It went well. I got three bids to replace the roof. Of all the contractors Kevin did the best job of figuring out the problems with my roof upfront before I paid him anything. The other contractors didn't spend as much time looking at the situation with my roof. Kevin was like a detective - figuring everything out upfront. I appreciated knowing the entire scope of the situation before I started. The actual job went well - there was a delay due to weather but, Kevin stayed in communication with me so, I knew what was going on.

The below is only part of the problem the other is described in more detail below. Some leaks showed up in September. He fixed it and blamed it on the fact he wasn't able to do a water test. A few weeks ago it rained heavy and the roof over the patio leaked like a siv. I am further concerned that the two bedrooms and bath will begin leaking since they are under the same roof that K&S fixed. I had another roofer come out and was told that he put the wrong application on the roof. Part of our roof has a very low pitch and should have had a hot tar application, but he did not. Other areas of the roof have not been sealed properly and run into the material. We have major leaks in some areas and it sounds like other areas will start leaking.
Description of Work: We had hired K&S Roofing Contractor license #: HR2919738 for several projects beginning with the application of a roof in June 2012 Projects were either of poor quality, not completed as requested, or problems not corrected over a period of months when brought to Mr. Slattery's (owner and person doing most of the work or directly responsible for quality) attention. He begged us to use him for other things because; as he said he really needed the work. We had him do several small/medium projects none of which were of the quality we expressed we wanted and he insisted he could provide. After multiple meetings with Mr. Slattery and warnings regarding the lack of follow-up, poor quality and not showing up on projects when promised we terminated his involvement with our remodel and any future work. Shortly thereafter in retaliation for no longer using him he sent us a general invoice for work that was either not requested, was part of other projects (he'd been paid for) where it was normal and customary to be included, was of such poor quality that we had to pay someone else to complete, work that had not been completed and we had asked him to come back and finish or repair, etc. Mr. Slattery has also tried invoicing us for continuing to use an independent contractor who did some work for us prior to our terminating K&S. This independent contractor was never his employee (not a 1099 contractor, nor a W2 employee)and never had a contract with him. It has and will cost us thousands to correct the poor quality of work and to complete projects he didn't compete including exterior painting and caulking, replacement of roof, cabinet/shelves poorly built, caulking around windows, sealing holes under roof line correctly (we hired him based on his telling us he was the expert " he isn't and wasn't"), damage done to exterior stone, etc. Mr. Slattery has repeatedly contacted several contractors and implied that they should get their money and run because we werent paying him. This is totally untrue and slanderous. While at our house and working on other projects we were paying him to do he would replace / fix minor issues which took 5 minutes or less. When I asked what we owed him we were repeatedly told that because we were giving him so much work there wasn't a charge. Now he is going back and trying to charge us for these 5-10 minute jobs. There is much more, but I believe you get the idea. I paid him immediately when he requested payment on a project that wasn't completed because he needed money to pay workers. Now he is saying that we were slow at paying him. We repeatedly asked for written quotes and invoices but he rarely provided. We paid for the majority of materials up front with the exception of several that I paid him for as soon as he presented the invoices. I asked him at the time if there were any others and was told no. I also asked him during and after each project if I owed him for any other work and was told no. He has fabricated the invoice and harassed and threatened us with legal action, liens, etc. In June 2012 K&S Roofing replaced an existing roof with a new one on our home at a cost of over $12,000. Within the last 1-2 weeks we had rains that caused significant leaks and damage on our patio and other areas under the same low slope section. The low pitch roof covers 2 bedrooms, a bathroom and a patio. I have contacted our insurance company who assisted in paying K&S Roofing for replacing the roof and was told that they won't cover poor workmanship. I had another licensed roofing company come out to inspect and provide an evaluation and an estimate for correcting the poor workmanship and damage done. Instead of replacing rotten boards under the patio he "skinned" it according to several contractors. This only hid the rotten boards and did nothing to correct the problem. Below is his evaluation and estimate: After doing a visual inspection of the flat patio roof at 402 Zephyr, I have come to the following conclusion on the following: A. The material used on this roof is a 90 lb. rolled roofing material. A commercial grade hot tar application should have been used and wasn't. B. The slope of the roof is almost flat and a minimum of a 1" every 12" is needed for this kind of material. Based on industry and standard applications a commercial grade hot tar application should have been use rather than the residential cold tar application. C. There are many areas on the laps that are not stuck (water is going under lap causing leaks). Even if this had been done it is still the wrong application because of the low slope D. The material is not properly sealed around the drip edge E. There are dips in the roof which is causing water to pool and this material is not made to hold standing water F. There are areas that did not get glued with the tar properly underneath the roofing material and therefore is just laying on top of the underlayment loose. According to the licensed roofing contractor the cost to install the correct application exceeds $4,000 and that if anything less was done they could not guarantee the work. Below is the breakdown of their estimate. This does not include removing the existing residential material, but instead using it as a base: Removal: 12.50 squares Replacement: 14.00 squares TOTAL: $4,200.00 Labor and Materials. It has come to out attention from speaking with other contractors who have lived in the area that Mr. Slattery has been featured on KSAT during a law suit he had with David Rangel. It appears he has quite a past in San Antonio and it would be worth investigating further. We have filed complaints with the BBB and Angie's List (we are a member - he is not.) Currently we are trying to get as much coverage as we can about the unethical business practices of Kevin Slattery and K&S Roofing, so others in San Antonio will not fall prey to his poor workmanship, false promises and untrue statements.

This is simply untrue. The flat portion of the roof was put on in July, 2012. The customers paid for the material and the roof was put on the very next day. They wanted to use the cheapest materials to do their project. We advised against this and they stated that they were selling the house. We also told them that there would be no warranty on this portion of the roof. In September, 2012, they called and said the roof had a leak. We met their realtor at the property. The leak was not in the roof, but was the fact that the air conditioner drain pan was over-flowing. We fixed this for the customers, although this had nothing to do with a roof leak. The realtor can verify this. In November, 2012, the customers had a sub-contractor pressure-wash the chimney. When this was done, all the tar was blown away from the flashings. The customers caused the damage to the roof. They also moved their air conditioner unit in November, and had the a/c company install a roof jack. This also voids any warranty. We did a temporary repair to the roof after the pressure washing and at this time, the customer was informed that we would need to replace all the roofing that attaches at the flashings. He did not pay us for the temporary repair and the customers have an outstanding balance of $1,800.00 with us. We have also customers, that also have not been paid. We also have a letter from the property management company that worked for the customers that states that the customers asked them to lie and commit insurance fraud. I can forward you this letter, if need be. The customers also asked us to lie to the insurance company and we refused. We have send demand letters for payment and the customers will not pick them up from the post office. We have tried to meet with them to solve these issues and they refuse to meet with us. We have never been contacted as to the recent leak in the roof, because the customers know they have no warranty and have an unpaid balance with us. Since we have been doing business in San Antonio, we have never had a warranty issue that we did not take care of. We stand behind our work and have thousands of satisfied clients. We will be seeking legal action against thecustomers.
