K-Stone has a great product, but they had some personnel issues at the time. We had to really stay on top of things and still they increased the price to where it was close to $7/sqr.ft.
Description of Work: Ground down old concrete floor, taped with a custom pattern, and stained. The floor did not finish well, it turned out very gritty, and no sealant was applied. It hadn't been part of the plan to seal it in any way, but it was too porous not to. K-Stone did not offer any additional service, and so we did it ourselves after talking to a supply company.

Please think twice before hiring this contractor to polish your concrete! We ended up having to re-do our downstairs floors due to a flood. We went to the showroom and really liked what we saw, so we had Mr. Stone come and give us an estimate for doing our whole downstairs in polished concrete. He told us about the potential for slight imperfections and the potential for some dust during the work, but that in the end we would have a product like we looked at in his show room. Big mistake! He completely oversold what he could do to get the job. After declaring the floors finished by the contractor, we came home to a floor with dust so thick, you couldn?t see the color- our floors looked more like mud than the nice shiny floor we saw in is showroom . I asked Mr. Stone (who had not done a final inspection on the floors prior to declaring the work done, which he admitted) to come and see the floors. He was non-responsive to several messages after we voiced our concerns about the product and sent pictures of the floors to his phone. He wouldn?t even come look until two days later. He then conceded the floors were not as expected. There were several unfilled holes and the company did not place the star in the entry way as was part of the estimate. They came back the next day and filled some of the holes and left plain white concrete saying they would finish when the star came in (up to 3 weeks we were told until it might come in). We were still not satisfied and Mr. Stone agreed to have the crew come and completely re-do the floors. When the crew declared the floors done the second time around, we came home to find not only did the floors still look nothing like his showroom, but the left a complete mess! The floors were still not shiny as in the show room and the crew had not polished the color in the bathroom or laundry room, due the polishers not being able to fit through the doorways per the crew supervisor (something you would think would be noticed when the estimate was given). There were still many holes left unfilled and those that were filled were done so after any polishing had been done, leaving them to look like dark brown lumps of clay on a lighter brown surface. The color began coming up immediately. White socks quickly became brown socks and wear patterns (which Mr. Stone stated that there would be no wear patterns) happened the first week and you started seeing white where the color came up completely. And there was very little traffic on it as we were living upstairs. There was trash everywhere- trash from materials used, cigarette butts, drink cups. The back screens were covered heavily in dust as was the whole back patio, with no attempt made to clean them. The crew had left an oil can with oil stain on the back patio and pulled the barbeque over from its regular location to try to hide it vs pick it up. There was a lot of damage to paint that had not been previously chipped- a dining room faux wall had dozens of chunks taken out of the wall from the equipment. There were several large paint chips in many doorways caused by them taking their machines through (again, know your limitations when you bid a house). The front railing was chipped up from the machines going over it. There was also much more dust than we were told to expect because when the crew sanded off the color for the floor re-do, they didn?t cover most of the areas that had previously been covered in plastic, so the whole upstairs had concrete dust and the carpet had ground in dust. To top things off, the crew took the unused dye (black and brown) and dumped it in our front yard, killing the grass where it was dumped! We tried to get Mr. Stone to come and see the final product, as again, he never did a final inspection. It took us 7 days to get him to come look at it. Then when he did come, he refused to look at or acknowledge the damage his crew did. Before leaving, he stated that since we were not satisfied, we would not have to pay the balance of our bill and that he would reverse the initial charge to our credit card. Three days later he emailed stating he was keeping the 50% we had already paid! Now we are having to completely cover up this product that turned out nowhere near as promised when viewed in his showroom and have all the damage his crew incurred fixed/replaced and he has had the audacity to try to blame us for his crew?s poor work and damage, stating we chipped the paint and that we used harsh cleaners on the floor (we actually only used a small amount of water to try to clear the dust to see the final product) My advice to anyone would be to stay away from this business. They did not provide the product as promised, oversold what they could do and did not honor their contract. Had his showroom floors looked half as bad as our floor, we would have never hired this company. That and they have dismal customer service- the fact it took us several pleas to get Mr. Stone to come look at the first and second versions of his crew?s work is bad enough. He is very, very non-responsive to customer concerns. One footnote is that the company claims that these floors are durable and withstand normal wear and tear, directly from his website "A floor that has long lasting beauty that requires little maintenance". One of my kids vomited a bit and I went to clean it up right away, the color came completely up leaving a big white spot. I asked all about kids and dogs before even attempted to get this kind of floor and again, was assured by this company that the floor would be perfect for us. Once again, the contractor oversold what he could do. I have photo documentation of the work beyond what you see below and you can feel free to contact me to see it before you sign with this contractor.
Description of Work: The price spent above was not the total quote, but what the contractor is withholding from us after not providing us with the product that he showed us in his showroom and described to us in detail, along with the fact that his crew left walls damaged and an extensive amount of dirt, trash and debris. The orginal quote for the work was $9100.00 The work that was supposed to be performed was polished concrete. We removed 99% of the flooring ourselves, so the price does not reflect flooring removal. Please see below for a description of the experience.

Response from K-Stone
K-Stone has been performing concrete polishing floorwork for the past eight years and has been in business since 1997. We have a reputation for providing quality service and products to both residential and commercial customers. Before entering into an agreement to perform decorative concrete polishing services, customers are provided written information on the characteristics of a polished concrete floor, which is also available on our website. This information includes the fact that variations in the floor result in variations in the finished product. We encourage all customers to visit our showroom prior to start of job. Our showroom is a perfect example of what to expect with polished concrete. Another good site to visit is Concrete Network. There is no way to guarantee uniformity of the finish because the condition of the concrete is a factor. (Cracks, holes, uneven surfaces, other damage, etc.) This jobsite was in poor condition when we began the work. It was water-damaged, dirty and had chips in the walls. Before we begin work at a jobsite, we inform customers that there will be dust which can remain for days after the job is finished. We use heavy duty commercial vacs to help minimize the dust as much as possible. All cabinets and appliances are covered and protected. The work we quoted was delayed due to issues with low concrete areas and the floor being mopped by the customer with a harsh cleaner that made mop marks in the dining room. For these reasons, the floor was re-cut at K-Stone's expense. Once this was completed, the floor was "to standard" for polished concrete and had a beautiful finish to it. The customer voiced issues regarding the nail holes in the floors, edge work, and darker dye in the bathroom and laundry room. These areas of concern can be fixed, but the customer refused K-Stone's offer. Although the scope and results of the work were explained and agreed to throughout the job, this customer is now reneging on the obligation to pay for the service provided. The total cost of this project is $9871.27. Only the original down payment of $5124.85 has been paid. All work was finished according to the terms of the accepted agreement. It is a shame the entire project is being judged by a few small areas that can be remedied, versus considering the results of the entire floorwork. K-Stone takes pride in work accomplished and we regret this customer has launched allegations of unprofessionalism. We extend the invitation to visit our showroom to see actual polished concrete and encourage a visit to our website to see dozens of photos of satisfied customers.
