The experience went great with the company from the very beginning. I was professionally greeted over the phone when I called. They were able to answer all of the questions my husband and I had while scheduling an appointment. We were also able to get an appointment for the next day. We meet the inspector at the property when he was almost finished and we walked us through the house and showed us everything he thought may be a concern and pointed out some great things about the home as well. The inspector was kind enough to help my husband take some measurements as I had my hands full with a sleepy toddler.?We received our report the following morning with great detail and color pictures as well. We will use this company again and plan to refer them to our family, friends and customers looking to purchase homes.

Top 2 Bottom Inspections came out to perform a structural / pre-drywall inspection of our home on very short notice (2 days). The service was very friendly and the inspector (Chuck) had about 30 years of experience and was very thorough. Their inspection was very detailed, in color, with photos, and provided a very easy to follow guide for what to look out for or, any recommended repairs, and covered all the major areas we were looking for. Their prices were very reasonable and the inspector was on-time and stayed for about 3 hours to look at our 2800 sq. ft home. The convenience and willingness to come out on short notice was greatly appreciated.

I was luck to call Top 2 Bottom to get an inspection next day with a reasonable price. Before that, I've tried other inspectors who either were booked 3~4 days out or threw a big quote. On the inspection date, Chuck came on time and did a thorough inspection. He was very professional and spent more than 3 hours doing his job. At the end he explained to me his findings one by one and answered all my questions. The >20-page report came out early next morning, pretty much exactly what he had already told me. Thank you John and Chuck.

These guys were excellent, they matched the competitor price and didi a really good job, very detailed, courteous and fast. Scheduled for the next day and helped me a lot to make the home buying process faster! Report was very professional as the customer service and John with his customers.

We had Top 2 Bottom out for two different properties we had placed an offer on in Sugar Land TX. The first was performed by Chris Staudt. Chris showed up on time and was very thorough and identified a number of issues with the property. He took the time to not only document where the issues were that he observed, but to point them out to us and recommend steps that could be taken to correct them. We only had a couple of days left in our option period, and Chris got us the inspection report back to us within about 18 hours of the inspection being done (on a Saturday morning at that). Ultimately, we were unable to come to an agreement with the sellers over the required repairs that we would have been unaware of without the help of Chris's report, and exercised the option to back out of the contract. The price for inspection of a 2700 sq foot house and termites was about $600. A couple of weeks later, we found another house and placed an offer on it. Without hesitation I requested Top2Bottom return to do another inspection. This inspection was performed by Chuck Pogue. He was also very thorough inspecting the full house, pool, and termites. We were pleased with the quality of inspection he performed. It did seem to take a significant amount of time (approximately 4.5 hours), and he seemed to be taking a number of phone calls during the inspection. There were thankfully very few deficiencies with this property, so he didn't need to walk us around the property pointing out things. He also was very prompt in getting the inspection report back to us - about 12 hours after the inspection. Due to the addition of the swimming pool inspection and the house being approximately 500 sq feet larger, the price was closer to $750. Overall, I was very pleased with the quality of service from Top2Bottom, and their prices were competitive with or lower than many other inspection companies in the Houston area. It was also convenient that their inspectors are certified to perform the termite, pool, and HVAC inspections, saving having to have multiple different personnel out to perform inspections. Would have inspect again (and in fact I did).

After reviewing several companies through Angie's list, we decided to ask Top 2 Bottom Inspections to perform our home inspection while still in the "option period" of our contract (older home that had been remodeled by the seller). When I called, John was extremely polite and was able to provide me a quote for our full inspection and termite report within just a couple of minutes. Given the quick turnaround needed as well as the Thanksgiving holiday coming up, I was pleasantly surprised that they had no issue meeting our date request. Chris showed up on time and prepared to complete the inspection. Through out the whole thing he pointed out certain items that he felt were important for us to note. He also included certain items on the report that weren't necessarily required to be inspected, but that needed to be repaired by the sellers (newly installed drawers would not close, etc). On one particular item, the newly installed windows, he noted a deficiency that was a big issue for us. To ensure he was providing all the right information and suggestions, he even called John out for a second opinion (who showed up not long afterwards). I would definitely recommend Top 2 Bottom Inspections to anyone looking for this type of work. We received the full report the next day and it included detailed information, pictures, and videos of all necessary items.

I think the work was okay. There seemed to have been some issues with the electrical work even after the inspection but I don't know if it was something Top 2 Bottom didn't catch or something that the builders did after the inspection. All in all Top 2 Bottom did a good job. I'm using them again whenever we get to closing. They were reasonably priced compared to others. I had a specific time frame that I needed and they were able to work on my time frame. I gave them about a day's notice to come out and they were able to come out and then turn around and then give me the inspection report the following day.

They were fine. He just came and inspected the areas that he could inspect. He could not inspect everything and I wish he would have offered to come back to finish the inspection, but he did not. Other than that he inspected what could be inspected. I would not recommend him, but he did not do a bad job. I just would not personally recommend him based on him not coming back to inspect other things once the utilities were cut off. The price was fine.

The service went very well. Their price was average for what it usually costs for a home inspection. The person who came was very knowledgeable and did good work. He was on time and everything was fine.

One of my friends gave me the name, but I only contacted the company after went through the reviews, it was late in the night,11pm? Owner John contacted me next morning shortly after 8am! I was very impressed by the response speed. John gave me the quote over the phone, and suggested to include termite inspection, which was missed from my initial request. It was very smooth process to set up the appointment for Saturday 6/7/2014 morning 10am. On the appointment day, our family arrived on time, we didn't see the inspector, I called John immediately, he promised me that inspector Chuck was on the way. Chuck was several minutes for the appointment, but I was not frustrated because John was one phone line away whenever I called. Chuck was very friendly, down to details, he was patient about all my questions, and kindly explained many details to me when I was around. He started with the termite inspection around the house, I was curious and following him around, he literally walked around the house, didn't miss one inch of it! He used pad to take pictures when required. Chunk was very professional, he climbed the attics, checked all the outlets, moved the oven to check the connections, etc., I was impressed by his systemic way of screening all the areas. His thermal tool was really cool, we enjoyed checking the temperature for different part of the house. Three hours later, inspection was done, but Chuck was not in the hurry to leave, he took the time to take the notes and gave us a nice summary to make sure we understand everything and no more questions! I appraised Chunk on the spot and recommended him to my friend the same day. :-) The inspection report was scheduled to be published the coming Monday, but my realtor reminded me on Saturday evening that my option would expire the coming Tuesday, we would have more time to negotiate with the seller and make the final decision if the report could be available on Sunday. I knew it was a lot to ask, but I still called John and left the message on Saturday evening. John returned my call on Sunday and delivered the report on Sunday evening! John, thank you so much! I will definitely recommend your company to all my friends!

John was very responsive to questions I submitted via their website and through e-mail. He was able to schedule Chuck to meet my husband to do an inspection on a Monday morning after I contacted him on the previous Friday. Chuck met my husband at the house at the scheduled time and did a very thorough job with the inspection. He answered questions well and the report was delivered to us the following morning. We really liked being able to send the report in pdf form to our realtor who then forwarded it over to the homeowners. I was surprised at the expense of the inspection, but they base it on the square footage and year built. We consider it money well spent.
