We depended on the inspection report being right. But it was wrong in so many places, and very wrong at that. Where do I begin with what was wrong? - Deb missed noticing that part of our lawn, where there used to be a tree, now had a big patch of grass sod that was a different kind of grass (St Augustine) from the rest of the lawn (Bermuda). If we had not caught this ourselves during negotiations, we would have to pay for it out of pocket. - She noted the water heater as built in 2007 in her report, whereas it was actually a 1998 unit beyond its normal life expectancy. A home inspector should be able to read the year of manufacture from the label on the heater, even I can do that. Now, we'll have to pay to get it replaced as opposed to having the seller take care of it. - Deb missed that both AC units were in a serious state of disrepair. All she noted was that they were working, and passed them. I am looking at a $17K bill to replace two units because she missed / neglected telling us about this. How does a home inspector miss noticing that water was dripping out the secondary drain pan? - A few other minor damage issues that really should have been caught by an inspector. She was very detailed in her report and pleasant to deal with, but after finding out these problems on my own, I don't think she is very competent. I can not recommend her work.

It was brought to my attention you were dissatisfied with my inspection and I'm sorry to hear that but I do not inspect what type of grass in the yard. I inspect drainage issues and none were causing problems to the foundation. The water heater date was mis-read but the burner compartment was clean and it was functioning (hot water to all fixtures) on the date of the inspection. You can not force a Seller to replace something that IS NOT broken and I'm sorry they would not replace your 14 yr old (functioning) water heater. The weather was 75 degs, which will not put a strain on the AC system like a 100 degree+ day in July. From what I recall, no water was in the emergency pan or coming from the consensation drain on the day I inspected the house and the temperature differentials were within range per TREC testing. The units were original and noted as FAIR condition due to age but still functioning on the day of the inspection. Again, a Seller will not replace a 14 yr old HVAC system if it not broke. I guess the sewer backup I caught was not that important to you. Please understand I do not have a crystal ball or xray vision and can't predict when an "appliance" will go bad. I too am human and just try to give you the best visual inspection I can, at the time and date of that inspection ( house snapshot) and give you my honest opinion. I called to schedule the inspection and was told the price and was given a selection of times I could pick from. Deb arrived a bit before our scheduled appointment at 10am. I attended the inspection and learned so much! I am a first time home buyer and learned about other things (such as wiring, bugs to look for, how much soil to have below the foundation, etc) to look for when viewing homes. The information I learned from Deb led me to pass on the house--a wise decision in my opinion. She was very thorough and explained everything to me as we walked the property. She was also happy to answer any questions I had. She also arranged for a termite inspection and that guy was a complete professional as well. I had some questions about the roof/beams and she provided me with a name of a great roof guy too!

Deb was awesome, she was on time, explained any issue with the home, provided documentation to the Texas Building Code, pictures. Able to give a rough cost of what needed to be fixed. Just an overall wonderful experience. Made me feel much more comfortable about making such a large purchase. I have referred her to friends and they all feel the same way.
