I used them for several years to manage a rental property & initially everything seemed to work well for the first year or two. It was a little pricey but I felt a good PM is worth it. Rent paid on time, midlease inspections appeared to show the tenants took care of the property, & they were responsive. There was a period where I kept having to pay for repairs to broken sprinkerheads that they were not charging to the tenants who damaged them & by the third time I shelled out money to repair the damage, I was losing my patience. I was told that I needed to pay for an irrigation specialist to determine if any of the heads were broken when I was simply asking for them to turn on the system to see if any water was exploding from a sprinklerhead. This is no different from turning on a light switch to see if the lights turn on. When I moved back into the area, I took note that the tenants who just moved out had planted ugly bushes in odd places on the front lawn & allowed several rose bushes in the front to also die. When I asked if they were charged for this upon move out, I was advised no. Not only were they given back their full deposit but they also planted a tree in the backyard along the fence line that needed to be removed, otherwise, it would continue to damage the fence. They tried to pass it off as a tree that had spontaneously took root which was insulting. I ended up paying to remove the tree in the back & they removed the bushes in the front and laid sod down. I have fired them since & would not rehire them.

It was phenomenal. Manuel was the best realtor I've dealt with. He was very thorough and accomodated our needs. He helped other parties involved keep up with the process. He went out of his way to make sure we were happy! He even got permission from the buyers agent to water the lawn so it didn't die!

Good thing I read the contract before signing. They provided me a proposal for Residential Property Management to manage and rent out a house that I own. The proposal listed a lot of nice services at a cost of a low $50 initial fee plus 10% of the monthly rent. When they sent the contract for me to sign it included dozens of additional fees for everything you would expect a Property Management Company to do. After finding and signing a tenant for you, you got nothing for the 10% per month that didn't require an additional fee....even a fee for exiting the contract AFTER the contract period (of 1 year) expires.

The person who rented my house had no regard for walls or carpets. She allowed her dog to pee everywhere, and chew every corner moulding in the house. Her kids spilled red stuff all over the house. Someone left the refrigerator open and burned out the compressor. The wall-to-wall carpeting needed to be replaced, but this company did not pursue anything beyond the deposit. Communication with me was non-existent; I assumed our business was concluded when I noted my deposit was posted to my bank account. There was no attempt by this company to make restitution, or pursue it from the renter. I strongly urge you to seek a different management company; it appears they are only interested in collecting their money, but doing nothing in the way of managing the property.
Description of Work: Managed my home as a rental property for the two years I was gone.

We worked with them to locate our house while we were still overseas. Although we were thousands of miles away, they helped us locate the area which best fit our needs. We narrowed our list down to a manageable final number and then I flew in to see the final houses in person. We found our house right away and we've been happy ever since.

It was awful from beginning to end. Major privacy concerns.
Description of Work: My family moved here in March of 2010 and rented a house through D'Ann Harper Coldwell Banker and it was difficult from the very beginning. The home was not clean when we moved in and had to move in regardless of the condition because we moved from out of state. The refrigerator was extremely gross and unsanitary. The stove was caked in grease and grime. The cabinets were sticky and dusty. I had to scrub every surface just to put our dishes away. They did however respond relatively quickly when the water heater went out. They invade renters privacy every 6 months to do walk-thru's while TAKING PICTURES of every single room and closet. I was very uncomforable with having an inventory of my belongings in digital image form. I have no idea where these images end up and feel they need to stop this practice before they are sued for privacy invasion or worse. We lived in the rental for 2 years and 3 months. Then when we gave our 30 days notice, we received a "move out instructions" letter with RIDICULOUS cleaning instructions considering the condition of the home when we moved into it. I am very upset by the whole mess. I am to show receipts for professional carpet cleaning and extermination services.

My wife and I moved to San Antonio in May 2011. We decided to rent rather than buy at first so we could get to know the area. We worked through a realtor and chose a home that was listed by Coldwell Banker D’Ann Harper Property Management. The realtor that we were working with warned us that they were “difficult” to deal with. The word “difficult” was an understatement. We have lived in the house for approximately 15 months now and they have proven to be an extremely arrogant and difficult company to work with.They don’t return email, though they communicate with you strictly via email. They aren’t open on either Saturday or Sunday and before major holidays they close on the Friday before or the Monday after and heaven forbid that the rent is due on either Saturday or Sunday and they were closed. That is no excuse and they impose a 10% penalty if you are late by more than one day. So for example, January 1 this year was on a Saturday, US mail doesn’t run on Saturday, they were closed on Friday, December 31 and the grace period ended on Sunday January 2 at noon. No way to pay them unless you pay them early. I was fined $167.50 when they received the January check in the mail on January 3 by 10 am. We wanted to take possession of the house on May 1, 2010, however they weren’t open on May 1 which was a Saturday, so we took possession on April 30. Really not a big deal but the house had been vacant for over a month at that time. When we took possession we found out that they had carpet cleaners come in on April 30 (because they had shut the water off in the house while it was vacant), let me say that if the carpet cleaners did anything more than put water on the carpet I’d be surprised. The water wasn’t extracted properly and it took 3 days for the carpets to dry. The fire detector was hanging from the ceiling in the master and not operational. When the water to the residence was turned on to the residence it blew up the water softener and cause all of the faucets and drains in the house to have to be repaired or replaced. It eventually caused the hot water tank to go bad as well. For the first 7 days we had possession of the house it was not able to be occupied. The plumber spent days there working on the issues. They did eventually did reimburse us for those 7 days but it was an awful fight with the property manager and the VP to get that taken care of. When we moved in we had to fill out an evaluation of the property. A punch list was created and I was assured that every deficiency on the punch list would be addressed and taken care of. In 15 months that hasn’t occurred. During the move in the front door handle fell off the door when someone tried to open the door. The oven didn’t work in the home when we moved in, it took until Labor day to get that issue resolved. In all our experience with Coldwell Banker D’Ann Harper has been abysmal. I’ve tried numerous times to get in contact with D’Ann Harper, but her staff keeps her well insulated. I’ve tried to get a hold of Coldwell Banker Corporate headquarters same issue. If you need to talk to someone at Coldwell Banker D’Ann Harper you can call. They won’t answer the telephone and if you leave a message you might and that is only a very slight might get a response. In total I’ve had only one person at their office that I found even remotely helpful. So take my advice…Coldwell Banker D’Ann Harper is “difficult” to work with. DO NOT underestimate that word “difficult”. If you find that you want a piece of property they are showing for rent…look elsewhere, there are a lot of nice homes in the area and you won’t have to deal with this arrogant, unreasonable group of individuals.
Description of Work: We leased a personal residence in the Stone Oak area from Coldwell Banker D'Ann Harper. The lease was for one year initially but we had to renew after the first year because we hadn't found a home to purchase yet.

It has been great so far and I don?t have any complaints. We just signed up with them, this morning. They are good and they seem to know what they are talking about. Their fees would be about 10%. I would use their services in the future based on my experience with them so far.

Kelly contacted me after I called USAA to get a home loan. I was surprised with her quick response and her patience. Kelly took my family and I around the NW part of San Antonio and showed us many homes. When we found a home that we could see ourselves in, and she negotiated a great price for us. We had a lot of fun working with her and would definitely call her again! We have already told our friends about her.
