This was the second of two remodel projects where I have used Lone Star State Construction. The first was a redo of my guest bathrooms and the second was a complete gut job of my master bathroom. For the master bathroom, the space was reconfigured, plumbing and electrical moved, in short everything was changed. The project came in on budget and ahead of time with very little surprises (which is rare with a 30 year old house). The crews were respectful of my property and made sure rugs and furniture were covered and not damaged during demolition or construction. Anna Badger was my PM during both projects and she kept me informed on the whole process. I could send texts with questions at any hour and she would get back to me. She also offered helpful advice on questions during installation. I would recommend LSSC and definitely use them again. Thank you LSSC and thank you Anna.

We are very pleased with the results! David Garcia was our job supervisor and I have to say, he is one of the most pleasant people I have ever worked with. David is all about keeping the customer informed and happy. He listens well and is always there when he says he will be there. David also responds quickly to texts, questions, and concerns...very, very professional! There were small issues that arouse during the remodel, they always do, but each issue was faced head on and resolved to our satisfaction. If we remodel again, we would use Lone Star State Construction if we knew David would be our job supervisor.
Description of Work: We had Lone Star State demolish our master bathroom (remove fur down, cabinets, linen doors, wallpaper, old tile, popcorn ceiling, etc.), raise our sunken shower, create a curb, re-tile, re-texture, paint, build custom cabinets, and clean up. We did have to use someone else for the counter-top and sinks because Frank Cantoya, who did the estimate, was unable to track down the Silestone we wanted.

You had issues? Really? This was construction work, you mean it did not go perfect? Thank you for understanding that every construction project will come with problems that need to be solved. Remodeling is not cookie-cutter work. Each project is unique and varied. Many times issues are not uncovered until the space is stripped to the studs. Sometimes materials come late or are defective. We appreciate that you recognized that we are also solution providers and WILL find a way to get you to an awesome end result. Communication is key, and you did your part excellently. Thank you!

I contacted Lone Star before purchasing the offer to confirm an appointment to remove the popcorn ceiling since I was on a time crunch. We wanted to get it done before we moved in and had a 1 week window. They were flexible and got to work immediately. They had estimated 3 days and got done before the estimated time frame. The offer was for 800 sq ft removal of popcorn and the lower level of my home is about 1,100 sq ft. They gave me a great price for the remaining square footage and did a very thorough job in that short time frame. Dave is a true professional. He came over to inspect the work before accepting my payment of my remaining balance. They had a few simple corrections and didn't charge me until it was completely perfect! I will definitely be doing business with them in the future.

Overall the project went well. Communication was good between us and Lonestar. They went out of their way to have the work completed by Christmas so our whole house renovation project wouldn't get delayed. There was a minor hiccup but they corrected it without issue and we are very happy with the end result. We plan on using them to do more of the construction work as time and budget permit.

Contacted Lone Star online and they set up an appointment with me on Oct 20 with Frank. I liked Frank as he understood I had a budget and was willing to work with me on prices by giving me different options for my issue. He told me to contact him with what I wanted after I spoke with my wife which I did on Oct 22, then again on Oct 30th. He apologized the next day and said that he had been working on some special assignments and have fallen behind on his schedule and to bear with him, she would get me a quote completed before the end of the next week. With still nothing I contacted him on Nov 10th to see if he was even interested in doing this job. Only after this he was wanting to do a revisit to prepare an estimate. Needless to say I was done and had already contacted our contractors that we more helpful. Nothing against Frank maybe he was truly busy, but it seemed like I was not a priority.

We wish we could be awesome with each and every client. But we are humans, and sometimes we fall short. I wish we could say that everyone was a priority all the time, but I would be lying. I know that when we come to your home and present you with your estimate, you are a priority for a short period. And if you say yes to the estimate, you remain a priority. If you ask for options outside of our normal work, and these options require research, your priority may drop. If we are overwhelmed by estimate requests and appointments during the same period, that indecisiveness on your part may result in a delay. The normal workload for our estimators is one estimate per day. This fall we had a flood of estimate requests and the estimators were required to produce two estimates per day. We were unable to meet the demand and burned out our estimators. This winter we made the business decision to drop handyman services so that we could lessen the workload. I am writing this in March and we are still not able to keep up with the demand for our services. So yes, we may have lost you as a client and we hate that. The best I can do at this point is say “I’m sorry we failed you”
This project could not have been easier! Lone Star State Construction was very responsive and professional. I would recommend them to anyone!

Mr. Ramirez gave a projected timeframe of approx 1 week (weather permitting) to complete an attached 30 ft x 12 ft patio slab. Thank you for the awesome review! Tub to Shower Conversions. In today’s fast paced world, taking a bath becomes a long and arduous process. Most kids and adults today prefer taking a shower, whether in a stand-up shower or in a bathtub. In San Antonio the trend is to make the conversion from tub to a tiled shower – not only is it more convenient, but can really turn a standard bathroom into a functional work of art. Some fear that removing the tub will make it harder to sell the home in the future. We disagree, the trend is here and will continue into the future. Our recommendation is that you leave one tub in the home if possible and convert the others. The main use for a tub these days is to wash infants and children, although many children are starting to take showers as soon as they can stand. For a standard wall-to-wall tub that is in a niche in your home, the process is to remove the tub and all the wall tile surrounding the tub. A curb is created and tiled -it is used to keep water in the shower area and is typically 4”-6” in height. The curb is what you step over to enter the shower. For handicap and elderly it is possible to create a no-curb entry. By removing the tub, you will gain up to one foot in width for more standing room. Above the curb you can install shower glass or use a shower curtain. When you begin designing your new shower consider adding a few things to make the area more functional and appealing: First would be to have a niche or two installed to hold all of those shampoo bottles, soap and razors. A corner bench is a good addition for sitting or to help shave the legs. We recommend installing tile from floor to ceiling in the old tub surround and to install a deco band to break up the monotony. Consider installing a hand held shower head to reach the bench seat or to help with cleaning. If you are aging in place, the tub to shower conversion will become a welcomed asset to your home. You no longer have to struggle with lifting your legs over the tub lip. Because the shower floor is typically made up of smaller tile (2”x2”), the grout lines will keep you from the slipping and falling normally associated with tubs. Getting up and down from the bench seat is much easier than rising from the horizontal position. The days of stepping over a tub lip and slipping on puddles outside the tub will also be erased. The addition of horizontal and vertical grab bars can also help with movement, entering and exiting. Lone Star State Construction has been creating economical and luxurious bath to shower conversion for years. Our shower pan and curb requirements are the best in the industry and will last longer than the style of the tile you choose. You can see numerous conversions in the photo gallery on our website. So, if you are tired of taking a cramped shower in your bathtub, consider a shower conversion and let Lone Star State Construction show you the way.

For the most part, we were satisfied with the job, and we will use Lone Star State Construction for future re-modeling/construction. They were punctual, communicative, and took our feedback into account to address the few minor issues that we pointed out during the construction process. The cost for the job fell right in line with the other estimates we received, but Lone Star State construction was much more professional than the other companies in both face-to-face interactions and in providing a very detailed and specific itemized estimate. The only issue that we weren't as pleased with involved workmanship during the construction process. Although there was a job manager overseeing the construction, only when I pointed out the issues were they addressed. In each case, these issues should have been noticed by the manager and addressed without my input. First issue: When the exterior frame and door was installed, the frame wasn't square, so the door latch wouldn't engage. In fact, there was a nearly 1/4" change in the gap between the upper edge of the door and the frame. Once I pointed out the problem, they addressed it by shimming the frame and cutting the metal on the latch plate. Although still not perfectly square, the door works fine, now. However, since this was a new install (there was no pre-existing door), there really isn't an excuse for installing a framed door that's out of square. Second issue: As the garage was being framed in, I noticed that the primary support beams (two 2 x 12"s, I think) that run along the center of the structure were rotting near the front, where the wood had been exposed to moisture. I asked for a quote for replacing the front of these 2 beams (from the center of the structure to the front, or about 1/2 the length of the garage from front to back), which was $1000. After they had been replaced, I noticed that the beams used were about 1/2" shorter than the beams they replaced, meaning that the center of the flat-roof was now 1/2" lower along the front/center of the structure. This caused minor cracking in the plywood that was underlayment for the roof, and it also meant that when it rained, all of the water would flow toward the front/center of the structure and pour off the front/center of the garage. To fix the problem they used metal shims where the beam supported the cross-joists. While their fix improved the problem, the center beam is still about 1/8" shorter than it was originally, and water now pours off the center of the structure in a way that it hadn't previously. I plan to install a gutter system to ameliorate the problem. In summary, the workmanship, when the job was completed, was solid. The cost was reasonable, and everyone involved was professional and courteous. When I pointed out a problem, it was addressed. We will use Lone Star State Construction again.

Late summer of this year we were beta testing the addition of a Handyman service. In the fall we were flooded with estimate requests to the point of burnout for our employees. I apologize that your estimate was not returned to you. Frank thought he had emailed it to you. We have since removed Handyman services to lessen the load and get back to our core customers. Note: Your estimator will tell you when to expect the estimate to be completed. Hold them to that date – send them an email prompt or a quick call. Don’t let a month go bye and just give up on us. The estimate may be sitting in your spam box and this whole situation could have been avoided. We have procedures to make a follow-up call after sending the estimate – but when you are swamped with estimates the call loses some priority. We failed to make that call. Working together is a two way street. Effective communications on your part can be the difference between success or failure on our part.

We live in a 1930's house and have done 2 remodels before. There are always complications and unforeseen situations. The remodel took longer than we had hoped but the supervisor, Anna Badger, was always available to us. She monitored everyday and even brought in a plumber on Saturday to make sure we had water to our sink on the weekend. She made sure we were pleased with the end product and brought in the contractors to fix whatever needed fixing. The workers were prompt and cleaned after each day's work. We are very pleased with Lone Star State Construction and would recommend them and use them again if the occasion arises.

We contacted Lone Star State Construction for an estimate on replacing our 2 year old wood deck because we had rodents living under the ground level deck. Jason Peters came to our home and surveyed the job site, made some suggestions and presented us with a very reasonable cost estimate. We agreed to the estimate and then met with Billy Pham, Assistant Project Superintendent and Daniel, the project foreman. We reviewed in detail the work to be done and the schedule for the work. Daniel and his crew showed up on time every single day! They demolished the wood deck, cleaned up the area and removed all the debris. Daniel and his work crew were friendly, polite and very professional. Daniel came every morning to assure his work crew understood what was to be achieved that day, coordinated directly with my wife and I and assured a complete and total agreement on the actions to be taken. Billy Pham, contacted us by phone or came to the house every day, twice each day, to assure work was progressing on time and to our satisfaction. Billy's manner was professional and friendly, he exceeded our expectations to assure our totally satisfied and he continuously took steps to assure the project was executed exactly as we wanted. When it came time to pour the new concrete patio, Daniel assured all the forms were correctly placed, protected the adjacent fence and installed a new drain in the soon to be poured concrete patio. Lone Star State Construction also coordinated the relocation of all of the sprinkler system pipes and placed them inside PVC pipe laid into the foundation to avoid the possibility of having to tear up concrete if something happened to the sprinkler system in the future. Pouring the concrete patio was accomplished on time and Daniel and his work crew carefully cleaned up all the areas where concrete slurry had been splattered when they pressure washed the surface to expose the pebble aggregate. They returned to repaint the fence where they had pressure washed it to remove the concrete stains. Daniel and his work crew installed a new flagstone walk way from the drive way in front of the house to the new patio. This involved straightening the walk, carefully cutting the flagstone; installing a flagstone step and relocating a sprinkler head that was in the way. All the work done by Lone Star State Construction was accomplished in a professional, courteous and friendly manner. The supervisors were the most solicitous, easy to work with and friendliest folks I have had the pleasure to work with. Both Daniel and Billy were eager to assure our expectations were met or exceeded. They went to great length to assure everyone was fully aware of the work to be accomplished for each day and that the EXACT details were in keeping with our ideas and concepts. Each change was carefully documented in a change order and approved by us before moving forward. They were courteous, friendly, cleaned up as they went and sought our input at each stage of the project. We enjoyed having Lone Star State Construction on our project, we enjoyed all of the supervisors and look forward to having them return to accomplish another project we have in mind in the very near future. We highly recommend Lone Star State Construction for any size project you have in mind. You won't be disappointed with their work product and will thoroughly enjoy working with their people.

I encountered an odd situation when preparing my kitchen for a new quartz countertop. I wanted the new countertop to run all the way to a bay window behind the kitchen sink, where it was previously tiled. The problem was that after demo, it was obvious that this bay window area was significantly higher than the level of my kitchen counters. To fix this, demo of some of the old framing around the window was required and some new framing was needed such that the new countertop would lay flat and flush. This is a little tricky to explain, and it was difficult to find someone who could do this relatively small job that required some skills. Well, LSSC came though. I was hesitant to contact them because it looks like they only do large renovation projects, but after emailing them (and sending pictures of the problem area!), they informed me that their handyman David Arias would be able to help. David came out and had a look and after some discussion, came up with and plan and prepared a bid. I asked him if he could throw in some drywall work for my new backsplash while he was at my house, and he was happy to do that too. To cut the story short, it took David a day and a half to get everything complete, he worked cleanly, methodically and paid attention to the details. A couple of days later, the new countertop was installed by an independent crew with absolutely no problems. Everyone was happy. The reason I'm writing this review primarily is to let people know that LSSC can handle these types of jobs using David, who I will most certainly be using for other jobs that might be beyond my confidence level. You don't have to be doing a major $20K renovation for LSSC to be able to help (although clearly LSSC can do that too!!), and the level of customer care I got was top notch. At no time did I feel like the job was below them, which can be a problem with some construction and reno firms. Not with LSSC. I cannot recommend them highly enough. Ask for David!!!

Very well. This is the fifth A-rated project LSSC has done at our home over six-plus years and this experience was much like the others. From start to finish, the quality of the work and the supervision were excellent. LSSC president Dave Peters supplied design services for the structure separately from the construction itself, using his team of young design specialists. The resulting pergola, which is about 35 feet long and 12 feet wide and is topped with shade cloth to filter most UV rays,, makes a spectacular addition. Our yard now has the look of a spa at a small resort hotel. Just siting on the patio and staring at it, along with listening to the sound of water spilling from the hot tub to the pool, has become a relaxing pastime. Supervising the project was Anna Badger, a fairly recent addition to the LSSC staff. She was highly attentive to our needs, making sure sub-contractors were scheduled in the right order . The only B rating for the construction is for punctuality, which refers to the struggle Anna had a few times in getting the subs' work done when it was scheduled. Overall that was not a problem. Dave Peters personally oversaw the project at one point, requiring the main sub to redo a small part of the work that was not up to LSSC standards. Even more important, at an earlier point Dave agreed with the sub contractor's opinion that the pergola needed to be upgraded with more bracing to ensure its structural integrity. That increased the cost slightly but Dave swallowed it rather than pass it on to us. The entire project, starting with building the fence, was expensive but we can't say if the cost was unreasonable. We did not seek any other bids because of our previous experience with LSSC and its reputation on Angie's List.. We are just like the Los Angeles woman in the TV commercial who says she loves her contractor and thanks Angie's List for bringing us together.
Description of Work: Enhanced a new swimming pool and flagstone patio with a wood fence and a custom-designed pergola over the pool, hot tub and an outdoor shower.
