I sold my home way below its value. Stacy is friendly and helpful, but like all real estate agents they do not really care about getting you an extra 10k, 20k or 30k as they only get about $250 for very $10,000 extra and it is just not worth their time. They want to move on to the next house for the big bucks. I am disabled and have toxic metal poisoning which causes you not to sleep, loose weight, etc, which in turn causes you not to think clearly. I knew I needed a lawyer, but felt I was talked out of getting one. Felt pressured to sell when I was so ill I could not think clearly, I told Stacy many times about my health condition and I have witnesses. I am still very ill and disabled, but now without my house. I had a lot of money in the home and took a loss of over $100,000. My advise to all who are selling their homes get a lawyer they are well worth the money. They will prevent you from making a mistake you will regret for the rest of your life. Rent the movie or read the book freakecomics, it tells you all you need to know.. Not that real estate agents are bad people.....its just a money thing. Stacy Petruzzis response makes me very sad. She knows the truth of what occurred and I have a witness. She was uncomfortable that my friend was in my home in my room while we were talking business. Asked why I needed an advocate, I am disabled thats why. Look up toxic metal syndrome, see the symptoms it causes. I have been treated and still under treatment for the condition. I asked her a number of times to take my home off the market. She convinced me in my weaken condition to keep it on the market as things could get worse. We heard her almost singing "bathrooms and kitchens", as these are the most important rooms that sell houses. She called and asked asked me if my friend was tape recording our conversation. Why would someone ask that? I know an attorney in not required in Texas, but I highly recommend that you spend a few extra dollars to have someone with nothing to gain from the transaction. I sent all my contacts an invite to join Linkedin. as it is a good way to make contacts. I do not think Stacy or all agents are bad people. It was not my intent to try and give anyone a bad name, just tell people to be very careful when money is the driving factor and it is in all sales transactions were a commission is paid. Just a fact, money motivates us all.

Response from Stacy Petruzzi
Regarding negative review: I really, really don't like having to write comments back about poor feedback but Angie's list noticed the strange delay in the bad feedback and suggested I reply. The poor feedback on my profile makes me very sad. I've been a Realtor for many years and this is my very first bad review. One should notice when reading her review that her first post had good things to say and then she returned over six months after closing on ber hone to add a bad review. I worked with this seller over several years. She first contacted me due to liking my Italian last name. I previewed her home and gave her my professional assessment and opinion. She and I stayed in touch for several years and then she called me to list her home. There was no rush or pressure from me whatsoever. I think it is common knowledge to most people that the Real Estate market has had better times. I don't dictate the sales price on any home. The market determines the prices in every area and I provide that information to both the buyers and sellers that I work with. A buyer made an offer and this seller accepted terms after negotiations. I don't sign the closing papers for my clients and I never try to talk people out of seeking legal counsel. Both myself and the title company, where she closed, mentioned that she may seek counsel if she would like. There are also specific forms signed at the closing table that mention legal counsel. Some states require attorneys to be present for Real Estate closings. Texas is not one of those states and that was also explained as well. Anyone may have legal counsel and if my client wanted it I would have fully supported that decision. I think it is even more sad that this person felt the need to state my business is only about money. Trying to give agents a bad name in general is also not acceptable. If what I do was all about money I wouldn't have spent several years staying in touch and getting to know her as that wouldn't be cost effective; would it? What really disturbes me is that prior to me knowing about her review she contacted me and asked me to find her a new home. I was glad to hear from her and offered her help and suggestions that might meet her needs. I just received a request from her to join Linkedin with her the first week of January 2013. If I'm so bad and she doesn't have anything good to say about me and my services, why is she seeking me out? I'll let you read her two reviews and determine for yourselves if the review posted sounds right to you. I will put my faith and trust in people to read between the lines and hope they will still give me a chance to show you the true professional I was for her and still remain. Respectfully,
Donna L.
