The work performed by Granite's team was great (so far, as only time will tell on something like this). The work prior to the repair (quotes and pre work prep) was all very timely and professional. Steve their sales rep was great, explained the need and work well and Claudia in the office was equally as helpful. The crew came out adjusted the work to be done (actually did a little bit less than the original contract based on their findings), finished timely, were very professional and left the work site clean and in great shape. I know I had a small job, but they treated me very well.
Description of Work: I had a chimney constructed on a largely unsupported slab, Granite came in and put supporting piers under that slab to put it back in position and stabilize it.

I cannot say enough good things about my experience with Granite Foundation. Granite was the third company that looked at my home and provided me with an estimate. I immediately felt more comfortable with this company than any of the others. Steve who provided the estimate clearly knew what he was doing and was able to explain everything in great detail. The job was scheduled. Several days before the work was to begin I received an email from Granite that told me all the things to expect when having foundation work as well as what specific things I should do. The morning of the first day the crew leader introduced himself (Daryl) and reiterated what they would be doing. He was great. Over the next two days the entire crew worked diligently to get the job done. They were courteous and professional. I saw others from Granite stop by the site to make certain all was going well. The second day the owner of the company rang the doorbell and wanted to be certain I was satisfied thus far.. The work site was left immaculate - frankly it was probably in better shape than they found it. I wish Granite did plumbing, remodeling, roofing, etc. I would use this company for any service they might provide. Their dedication to quality and integrity was evident to me. Steve came out to perform our estimate. He was on time and very professional. Steve did a great job articulating what he noticed during his evaluation, and did so in layman’s terms that made sense. His evaluation determined no structural issues, and that no foundation repair was needed at this time. We had several other estimates from other companies, with only one giving the same feedback as Steve. So we went ahead and had a structural engineer come out, for an unbiased opinion, and his evaluation was the same as Steve’s. Although we didn’t require their service after all at this time, we will definitely recommend their service (especially Steve) paying it forward.

Steven Jones with Granite Foundation came into my home and reassessed the damages the Texas expansive soils had taken on my homes foundation. He found that the initial quote I had gotten was completely incorrect due to the ?ZERO? being placed at an upheaval point in my kitchen. He was straight forward with his analysis and recommendation of correcting my homes elevation issues. (really lack thereof since it was sinking in the front) Ultimately saving not only thousands but my sanity! On 14 March 2016, Dwayne, Ivan and his crew showed up to my house full prepared. They all introduced themselves, became familiar with our home since the project was 4 days, informed us of what was happening and what to expect, and showed nothing but professional courtesy during the entire time. I had a total of 5 companies come out; Some under bid, some over bid, some used to many piers, but Granite recognized the needs of my house and fixed it without the GREED. For that they have won my business and recommendation.

Phone call lasted less than 30 seconds. A woman named Jennifer answers phone and when I ask about scheduling an inspection appt she cuts me off and says that they are booked too far out and then during my next question she literally interrupts me to say she has to answer another call and before I can even respond she in a rather childish tone says "Bye, Bye". This lady has no clue about how to be professional.

Darrell and crew arrived promptly at 9:00AM and worked diligently and professionally to install 12 steel piers, repair breaks in our foundation watering, and sprinkler system. They also removed landscaping as needed and replace after completing the job. They were able to complete the job in one day (they had a double crew) and avoid the downpour of rain that arrived shortly after completion. They also waited to test the foundation watering and sprinkler system to make sure it is functioning properly. All through the entire process they worked as a team to complete the job. We would definitely use them again, but hope they are not needed.

The salesman Steve was great! He answered all my questions and explained everything in detail. I got other estimates for the work and Granite was a little more expensive but I went with them anyway. I was told it would take 3 days and they finished in 3 long days. The crew was great. The foreman, Cliff was excellent! They did a pretty good job putting the yard back in order. Not all of my hedges that they removed to do the installation survived but the majority of them did survive. They did tell me ahead of time that they may not survive so I was happy the majority of them lived. Since my fireplace was heading west, I had the three piers put inside to fix this problem. They did a very good job but keep in mind, it does make a mess! Dust everywhere, even though they put up plastic between the rooms. I was very glad that I boxed everything in the room and moved everything into another room before having the job done. Now the fireplace is back where it belongs! They did go over with me, the fact that the estimate does include doing a leak check afterwards but doesn't cover the cost to fix a leak if you have one. After finding out I had a leak by the company sent by Granite, I had to pay around $500 for another test to tell me where the leak was. I ended up with a leak but didn't expect the repair for the leak to be as expensive as it was. It cost me around another $4,000 to get the leak fixed. So keep this in mind when you get foundation work. Have extra money available in case you end up with a leak! The foundation company does NOT do any fixes for leaks. This work was done by another company.
Description of Work: I had 23 concrete piers put in. 20 outside on both sides of the house and front and 3 inside the house by the fireplace.

Excellent work done promptly. I signed a contract on Thursday, they came the following Wednesday, and completed the job by Friday. The final price was about 1600.00 more than the original quote which I was told prior to work done and all work I approved on site. A little confusion about amount of the Angie's list coupon as it was not in my contract but with a phone call to my salesperson the full coupon amount was honored. Much appreciated. I am very happy with the quality of their work and I highly recommend Granite Foundation.

They were just so wonderful. The whole crew did not speak English, but I guarantee you the owner and the salesman knew exactly what they were talking about. I had four companies come in to give me bids. One company came in and was nice, sweet, honest and listened to all of my problems but they did not know what the h*ll they were doing. The second company was unable to communicate with me so I did not want to do business with them. The third company gave me a great price and he would give me a lifetime guarantee, but I was confused about their company setup so decided not to use them. The man from Granite Foundation, was in my age group and sat with me. He talked to me face to face like a human being. He explained for hours how many companies that do this work were not competent for a number of reasons. I signed the papers and agreed to have this company do the work. When the crew came out I must have had 20 guys working. They had two days that they did not have any other work to do but mine. The owner came into my house to sit with me once. They were just fabulous and did a wonderful job. When they left my yard looked great and they left me a $10,000 insurance transferrable lifetime warranty. They went down to bedrock to repair the foundation.

I am very impressed with Granite Foundation and Repair. What I thought was indication of foundation issues on my house, I was reassured by their representative that it was not at all and that most homes in Texas experience this issue because of the nature of the weather. Although he was certain it was not a foundational issue, he took the time to show me what he looks at around the house on the outside and the inside to make sure the foundation is solid. This reassured me that what he said was true and that he truly did know what he was talking about. Granite Foundation did not charge me a dime. They could have done all sorts of unnecessary work on my house and I would never have been the wiser. But they didn't. I'm very impressed with their integrity. I would highly recommend!

Thanks for the kind review. It is not unusual to find that houses need little or no repair. Just slight seasonal flexing causing miniscule cracks. Our people are under no pressure to sell "something". Keep in mind though that the absence of the need for repair now does not guarantee that the house is future proof. Our clay soils cause a lot of problems...sometimes in a year, sometimes in 5-25 years. When my house was 4-5 years old, I had steel piers placed around the whole perimeter as a precaution, because on a daily basis, I see the future of Texas foundations. Except for slab above grade, possibly as many as 50% of foundations built this year will sometime in the future fail. Failure being defined as: floor tile cracks, cracked brick or sheetrock problems. Most home warranty companies define failure as not habitable. This spring and summer it is especially important to assure that a drip water system on a timer will run 7 days a week. Run it 365 days a year. Not just in the hot summer. Also, if the tree canopy extends near the house, the roots can be headed in the same direction. A tree can consume up to 100 gallons of water per day. With the prolonged drought of the past 3 years, a few months of rain is not enough to get the soil properly hydrated, back to "normal" . Before the drought, exterior piers were the norm. These only provide support for 8-10 feet into a house. Now, there is a growing need for interior piers. When the moisture gets sucked out of the interior, the floor will drop. This is manifested by the presence of wall to ceiling or wall to floor cracks. It may take 1-2 years of intense rain for the interior to return to normal moisture levels. Two years ago I came across a neighbors house that sloped 5 inches over 40 feet. Not a pretty sight but only a 1% slope The buyer's engineer told me that the foundation was fine, as it performed the fundamental purpose of supporting the wall, which supported the roof and made the house safe and habitable. Granite saved my pool! They gingerly worked around the gas line to install the piers under my badly tilting brick fence. Suddenly, my fence was straight and my pool decking was smooth. Updated on the last contact 4/24/2015 Every foundation repair company offer a life time warranty. Who will honor it when the problem come up is to be thoughtful about it before spending several thousands dollars to them. Granite Foundation is a small company who charges the same price as a larger company. Giving the life time warranty with tactic foundation maintenance handout, had the piers ever failed he will seek the way to void his warranty claiming that you didn't follow the condition of warranty on "ridiculous" requirements, then the warranty is invalid. He has an independent engineer, who get paid from customer fee charge to file the city permit but supporting his tactic. I should have hired my own engineer which will be the same fee. When the room door can't close, he advised to get a carpenter to shave off the top of the door. The Granite Foundation Repair, Inc. (519 Interstate 30, #159 Rockwall, TX 75087) worked to lift and to support the settling foundation of my house about 5 years ago. They provided me with a lifetime warranty to insure against future downward movement of the foundation. During the procedure, they installed steel piers on the side from the front to the middle of my house. The steel piers provide a direct vertical support of the foundation's load, from the base of the foundation to the bed rock, and is not affected by climate or soil conditions. The engineering report from the procedure, submitted to the city, stated, "If a portion of the foundation has been previously underpinned, those portions should not settle... Properly installed piers will take out the downward portion of the seasonal up and down movement. Underpinning a foundation only prevents future downward movement from occurring??" The procedure has failed and the underpinned area has settled. As previously noted, Mr. Jim Oursler, the president and owner, offered a life-time warranty when he sold me his service. Quoted here: "Should those portions of the foundation directly supported by contractor's piers or pilling experience further settlement, contractor will adjust the effected piers/pilings at no expense to the owner for the Life of the Warranty." Today, he claims my warranty is void because I did not water the foundation. As previously noted, steel piers are not affected by climate or soil conditions. After inspection from him and confrontation of the warranty he previously offered, he now wants me to purchase more piers from him as a condition of honoring his warranty. "While the lack of proper foundation maintenance has voided the warranty on all Granite piers, we will as a sign of good will, at no charge adjust two piers on the left side as long as the work is part of a contract with Granite to install additional piers as needed on that side and rear. All Granite work will be a good and workmanlike manner, but will carry NO WARRANTY" Mr. Jim Oursler has been very sly with the manner he has handled the situation. ***** Response to the Provider response dated Jan 29,2015 Mr. Jim Oursler, the root of this concern is that your employees did not fully press the piers to hit the bedrock, which is necessary for a successful operation. An error in the depth install of the piers can cause the issue we are having today. You described earlier that they were driven 25 feet into the ground. I disagree with you. Having watched your employees do the install, they installed not more than 10 feet. It is impossible to push the piers 25 feet with the equipment your team brought. Your team did not install the piers correctly, which is why the foundation is settling. Your comments about general maintenance for the foundation stresses watering, however this is for non-underpinned foundations or the portions without underpinned piers -- the portion that you did not work on. As previously my note, steel piers are not affected by climate or soil conditions, those portions should not settle. You have checked the level, and have claimed the settling is due to the non-underpinned region of the house. In a properly installed pier situation, only the non-underpinned supported portions would settle, not the underpinned portions. Because both the non-underpinned and underpinned settled, it was a result of a incorrect install of the underpinned portions. All that I ask is that you service your work to make correction, with the lifetime warranty you offered to me when I purchased your work.

Dear Mr. {removed member name}, Yes, I met with you on November 20th. The left rear, which was not piered, is sinking due to an absence of water. It is pulling down the piered areas. In February 2014, we adjusted your piers. The absence of watering is putting an inordinate amount of strain on the house and the piers. Piers that were driven 25 feet deep. City engineers understand this and allow soaker or drip hose watering even with water restrictions. Piers can only do so much. When the bulk of the house begins pulling on the piers, they will give way. One solution is to totally pier the house. A pier every 8-10 feet inside and outside. Not very practical, but then we have a system that will support a house. Pictures recently taken show that the soil has shrunk to the extent that the soil is well below the forms that were used to build the foundation. As a car maker won't warrant an engine run out of oil, we can't continue to warrant a house that's foundation has been neglected. We are all suffering from the effects of an extended drought . Our handout on foundation maintenance, written by a doctorate Professional Engineer for the Foundation Repair Association, stresses watering. Following our initial repair, the final engineer's report stated...There are many variables that can negatively impact theh stability of a foundation. Some of these items are tree roots, environmental/climate factors, inadequate site preparation by the builder, original design and construction, inadequate moisture maintenance by the home owner. To repeat, inadequate moisture maintenance by the homeowner. Your city has for a long time been under Stage 3 water restrictions and says the following: "Exemptions - The following water usage is exempt from Stage 3 restrictions: Use of drip irrigation systems, soaker hoses, and hand watering to protect foundations is allowed. Recommended maximum 2 hours when needed and not during precipitation periods. Drip irrigation, soaker hoses, and hand watering of ornamental flower beds and other ornamental landscaping is allowed; hand watering of lawns is prohibited. " The city recognizes the urgency of watering to protect foundations. I hope that more people heed the city's advice. Our contract stresses watering. I feel bad for the situation that has arisen, but can not accept responsibility for it.

I had an apt with granite and another firm in the second week of october. I had an engineer report, so wanted to get quotes based on that. I liked the first firms numbers so called granite to cancel the appt. they asked that I give them a chance and sent someone out the next day. John. Well, at that first meeting John told me I was 'rushing' him and he would need another appt to properly review the property. We set an appt for a week later. John was 1 hour and 45 minutes late to that appt. He looked everything over, said it was very complicated and would need to give it to the top management to review. He would scan the elevations and get it back to me that evening. Nothing, so on Monday I called, and left a voicemail, waited two days and no return call. So I called again that Wednesday and told John I located a diagram of existing piers from the problematic job done on the house before I purchased it. I explained I had also spoke with the engineer and he thought we could try to remove the old piers to see if this would solve the problem. John responded two days later with a copy of the elevations (other firms have these the day they visit or within 24 hours) and said in his opinion removing the piers would not work. Nothing else! After three weeks with this guy he finally gives me a sheet with elevations but nothing else! He had an engineer report, his elevations and now a diagram of the existing piers.Did he speak with higher management to get their opinion on this 'complicated' foundation, did they have any ideas or specific concerns, at what point should I expect Granite to even give me a quote!? All I get is a 2 line email saying in 'his opinion' the old peers aren't the problem. I responded saying I was losing my patience and expected to get an actual report and or quote. He didn't like this apparently because I never heard from granite since. So I wasted about a month. From the time I called Granite to cancel to the last email from John, it was about 1 month. I had to tell the other firm to hold off, because I told granite I would give them a shot and they send me John to waste my time, I am now waiting for availability with the other firm because I lost my December slot when I put things on hold with them. I am guessing the job would've been too small for them, or maybe just John, so I was a low priority and then ultimately forgotten. Thanks Granite!

Notwithstanding the fact that we were caught up in a Christmas flood of appointments, we did a poor job and accept your criticism. Our evaluator had identified that the house was high in the rear, down on the right, and had a known leak in the middle, along with prior repairs which were apparently unsatisfactory. All of these contributed to a complex repair job, which he hoped to get done in an economical manner. My own Christmas vacation and that of an engineer greatly delayed calling a meeting, and by then you were understandably angered. We have had two meetings since then on this subject, the poor customer service, and internally agreed upon procedural changes so that we don't drop the ball in the future. The crew arrived on time and went straight to work after I told them about my sprinkler system and showed them the marked heads, although I did have a hard time understanding the crew lead as he had a very heavy accent. 2 hours in and the Lead had to leave and go get some splits that he had neglected to bring with him so while he was away, the rest of the crew did nothing but sit and wait. When he returned, they all got back to work. When. When the lead said they were almost done, I asked if he was planning on installing the 2 staples I had ordered as well. From what I understood, he said he was sorry but he did not bring them with him and would have to return another day. After he had left for the day, I called the main office and informed them of what had happened and that not only had he not tested my sprinkler system when they were done but that they had covered the sprinkler heads and I had to clean the mess up so I could water the yard later but that they had forgotten the staples. Now I had to take another day off for them to come out again. They came out the following week and put the staples in and sealed the crack inside, and they gave me a free staple for the hassle. It took about 2 weeks to get the engineer to come out and inspect the work and almost 6 weeks to get a plumber out to test my water pipes. Even though the work looks good and they have a great grade for their past work here on Angies list, I don't think I'll be recommending this company to my friends due to lack of preparation and not even an apology for me having to take another day off for them to finish their job, sorry but I think that's unprofessional and I guess they just wanna get paid is what it all comes down to.

The repair involved 4 helical steel piers and staples. For those reading who are unaware, a staple is used to hold two unconnected pieces of a slab together. It was probably an oversight during construction that can often be remedied in a very satisfactory manner by using rebar formed in the shape of a staple, a hole drilled in each part of the slab, and the staple inserted. As I said, good work is number one, but we also can not lose sight of the importance of your time. We are very sorry for the delays that you experienced as well as the other problems. Our office has been closed for a few days. On Monday I will be convening a meeting to discuss and improve upon every aspect of the problems that you highlighted. I had noticed cracks in the top floor of my home and was wondering if this is a foundation issue. I wanted a inspection date as soon as possible and they accommodated my request within the same day. Yancy from Granite Foundation came down, walked through the entire house in detail and provided me an opinion. We work extra hard to provide a thorough evaluation with an honest assessment of needs. Recently a customer with a plumbing heave problem called to say that of 4 companies, only Granite's technician provided the honest truth. ....no bid until the plumbing problem was resolved and allow 4-6 months for the heave to subside. We are not going to try to scam you with unneeded repairs. Each of the other companies had but one objective... to make a sale. That is not the Granite philosophy. If the plumbing problem were causing settling or erosion, we would have responded with a foundatiion repair plan. Since the plumbing problem was causing a heave, the best advise was to minimize foundation repair cost by fixing plumbing and allowing time for the house to settle in the effected area. Then and only then provide a cost effective foundation repair plan. Please be certain to keep up watering through the winter. The drought is killing houses and trees are sapping the water from the middle, causing house interiors to drop. Thanks so much for your reply. We had an exterior garage wall that had slowly been dropping. I finally decided to go ahead and get it fixed. The Granite folks were courteous, professional, no muss and no fuss. There was no pressure, but I accepted their repair proposal. Everything relating to their company and the work that was described hit all the right notes: use their own crews - check; bonded and insured - check; lifetime transferable warranty - check, handle all permits, etc. - check. The crew came out on a rescheduled date (within a day or two) after getting rained-out on the first appointment. They worked quick and got the job done in a day. We had shrubs (hollies) where they had to work, but they were able to work around them and do the job without having to remove anything. The foreman was very friendly and happy to show me what they were doing. Julia, the office person I worked with on coordinating the job was very nice, responsive and accommodating. I can recommend this company. They even honored an Angie's List discount after I had forgotten to present it.

Our home is 21 years old, sits on a corner lot, and the lot was built up about 6' higher than the roadway. The dirt wasn't compacted enough, so through time the dirt settled and so did the house. Half of the house settled over 2", and the foundation cracked lengthwise along a support beam of the foundation. I had 4 companies come out to give estimates, 3 through reviews from Angie's list and 1 from a Realtor friend. Granite Foundation was not the cheapest, nor were they the most expensive either, but we felt more reassured that we would get the best job from them. The prices ranged from $2700 - $5500 for concrete piers and $5000-$9000 for steel piers. Most of the 4 companies measurements were all fairly close to each other, and all recommended approximately the same number/location of piers. That made us feel better too. Monty was Granite's representative and he was the best. He was very professionally, knowledgeable, and friendly. He spent 1-1/2 hours with us! The others were here from 30-40 minutes. Monty explained the situation that we had and he explained the difference between concrete and steel piers. He informed us of his 16 years in the business, and the companies owner is an engineer who is on the Foundation Repair Board, and is in favor of Certifying foundation companies to make them more responsible.I always felt steel piers would be best and was willing to pay a little more not to have any more hassles later. Monty felt steel would be best, but concrete was certainly an option. He left prices for both types, and he left very nice booklets and write-ups on all processes. After talking with the other companies (and being disappointed), and looking at more reviews on Angie's List, we went with Granite. We were very pleased with work done and the clean-up, etc. Darrell was in charge of the foundation repair itself. He talked with us throughout the process explaining what/why things were being done. He answered my many questions along way too. All of the 4-5 men stayed busy and worked very hard putting in the 14 steel piers, even Darrell. The entire job took 2 days, and on the leveling day Tony came out to do the measuring while lifting the house was taking place. He was very nice too. They raised the house about 1/2" at a time and then he took measurements, raised another 1/2", more measurements, etc. They finished the whole process in less than an hour. The final measurements, which Tony shared with me as we walked through house were all within 1/4"! The cracks sealed up, just some hairline cracks left. We can feel how level the house is now. Granite Foundation filled in the pier holes, repaired sprinkler lines they had to move, filled in outside mortar cracks, and replanted a bush that was moved, all as promised. The house and the landscaping looks fine and we are very pleased. Two piers were needed under the concrete patio near the rear door. When worked was finished, the concrete was re-poured into the 2 holes. When it dried in a couple of days we couldn't even tell the difference between old and new concrete! About 2 weeks later the final plumbing test was done, showing no problems.
Description of Work: Granite Foundation Repair did an excellent job leveling our home to within 1/4" throughout, using 14 steel piers. Steel piers are about 25% more in cost, but all of the companies that we talked too said there are 0% failures with steel versus 10-20% for concrete. So we went with steel and would certainly recommend that you use Granite Foundation.

Dear [member name removed] Thanks so much for your comments. Our technicians are our greatest asset. So many people are unaware of the value of steel piers. I would agree that in the Dallas Ft Worth Metroplex a very high number of concrete piers fail. The fundamental problem that leads to so many failures with concrete piers is lack of attention to detail. Upon closer inspection we have found that many of the failures of concrete cylinder piers are due to short drives. Probably the foundation company has hired a sub-contractor, who gets paid by the pier, regardless of the length of time needed to install, or the crew chief is incentivized by number of piers per day. Not all steel piers are created equal. There are several types: 1, Straight high carbon tubular steel piers driven to bedrock. Absolutely the best. 2. Helical tubular steel piers driven to at least 15 feet and a specified minimal rotational torque to assure solid steel. Perfectly comparable to the straight steel, requires more time to install, but puts zero stress on the house during installation. Also excellent. 3. Helical piers using 1 1/2 inch square steel rods. These are vastly inferior as they cannot attain proper depth and cannot adequately support a house as they will bend. The 1 1/2 square rods were designed to serve as earthen anchors for retainer walls, radio towers and telephone poles, and mobile home tie downs. Not for supporting a house. Insist upon tubular steel. 4. Hybrid concrete cylinders with steel leader. I am very cautious about what sounds like the best of both worlds. While the end bearing area of the steel is only 6.5 square inches, which allows easy penetration, there is an issue with the hybrid: The actual end bearing area is the 6 inch diameter of the cylinders. and A= pi R(squared) = (3.14 x 9) puts the total end bearing area at over 28 square inches, and thus the large area may inhibit penetration all the way to rock.
