 and they forwarded me to "Eric"; I left a voicemail on his cell phone. heard nothing back.
I called again on 8/6, was forwarded to Eric's cell. left another voicemail. heard nothing back.
