Daily Inspections

Contacted Daily Inspections several weeks ago. Asked to speak with an inspector. Was told that inpector was out of office and they would call me back. Asked when they would call back so I would be available to talk. Was told the inspector would call back after 4 p.m. the same day. INSPECTOR NEVER CALLED BACK!!!!! DON'T MAKE PROMISES THAT YOU CAN NOT DELIVER ON.........

Very good inspection, very helpful especially and provided good explanation of the various issues. Saved us from purchasing what would have been a problem home.

Ray was prompt, professional, thorough and explained items that should be repaired and why. He provided a written report within 24 hours. I would highly recommend him for residential property inspections.

They gave me a military discount. It was very positive overall. They are very responsive to all of my questions.

Ray arrived about an hour early and began the inspection before we got there. He introduced himself and explained what the inspection would entail. He let me walk around with him during the inspection and explained which problems were major and which were just out-of-date code issues. My only complaint (if I have one at all) may be Ray's bedside manner. I felt at times that he did not volunteer information that a first time homebuyer would want to know and seemed a little dismissive about certain things. Luckily, I was researched enough to know what questions to ask. However, I must say that I was very impressed with his written report which I had in my hands by 9 am the next morning (quick turnaround). I was able to disseminate this report to different contractors, electricians, plumbers, etc. to start getting ball park figures for repair costs and used that to negotiate with the sellers. Ginger also coordinated to have a termite inspector come out to the property and do the inspection for us. There seemed to be a little bit of miscommunication as the inspector didn't come out as scheduled. However, Ginger followed up and they performed the inspection a couple days later without any issues. Overall, I was very pleased with the inspection and I would use them again. My only recommendation to the Company would be to be a bit more sensitive to the fact that first time home buyers need a little more hand holding as they go through the process. Thanks!

He was extremely prompt. His office staff is amazing and sweet! We had a lot of trouble scheduling the inspection on the first home I had an offer on, which I should've taken as a sign. Finally in the 3rd scheduled inspection that went thru he saved me from buying a very unsafe home. When I found a new home and went in option period, I called as soon as possible and he scheduled me within 2 days. Ginger is fantastic and will try and work with your schedule, and Mr. Daily goes over everything very closely and in plain language explains things on the inspection. I highly recommend them and would use them again in a heartbeat (but I'm closing soon, so I won't need their services again)

Mr. Daily is on time (sometimes early and begins working upon arrival). He is thorough, courteous, and extremely professional. It is not about whether the inspection takes 2 hours or 3 hours, he makes sure he has covered every aspect of the inspection.

The inspector arrived promptly as he had promised. He thoroughtly when over in detail each item on his list of everything in the home and explained each item to me, If there was a problem with an item, he told me in plain language why the problem exist, and how the problem needed to be fixed or repaired. He wrote up on his report for the builder or seller, what was defectiive, and how and why the item was defective, and how it could, or should be repaired. I was pleased with his report and when it was turned over to the seller, I had no problems getting the items listed repaired, before I closed on the residence.

After closing and move-in, we checked the filters and found them mired in black soot. Subsequent contractor inspection/ evaluation found a heavy black soot in the HVAC system--the ducts, blowers, and condenser coils were so heavily soiled with soot, it required a full duct cleaning and sealing. Also the furnace/A/C attic fan motor units has to be removed and cleaned by an HVAC company. The soot in the HVAC system then caused a heavy black soot throughout the house. All five ceiling fans were mired in soot and had to be replaced. The walls, ceiling, shelves, cabinets, and light fixtures had to be scrubbed and painted. All this was necessary before we could safely inhabit the house. All of this cleaning, painting, and replacement cost us an additional thousands of dollars which could have been avoided if Mr. Daily had done his job. We formally requested mediation through the Bexar Co. Dispute Resolution Center, but Mr. Dailey refused to mediate. We would not trust or contract with Mr. Daily again and his work results were clearly not to standard expected of a home inspector.
