Horrible, Edward and Melissa came out inspected the foundation and mentioned that three posts needed to be encased with steel shim at the back of the home. install an access door, installed a grate box toward the back of the house so the water runs from the foundation. Shim foundation as needed. When the worker came out to do the work it was noted that the beam in the back was collapsed. This was mentioned to Edward when he came out to look at the job. The first part of the job was $4500. 00 and now we were going to need 6 posts and additional beams, shimming and permits, with an engineers letter. Paid up front before the job was started. The job had to be paid in full before starting any work. What was quoted at the beginning was to resolve the issue with the house shifting to the back. The floor in the middle of the house is bowed, still unleveled. When I brought it to there attention before paying the remaining, $2500.00 Edward and Melissa were quick to threaten me with placing a mechanical lien on my property. Not a good way to conduct busy. Edward is a pushy guy, disrespectful, with no class. Mentions he buddies with the City of San Antonio Inspectors and actually is on the board for the Building Code. This he uses to intimidate people. Stay away form MitchCo Foundation, there horrible.

At fist look good told us we could live in house work around furniture after a week was told for our health to leave We thought we were going to have to replace most of the flooring because of piers and negotiated price. when piers were dug put 2 pier per hole .Didn't want to replace the room we talk about be cause of the wording of the contract after a little wording they did it .The laminated were but in wrong.. I could see the concrete was not flat .They said that the cushion under laminate flooring would work IT didn't won't fix. Fix and painted ceiling and walls. Walls started to crack in less the two months. They told me that walls crack . new driveway in less then2 month has crack they said if there not 2in.wide they don't care. they offered to redo our kitchen count top that would changed the color and fix a leak in the back. using some kind resin spread over every thing cabinets are now mess up they said they had another person to fix but lied. you need a lawer every time you talk with then

I had a leaking drain under one of my restrooms and a crack in an adjoining wall. I spoke to several contractors and decided to go with Mitchco for $17,800. I agreed to have their crew do the work while I was at work. The company wanted one half of the balance at the start of the job which I agreed to. They jack hammered eleven different holes around my home in the driveway, front porch, back porch, the slab alongside my house and another nineteen holes were dug along the perimeter of my house. They raised my house and got it relatively level then wanted me to give them the balance of the money and before they had finished the job. I refused because there were still piles of dirt that was dug from under my home and the concrete work was undone. They agreed to wait for the balance until they had finished with the dirt and concrete work. When they back-filled the holes they did not compact the dirt and piled the majority of the it around the perimeter of my home. When they replaced the concrete into the eleven holes in the slab, instead of putting the same type of wire that was taken out, they laid two pieces of reinforcement rod into the holes directly on the dirt and not tied into the existing slab or supported above the dirt.and poured the concrete into the holes. Now after a few rains, I have the dirt and mud running under my slab and the cracks that were made while they jack hammered my slab are widening and causing the driveway and side walks to sink and buckle. The masonary work on the front of my home is cracking and breaking. After contacting they company and missing work two different times, they finally sent men over to put dirt into the places that the dirt and mud was running under my home and putting more grout into the masonary work that had separated. They also busted the concrete out of one of the patches where they had just placed the reinforcement rod onto the dirt and tied new rebar into the slab and poured new concrete Although Mr. Mitchell failed to show up with his crew, he did give me a call after I had called to the office looking for him again. He explained to me that the mud running under my house, was normal and when I needed them to place more dirt into the holes they would gladly do so but the sinking, and buckling of the different slabs, sidewalks driveways, and porches and the voids under them are not his responsibility to repair, even though all of these had no problems before his crew started work. Now instead of having to deal with repairs to one crack in my walls, I have to replace the various concrete and masonary on the outside of my home. Lesson learned. Like my father used to say never trust a religious salesman.

Response from Mitchco Foundation Repair
Work was done per agreement upon raising superstructure nearly 5 inches. Voids are created between slab and grade allowing back fill methods to be treated as a slurry of mud and water to fill in voids-often times will require additional revisit to top off excavated and back fill areas of influence. Sidewalk and driveway are additional work orders and to be treated as such. Often a sidewalk or driveway may be affected during the lifting process and is unforeseen. MitchCo is always willing to work with clients even offering in house payment plans to accommodate. As for religious salesperson, JC**** ****** was the only perfect person and he was crucified. MitchCo is a company that includes Christ in its contracting services and there is no apology for this. Keeping in mind MitchCo is a National Foundation Repair Association member and abides by the contracts and rules and regulations municipality mandates. MitchCo does reward for referrals and reviews considering it is time consuming and appreciated to help the next candidate be prepared and educated with overall experience.

The Mitchco team arrived on time, worked consistently and cleaned up the area each day before departing. A heavy rainfall afterward demonstrated that the design and installation worked well. Mitchco was not the cheapest but the project was done very professionally and completed on time. Illustrates the saying that you get what you pay for.
Description of Work: The drainage at the back and side of our pre-owned home was never designed correctly. After a major rainfall (8+inches) we experienced water intrusion at the slab level. After removing 425 sq ft of glued-down wood flooring we sought to correct drainage to avoid any reoccurance. Two grids were installed across both the back and side and connected to two 4" drain pipes. Regan Esry at Mitchco designed a system to address our concerns and monitored the installation.

Work was okay, redid stucco skirting on house, place vents on skirting but did not cut the holes out behind them. Original bid was 22k. They found additional work that had to be done once they started the job, gave a bid for another 8k and we okayed the work to be done. They supposedly finished the job on a Friday, wanted to get paid the balance of 8k for the additional work, we had already paid them half of the 22k up front and the other half on that Friday. We told them that the additional 8k would not be available until Tuesday or Wednesday of the following week. The owner threatened to put a mechanic's lien on the house. Not a very good way to conduct business, especially after we had already given him 22k. Also, had to request the engineer and warranty documents, they should have been provided when we made final payment. The work was good but the owners customer service was bad.

My wife and I bought a house that was built in 1941. Our Foundation is a true pier and beam foundation. We called MitchCo to come out and take a look at our foundation. Rudy Martinez came out to our house and was very thorough while inspecting our house. The first day he came out, Rudy crawled under the house and used a scale to determine the areas of the house that were off balance. We decided to go with MitchCo, not just based on their knowledge but the convenience of their in house financing payment plan. They started work on schedule but the due date was getting pushed back further and further due to all the rain we were getting. MitchCo were professional to work with. We do wish the communication process could have gone better. Through the process I would communicate with Rudy on days and times the workers would be working and I guess they were never passed along to the foreman or supervisor over the workers. When this will occur it got frustrating when I had to pull away from my own schedule to find out what was going on or why the workers didn't it make to the house. But when an issue or question presented itself, MitchCo was there to assist us.

The work was completed the first full week in May. The crew arrived on time and worked diligently for four days leveling the area, installing the beam and raising the floor. In the end, they said that they could only raise the floor ½ an inch. The hall was still not level after this, so I had the hardwood floor lifted and re-laid by ESR Flooring. They raised one side of the floor another full inch. Enrique never came to the jobsite. I was told he went to Mexico. The crew was neat and polite but I was not happy with how they sealed the tunnels. They used over-sized plywood, that rose easily eight inches above the dirt, and they threw bags of cement in front of it. I voiced my concerns to the crew about the height of the boards because my plans were to pour cement porches in that area. Also when I looked under the house the soil behind the boards (where the tunnels had been) had not been filled leaving those areas low. I was assured it would not be a problem. I went out of town for four days. When I came home I had a lake under my house. I sent a text to the job foreman, -- nothing; called the office secretary ?- nothing; called the office again ?-the foreman came out but without equipment to pump out the crawlspace; called the office again ? the foreman pumped out the crawlspace. I suggested maybe I needed a French drain. I also told (Reagan) that the areas behind the tunnels that were not filled with soil was were the water was collecting and that the board covering the tunnels were pulling away from the walls creating a space for water entry. Reagan gave me a $7,000 quote and plan for a French Drain and would no longer talk about other issues and refused to send anyone to pump out the water after the initially visit. I bought a pump and some fill dirt. I crawled under my house and pumped out the water for the next week. I also purchased and filled the low spots with dirt. I asked for and received another quote to install a French Drain from another contractor (Alex) for $1,800. I also started also putting on my mukluks and with a heavy duty flashlight walked the property for hours through heavy rains (the area was under a Flashflood Watch through much of this time). What I discovered was that the water wasn?t pooling in the area where the proposed French Drain was to go, but rather where two of the former tunnels entrances were. I call Alex and told him I was not sure I needed the French Drain. He came and walked the property with me in a rainstorm. He agreed and told me it was time to pour the cement porches. He also told me he would have to redo tunnel entrances. During this time Reagan was calling about the French Drain. I tried to express my concerns but my words fell on deaf ears so I wrote a nice ?Thanks but no thanks? note I was going to find someone else to solve these problems. To make sure that I had found the proper solution to this problem, I called a professional engineer. She walked the site and agreed that the cement porches were needed and the French Drain was not. She noted the wooden tunnel entrances would have never held (later a city code inspector indicated he would not ?pass? the job if the board had been there when he inspected). She also suggested several other improvements to drainage as well as the addition of two piers to the front of the house. Alex pulled the boards and re-filled the tunnels entrances with a Caliche base and raised the area behind the boards. Then he dug out the area, filled it with cement base, laid rebar, and poured two concrete porches. There has not been water under the house since. I had the independent engineer come out before the Spring rains in 2016, she suggested I use Caliche to shore up the cement perimeter under my house and fill any holes. She also noted that Mitchcos? piers needed some attention because one was no longer carrying any load. Mitchco came to the house 7 months after the completion of the job and adjusted shims on one pier and added an additional block to another. As directed, I spread caliche under my house. I filled the low spots at two of the tunnels: they took over 2 yards of Caliche. At the deepest point, the holes were approximately 3 feet below the joists and the area was about 3 feet by 3 feet. The holes sloped up gradually from that point. The area behind two of the other tunnel entrances did not really slope too bad and due to their position by multiple plumbing lines, I decided not to even fill the minor indentation. I have discussed this job many times with the Edward at Mitchco. He said he did exactly what he was contracted for. He installed beams and piers. I must agree, that he did. The most valuable advice I can give anyone facing a foundation repair is get an independent professional engineer to inspect you property before, during, and at the end of your foundation work. Mitchco sells activity, not results. My foundation work was done 2015, a year of such intense rain and flooding that it marked the end of multi-year draught in the area. This profoundly complicated the work and resulted in conditions that no one was prepared to handle. If I had to do it again, I would have hired the independent engineer first -- and waited a year when the whole area wasn?t flooding...
Description of Work: At the beginning 2015, Mitchco quoted my complete foundation repair (64 feet of beam) for close to $13k, and in March I paid them $125 for a consultation. At the end of April, they were l hired to dig 4 entry points (about 8 to 12 feet) to connect to tunnels already in place, level the dirt on the back third of my 1288 square foot house, install 12 feet of beam and lift one side of an 8 foot x 3 foot hall, and fill the tunnels. I was at my wits end by the time I hired them. I agreed to pay the very high $8000-price tag because I was desperate to prevent water from going under my house and I had a hall that was so un-level that it looked like a carnival funhouse. In addition, the company charges an additional $100 a year for 5 years to inspect their work. They spoke confidently that they could solve my problems including the use of plywood and concrete to seal the tunnel entrances. I was assured that Enrique, the employee who contracted the job, would supervise.

Everything went well. We met with Reagan from Mitchco and were given several options and decided on a version that allowed the same strength but put the piers straight down thought the interior of the house rather than tunneling. This lowered the price of the job by about half, and since we are also going to replace all the downstairs tile/carpet, it was not a problem for us. We had to wait about 4 months for the Insurance-hired plumbing company to get their act together and get out of the way enough to get this job started, but when I called Mitchco back, they were ready to get started. Reagan warned us that there would be a mess and this was no exaggeration. We stayed in our travel trailer, camping out while the work was being done and snuck in in the evening to check on things. ...rolled back carpet and giant mounds of dirt everywhere. It was just crazy. But these guys worked fast. In 10 calendar days the workers were gone an so was the mess, and the everything had been fixed. The only knock I could possibly have on the whole deal is that the concrete patches over the 'break-outs' were left slightly proud...not a big deal where there will be pad and carpet, but I will have to grind it down when I get to putting the tile floor down and that will be another mess.

My old, old house is completely un-level.It needs to be lifted off the ground and stabilized.Mitcho gave me a couple different "fix-it" options. There was lots of information to take in, but I am glad that Ed had the knowledge to explain the process to me.Walk-through and estimate was free...even though Ed had to lay on the ground and dig in the dirt.
Description of Work: On Thursday afrernoon I called Mitcho to schedule a walk-through and estimate. The young lady who answered the phone was very polite, asked educated questions about my house and scheduled a walk-through for Friday afternoon.Friday afternoon I got a call saying that the owner of the company was on his way to meet me.Edward was polite and informative and although the solution he gave me was frightening, I believe it was accurate.

Description of Work: Mitchco has got to be the “Worst Company Ever”. They took my 1st payment, we signed a contract and they waited for my deposit to clear. Then the day before the job was scheduled to start I got the call. The owner said, “Unfortunately we are not going to do everything that we agreed upon and we need to increase the cost amount 53% which was $9,000 more in order to begin the job. But this was a deal because he really wanted to increase it 76% or $13,000 more”. So moral of the story, they were going to do far less work for way more money.
