I searched Angie's List, found a company that could come the next day, set up an appointment. They called and said he plumber was on his way, he came, made suggestions, fixed both toilets quickly. The plumber was extremely professional (and wore coverings on his shoes) and was very friendly and polite.

The BFP dispatcher called an hour before the scheduled appointment and indicated the plumber would be ready before the scheduled time if there was a desire to begin sooner. I declined, but appreciated the offer. The plumber arrived on time. He examined the three issues described above and recommended the following: 1) Snake the washing machine drain pipe to determine location of obstruction and possibly dislodge (no quote for cost of snaking) 2a) Snake the drain line starting from the cleanout ($250) 2b) Run a camera in the drain line starting from the cleanout to determine any damage to the pipe ($150, or free if going with 2a as well) 3) Replace the flexible tube leading to the furnace with a metal pipe as recommended by my general inspector ($350) I authorized all recommended services. 1) The snake revealed the obstruction to be just a few feet down the pipe. Since no exhaust pipe for the washing machine was built into the home (it is 40 years old) he recommended digging up the concrete and drywall to finding the obstruction and building an exhaust to 1) bring into code 2) make any future repairs more accessible. This additional work was quoted at approximately $2,800. 2a) Approximately 70 feet of snake in the back yard cleanout did not find any obvious obstructions. 2b) Camera found roots had begun invading the pipe immediately at the cleanout (two large trees were nearby). Camera was unable to travel more than ten feet before pipe turned 90 degrees downward and was filled with water. Plumber speculated the downturn was part of septic system. Plumber did not consider the roots as the cause of the backup and recommended a septic company be employed to examine the septic system. Plumber also recommender the pipe damaged by roots be dug up and replaced. Cost of subcontractor labor to dig trench and BFP to replace pipe: $4,800. When I asked what the cost would be if I had someone else dig the trench and BFP only replace the pipe, he indicated $1,100. 3) He replaced the flexible tube leading the furnace with a combination of several solid pipes plus a new connector. Overall the cost was $600; $250 for the snake and camera work on the outside cleanout plus $350 for the replacement of the flexible tubing leading the furnace. No change was made for the attempted snake of the washing machine drain pipe. The plumber was courteous and punctual. The only delay was when he had to request dispatch send some parts for the furnace job. The pricing was as I expected (Angie's List rates "C" as a fair rate), although I am not sold on their policy to not price jobs based on actual labor hours plus materials. I am especially concerned that they quoted $4,800 to dig a ten foot trench and replace the underlying pipe, while the cost of just placing the pipe was $1,100. If the subcontractor took four hours to dig the appropriate trench that would be $925 a hour in labor. Conversely, the quoted rate for the additional work to repair the washing machine drain pipe seemed more appropriate considering the relative complexity involved (digging contract, tearing out drywall, replacing drain pipe with new in code system, replacing drywall and concrete). While the service was good the lack of transparency in pricing may discourage me from bringing some business to them in the future.
Description of Work: I asked BFP to come out to a home I just purchased to exam three issues: 1) The washing machine drain pipe was obstructed. Prior owners had rerouted drain water to the yard instead of fixing. Looking for estimate on repairing the condition. 2) The guest bathroom is on a seperate septic system from the rest of the property. Water drainage from the bathroom is slow and will back up via the cleanout in the back yard. The water in the cleanup recedes fairly quickly. Wanted to determine if issue was plumbing or septic. BFP Angie's List page indicated they did Septic Tank, but conversion with dispatcher determined this was not the case. 3) My general inspector noted the gas intake to the furnace was a flexible tube instead of a hard pipe. This tube passed through a cut tin sheet on route to the furnace. He recommended having the tube removed and a replaced with a pipe to avoid the chance of vibrations over time having the tin sheet puncture the tube.

It was a very costly estimate (to me), but I needed a resolution, not a patch job that would soon fail again. I have every confidence that I was not given an artificial inflation of the needs for the job. Throughout the project the plumbers were timely, courteous, exceptionally clean, and willing to talk me through the logic of each element of the job. They did their best to keep me with some service throughout the multi-day job. The main plumber, Ricky, went all the way by standing toe to toe with the city crew supervisor, who didn't want to lower their cleanout height to meet my sewer line. At my request Ricky got the hose and showed the unwilling city crew supervisor how the water did not flow into the main - it flowed right back down toward my house. The city acquiesced, and the installation looked great. When the inspector came, he praised the work under the house - saying the plumber had done a superb job.
Description of Work: I called for a simple clean-out of my sewer lines, but even though the plumber ran the cable through to the city's cleanout, there was no water flow. It was determined that there was backflow from the city main to my house. I said I had suspicion that (city employees had commented in the past that this house had always had sewer troubles). He stated that, to get rid of backflow, the sewer line would have to be dug up and lifted to as close to the bottom of the house's footing as possible and my pipes under the house would need to be lifted as close to the floor as possible to allow fall to the sewer line. I stated I had assessed that to be a possible solution several years ago and authorized the project. When he tried to lift the 55-year-old cast-iron pipes, he said they were rusted almost through, which I found to be believable, so I gave the go-ahead to replace the pipes under the house.
