The man was not nice. He could have said: I'm sorry, no we don't" or even "thank you."

The FACTS: I am a real estate buyers agent representing a client on a home that has a septic system. I contacted MJ Septic Friday to inspect a septic underneath a manufactured home that is only accessible via crawl space. They were told this was a real estate transaction inspection and two other septic companies had refused to inspect due to the septic being under the house and not to code. MJ Septic was told that there was standing sewage under the home. Mr. Perez agreed to inspect the septic despite it being under the manufactured home and with the knowledge that it was leaking. They agreed to inspect the septic at the last minute and to provide the inspection the next day. MJ Septic says that they did not agree to inspect the septic beyond noting an automatic failure due to location. At 6:49 on Saturday night my client was emailed the report which simply said: "Septic system was unable to be inspected, tank was located under the left side of the house. Inspection failed. We recommend installation of a new aerobic septic system - $14500." They charged my client $295 to tell us it failed inspection because it was underneath the crawl space of the home which was an automatic fail. According to the report there was no physical inspection of any of the components of the septic system. MJ Had pumped this same septic system 3 months prior according to the homeowner (MJ Reported in an email that it had been "pumped with great difficulty at that time"). We asked them to actually inspect the septic, not report that it would fail due to being located in the crawl space of the home. Everyone involved in this transaction already knew the septic was under the crawl space and not to code. Two other septic companies had already told us it was not to code and had not charged for that information. We needed to know what was failing, if it was repairable and if not how much a new system would cost. In the very least we believe that the septic report should have noted that there was standing sewage on top of the soil under the crawl space indicating that the septic would have failed for reasons other than being located under a manufactured home. The sewage was clearly visible from the trap door on the side the septic was located, that is how we knew it was there. You did not even have to go inside the crawl space to see the sewage. MJ Septic did not do that. After receiving this report my client politely asked via email for her money back at least in part because they failed to conduct the septic inspection as discussed. Stephanie Perez responded that the real estate agent hired them (me) and if she (my client) wanted a refund they needed to take that up with me. QUOTE FROM MS. PEREZ: "If you feel as if you did not get the services you paid for Mrs. XYZ I would recommend you work this out with your realtor whom agreed to services and hired us." Real estate agents make calls to initially schedule inspection appointments for their clients all the time but that does not make the real estate agent the person that hired them. If a personal assistant calls to schedule a dental appointment for her client does that make the personal assistant the patient? Not hardly. In her final email Stephanie Perez went out of the way to point out her A rating here on Angies List and expressed anger with my statement that I would indeed share my experience with others. In that email she seems to be confused. My client would have been a happy customer had they performed the services in which they were hired to do. That is where we have a dispute. It has nothing to do with my client paying $295 for a report. It has to do with my client paying $295 for an inspection report that was not performed as promised. QUOTE FROM MS. PEREZ: "How dare you make threats of slandering our companies name because your client is unhappy with spending $295 for the inspection.Making such threats via email probably isn?t this wisest choice Mrs. Skogebo, don?t be try and bully me.I am sure we know lots of the agents and brokers in your [Edited to remove actual name of third party] "NAME OF REAL ESTATE NETWORKING GROUP", and they have had position feedback on our company,as well as our A+ accredited business rating with the BBB and our A rating on Angie?s List." Our disagreement with MJ Septic is that they claim the report stating that the septic failed due to being under the manufactured home was sufficient and we were under the impression that they would actually inspect the septic beyond stating it was in the crawl space and automatically failed. This is not slander. I am reporting the facts associated with this dispute. There are no exaggerations or opinions. This is my own personal experience with MJ Septic. I am not advising anyone not to use MJ Septic. I am not advising anyone to use MJ Septic. I am simply reporting the facts associated with my experience with the company. MJ Septic was given every opportunity to address this issue with my client and they declined. The last line of the final email was: "We have nothing further to resolve here, we did our job as hired, job is done." Bottom line is that a nice apology for the miscommunication would have gone a long way in resolving this dispute. It's a shame that Stephanie chose to respond the way she did. This dispute could have been easily resolved with a polite conversation and phone call to my client.

Sergio arrived on time and inspected area of the septic and opened up the system for clean out. He examined the area and determined there was two lids so he opened the second one and cleaned out the septic. (The previous service that was used did not do this. Sergio closed both openings and cleaned up the area. I am very pleased with his performance and work ethic. I would use this company again.

The only thing I can say is, INCREDIBLE!! Their service technician arrived on time. I fully expected to be replacing the septic water pump and possibly the float. WHAT A PRO!! Before he did ANY of the mechanical work involved, he tested EVERYTHING!! Found the float wires had been INTENTIONALLY disconnected by the previous service person. Re-connected them and the float worked fine. Instead of REPLACING the existing pump, their tech pulled it, carefully inspected it, performed minor maintenance and cleaning, re-installed it, and it worked just like a new one. SO refreshing to find HONEST service people in the San Antonio area. Saved me over $700.00 dollars. MJ Septic will be the only people that EVER touch my septic system in the future. Their VERY HIGH rating on Angie's List is WELL DESERVED!! Thank you from the bottom of my heart!!

Responsive and professional. Stephanie took care of county paperwork quickly, and replaced our inoperable Hoot controller within a reasonable time frame. MJ's technicians returned quickly to retrieve some materials left around the system work area. Inspection reports are delivered via email--which is convenient. So far, the new system controller works great. Our existing Hoot system controller worked well for about 7 years and then predictably crashed some time during year 8 of operation. (The blower compressor ceased to operate in year 6, and I replaced it with a similar unit from a different mfg.) The MJ supplied SPI controller unit is primarily an anlog based unit which is not soley dependent on intigtrated circuit boards for operation. Thus, greater reliability and simpler to operate & maintain. Yes, the Hoot unit is more sophisicated and is visually asthetic, but I'll take function over form to assure relaible and economical OSSF operation. Simple is often best. And, I did some price checking as well. MJ is right in line with the local market.

I called MJ on 3/25/15 and scheduled service for 3/26. Service guy called me at 9 am and was here by 10 am. He pumped the tank, cleaned up and was gone by 11 am.

Pumped out the septic tank. It was installed when the house was built in San Antonio in 1963-4,Ground shifts and root issues. MJ have been there. We are really pleased with Hector and MJ. We would definitely recommend.

We contracted MJ Septic to do a "Real Estate Inspection" for a home we were looking to purchase. We scheduled MJ septic to come out on a Friday along with a number of other inspectors during our 10 day option period. It is typical to pay $100 for this option period which works out to around $10 a day. A technician showed up on time Friday as scheduled. He spent around an hour or so inspecting the system. The technician stopped me as we were leaving the property and told me that he couldn't find some of the system components but he had a concern that the water in pump take didn't drain as quickly as maybe it should. He said he couldn't provide a written inspection and would need to talk to someone back at the office and someone would send me the written inspection later that day. Around 6pm the same day "Joe" from MJ septic texted my wife?s phone and said that there was an issue and he or his business associate would be out on Monday to re-inspect the system. We received the written inspection report back on Monday night . The inspection report came back as failed. The recommended remediation for the system was "Drain field should be rooted". We then submitted this along with repairs recommend by other inspectors. Well as the current home owner discovered this type of repair is impossible as the lines are too small. So basically this written report cost me 6 days of my option period for a recommendation that can't even be done to the type of system installed. The home owner choose another septic company to come out and correctly diagnosed the issue. The issue could be resolved by "hydro-jetting" which is typical of this type of system according to information found on the Texas Agricultural Extension Service http://nctx-water.tamu.edu/media/1611/l-5235.pdf . To make matters worse on the last day of our option I spoke with Mike from MJ Septic after hours and he basically just recommended replacing the whole system to the tune of >15k. This defiantly wasn't on the written report and left me no time to negotiate. I called Joe and ask for a refund since his recommendation was basically useless and I was now getting conflicting recommendations. He said he would think about it and asked me to call his office the next morning. After contacting the office the next morning I was told by a very curt lady that a refund "wasn't happening" it was "just a clerical error" and I would only get a partial refund of $100.00. Basically the experience with this company was a mess and I feel they were given the opportunity to do the right thing and choose not to.

They inspected the system and verified I needed the pump replaced. They quoted me a price of $525 to clean system and $675 to replace pump. The did everything in about 3 hours and explained every step they were taking and why. I highly recommend MJ Central Texas Septic, LLC. Finally, both technicians (Hector and Roy) we professional and knowledgeable as was Stephanie who coordinated the work order. Thanks again!!!

The buyer for the house I am selling used this company to provide a float test to help determine if the septic system was good. They said the float test failed and that a new septic system would need to be installed. A float test in non conclusive to determine that a system needs to be replaced. If the float test fails it indicates that their is an issue, but it is not conclusive that you need a whole new system. A restoration lateral cleaning could restore the system. In any case, they were not honest with the buyer. And they told my realtor that the neighborhood where the house is would not allow a restoration and it was a law, and that they would have to replace the whole system. So my realtor called the towne hall and verified that it was not a law and they would allow a restoration. They were not honest with the buyer and in turn contributed to my buyer walking...

They arrived on time; did the job quickly; and so far, so good. Would definitely hire them again.

Very well. I called for service and they arrived the next morning. The septic tank was pumped and system inspected. Service technician was very thorough and answered any questions we had. We have used them previously and been very pleased. Only issue this time was it took a few days to get the report sent to us but otherwise everything was fine. Will use again if needed.

It went as well as we could have expected.

It wasn't very good. They couldn't really figure out what the problem was. They came out and looked at it but couldn't give an answer.

I had them do some service that was good, I would give them a rating of 'A'. Comments would be prompt, stayed on budget and I guess that would be all you can say about people who do that kind of business. I would say it cost about seven hundred dollars but I had more than just a normal pumping done. They pumped my septic system and did a bit of a cleanup.

Joe and Chris are extremely responsive and provide outstanding customer support. We had used them once before and their attention to detail and service levels are consistent. Due to the age of our current system we also had Joe price us a new aerobic system which he had completed the same day we we had the tank pumped. So far they are the first to respond on the quote and the price seems more than fair. Highly recommend this company.

We are a General Contractor here in San Antonio, we us M J exclusively. Joe, Mike and Stephanie have always returned phone calls, gone above and beyond to get the job done and ALWAYS been best in price. HANDS DOWN great service, reliable service and most of all service done right the first time.

We requested a visit from this company as we were having issues with our 31 year old septic system. Called and tried to set a firm appointment. This was difficult to do. When they did arrive, they dug a hole and drilled a hole in the exit pipe of our current system. Then told my wife, "Well, this will cost you $10,000". Very professional I would say. I called a few days later and tried to set a firm appointment. No resppnse. Tried again requesting an appointment for the same time, no response. When the time came that I was requesting, theyjust showed up without confirming. They quoted us a system to replace our current 31 year old system. Their quote was over $10,000 and they were planning on using our current 31 year old underground tank for the sludge tank and only providing a new fiberglass aerobic tanks and fiberglass pump tank.. I thought this was outragous, and it was, compared to the other companies I had quote. Needless to say, I did not use their services and suggest to them to be a bit more realistic in their pricing, along with professionalism with their customer service and responses.

Offered to schedule service within 24 to 48 hours. Worker came as scheduled during the 2-hour time window. Worker was very pleasant and efficient even though even though it was quite some work to dig through the tree roots and find the clean out on the septic tank. The price included $45 for the digging charge. I would definitely use this company again.

They did a great job. No issues. If I had one suggestion, it would be that they would call the day before to reconfirm appointment.

It was very easy getting a quote from them.

The technician was 2 hours late, which affected our ability to leave for prearranged errands. The company had hidden charge of $40 to find/dig the lid to the tank; we were under the impression this was included in the given price as long as the tank was with 100 ft of the truck (which it was). Otherwise, the service was good.

MJ. Septic review Initial contact was 12/13/13. They responded quickly and Joe came out and offered a verbal estimate. I called to accept and they e-mailed a contract/proposal on 1/1/14 and said through text that they would start in 2 to 3wks. I signed it and emailed it back on 1/04/14. On Feb 5 they got to work right away and stayed on the job except for one day of rain. (Joe, gave the verbal estimate, remained the supervisor throughout the job and was on the job site each day.) The system works great. We had been nursing an old inadequate system for 6 years until we saved enough to replace it. The new aerobic system is fantastic and worth the money. There aren?t any words to express the sense of freedom we have now to use water whenever you need to without worry. What issues we had were taken care of thoroughly, with Stephanie?s help. We have come away very satisfied with our decision to use MJ septic. I can recommend MJ Septic to anyone looking to replace their old septic system to an aerobic system and I do recommend replacement if you can swing the cost.
