Description of Work: I contacted them about my foundation, since I saw some small cracks and was told the foundation was fine that in Texas this tends to happen. There was no charge for his visit. He could have told me I needed x amount of work and I would not know any different. The fact that he did not take advantage of my lack of knowledge is commendable.

The recommendations were things that we could do ourselves to be able to remedy the issue. He didn’t give us a quote because we could do it without utilizing their services. He used his knowledge to let us know what we could do. He recommended we replace our wooden door frame with a steel door frame and change out some drywall. The man that came out was friendly and respectful and he didn’t talk down to me; that is very important to me. He didn’t make me feel like an idiot. He was polite and courteous and he was timely and called to let me know he was on his way.
Description of Work: A representative from Granite Foundation Repair took a look at our foundation. We are having an issue at the front door and not being able to open up the door easily because it settled.

We are very happy with the report. This house was underpinned with our steel piers and responded exceptionally well to the lift. Engineers advise that in the North Texas area, typically one can expect 1/2 to 2/3 of the elevation loss to be recovered. In this instance virtually all of the loss was recovered.

First, thank you for the good report. Clean up is always a tough task and I am pleased that we did a good job. Steel piers provide the least soil disruption of any foundation repair method, but there is still some mess to clean up. We are quite pleased that you chose steel piers. In Rowlett, as in most of the DFW Metroplex, rock or rock like strata is overlaid with clay soil. Rock depth may be anywhere from 10 feet to 70 feet. Pressed concrete with water injection can typically only achieve a depth of 10 to 18 feet. Straight steel always goes to rock, be it at 10 feet or 70 feet, thus assuring an absolutely solid support system.

I was wondering about some nail holes in my walls & a door that was stuck so I called these guys to come out for an estimate after I read reviews on Angie's List. I received a quick response back from the email I sent and they set up an appointment. They arrived EARLY on the day of the appointment. Yancy walked with me through my house & around the outside. He pointed out what was actually happening with my home and let me know my house did NOT need foundation repair. If I have problems in the future (which Yancy showed me what to look for) I will give Granite the first chance for my business.

Inspector came out to give me an estimate. Found issues related to the root cause of my foundation problems and recommended I repair the problem areas and then call again for an estimate once the issue was resolved. Informed me that any repairs to the foundation would be short term until the originally problem was resolved. Ground was wet under the house. If we leveled the foundation today, once the water was blocked and the ground dried, the house would likely need another leveling. It is a block foundation and very susceptible to issues when water is allowed to enter below the house. Very knowledgeable and gave me specific instructions on how to solve my issues. I will call again once I have completed my other repairs.
Description of Work: No services were performed because they would have been temporary at best. See my comments for details.

Often we find customers who are confused because other foundation evaluations failed to take into account the root cause. While it is not always possible to identify the root cause, when possible a foundation repair plan must look first at the cause.

Granit did a great job repairing the foundation of our two story house.
Description of Work: The front corner of our house sank due to the drought. I obtained 5 estimates from companies offering comparable service. All companies reached the same conclusion on how to repair the foundation. When it came down to making a decision I chose the moderate priced estimate of the five because of my comfort level with the salesman. Twelve piers had to be installed, 5 by cutting through the concrete porch.The crew arrived at a decent hour and left at dark. The process took two days. The cracks in our interior tile floor and walls are virtually unnoticable now. Exterior cracks in the mortar surrounding bricks were filled very professionally so that the shades are hardly noticeable. The Lifetime transferable warranty arrived after an inspection by a plumber and and engineer. all included in the price of the job. Granite did a great job.

As with this homeowner, we sometimes feel that the best quote is delivered with free advise to wait. Foundation repair is not always a quick fix. The workers arrived when they said they would. The first day, the foreman explaind the process to me so I knew what to expect. This was a big job that required many of the bushes next to my house to be dug up. I was pleasantly surprised by the care they took to save as many of the bushes as possible by covering the root balls in layers of dirt to protect them. The workmen on site were always courteous and the office staff was too. The office called me twice a day to update me on how the job was going. The whole job only took two days to complete. When they were done, they replanted my bushes and cleaned up before they left.
Description of Work: Our home had a long history of drainage problems that lead to foundation problems. So they installed 15 piers on two sides of the house to raise the foundation a couple of inches. They also installed around 50 feet of french drains to solve our drainage issues.
