The report was a life saver. There were numerous fire hazards, electrical hazards, and possible water damage danger. The report was very professional, included excellent pictures, and saved me from renting a dangerous house. The report states the entire GFCI and AFI system is not grounded and not working presenting an electrocution/fire hazard. The furnace needed repair and inspection by a qualified HVAC technician and presented a fire hazard. Alarmingly there is open pipe on the furnace. There was water damage acknowledged by the owner but Tony said the roof needed replacing. The minor shingle damage described by the owner was more extensive. He examined all of the appliances, the roof, structural integrity, the slab, plumbing, the grade and drainage of the lot, and cited potential water damage due to drainage. He is also familiar with mold remediation though he no longer does that work he did look for signs of damage for me. Tony took pictures of damage and every problem cited in his report. This included an alarming open pipe on the furnace which he said represented a fire danger and required service and inspection. Tony did all of this over the phone, recommended an excellent pest inspector A-N-T Pest Control (Jeff Wade). A must for any renter or buyer to get an inspection. The owner may not even be aware of things like ungrounded electric. I highly recommend this company and give Tony Hinton an excellent recommendation. I will use him again when I find another candidate for home rental.
