The scheduled time from Angie's concierge team was between 6-6:30 last night but I never heard from them. I would never consider hiring them for a job when they can't show up for the first appointment. My time was wasted.

Juan did an exceptional job for me. He had vision; I had a small bathroom job and several other painters did not want to do the job, but Juan could see the potential for future income from referrals, and other bigger jobs that I have coming up. When my parents were living they managed an older, small, duplex apartment complex, and my dad taught me a lot about painting, so I know that the prep work is very important. Juan was very conscientious and diligent about the end product, and I was very pleased with this painter’s work.

Our experience wasn't great - but it was not entirely Juan's fault. The job was to be completed while we were away on a week-long vacation We purchased paint and supplies the morning that we left on our trip. Upon our return home, the job was being finished up and it was not at all what we expected. (ie: The wall color and the trim color matched - there was no contrast as expected). Fortunately, the home improvement store that provided the incorrect 'wall' paint took care of us - they hired another painter to come back and complete the job - repainting all that was to be wall color (not the trim color areas). We, however, paid Juan in full for the job he did, after all - the incorrect paint color wasn't his issue - it was an issue we had with the home improvement store. After paying in FULL for a job we were not happy with, we began to notice issues with the trim job - it was sloppy and incomplete and there were several overspray areas - we had to call him back to fix these things - several times. I would have expected the attention to detail would have been better from a professional painter though. Fortunately, he did return and take care of these things for us. Additionally, it was somewhat disturbing that we had to provide all the supplies and that there were no supplies other than 'paint' remaining. My recommendation is - prior to hiring for a big job - ask for references. I asked prior to the job and no references could be provided -

I would definitely recommend Juan Rodriguez and Five Star Rated Painting. First, Juan gave up part of his Saturday off to drive a fair distance to give me a quote on my job. His quote was the lowest of four I received. The day of the job, he and his partner were punctual, and explained everything in detail. As the work progressed and we saw how great everything looked, we added on more rooms, which Juan graciously took on for us. Juan and his crew did an exceptional job, and went way above and beyond what was needed. I will most definitely keep him in mind for future work!

Juan is one of the best contractors that we have ever worked with. He called us 2 hours after we bought the AL deal to set up the arrangement which was a bit of a surprise because most other companies take at least a day to call back. He showed up the day of our appointment on time and was extremely courteous. He correctly approximated how long it would take him to finish the project so that we could plan our day and he explained to us what he was doing as he was painting. It is obvious that he cares a great deal about his business and the quality of his work and it definitely shows. As an example, he noticed that some of our baseboards were separated from the drywall and some even had cracks in them. He surprised me when he took the time to explain how we can repair these ourselves without a professional. I was blown away by this because I know that he was just there to paint and the baseboards were not his responsibility. In addition, he showed us how to fix some of the badly painted areas done by the previous painter and even fixed some of them at no extra charge. Also, one of our rooms was a little bigger than the standard size and required many cuts to get the room painted, however, he agreed to do it for us at the same price as the standard sized rooms. We attempted to tip him afterwards for the extra effort but he refused to take it as he had already agreed to do the job for the price. I don't think I've ever met a painter that is as honest as Juan. I went in expecting just to get the AL deal but in the end I asked Juan to quote us for repainting the entire interior of the home which turned out to be very reasonable. I was extremely impressed with his services and will definitely recommend him to anyone looking for a painter.

Juan is a dream to work with. He listens to your desires and follows through to make sure you are 100% happy with his work. I had worked with many painters over the years, but didn't trust that just any painter could handle the job. Our huge den/family room, bar and wine room had to be sanded, primed and painted with oil based enamel, which also included many built in cabinets, four sets of French doors, extensive wood molding/accents and a large number of stained wooden plantation shutters that covered many windows. These areas were stained wood, and had to be painted. I had put this job off for years, but my husband finally convinced me that it was time to take the plunge and get it done. To say that I was anxious was an understatement. Juan would go over each phase of the job for the following day, and even made sure that my little dogs were away from the house when spraying the paint. We have NO complaints, and now that it is finished and my furniture is in place, it is truly beautiful. This was my first experience with Angie's List and this painter was a home run. Juan is one of the most trustworthy and caring people I have met. We are so pleased that we have asked that he come back to paint other parts of the home. If you want quality painting, Juan is your man. Thank you Juan, you make me smile.

Juan contacted me immediately and we set a date for the painting, which consisted of one accent wall in three different rooms (3 different colors) and the fireplace mantel in the family room. I told Juan we would have the paint and any other supplies he would need and he said he would provide everything else needed, which he did. He was ready to go at 9 on Wednesday, Feb 5th... and we reviewed what was to be done and the paint that we had already purchased. He said the quality of the paint was good, but that he would need more than we bought. So I immediately headed to the store to pick up additional paint. While I was gone he started on the mantel, as he thought he would have enough paint for that project. When I got back, one coat was on the mantel and he was busily taping on the kitchen wall. It helped that we had not yet moved in, so there was no furniture to move around, but if there had been, I feel confident Juan would have helped us move pieces as necessary. By mid-afternoon, Juan had two coats of paint on all the walls and was cleaning up. He asked us to review everything to make sure we were satisfied. He was a pleasure to have in our home and was very concerned that everything be "just so." I don't know how anyone could want more from a paint specialist than Juan provided. Highly recommend him... and will engage him in the future should we need paint work done in our home. His Angie's List special deal provided what we needed at almost half or better of the bids we had received from other painters.

Juan arrived precisely on time. We reviewed color options, he gave me his honest opinion based on his experience, and I ran to purchase paint while he prepped the room. Upon my return, I asked if he would include painting the walk-in closet (with paint I had on hand) for an extra fee, and he offered to complete the add-on for a $30 uplift. I felt that was a bargain so readily agreed. I then asked if he had time to paint an accent wall in a walk-in closet I had converted to a mini-library for my granddaughter. The wall was in bad condition, and I had to twist Juan's arm a bit because he felt the repaired wall would need to dry overnight before he could paint it. I explained that much of the wall would be covered with a mirror and other art, so Juan agreed to set aside his penchant for perfection, and said he would repair and paint the wall for whatever I felt was fair. In the end, I offered another $30 and a deal was struck. Juan's workmanship (i.e., very sharp lines where two colors meet), sense of collaboration with the homeowner, and helpfulness are unparalleled. Prior to his departure, I asked Juan for a quote to paint the exterior of my home. There is some rotten wood in a few places, and several Hardiplank boards need to be replaced. Juan conducted a thorough investigation of the current condition of the structure and paint, and gave me a quote that was $700 lower than the next highest bid. Given my excellent prior experience with Juan, I will contract the work to him within the next couple of months. Bottom line: HIGHLY recommended for any interior or exterior painting.

I would not be so disappointed if he would have been more upfront. He cost us a lot of money in wasted supplies and paint. We provided both. To leave the house unfinished and not to return is totally uncalled for and unacceptable. I would highly recommend never using this service.

Juan did a great job painting 2 of our bedrooms and our living room. He also painted our pantry and fixed a few cosmetic issues around the house. Juan is very reasonable compared to other painters. One company quoted me $350.00 just to paint one bedroom! We are putting our house on the market and with Juan's help, it looks brand new. We will be definetly using Juan again to paint our new house!

Juan and the crew was pretty amazing. In fact one of the best painters I've had in my house. Very attentive to details. Did the work fast and clean. We also agreed to do some extra work at a very reasonable rate. All in all, very happy. Thanks

Juan was great. He came out the same day we were in contact to take a look at the house and to give me an estimate on additional work requested. Unfortunately, I was able to find another vendor who is able to start the project earlier.

Juan was prompt and professional. He was willing to carve out time in his busy schedule for all my extra requests. We started with 3 rooms and had him come back and do additional work. Will use again.

Juan honored his price quote. He did an outstanding job! We had him quote several other rooms. He really pays attention to detail and explains things to you in a very thorough manner. His prices are very reasonable. We will definitely have him paint the other rooms in our home!

Juan Rodriguez arrived on time and completed the job in one day(from 8AM to 5PM) as agreed. He honored his price proposal even though the job required additional work(repairing picture holes in the walls and painting the base boards), which Juan expertly performed but did not charge for. The painting was performed neatly and professionally and without mess or fuss. The rooms are now beautiful and clean. I would use Five Star Rated Painting again and recommend Juan to anyone needing house painting.

Juan did an amazing job on the rooms at our home. He did our dining room, a breakfast area, and a bathroom. His lines were razor sharp and my wife loves the way it turned out. He was very easy to work with, and his prices are better than anyone I have found. I will be using his services again very soon and I will recommend him to anyone I know that needs painting.

I was very pleased with paint job that FIVE STAR RATED PAINTING did. Juan was easy to work with, listened to what I wanted and did a great job. He also did beyond what I expected as far as preparing and doing minor repairs of the walls. He seemed to have a lot of experience and gave good guidance in what should be done. I usually dread painting but he took care of everything and made it so easy. I have already gotten an estimate for my next project--and it was a very competitive quote. We are new to the area so I am relieved to find someone we can trust to do a good job at a good prices to do all our painting projects.

Juan is just an excellent person to deal with! After I placed my order on Angie's List in the evening, he contacted me first thing the following morning to set up a time to do the work. I was impressed with his friendliness and with his ability to fit me into a rather busy holiday week. More impressive was his willingness to go above and beyond to meet my expectations. He drove across town in the pouring rain on a weekend to complete my relatively small project. Also, he even met me at Home Depot to help me get a discount on the paint I purchased. I can tell that he takes great pride in his work - he's been painting for over 20 years and knows what he's doing. I have already rehired him to do more painting outside the scope of the Big Deal I purchased on Angie's list. His pricing is extremely competitive, and I think it's one of the best values that I've ever gotten from a repair / maintenance project.

When Juan performed the initial roofing job he arrived at around 2pm guaranteeing that he would have the job complete before the day was out. Not knowing much about roof repair, and considering the extent of the damage to the interior, I found that hard to believe. However, not only did Juan complete the roof repair, we even spent the first hour at Home Depot gathering supplies, so the job didn't begin until some time after 3:30. Juan performed the repair and even allowed me to assist him and observe the job as he did it. He was happy to take time to provide me with explanations and reasons for each step we were performing in the process. After the job was complete, Juan walked the entire roof inspecting any and all potential gaps/openings that may cause leaks. His clean up was spotless. Unless you were there to observe you would have no way of knowing that a roofing job was performed. Juan left at 7:30pm with the job complete and assuring me that there would be no further leaks. Multiple rain falls later I can attest that the leak has been completely remediated. Once the roof repair was completed, and after two rainfalls, Juan came back and repaired the ceiling in the living room for me. That job, while I wasn't there to see, consisted of Juan repairing the taping that sagged and warped from the water penetration from the prior roof leak, as well as repainting the entire ceiling to ensure there were no mismatched paint spots. My property is in Spring, Texas, Juan stays in the Pasadena area. Considering the time to travel, his labor, and his expertise and tools, it's almost criminal the price he charged me for these jobs. He repaired the roof for $250 and charged me less than $50 to perform the ceiling painting job. Juan is my handyman from now until he retires. I happily recommend him to any and everyone looking for a mixed tradesman with unbeatable pricing. Cheers! Jason George

The work was exceptional. The trim had been latex over oil-based and had brush marks and was peeling as you would expect. There is no sign of that now! The paint is smooth and neatly applied. We have built in shelves around the fireplace, and laminate floors with matching quarter round through out the house; there are no splatters or overspray anywhere on any of the trim or fireplace bricks. Very impressive and a much better job than a previous painter had provided. Juan is prompt, professional, courteous and conscientious. He even started a day and half earlier than expected and his price was $400 lower than a competing bid. The house is 1485 sq ft. We bought the paint and supplies. I would recommend Five Star Rated Painting to anyone who expects quality work and service.
