This was by far the best experience I could have had with something that could have cost tens of thousands of dollars. Instead it is costing me nothing to them now, and a list of exactly what I need to do in he future. EXCELLENT all around. Highly recommend if you want honest answers.
Description of Work: First, I do not know what other people are saying,, but my experience is they are timely, accurate, efficient and most importantly HONEST. They arrived when they said they would, calling first to confirm the time, and spent over 2 hours doing a very thorough home inspection. They walked the inside and outside of the home looking at every crack and bump. He measured the floor variances, and spent time explaining what everything meant in very easy to understand terms. He explained what I needed today, which was nothing!!! What I would need soon, that both his company does, and things they suggest that they do not do. Then he told me what I would need far down the road, and to call with any questions. I am highly recommending them to everyone. Honesty is worth everything in todays society, and they were honest beyond my best expectations.

Went very well. I was told that I didn't really need foundation work, but I should get an expansion joint installed into my brick walls to relieve some pressure and stop cracking. They referred a mason that does good work that I'll be contacting soon. Very punctual and professional service.

They told me they don't do Pier & Beam homes anymore. Their information on their website and on Angie's list says otherwise so I unclear as to what is going on. If that is the case they need to update their website and Angie's list so people don't waste time investigating them and finding out they don't do what they advertise.

We are doing our very best to make recommendations that make economic sense. Our goal is to first address the cause. If that does not work, then undertake repairs as needed. It looks as if we are not going to get the needed rain to eliminate the effects of 3 years of drought. In general, we recommend that as a minimum all homeowners install drip line soaker hoses, keeping the soil moist, but never muddy. Thanks again for your reply to our "Big Deal" inspection. It did not go well at all. Any contact that was made was with Julia Palmer and upon email communication through Angie's List and then calling the phone number of Granite Foundation would get a voice recording. Would leave a message a then get email communication that I would get a call. The last email was 10/22/14 and no call since.

Monty came out for an inspection/quote and was very knowledgeable. He gave us a lot of details about the work itself and answered all of our questions. The workers who actually performed the work were professional and completed all of the work to our satisfaction. I would not hesitate to refer them.

Hello Ms. [member name removed], Thanks so much for your thorough reply to our handling of your foundation repair. From start to finish, there is a lot that can be to avert foundation repair. We caution people that foundaton repair is typically not all inclusive. Underpinning/piers have an effective reach/impact of 8-10 feet. Other areas of the house may still move. Probably watering is the number one issue. The solution is a drip hose run year around to keep soil moist but not muddy, which is perfectly acceptable even under stage 4 water restrictions. Trees are a major problem for foundations. The cure again is watering. The University of New Mexico states that Pecan trees require up to 150 gallons per day during the summer. While they have tap roots, in the absense of deep water, they will go to the underside of your foundation, drawing out the water and causing the foundation to sink. One noted Dallas area horticulturist has stated that tree roots don't go under houses, however we have lot of pictures of 6-8 inch diameter tree roots reaching underneath Dallas/Ft Worth area houses. I've been calling around to foundation repair companies to schedule appointments. The gentleman at Granite Foundation Repair answered the phone on the second ring and after I gave him a summary of the issue, he honestly and kindly stated that his company is booked full on repairs for pier & beam foundations. I appreciated the honesty because I need this service soon. He offered a recommendation for another company, which I took. I'll keep Granite in mind for future reference.

I purchased an Angie's List Big Deal for this service. They came out and did an estimate. I have not decided whether I am going to use them or not because I am getting other bids for the foundation work I am wanting done. They came and did an inspection on the outside and did measurements of the level of the house inside and out. Then they drew up a diagram of my house and marked all the areas where the foundation had shifted. Then they drew little piers to bump up my foundation and showed me how much I would need. Then they quoted me a cost. They did the same as the other three foundation companies that I had asked for and they were not on Angie's List. Their price was medium; I got two lows and one high and theirs was kind of medium. Their price was competitive. They sent me an email about two days after I bought the stuff saying they were going to contact me, but they never did so I ended up calling them back asking if we could set up a time. The guy came on time and everything.
Description of Work: I got a quote from them for foundation work because I had cracks in the walls, ceiling and windows.

Granite sent out a great crew to perform the necessary foundation work. They were very professional and pleasant to work with. Any time I had a question or request, they were very helpful and responsive. They cleaned up the work site every day prior to departing. This job took 3 full days to complete. I would definitely hire this company again or recommend them to others needing similar repairs to their home concrete post tension foundation.
Description of Work: Granite Foundation Repair installed 16 steel piers on the front and side of the house and performed a foundation lift meeting the engineering report requirements. They also installed 2 root barriers in the front yard to prevent tree roots from getting under the house in the future.

The crew arrived promptly at 08:00 AM on Thursday 7/24/14 and began working on the priers and root barrier. At approximately 04:00 PM they began raising the house slowly. Within about 15-20 minutes the house was leveled. The crew returned on Friday 7/25/14 to complete the root barrier, fill in the prier holes, and remove equipment. They completed the job and departed at approximately 04:00 PM. All of the work was completed in a timely and professional manner. Our lawn has started the recovery process and we are completely satisfied with this contractor. We would highly recommend this contractor to our family, friends and neighbors.
Description of Work: Installed 15 steel priers and raised the front of our house 1.4". This leveled the house and closed all of the wall cracks on the interior of our house. A water test was conducted several days after the house was leveled and there wasn't any damage to the plumbing.

Granite Foundation did an outstanding job. Monty, the salesman was very informational. We got three bids prior to selecting Granite. Their website was bery informational and taught us everything we never knew about piers. Once selected, Julia at the office was very accomadating in getting our work scheduled ASAP. Once the crew arrived, the forman, IVAN, was fantastic. He kept us informed every step of the way. The crew varied from7-9 crew members during the two days they were there and they were exceptional. Once the work was complete, you never knew they had even been there, their clean-up was that good. All of their workers were pleasant and friendly. The work took two days, but they busted their butts to get done by 5pm on the second day, knowing that my wife and I had plans. On day one, Jim, the owner even came out to visit with us and made sure we understood what his crews were doing and he even inspected their work. VERY IMPRESSIVE.

We met with Yancy after reading other Angie?s List reviews and were impressed with the price and expectations set out regarding the repair process. There was a 6 month gap between the time we originally met with Yancy and when we were ready to proceed and Granite was still able to use the original quote which were pleased with. The job was completed on time and was such a smooth process with a professional crew. As part of the process Granite sub-contracted with a plumbing company (See review for On Call Plumbing) to check the lines to make sure there was no issues. The quality of the sub also played in with this review and says a lot of Granite Foundation to partner with the caliber of their plumbing firm, again a home run for professionalism and customer service. If I ever need foundation repair in the future my call with be to Yancy & Granite Foundation Repair.

Monty Collins was the rep who visited with me during the initial estimate. Monty was very patient, informative and thorough during our visit. I met with about three more companies and ultimately decided to go with Granite due to how helpful Monty was and also because my structural engineer had included them on his recommendation list. On the day of install the crew arrived on time and ready. They were finished within two days as promised. During the fix the foreman did seem a little unaware of what was going on however I ultimately determined he was fairly new to the business. I felt more comfortable once my engineer arrived during the lift day and explained that everything was going well. Upon the completion of work I noticed the crew had accidentally broken a brick on my window sill that was very noticeable. I was disappointed in the way the foreman handled the situation when I brought it to his attention telling me he could not do much about it. I ultimately contacted Granite on my own asking for them to make the situation right. I cannot say how helpful/patient Julia and Kristin were with working on getting a resolution. Ultimately Granite foundation made things right and fixed what was broken.

I am very pleased with the Granites services. I received estimates and proposals from 4 different companies. I was most impressed with: Monty was professional and very knowledgeable. Of the 4 companies, he was the only person who followed up on the proposal. When I had questions, he made another trip to reconfirm his findings and answer my questions. Work was done in 2 days and clean up was good. (I did lose one shrub that was replanted but I had been told that might happen.) Owner of the company came by both days to check on work and share information. Good job done by all. Hopefully this will be a helpful tip. When they say remove breakable items, look around at least several times to make sure you have everything down and out of cabinets. How I missed items on fireplace mantel I will never know but I did:(

A happy customer is our number one goal at every house that we repair. We treat each house as if it were our parents. Monty is a great person. He is just one of several evaluators that we employ. Our goal it to properly assess the property, draw up a practical repair plan, and present repair alternatives. Granite offers several repair methods depending upon the needs of the property. As owners, Betty and I can not promise to come by every house. Sometimes there are just too many jobs spread across the Dallas Fort Worth Metroplex. But we will do our best. Foundation repair often involves noise and disruption. Try as we can to be respectful to your property, putting holes in your yard or floor is invasive and does cause some vibration throughout the house and walls. That is why we strive to send out a pre-work letter explaining what will be going on at the property. Plants and shrubs are particularly troublesome. We will work around them whenever possible. Engineers give us some latitude in pier placement. It is always a good idea for the homeowner to walk the job at the beginning with our crew chief, pointing out any particular areas of concern. And if we miss something during cleanup, such as replacing a walkway stone after a pier has been installed, we promptly respond to a customer's call . This is a troubling time for homeowners in the Dallas Fort Worth area due to the extended drought and water restrictions. Every other week watering is totally inadequate. Shrubs and trees will draw moisture out from under the foundation. That moisture must be replenished or the floor will drop. Please, install a perimeter drip watering system with an automatic timer. It is perfectly legal and is vital to preserving your foundation. An automatice faucet connected timer Lowe's or Home Depot can be installed in 5 minutes. It costs under $50 and runs for 6-8 months on batteries. A good idea is to set it to come on everyday or every other day year around for about an hour per soaker or drip systems . Drip tends to work a little better than soaker.

tThis was a first class operation from beginning to end and I can truly say that the final results exceeded our expectations. For a variety of reasons I didn't expect to achieve the kind of results that we got. Mr. Oursler met with us, explained the process and answered all of our questions. His crew was punctual, friendly and professional. During the repairs it was determined that some additional steps needed to be taken, at an additional cost, but the logic was solid and the additional costs were very reasonable. When an issue arose that needed further evaluation and explanation someone from the main office came out to personally investigate and explain it to me. Granite was able to get our floors back to level under difficult conditions and they took the time to do it correctly, taking almost twice the time they originally estimated. We are extremely satisfied with the results and feel our money was very well spent. I have no hesitation in recommending Granite for your foundation repairs.
Description of Work: We have a multi-story home built into the side of a hill in east Texas where a large area of the main floor had settled due to inadequate pier support and improper truss design and installation. Granite was able to access this area from the underneath walkway/crawlspace and raise this area by adding 13 steel piers driven to bedrock and adding metal brackets to support the weight of the house on top of the piers. They also added wood bracing to correct the problems with the original truss installation.

scott came out and was very helpful, answered all my questions about foundation. i asked him about roots from trees and he said most of mine were fine but a neighbors could be a problem. i asked if anything can be done for roots as i want to plant more bushes/trees. he said their company offers a root barrier - so roots won't get to my foundation. that would give me peace of mind! he said i didnt need it around entire house, but recommend certain areas if i wanted to get it. he will be sending me a quote. (no sales pressure, it wasn't required to fix my foundation problem like the other items) it is nice to be told you don't have to pay! he said just have it checked again in 5 years or call back if i notice any other changes. i called because of the integrity i read on other reviews, very glad i did. i wouldn't use anyone else. too bad they don't do other types of work!
Description of Work: complete evaluation of home foundation. foundation was raised 7/10" in a few areas. he said i didnt need any piers etc, but gave me a list of items to fix that caused the raise (gutters on side of house needed, add more dirt on side of house and slope correctly, lay sod on top) i am getting my sprinklers fixed anyway - the problem being water/drainage.

I want to thank [removed member name] for stating that we did a great job, very prompt, fast and professional. We take a lot of pride in training our teams, the crews and other staff, to behave in the best possible manner for the customer, and no better way to know than through customer feedback. We are in an industry that is literally plagued with contractors who hire sub-contractors to perform the actual work. Sub-contractors hire day laborers and pay in cash. As our principal business is foundation repair, we understand the downsides of that mode of operation. But then companies that operate in a less than professional manner are often impossible to reach when an issue arises. We also have rejected paying our own crews or crew chiefs by the job. When our crews encounter the unexpected, they work in the customer's best interest We do not want our crews to work on a quota incentivized basis. I as a board member have been very active in the Foundation Repair Association (FRA). I hear the horror stories of bad work. Most of this is due to incentive systems that strive for the fastest possible work with little regard for the customer. Also, I will admit that we as a company have some underlying costs that many contractors who are not members of the FRA do not. Ours is not a licensed or regulated trade. We carry the considerable expenses of Liability Insurance and Worker's Comp Insurance, as well as normal payroll taxes for social security, medicare, medicaid and unemployment insurance. Called them and they scheduled a service person. The Tech arrived and did measurements of the house as well as drawing a floor plan. He explained that one side of the house as lower and should be fixed. He explained what should be done and gave me a estimate of what the cost would be for different piers. I received a formal proposal via email 2 days later giving their recommended work to be done and the cost.

Mr. Monty Collins of Granite Foundation arrived with fifteen minutes of appointment time. After performing the floor deviation measurement of my home, Mr. Collins sat down with me and explained that the deviation measurements were with range of an acceptable engineering specs. After reviewing the outside of my house Mr. Collins noted that my neighberhood was surfaced drained for rain and my being on the down hill side suggested that I my have a water problem. Mr. Collins stated that he did not believe I needed any interior work or exterior work. I have worked with other foundation companies in the past but have never experience the integrity that was demostrated by Granite Foundatoind Inc. Would I ever call another foundation company in the furture, absolutely NO.

We were concerned that our home might have foundation problems as there some small cracks appearing in the tile and a crack in the garage. Monty Collins was the Granite Foundation Co. representative. He called ahead and confirmed the scheduled appointment a day or two ahead and showed up on time. Spent quite a bit of time making sure his equipment was functioning properly and did a very thorough examination of the outside and interior of the home. After an extensive data collection period and assessment period Monty stated we really didn't have any problems requiring work at this time. While one area was slightly off (well within normal industry limits for foundations), it was not significant enough to have it fixed at this time. Monty suggested some landscaping/drainage solutions to avoid any future problems. I was really favorably impressed as we had another outfit that insisted we had big problems and gave us an estimate of several thousand dollars. Their high pressure tactics to "take the deal" set off alarms so we called Granite Foundation for a second opinion. It saved us thousands. Highly recommend Granite Foundation for they do a very thorough job and are honest enough to tell you when you don't have a problem. Will definitely use them in the future. (Wife had a co-worker who had used Granite in past as they had done quite a bit of work on his home and he was very satisfied with their work)
Description of Work: Granite Foundation came out and did a complete assessment of our foundation to determine if we needed any foundation repair work. None was required. Zero charge for a very thorough evaluation. Can't get any better than that--basically free assessment and honest enough to tell us we were OK. Suggested a few landscaping ideas to avoid any future damage.

Monty Collins came to do the inspection. He almost immediately determined that we do not need the kind of foundation work that would involve piers which is the kind of work they do. He gave me a few tips for adjusting some things and said that the minor problems we have were because of too much moisture in the plant beds in front of one side of the house causing some heaving.. Suggested longer extensions on the gutter downspouts. He also said that it is possible that in our 30 year old house it is possible that there may be some drain pipe leaks under the foundation and that we might want to test for that. Granite foundation did an excellent job. They went above and beyond by carefully moving and watering my shrubs then replanting. Them where they belonged. They even added mulch to flowerbeds.
