I have over 23 years of experience in appraising real estate in the Austin and Central Texas areas.I have specialized training in appraising "green properties" ones with special energy features and historic properties. I hold the senior designation (IFAS) from the National Association of Independent Fee Appraiser and has been President of the Austin Chapter for over 4 years. I run a one appraiser office.

I hired Jim to do an appraisal of my home in April 2014 and again in April of 2015, for the purpose of a WCAD appraisal protest.  WCAD is constantly over-valuing my modest property and it needs to be continuously disputed every single year

In April 2014 Jim did a detail oriented appraisal of my home, and was worth the $350 that I paid for it. The appraisal did not contain errors, was done correctly, and WCAD adjusted their escalated appraised value as a result.  I gave Jim and "A" rating in Angies List at that time.

So, I re-hired him again in April of 2015, and he did a lazy and incompetent appraisal that the WCAD board actually rejected. The report actually contained mathematical errors that prevented me from using it at all.

I had hired Jim to perform an onsight inspection, take photos of my home inside and out, then update his last appraisal from last year with the updated data from last year. He never arrived at my properly, never took new photos, and never updated his report.

He instead took several weeks to deliver a completely new appraisal based soley on home comps from my area, which is NOT what I had requested. His appraised value was actually higher than WCAD's value.

I  emailed Jim repeatedly before and after my hearing, received no responses at all. I would NOT hire Jim Rice to do any type of any appraisal on anything.

It was a smooth and pleasant transaction. Jim is an experienced and personable appraiser. He gathered the information he needed in less than an hour and conducted a thorough interview with me to get additional details. His report was thorough and well documented with sources that could be verified. He explained his reasons for the values he reported. I definitely felt I received an excellent value for the price and would glad recommend and/or use Jim for any future property appraisal needs.

I hired Jim to prepare a home appraisal of my private residence, for the purpose of using to protest a recent appraisal by Williamson County to increase my property taxes. Jim conducted a detailed appraisal and provided a well written color appraisal report, complete with several pictures of the interior and exterior if my home. The report served it's purpose during an informal hearing with an appraiser from WCAD, and they agreed to lower the appraised value of my home by nearly $20k less than their initial value, to match the alternative appraised value that Jim calculated within his report. So, I am very pleased with the outcome. I would use Jim again.
