Well, this company did a fairly good Foundation work for me 7 years ago (except for leaving an even bigger gap than was there before between my ceiling and wall where the den and kitchen meet). BUT since April 6, 2023 when Mr. Williamson came over to first assess my yard drainage situation, I had to wait 2 1/2 weeks to get that estimate in an email (had called several times -- was told he had been sick, had a relapse, had trouble finding out how to get a permit, etc, etc). I've never had to wait that long for an estimate from any contractor...finally received the estimate from owner on April 24, 2023. Then I had some questions about the estimate which I put in an email April 27 (some of the notes on the estimate were handwritten and I could not read them, and he did not give me my seniors discount, questions about the location of the proposed drains, etc.), and have been calling, texting, emailing ever since April 27 (now 3 weeks).....and NO ONE has answered me or gotten in touch with me. If he does not want the job, why can't he just call me and say "I don't want to do it", or "I don't know how to do it." Also when they lifted my add-on den with foundation repair in 2016, it increased the size of the cracks/openings along my patio and foundation (they were very small but got bigger after the lift) , and one large piece of concrete (which they had replaced) just fell apart - So when Mr. Williamson was out here April 6, I asked him if he could just replace that one piece.....it had happened shortly after that foundation repair, but I did not call them back right away.....I was trying to be nice and not bother them for that one piece of concrete they "replaced" and then broke right away. On April 6 He said he would replace that one piece on my patio....and I have received no response about that either. Also on my estimate he did not give me the seniors discount - which is advertised on Angi's list for this foundation company. I have sent numerous emails, texts, and phone call messages - If they even answer the phone - I get "we will reach out to Roger." They have not answered my last 3 emails. So this makes me think, since the owner is totally avoiding my questions about the drainage project estimate and the piece of patio concrete they replaced and then broke in 2016 with foundation lift, they will NEVER HONOR that "lifetime warranty" they gave me on my foundation 7 years ago. If you have a lifetime warranty from this company, don't expect them to get back with you and honor it. So disappointed. This is no way to treat an elderly widow woman who WAS a good customer a few years ago and put her trust in this company. Maybe they treat men better...I don't know. But they were a totally different company then. They are no longer trustworthy, reliable, honest, or professional.
Description of Work: Surface drainage system in back yard and one small gap piece of concrete on my patio that they had drilled back in 2016 and fell apart shortly afterwards, and wanted that one piece replaced.

THEY RESPONDED TO MY CALL PROMPTLY AND SCHEDULED AN APPOINTMENT THE VERY NEXT DAY, WHICH WAS APPRECIATED. They were honest and reasonable. The workers did not make a mess and were very careful not to damage anything. They replaced my wooden shims with steel ones and added a support beam to brace one that was cracking under my house. The thing that has impressed me most is the customer service and quick response when I called with a possible issue this spring. As soon as allowed, the owner himself came out and looked at it and there was no problem. The guarantee on their work is for life of the house and they have honored that commitment.

Javier and the team from Williamson did an excellent job. Was hard seeing the interior concrete being broken and shrubs removed, etc but the end result was as good as we could have hoped for. The team worked extremely hard, found the best ways to make the foundation as level as possible and left the worksite very clean and ready for fixing the drywall, etc that required the foundation be repaired. I highly recommend the company and felt they dealt with me very fairly.

Williamson Foundation came and worked leveling my house in March of 2015. They proceeded with the work, leveled the house and gave their “lifetime warranty” and charged me $10,500.00. Around two years later the piers had failed to hold. I contacted Williamson and they returned and inspected the house and said 3 additional piers were needed on the southwest side of the house at an additional cost of $1,380.00. That area of the house had no problems. I realized however, that they wouldn’t return to fix the east side of the house without paying the additional money so I agreed to the proposal as the original problem was getting worse. It took more than 2 months for them to return. They came and shimmed up under the original piers. They then dug 3 holes along the southwest side of the house. When they jacked the slab up it cracked and the far west end of the house fell. I asked the foreman to correct this to which he replied he was being paid to put in 3 piers and could do nothing more. By putting in piers where none were needed a problem was created where none had previously existed. Williamson’s stated that, “once a pier is installed it cannot be removed”, is false. All this crew did was dig down 18-20 inches, drop a concrete block in the hole, jack up the slab, then put other blocks on top. No fresh concrete was poured and no rebar was used. NONE. They were leaving two hours after arrival. I know this is frustrating for them as it is for me. The house is much worse than it was when they started and I need it corrected and want them to honor their commitment to warranty work. That is it. All the posted pictures were taken AFTER the additional piers were added. As you can see, I had the house painted thinking the foundation was fixed, the fix actually causing significant damage. They bathtub on that side of the house no longer drains, holding over TWO INCHES of water, the drop off is so significant. I would gladly change this review if they would simply level my home, once and for all.

We deeply regret not being able to make every single one of our customers happy, but once in a blue moon it just isn't possible. We advised this customer against doing this work and warned in writing that damage may occur in large print in the body of his contract, but when it did he instantly had buyer's remorse. At the end of the day, cosmetic issues can be addressed now that the foundation is more level and more stable than before

Over 2 months played phone and email tag back and forth to schedule reassessment for job connecting existing surface drain system to new gutter system with possible sump pump installation. I was told the company was up on a big job in Oklahoma which further delayed my resolution of drainage around my house. On the day of an appointment I was delayed at the DMV while renewing my license (4 hours! - a bit longer than I thought it would take), so when it became clear that I couldn't make my 1pm appointment I called 1 hour prior and asked to push it back - I was only going to be 30 min late - I was told that Roger had cracked his tooth and had to schedule a dental appointment so he couldn't wait. OK, I understand emergencies happen - I asked for a surrogate but the firm was unwilling to send someone. I am a previous customer and had my existing surface drainage installed by Williamson 7 years prior. The firm is one of the more expensive ones in Dallas and, given the run around I was getting, I felt better having another firm perform the work. Cannot recommend this firm for follow-up service or prompt scheduling. Too hard to schedule.

Norman was really nice, professional and knowledgeable. He explained the things he looks for, what would be considered settling and what would be considered a problem. After assessing the house and drafting up the plan he measured the slab elevations throughout and walked me through the findings. There was no need to do any work and everything was within normal range of flatness. He told me what to look out for and to monitor things for any changes and call if we found any. Great experience. I sent Williamson the engineering report prepared for me by an independent engineering firm. They provided me a prompt reply with a price significantly lower than what the engineer estimated we might pay. I followed up with a question about the benefits and risks of the reset and reshim, because the engineer had told me that that portion of the work was optional. Roger Williamson responded by trying to tell me that I was wrong about what the engineer had recommended (despite the fact that he had only read the report and not spoken to him). When I told him that I wasn't sure I wanted to spend $1800 on foundation work that would come with the risk of new cracks in my walls if he couldn't tell me the benefits of such work, he replied: "Other than leveling and properly supporting the home, I see no benefit in performing the prescribed work."

This was an excellent experience. The project was finished on time with great clean up at a very competitive price. Roger Williamson was amazing. He actually listened to our concerns and was creative and used existing flower beds to minimize cutting out concrete pool deck. He also took extra time to explain the process and alert us to effects on the house after the leveling. Laura handled the office functions and third party follow up work and was an absolute joy to work with, The crew was prompt and seemed experienced. They worked as hard as anyone I’ve ever seen and made an extra effort to preserve areas around the excavations. The crew cleaned up afterward nicely and reset some pavers.When they cut an electric cable hidden under the slab, there was no issue. A soon as they finished, they had a third party electrician there to repair the cable at no extra cost. We were very pleased with this company and would recommend to anyone needing foundation work.

My contact to Williamson company was promptly answered. Laura handles call in very courteous manner. Owner Roger W. came out to survey the house, re-measure and take plenty of time to educate me on soil, foundation, brick and pier technology. He developed several solutions to fix the foundation. I intended to contract with Williamson for installation of ten pressed concrete piers with rebar reinforcement and an option of an additional four interior steel piers, if they should be necessary after the external piers did the lifting. Unfortunately, Williamson was booked for six weeks out. With my cracks widening nearly every day (continued fall drought), I had to select my second choice contractor, who could fit me into their calendar just two weeks later. I highly recommend Williamson for their professionalism and expertise.

Everything went great throughout the project. The initial inspection to check the levels at the house was performed timely and quick. When the work was scheduled, Williamson Foundation Repair arrived on-time and worked over the course of two days to install the piers and root barrier. Once the piers were installed, the cracks in the interior walls had almost disappeared. I would recommend Williamson Foundation Repair to friends and colleagues.

Overall, we are very pleased with the work Williamson did to our foundation. Our garage door and inside doors are closing much better now. They did need to raise it 1" in an area so we have some patch work to do along our ceiling and room corners, but that was to be expected. The workers were respectful and got the job done quickly. Only one of them spoke English and it was a bit broken, but we were able to communicate enough to work through one issue we had. We left the garage door deadbolted (our mistake) and after they had lifted the foundation we couldn't open the door. We were able to use a pry bar and move the door enough to disengage the deadbolt. We then were able to adjust the deadbolt plate and all was well. Phil Meisner helped us through the entire process. He was fantastic and very patient with me as we had many things going on and had to delay moving forward a few times. Laura Chapman, the office assistant, was also very helpful and easy to work with. If we every need work done anywhere else, we will definitely give them a call again.

I was told it would take 4 days and it took 4 days to repair. The crew showed up on time everyday and got the foundation repaired properly. They did a pretty decent job with cleanup after, even taking some of the extra soil from outside we didn't need. Even with all the work done, we were happy to get a good report back from the plumbing. Overall, very pleased to get the house back to a good place.
Description of Work: We purchased a new home and needed 30 interior and exterior piers installed. We sent the engineer's report to several foundation companies to review. Williamson Foundation Repair responded in a timely manner, had a fair price and was happy to take my call to walk me through all the details. They weren't the cheapest of the companies I received bids from, but they also were nowhere near the most expensive. They even provided a discount for the cost of engineer report after I mentioned Angie's List.

Phil was able to come out on short notice and completed an inspection so that we could make an assessment before continuing our tile installation. We are new Texas residents and foundation issues are new to us. Phil explained everything really well. He was prompt, courteous, and answered all of our questions. It turned out the house is good to go and we will not need any services at this time. He is sending us all our measurements so if down the line we notice anything we can refer to his measurements. Couldn't been more pleased with the response and will be recommending Williamson Foundation Repair to all our friends.

Phil showed up and was very friendly. He got to work assessing inside and outside our home, the cracks as well as the measurements of how our foundation has shifted and sunk. He drew the home and gave measurements. He gave us his results verbally and followed up with a report he emailed us. We are still dealing with the builder, but would not hesitate to use or recommend this company if we are given the opportunity.

I couldn't be more pleased with this company. The crew was experienced, they operated well together, and they were communicative and friendly. During the lift of the cracked section of the slab, the supervisor continually used a Zipline to monitor the level of the floor. The crew cleaned up afterward nicely. They made a good faith effort to preserve the bushes that had to me moved out of the way. Most seem to be surviving the transplant shock. They went to extra trouble to stabilize the brick patio fence that was leaning more because of the lift, and, and they helped unstick a door that was stuck because of the movement. Afterward, they came back to patch up some mortar that cracked, and reset the patio. Completely pleasant interactions with everyone from the workers to the supervisors and sales people. They were clearly making an extra effort to keep customers happy. The price they offered was very competitive with companies that had been around around a while and had an established track record. This is a quality organization that I recommend without reservation.

Phil was running early so he called and asked if it would be OK to start evaluating the outside of my house before I got home from work. He had that accomplished by the time I got there and then spent about another 30 minutes measuring the inside. When he got done he explained that overall my foundation is fine, with just a couple areas that have moved slightly beyond the 'normal' 3/4 inch range. He explained what my options were, one being that if I wanted to stabilize the foundation so that there would be no more seasonal shifting I could do that with 21 piers for about $7500, or I could keep an eye on it and make sure to water in the summer and wait and see how it does, and possibly do some follow up measuring once the dry season hits to see how much movement is going on (that is what he recommended). He was very polite and did not try to push any work or try to sell a pricey job. The estimate is free and you will receive an honest evaluation of your property, I highly recommend consulting with Williamson Foundation Repair.
