In regard to Robert Taylor of Aadvanced Inspections: I have owned a number of homes over the years which consequently required inspection. As a former Realtor, I have referred a number of A-List Home Inspectors to clients and other Realtors. By a landslide, Robert Taylor?s inspection of my current proposed home was the most thorough and comprehensive overview I have experienced from anyone. Two years ago when Robert inspected two houses for us, he was very professional and knowledgable. During about 4 hours' inspection, I saw him running around the house, very efficient. His report is clear and concise. It is easy to extract evidences from the report to write for the addendum. Even my buyer agent said he is the best inspector she has ever seen. He is very patient to answer all my questions and show us the interial and exteiral of the house. I still remember he told us that the home inspection is the best time for home buyer to know about the house. So he always tries his best to show the home details. I was very impressed by his work. But after we bought the house, I didn't keep in touch with him. Except that I did introduced him to a lot of my friends who have been trying to buy a house. What I know is that every one of them is satisfied with his work. I didn't think I would contact him until very recently we had a flood at home. As a new home owner you could see how frustrated I was especially we just updated all the floors to engineer wood floor about two months ago. I didn't know what to do. The only expert I know and trust is Robert. So I called him and left him a message. I didn't expect Robert call back at all because it is out of his business. But he called back almost immediately and listened to my problems. Then he listed a few things I might need to do. First to find a plumber to check all the pipes. According his suggestions, we hire a pluming company. After the results came out, he analyzed the results and explained the potential problems and recommended a landscape company. He also gave very detailed suggestions about what kind of work I should ask the landscape company do. I really appreciate his help! Without him I don't know how I could walk thought the difficulties. Robert is really really a very nice man and a very professional inspector. I would say if you could get him do your inspection, you could save a lot of money and have a lot less worries in the future. :)
Description of Work: Robert inspected two houses for us before we bought the current house in 2013. Recently he helped us to figure out the problem of a flood in the living room and gave excellent suggestions about how to repair it.

The inspector, Robert Taylor, was extremely knowledgable and explained every detail of his findings. I appreciated the clarity of his explanations, since I'm not an expert. I also appreciated his patience in answering my questions and his willingness to provide background information that helped me understand how to maintain the house, and how to handle existing problems. I think that every house will have at least some problems, or the potential for developing problems, and so I'm grateful that Mr. Taylor was able to give me some perspective on the best course of action. I would highly recommend him to anyone who needs a property inspection!

Robert and I had an appointment for 8 am. He called me a few minutes before that to let me now he was stuck on I75 and might be a few minutes late. He arrived at 8:05 am and immediately set to work. at the time he arrived, I showed him where pertinent things in the house were located, like the electrical box, crawlspace entrance, things like that. Then I tried to stay out of his way. He carries a recorder to make his notes, once or twice I caught myself trying to answer him, thinking he was talking to me. We sat and looked over the pictures he took, and he summarized what was going to show up in the report. Since this inspection is for my purposes (I don't want any surprises later), he let me know what things in the report might be important, and what might be inconsequential. Also, he advised on some items that a future, possibly less experienced inspector might put into a report. I will definitely call Robert again if I have need for his services.

Robert from Aadvanced inspections did home inspections for a house at 7805 Trixie trail drive Mckinney TX, he was very patient doing the job and answering our questions. However, we are not satisfied with the information from home regarding the foundation condition. There are a few cracks on the front and side wall,we specifically asked whether we should concern, he said no, the foundation is good; in another conversation, he also mentioned the appearance of cracks and foundation movement are in normal range for a house of 9 years, but the foundation may need fixing within next 5-10 years. In his email to me, he confirmed the foundation is of no concern, but in official report it has statement about "soil settlement and erosion". Well, we are not expert on foundation to judge from the terminology, we want the judgement from inspector to tell us about the foundation: good, bad, or between; as well as the measurement of the movement if ever. I suspect the appearance of seller's agent(Zarch) might impacted Robert's quality of service. So, we went ahead to call in an foundation engineer to give us clear conclusion on the house's foundation condition, the report cleared told us that the movement from south-east comer to center is about 0.7inch, which should be an alert for foundation fixing, which will cost about $9.8k. If Robert provided the measurement, then we would not need to spend extra $50 calling for foundation to do the inspection which could be covered in home inspection.

MY REPUTATION I have received the Angie’s Super Service Awards for five years in a row. I have completed approximately four-hundred inspections for Angie’s List customers and I have received over 123 A’s of appreciation, and a couple of B grades. I have completed over 6,000 inspections in twenty years in North Texas. I treat all customers with equally I am here to serve you and I work for my employer. My communication practices with The Clients do not vary. I always report accurately & honestly. I am patient so that my Client’s will understand what discoveries are important and so that they will not be confused or uncertain when they read the inspection report. THE SHORT OF IT The Client and I discussed the minor foundation movement the grading & drainage issues. We walked through the interior and around the exterior of the home for a first hand look. The Client did not contact me upon receiving the report. Later through Angie’s List I read his posting and learned that The Client thought the report to be fancy but it was somewhat technical and he did not comprehend whether there is an issue with the foundation or not. He hired a foundation contractor to analyze the foundation who told him it is .7 tenths of an inch low over a distance of thirty-seven feet and the salesman recommended $9,800.00 of foundation repairs (pier support). END OF STORY Unable to resolve the matter with The Client, I followed up to see what became of the Trixie home. Calling on strangers I introduced myself and learned the home had sold immediately after My Client terminated his option; NO ISSUE EVER WAS BROUGHT UP REGARDING THE FOUNDATION. I have posted this report on my website under the tab “REPORTS” and the Title of “Trixie Complaint” at the bottom of the Report page should you desire to examine to read it for yourself. Now I have removed all names and address from the report and there will not be any other modifications. THE FULL STORY The one positive is that The Client noted is that I was very patient in doing the job and answering all of his questions. Yes I walked The Client through the interior of the home and exterior to explain and point out the specifics that would be in the coming report. Naturally the foundation is a very important factor in the purchase of any home. I pointed out some minor exterior hairline stress cracks which concerned him. I told him that for a home of nine years in age in our area of expansive clay soils and climate extremes that the home is showing signs of seasonal movement but that it is within tolerances and nothing further is required to be done with regards to the foundation at this time. The Client continued to ask three separate times if the home was stable and would it move in the future? SO APPARENTLY this is where things did not sit right with The Client. I stated that, “all homes in our area continue to move seasonally and you can minimize the movement by keeping it moist (I also explained the concept of keeping the soil moist around the home) around the perimeter of the home but you can never completely stop the soil movement. He ask his question again at which I replied that, “there are no absolutes, I can not predict the future movement of any home therefore it is possible that five to ten years from now you may need to install some piers to support the foundation. The Client stated that I communicated that the foundation was good both verbally and in written form. BUT THEN The Client became doubtful of our discussion when he read the next report section with regards to the grading and drainage which by the way WE DISCUSSED and looked at together. THE CLIENT’S STATEMENT - In his email to me, he (the inspector) confirmed the foundation is of no concern, but in official report it has statement about "soil settlement and erosion". Well, we are not expert on foundation to judge from the terminology, we want the judgment from inspector to tell us about the foundation: good, bad, or between; as well as the measurement of the movement if ever. So, we went ahead to call in an foundation engineer to give us clear conclusion on the house's foundation condition, the report cleared told us that the movement from south-east comer to center is about 0.7inch, which should be an alert for foundation fixing, which will cost about $9.8k. If Robert provided the measurement, then we would not need to spend extra $50 calling for foundation to do the inspection which could be covered in home inspection. ROBERT TAYLOR - When The Client says that he hired a foundation engineer and paid him $50 what he really had done is hired a foundation repair company with a zip level to measure the slab elevations and who then gave him a quote to repair the foundation at the cost of $9,800.00. The foundation rep also told The Client who has no knowledge of foundations that the home .7 tenths of an inch lower at the southeast corner from the center point of the home. . . this by the way is A DISTANCE OF THIRTY-SEVEN FEET. IF The Client had hired a licensed structural engineer to gain peace of mind he would have received a report with a diagram showing the perimeter of the home complete with floor elevations. Even though the southeast corner may have been .7 TENTHS of an inch lower over THIRTY-SEVEN FEET from the center of the home there would have been no specific written commentary under “Findings or Recommendation” since the home is well within tolerances. I am sure an engineer would have referenced the same small exterior cracks in the brick mortar, recommended improving some areas of grading and drainage, and referred to the movement as typical for a home of this age in our region with expansive clay soils and climate extremes. Engineers use a guideline of .75 tenths of an inch in a distance of SEVENTEEN FEET or less to begin discussion on foundation movement if they believe it is of concern. Additionally there was not one hairline crack in walls or ceilings related to movement and not one door out of alignment. THE CLIENT - ALSO WROTE I suspect the appearance of seller's agent (Zarch) might impacted Robert's quality of service. ROBERT TAYLOR - I had not met The Client or The Seller, I do not know the listing agent. I WORK FOR MY CLIENT’S. I REPORT FACTUALLY. I DO NOT WORK FOR ANYONE ELSE’S BENEFIT. I AM NOT INFLUENCED BY OTHERS.

Robert did such a thorough job for our initial pre-drywall inspection, that we decided to hire him again for the post construction inspection. He spent a few hours addressing issues with the house, then met with my husband towards the end to discuss his findings. Within a few hours of both inspections, he then sent in a several page EXTREMELY detailed analysis of his findings along with pictures to support his observations. This report was sent to us, the construction manager, and our realtor (who was so impressed that she will be referring her clients to him). The price is a bit higher, but you really get what you pay for and we do not regret our decision at all. Robert, as well as Mickey (who I communicated with on angie's list and the phone to do all the booking) were both equally courteous and professional.

Thank you for sharing your thoughts. I schedule two inspections per day maximum so that I have adequate time to inspect the property, give the client the time they need for discussion and review and the necessary time to write thorough reports the same evening. I am in the field from 8 am to 5 pm and will spend an additional four to five hours creating the reports for submittal to my clients. I worked as a licensed general building contractor from 1976-1993 and have been inspecting property from 1995 to 2015 full time. I take a little longer on the job, I am patient to answer and explain the findings with my client, I spend more time to provide accurate, clear reporting. Some inspectors will do three inspections in a day charge a little less. In many cases they will provide what appears to be a complete report but many of the entries in the report are ambiguous making it hard for the customer to decipher and create a repair request to submit to the seller. Much of the time they do not leave time to explain on the job what is most important and show the client first hand those things that they really would benefit from seeing themselves.

It went great. Although there were things wrong with the house, Robert was very patient in explaining the issues and potential solutions, which gave me an idea of who I needed to talk to to get estimates. It was a very thorough inspection, and he even went up on the roof to get a full picture. I try to match the price to the work to be done. This 1678 SF attached Dallas town home was built in 1985. It is connected to two adjoining units and is three stories high. The price includes the TREC Property Inspection as well as a separate “Texas Official Wood Destroying Insect Report” a separate license that I hold. A 1678 SF detached home would cost less. It had rained the night before and I asked the Purchaser to steady the Ladder from the third floor deck to the roof (a judgment I had to make) since it was wet but the two air conditioning units were roof mounted and certainly and important piece of the inspection report. I rarely will walk on a wet roof. There is considerably more to document and explain on properties built before 1997. There is a positive leap in building standards for residential dwellings built between 1997 & 2003. In 2003 Texas adopted the IRC - International Residential Building Code which standardized building controls state wide. As standardization began to take hold structures have been improving significantly with regards to energy efficiency and are more consistent in equality. HENCE – Less To Report

My husband and I are in the process of purchasing our first home! Robert was awesome! He was very detailed, organized, professional, knowledgable, just to name a few characteristics. Since this was our first home inspection our expectation was to spend the 30 minute review session with the inspector and it would be over. No, not only did Robert explain everything, he conducted a full walk through with us on the entire house!! Our realtor was running a little behind because of traffic! However he never flinched remained patient and spent the time widely discussing minor aspects of the home. Our price includes the termite inspection. Wow!! We are very pleased and would recommend Robert and A Advance Inspectors to ANYONE!!

Robert was very helpful and professional. He was also very patient in answering all of my questions and did really great job of explaining different aspects of the inspection. My only regret is that we did not have Robert inspect our house while we were going through the building process. Robert was punctual and friendly....so friendly that our German Shepherd and Lab Mix enjoyed playing with him! The inspection report was completed and e-mailed to us promptly and as promised. I would not hesitate to recommend Robert to any of my friends or colleagues.

This home was 5245 square feet, built in 2003. I brought my team with me including a pool specialist, termite inspector and heat and air contractor. On larger custom homes I often bring a group of qualified seasoned contractors that can focus on their specialty and provide more in depth information. Custom pricing is higher but I make sure these homes receive a thorough look.

I needed an inspection fast in order to meet a 7 day option period. Robert was able to do the inspection the next day. He was very thorough. I called AAdvanced Inspections after reading several good reviews on Angie's List. Robert actually helped us with two homes. The first time around, we received a report from a foundation and leak test detection company that had us worried. He spent time to look at the reports and speak to me about it before ever looking at the home. Based on his analysis of the findings, we decided not to take any chances and opted out. We found a home we liked even better and he and his pool guy came out yesterday to do the inspection. They were very thorough and explained everything to us. He never made us feel rushed as he answered all of our questions. I would definitely recommend him!

My client’s (who enjoyed very much) gave me a B on the price however what would be fair for the following: home inspection with attached garage, termite inspection, exterior BBQ area (with sink, beverage refrigerator and fireplace), pool with spa, and separate detached three car garage. Consider I have worked full time 19 years as a property inspector combined with 17 prior years of construction knowledge as a general building contractor. I arrived at 8:00 left at 1:30 pm and an additional 3.5 hours writing the report that evening. There are many newer inspectors offering their services for less, they come and they go.

Robert Taylor is a true professional with decades of experience as a home inspector and builder. When purchasing our new home, I wanted a very thorough inspection of the property. Robert spent nearly eight hours on site and generated a comprehensive 35-page inspection report detailing every pertinent item that needed to be addressed on the property.
