S & D Builders specifically stated as part of their contract, they would provide a "engineered" foundation. After 6 months in the home the foundation began to crack and continued to crack. Investigation revealed S & D Builders committed fraud, and did not provide a truly engineered foundation IAW with the International Building Code (IBC) used by City Code, and the method BRAB #33 used by the engineer of record. Formula's were improperly modified to allow reduced use of steel and concrete in the foundation; thus giving the home buyer a foundation that was not properly engineered. Over 200 homes in the New Braunfels area were built using this fraudulent method. S & D Builders committed fruad against each home buyer, the City of New Braunfels, and the neighborhoods...where blight will set in as the foundations fail and homes warp. S & D Builders have now become Lantara Builders (Steve Lange) and Summit Oak Homes (David Oestriech). Home buyers in the Greater New Braunfels Area should avoid any home or building project past or present by S&D Builders, Lantara Builders or Summit Oak Homes if they want to avoid fraudulent home builders and fraudulent business men.
Description of Work: S & D Builders were contracted to build a custom home. They built the home. One day after closing, (once S & D had verified full payment) Mr. David Oestriech, Vice President, disclosed they had kept 2 separate keys to the home and one was now missing. Months later, and using a state agency to gain receipts for special items built/installed for the home, financial fraud was discovered and brought to the attention of Mr. Steve Lange, President. His response, "That's how I make my money". Defects were noted in writing prior to closing, and additional defects/problems after move in. Only 10% of all items were fixed. S & D Builders deliberately avoided fixing problems noted.

S & D did a fantastic job on the house. It turned out much better than we thought it might. We had a lot of input, and they were willing to listen to our suggestions. The kitchen went through at least three different redesigns. We never heard a complaint about it either. The workmen did their best to repair all of the problems before we moved in, and most were. Their representative also called us three times a week to keep us informed of the activity.
Description of Work: S & D Builders constructed a custom home for us. The house is a two story, twenty seven hundred square foot house with four bedrooms, three bathrooms, a den, and a recreation room.

There were several problems with the sub-contractors, which S & D dealt with a very professional manner allowing the house to be finished on schedule. It took four and a half months to complete, and had only minor faults. All were corrected the first month after we moved in. The whole process was as smooth as we could have hoped, and the house is beautiful.

We looked at the model homes and checked out the various floor plans until we picked the design we liked. The prices were very good and the sales representative was very thorough in explaining the home warranties and the building process. The groundbreaking was scheduled as soon as the permits were available and the work crews started working on time. The house was built in the time frame as promised and the walk through and move in date were set. The house looked great and they did an excellent job building the home.
Description of Work: The builder set up his work crews and built us a new four-bedroom two-bath fifteen hundred square foot home. The building process was set in motion and the foundation was dug and poured, rough plumbing, walls and studs went up and the windows and exterior were finished. The next time we drove by, the crews were working on the interior. They put up the sheetrock, drywall, and ceilings, textured and painted the walls and ceilings, then the electrician installed electrical and fixtures, and the plumber put in the bath and kitchen fixtures. The carpet, tile and cabinets were installed. They finished off by pouring the driveway and patio and landscaping the yard with trees and shrubs.
