Horrible
Description of Work: Went through the process of engineers, design... They came back with a quote. When we questioned their total cost they were never heard from again. Jason said he would find some cost cutting corners and get back to us with a new bid. NEVER HEARD BACK. Was looking forward to working with them but now we see their true colors and want to warn all that think about hiring them. Be very wary. Proceed with caution. Their lack of communication was our first sign that things were not right from the beginning. Now NO communication at all is the biggest Red Flag!!!too bad too, we were going to spend a nice bunch.

Description of Work: We used DFW Improved 2 years ago for an extensive remodel and room addition. Everything went well, we were very pleased with the work and I gave them an A rating. When it came time to remodel the master bath and re-tile the tub surround in the jack and jill bath I went back to DFW Improved. I used the same salesman, John Dunaway and interior designer Jo and was very happy and pleased with their help and assistance. This time I had a new project manager. We were told the work would take 6 weeks and I was expecting it to take about 8 weeks. The work was started on Sept. 17, 2015. It took 18 weeks, 4 1/2 months to complete. I work from home and was home every single day. I was always available and home to have the work done. Two of the 18 weeks, no work at all was done. As far as the scheduling of the work, it was poorly done. How can a master bath take 18 weeks? The quality of the work done, with the exception of the painters and grout work, turned out well. We do like the finished product. However, the grout had to be re-done in both baths 3 times and we had to end up having the grout painted to get a uniform color. They had the painter painting in the dark with a portable light we provided before the lighting was installed. We paid custom home prices for the painting and got track home quality. Last summer, upon our recommendation, some friends had their master bath re-modeled and it took 3 1/2 months. I thought this was a fluke. Apparently DFW Improved has over scheduled, is not paying attention and is not concerned with how the job progresses and the customers time.

Response from DFW Improved
When we had the pre-construction meeting we stressed to the customer that this is a big project in a small space, so we would have to schedule one thing at a time for the most part. We explained a bathroom has just about every component a house has in it. For example, electrical, plumbing, HVAC, sheetrock, tile, glass, lighting, etc... and having multiple trades in there at one time was not possible. We also stressed the importance of communication and to please tell us if something is bothering or concerning the client so we can avoid any miscommunication. The only issue she kept bringing up was the 6 week timeline and we continued to reiterate we did not agree to that time frame seeing the size of the project & it's complexity. The client did comment on an occasion she maybe she just 'thought' it would take 6 weeks. In the second phase (plumbing adjustments) we discovered that we were going to have to replace about 90% of the drain pipe under the master bath floor because it was very old, falling apart and had negative fall and was leaking. The negative fall caused water to sit in the back portion of the homes drain pipes and over time had corroded the cast iron pipe completely. Along with the new drain pipes for a majority of the master bath, we were forced to bring the plumbing up to current codes. We proceeded with the customer’s blessing and agreement of necessity at almost no cost to the customer. That in itself added at least two weeks to the job due to additional jack hammering and removal of concrete (had to be carried out by hand in buckets), additional inspections, additional plumbing and a concrete crew to pour the concrete back. Due to the volume of concrete, it was too much for bag mix, which was originally scoped. So, we did it correctly and brought in a concrete/foundation crew to bring in cushion sand, tie in the rebar and add the vapor barrier so it was done correctly. We thoroughly explained the process to the client & the reasons, & the additional time it would add to the project before we started the additional work. The Customer agreed, so we moved forward The client provided some plumbing & electrical fixtures & some where the wrong size which had to be re-ordered and also had several changes/alterations to the plan during construction & both of these items add additional time to the timeline. If we change anything while our staff are there working or want anything to be different, the trades have to be rescheduled. The changes happened several times (can lights, switch or plug locations changed or added, unanswered questions, specialty wiring etc...) which we did continuously at the clients request, at zero additional charge to the customer. We encourage the space to be customized to the client's taste & expectation, however any change mid-stream causes additional days to be added to the production schedule. We lost some days with the client's availability & having to explain things over the phone. This was very difficult and confusing and took countless trips by our electricians. The customer also tried to make an electrical plan for us to follow and which circuits to use, which created confusion since he was not able to be there to explain what his plan meant. The customer also wired in lighting for a couple cabinets with LED lights that we had to connect to. We explained the circumstances and why trades had to keep being rescheduled and she appeared to agree and understand. We received the certificate of completion in December of 2015. It would have been sooner, but the inspector went on vacation and did not leave an out of office reply on his email. So, when we had a question, it went unanswered. We spoke with another inspector at the city only to find out he had no knowledge of the project and we would have to just call in the inspections again or wait until the original inspector returned from vacation. The back & forth added an additional week to the job & was explained to the customer. In regards to the completion of the job, the client & our staff had to coordinate with the bank on getting all necessary document signed & funds wired which took several days to get completed. To say we were surprised by this review is an understatement. As in every remodeling project there are unforeseen circumstances we cannot predict therefore are out of our control. We understand the amount of stress that comes with living through a remodel and do our best to prepare our clients for what to expect. Our staff has several points of communication with the client & not one time did the client express concern about professionalism, punctuality or anything else for that matter. We are completely blindsided by this review. Even to the fact the client would asked our staff to take their family dog for a ride in his truck multiple times and we would politely decline, so we though we were in a great working relationship.

Description of Work: Built a detached 4-car garage with plumbing. Went well, with a few minor hiccups, mainly to do with excavation of the site, and then plumbing. Jason Brown headed up the construction for DFW Improved, and he was great to work with and very responsive if something came up or I had a question. He gave me exactly what I was looking for, and actually improved upon it by giving me a high vaulted ceiling for the entire length of the garage. I wasn't expecting a project of this size to go without a few obstacles, but when they did arise Jason worked through them and not only kept me in the loop, but made sure that I was happy with the work that was being done or any changes that needed to be made. I would definitely recommend DFW Improved. I have received many compliments from my neighbors on the garage, and as one said, I am now the envy of the neighborhood with this addition. The construction site was kept as neat and clean as could be expected, and there was little inconvenience to my neighbors. The garage fits in beautifully with my house, and actually looks as if it was designed in originally with the house. I am absolutely satisfied with the end result.

Before the paint job they had to do some repair work on the eave of my house. The paint job was the best that I have ever seen. They did not tear things up in my lawn when they were working. They cleaned up after themselves. They were personable and friendly. They were also very easy to work with. We are already getting estimate to use them again.
Description of Work: They have done three of the four parts of the contract, which included painting the house and part of the interior of my house as well. They did some structural repair work as well on a different building.

Job 1: This co was referred to me by the home builder. I received a timely, professional estimate for the work. Upon my decision to proceed, the work began within 1 wk. The job was done as promised. The interior trim around the new 2nd floor patio (balcony) door was much nicer than what we had there originally. Guest room now looks amazing! I intend to use them again. Job 2: I have previously reported on this co. A prompt response w/great communication made scheduling easy. The repairs were done carefully, with much attention to detail. I was allowed the opportunity to provide feedback as the repair was being done to make sure everything was to my liking. The front door, dining room ceiling, & dining room window sill look amazing. Installation of the ceiling fan in one of the bedrooms was sub'd out; the electrician arrived right on time & did a really nice job. I will using him again in the future. They worked on my house as if it were one of their own homes. These guys are awesome!
Description of Work: Job 1: Removed old and installed new 6' patio door on upper balcony. Replaced interior trim. Sealed exterior door frame. Re-painted door. Repaired mortar around door. Removed and replaced exterior siding and window trim below North/Front window which had been damaged by water.($2125). Job 2: The interior framing of our front door needed a complete change because of initially poor craftsmanship. This required removal of trim, placement of new trim, and painting. We also sustained some water damage to our dining room ceiling because of an upstairs balcony door that allowed rain to enter. The dining room window sill also needed to be replaced and repainted. In addition, we needed a ceiling fan installed. Touch-up painting was done throughout the house. Two other upstairs bathroom doors that would not completely close were adjusted and now work great.($925.)
