HORRIBLE! Dennis Burroughs is aggressive, dishonest, foul-mouthed and a bully. Within a month of us signing the contract for Mr. Burroughs's company to manage our home in San Antonio TX (which was a brand new build; only lived in by my family for a little over a year before we moved to SC) we had problems with him. We only did business with them because we trusted the Century 21 association but that turned out to have absolutely zero value. They put a horrible tenant in our home. When she immediately stopped paying the rent on time (after ONE month of her 2 yr lease) we learned quickly that all the late/misc fees were going to Mr. Burroughs and it was clear that he had NO incentive to 'manage' our property- he just raked in all the money from the fees (in addition to the $170/mth + $500 startup fee.) We had to call them EVERY month to make them even attempt to collect the rent from our renter. We paid him almost $4000 to do absolutely nothing. I'm pretty sure he's in cahoots with some individuals doing maintenance for them because every thing they tried to bill us for was grossly inflated. He lied to us on no less than 3 times when we pushed him to go out to the house and ensure it wasn't abandoned or destroyed (the times that the renter was more than a few weeks late) and he said that he did (since we're in SC we were totally dependent on this awful man to keep us informed on our property) and that the house was in 'great' condition... except now we know that there was no way it was true.... the house had been ill cared for, for a long period of time based on the damage. One time my husband had to fly to San Antonio to get the rest of our belongings out of storage to drive back to SC with. It happened to coincide with one of the times the renter was very, very late paying and after getting nowhere with Dennis Burroughs about what was going on? Is our property ok? What legal recourse do we have? Why won't you start the eviction process? 06/12/2014 He told me via email that he went to the home and the tenant's car was there but she refused to open the door. (Not offering any solutions or reassurances....I doubt now that he actually went there at all.) I emailed him back, asking what happens now? I let him know my husband just got in to San Antonio TX and he would call Mr. Burroughs the next day. Denis Burroughs emailed a rude, demeaning and confrontational email reply back to me "I can?t go in and throw her out in the street. Walking into the home can only allow me to assess the property condition, nothing more. I?m not sure why Bruce (I?m assuming this is William) would be coming down, other than to camp on the front lawn, which would probably be reason enough for the tenant to call the police (who happened to drive by while I was attempting to access the property). " I was blown away. Wow. I nor my husband ever said anything about throwing anyone out on the street and the asinine comment Mr. Burroughs made about my husband, questioning why he would be coming to San Antonio other than to do something so outrageous like 'camp out on the lawn' was mind-blowing. I was furious! How dare this ignorant, asinine bully talk to me or my husband in such a way! (Did I mention that we were paying this blowhard to 'manage' my $250,000 beautiful, brand new 3600 sq ft, 5 bed/3.5 bath home!???? He was supposed to be working for US!! And this is how he talked to his client/homeowners!!) My husband did end up going to the our home with the permission of the tenant to inspect it and to make some minor repairs and to protect ourselves (by then we didn't trust the tenant of Mr. Burroughs) my husband recorded (with the tenant's permission) the entire time he was on the property and he saw that she had at least one dog (which she did NOT have permission to have) and so he notified Mr. Burroughs. Denis's response was, there's nothing we could do about it because she would just deny it (did I mention my husband recorded the video of the dog, on his cell phone?) We felt absolutely helpless! We had problems with their refusing to do anything with the home warranties (they wanted their maintenance people to do all the work which was grossly over priced.) There was an incident with the garage door motor that was under warranty and Denis wanted us to pay almost $100 MORE than we paid for it BRAND NEW! He kept giving us excuses that we didn't give them the warranty info. We told them they could google the company and contact them themselves which is what we paid them for in the first place... not for my husband or I to do all the legwork for them. Denis lied and said that he tried contacted the company but he couldn't reach anyone (fyi this is a MAJOR national brand corporation..... not some small mom-n-pop business.) My husband called the company and he reached someone immediately! They were so courteous and helpful but because we were in San Antonio and couldn't describe what the problem was, there was no way to trouble shoot it to find the part that was broken. We go an individual's name and direct extension and passed on the information to Mr. Burroughs office. I got an email almost a month later from Mr. Burroughs company, stating that we needed to get the garage repaired asap. Again- complete incompetence if not a flat out conman.... he/his company were only willing to do any maintenance if they could overcharge us (note: their maintenance man told Denis that a circuit board and motor were blown....and it would cost $175-$300 to repair it, NOT including labor or tax!) Again- we told them NO! All they had to do was call the garage door manufacturer and answer some questions on the problem so their techs could troubleshoot it and know what part to send and that it was 100% covered by WARRANTY! Something that took only a few days, a week at most, took months to get done. AGAIN...WHAT WAS I PAYING THIS PERSON FOR? The last straw for us was in May of this year, we were fed up with the tenant paying the rent (which we needed to pay our mortgage) when she felt like it and we were tired of dealing with such a toxic person, as Mr. Denis Burroughs is. We demanded that the next time she paid the rent late (by late, I mean past the 5 day grace period) we wanted her evicted- period. Finally he did something that remotely resembled actual management of our property... he told her that if she paid even one day late then we were going to evict her. She paid late again so we told Mr. Burroughs enough- start the eviction process. He came back to us with an 'offer' from the renter. That if we agreed to let her stay through July and the first part of August she would pay the rent up front and it would allow her time to move out of our home. Denis told us we should do it so it would give him and his company time to inspect the house and start making any repairs so that we could put the house up for sale (we were so disgusted with the whole experience, mainly with the unscrupulous dealings with Denis Burroughs of Century 21) that we just wanted to get rid of the home. We waited for Mr. Burroughs to contact us about the condition of the home (remember- he pushed us to allow the tenant to stay for another month so that he could get the house ready to be sold as soon as she was gone)....nothing. He stopped returning our calls or the few times we did talk to someone from his company we were told conflicting information. Long story made short- NOTHING was done while the tenant was still there to get the house ready for sale. We reviewed her tenant contract and it was very clear that she had to allow entry to the home for the purpose of getting repairs done and putting it on the market however, Denis Burroughs never even tried to use the last month the tenant was there to do any things. Then, after the tenant moved out, he went to our home and TORE UP at least one corner of the carpet in EVERY ROOM of our home stating that there was so much animal feces and urine in the house that he gagged. He said the tenant would 'most certainly try to say that the damage was from our pets' (remember we told him we had VIDEO of at least one of the tenants dogs). He wanted to charge us over $6000 to gut the floors and paint the entire house. My husband demanded to know how the tenant could've caused such damage when he told us he'd been out to the home to inspect it and there was no report of any such damage (remember.. he told us it was in 'great' condition after the 3+ times he CLAIMED to have gone out to inspect the home over the past 19 months.) We told him we weren't going to pay for the damages-we expected him/his company to go after the tenant for all of the damages that he was reporting to us. HE LAUGHED AT US ON THE CELL PHONE (which we had on speaker phone at my work.) Denis Burroughs told us he'd do what he 'd***' well wanted and that we aren't going to tell him what to do!! I reminded him that the contract we signed with him for the property management and the one we signed for him to sell our home and his contract with the renter said that his company would pursue the tenant for damages that exceeded the deposit within a set number of days (I believe it was 10 days) after she moved out. He SHOUTED at my husband and I (again- on cell phone speaker) that he didn't 'GIVE A D*** WHAT THE D*** CONTRACT SAID!' The rest of the conversation was this idiot rambling and rambling, on some macho ego trip...that HE was in charge and HE wouldn't 'lift a finger' to repair our home. I told him I wanted to terminate our contract and thank god he agreed. I quickly emailed him from my phone to confirm the termination (so another realtor could sign us) and the only decent thing this man did was confirm the termination. We fought for almost 1 mth to get the tenants deposit. We had to pay $1000 to repair the carpet he tore up. STAY AWAY FROM DENIS BURROUGHS OF CENTURY 21!! BAD BUSINESS!!
