The crew showed up Monday on time, ready to get to work. Three men worked hard each day, and the job was finished on Thursday, just as projected. During their time here, they were careful not to damage walls, furniture, and hardwood floors, except the necessary excavations in carpeted areas. They were pleasant, professional, and polite; and we were delighted with the clean up at the end of the job. In fact, they were so good, it almost appeared that nothing was done. We are happy with the work done by FCS and would not hesitate to recommend them to others in need of foundation work.
Description of Work: Our house is over 46 years old and we had started to notice cracks on the interior walls. Not huge but enough to cause us to wonder if we needed foundation work done. We got this company recommended by in-laws because they had been very pleased with the foundation work done on their home a couple of years ago.

The best way to express gratitude for a job well done by a service company is to offer them your repeat business and to refer other prospective customers to them. While a foundation repair is something that I'm in no hurry to repeat, the first - and only - call I would make for my foundation repair needs would be to the Structural Analyst, Rodrigo Duenas, of Foundation & Concrete Services. My home's slab foundation had failed substantially, thus requiring significant repair. Due to the large scope of work required to level and stabilize the foundation, I interviewed nine foundation companies in an attempt to identify the most qualified, transparent, and affordable company for the daunting task. FCS was one of the last that I was scheduled to meet with, but by the conclusion of my consultation with the very friendly and personable, Rodrigo, I was confident that I had finally found the right person representing the best company for the project. I had done a great deal of research into foundation repair and had numerous in-depth questions to ask Rodrigo. He happily addressed each and every one, and even complimented me for my preparedness and level of knowledge. This was in stark contrast to another Angie's List "A-rated" foundation company whom was very dodgy in addressing my questions and, when asked to see a copy of their "Lifetime Warranty", the rep would only tell me without specifics that if something went wrong they'd take care of it. That rep then proceeded to show me a warranty certificate for a competitor that he ridiculed for being inadequate, but declined to share a copy of his own company's certificate! Rodrigo was always very forthcoming by providing detailed answers to my queries and promptly provided reference copies of their contract, warranty certificate, insurance coverage, etc. when requested. He even made himself available after hours and on weekends, and always responded immediately when contacted. A commonality I found amongst several of the other companies I met with was to recommend as many piers as possible, even in the ~20% portion of my perimeter beam that didn't require any. A tactic a few used was to reduce the center-to-center spacing beyond the recommended engineering standards in an unscrupulous effort to wedge in an extra few piers. The repair solution that Rodrigo presented reflected thoughtful pier placement that was in accordance with engineering standards. In the areas where several other companies recommended piers, Rodrigo opted not to place any and he explained to me why they weren't necessary. He's truly a man of honesty and integrity. The more time I spent with Rodrigo, the clearer it became that he was working to accurately address the actual needs of my home, and in no way was he attempting to maximize his profit from the project. To that point, the total cost of his proposal was extremely competitive and fair. The 5-day project commenced and went off without the slightest hitch. Rodrigo was meticulously organized and ensured all facets of the job were performed like clockwork. The crew's foreman, Noe, was the on-site expert that provided the day-to-day supervision once the piering process began. Noe, himself, was very friendly and welcomed any questions or concerns I had during the process. The crew is a very competent and efficient group. I was perhaps most surprised by the youngest member of the crew whom, during his lunch breaks, would find a quiet spot to himself and read from his bible. That kind of dedication to one's faith, especially for someone in their early 20's, is such a rarity nowadays. While spiritual beliefs have no bearing on their competency to do the work, I felt it relevant to mention as it illustrates the quality of character possessed by the individuals in their employ. Speaking of the workers, FCS employs it's own workforce. They do not use subcontractors as is fairly common within the foundation repair industry. Other companies that I interviewed whom employed their own crews quoted as much as twice as much as FCS! I couldn't have been more pleased with the results of their work upon completion. Wide cracks in the sheetrock throughout the home had closed. Doors that were difficult to open and close are now free of binding. The visible off-square appearance of the worst portions of the interior walls that had dropped by more than several inches was gone. The concrete breakouts were professionally patched, and all cracks in the brick mortar were repaired. They were very careful with the existing shrubbery and were able to work around all but a couple of them, which they carefully removed for access then replaced upon completion. Upon my request, the excess dirt was spread around the low areas of the foundation. All work areas, inside and out, were swept and cleaned so that when they left you'd never have know they were there. I am very grateful to have found Foundation & Concrete Services, and wish to extend my highest praise to Rodrigo, Noe, and the crew. In this age of customer disservice, it is refreshing to have worked with a business whose values are forged by integrity, competency, efficiency, precision, respect, and kindness.
Description of Work: To level and stabilize the concrete slab foundation on a single story, three-quarter brick veneer home, 30 concrete pressed piers were utilized in these areas: * 24 installed along the perimeter grade beam * 6 installed within the interior of the home * 9 concrete breakouts were required (inclusive of the six interior piers plus three exterior)

I worked with Rodrigo as the superintendent and he was always prompt and very easy to get in touch with. We set a day that the work would begin and a whole crew of people showed up early that morning. The work was done in a few days and finished earlier than anticipated. At completion, Rodrigo came and gave us a walk through the house to show the leveling that had been done. I try to be as thorough as possible so I even asked him to show me underneath the house. He gave many suggestions how to prolong the life of our foundation relative to our specific property from grading to drainage to building specific retaining walls. Our 110 year old house was able to be leveled to .5 inch with minimal drywall cracking. It made a huge improvement for the money we spent. We'd do it again in a heartbeat and I would absolutely recommend Foundation and Concrete Services.

Highly recommended! Rodrigo was my point of contact, and provided PROMPT communication throughout the entire process, beginning with the estimate. We worked out a time for him to come out, and he was very accommodating, knowing I needed services as quickly as possible. He took a thorough diagnosis of the foundation problems I was dealing with, explained in great detail what he recommended, and did NOT have any high pressure sales pitch either. Pricing was also very competitive, which was icing on the cake. I went ahead and scheduled them to take care of 18 piers. The job was well done, and they didn't leave any mess behind in their work areas either. They definitely have a team of hard working guys, and I wouldn't hesitate to contact them again in the future.

From the moment Rodrigo and his team arrived to our home to begin working, they were very professional, courteous, and gave extraordinary attention to details. They worked in our home for 3 days and they were very careful with our hardwood floors and keeping their work area clean. They listened to and addressed the areas that were our biggest concerns and they found and repaired several floor joists that had had previous termite damage, all while honoring their estimate. I highly recommend FCS Foundation Repair and I would absolutely use them again!

Rodrigo is super fast with communication and all work was done in the exact timeframe he laid out. His crew. Was very hard working, on time, and left the worksite very clean. They even spread some of the extra excavated dirt in some low spots in my yard for me! I highly recommend FCS and will use them again if another issue comes up.
Description of Work: I live in a restored 1917 Catholic school. The front porch was added many years later and I'd very large, all concrete. It began to settle about a year ago pulling away from the house and causing the pillars to become loose. I have used another company a few years ago but decided on FCS because of their good reviews and because the y specialize in older homes and pier-and -beam. Rodrigo came out and gave me an estimate for repairs. The estimate was much lower than the company I have used before for other issues.

Overall, I was disappointed with the level of investigation that the provider offered as far as thoroughly checking under the house for structural problems. I base this on the following: 1. Provider crawled 3/4 of the way into the access point, then came out, explaining that he could not see beyond a limited distance, because dirt was piled too high under the foundation. 2. To my recollection, no camera devices were used, other than his cell phone. I would have expected something similar to a leak-detection camera, for customer's viewing, to at least address problem areas. 3 Based on provider's brief report, I performed the same check myself, and could easily see all the way to the back of house. I made note of some issues that he didn't even mention. 4. After, telling me that he couldn't see enough to give an assessment, he began his SALES PITCH to excavate, put new piers in, and shim everything. Cost-16,000.00 And by the way, this could only be done by tearing out my entire dining room floor, comprised of red heart pine wood.
Description of Work: Provider measured interior foundation elevations; graphed results. We discussed results. We then walked the outside perimeter of house to view any drainage issues. Provider briefly commented on one gutter spout that needed re-positioning. Provider then went to the foundation access point.

Response from Foundation & Concrete Services
Hello (removed member name) I am very sorry to hear that you are not satisfied with the inspection services we provided to you. However, I would like to explain the reasons for the recommendation on the report because I think there must of been a slight misunderstanding. We recommended the excavation of the dirt because in order to fit the tools required to do the work we need more access than the 6'' you have on most places in the center of the home and also because to pass inspection IRC Code requires that you have a minimum crawl space of 18'' for a pier and beam home in your area. The other concern I would like to clarify is the breaking of the wood floors, because of the method of installation for drill piers, the breaking of the floors is the only option in order to do the installation for this type of system but you can go with a different system such as sonotube piers or base and block concrete pads that will not require us to break any floors and can be installed from under the crawl space , but they are not as durable or as reliable as drill piers are and they don't have the same Lifetime Transferrable Warranty that Drill Piers offer. Finally , since you are not satisfied with the services provided . I would like to offer you a full reimbursement for the cost of the inspection . Please Let Me Know how I can get that to you and feel free to contact me anytime if you need further assistance with this matter. Best Regards, Rodrigo Duenas Structural Analyst FCS Foundation Repair 469-279-2818

Joaquin provides easy to read, yet detailed bids including a foundation plan and pier locations. And he has a thorough knowledge of foundation repair. He arrives on time, completes the work in a professional manner within the time frames specified in his bid and does a thorough clean up afterwards. An independent engineer reviews the work and provides a Letter of Completion. The warranties on his work are generous in terms (five years) and easily understood. I would use no one else when it comes to foundation work. Thank you, Tim Ryan, investor and General Contractor, Morgan Hill, California

Candidly, I wouldn't believe it if it didn't happen to us. FCS was a very qualified referral through our network of friends. We also reviewed them on Angie's list, where all reviews but one were highly favorable. The project manager, Rodrigo, did the estimating and provided overall supervision throughout the project. He was our contact throughout. He was on time, courteous, and professional. He communicated very clearly up front what the process involved, how long it would take, the dislocation it would require, and the potential pitfalls (such as weather delays, unknown problems, and the possibility of breaking water and/or sewer lines). He contacted me after our original discussion and advised that, upon review, FCS believed they needed an additional four or so piers than what he originally thought. Their plan called for piers for all but the NEC of the home, which was not moving. I suggested that we add piers for that corner in order to hopefully never have to revisit this issue again. So, that added about $1200 to their original estimate. I paid half up front and half at completion. Rodrigo and his crew arrived on the appointed date on time. They primarily dealt with my wife during the project and were very respectful with her. The crew members did not speak much English, but we managed to communicate fine. The crew was probably the hardest working group of men I have ever seen. They hand-dug the 50 holes, then augered down to depth, installed rebar, and poured concrete in about five days. The concrete then had to set before they could come back, about four or five days later, to install their remaining concrete blocks and shims, and then level the home. It took another couple of days for them to complete the cleanup. FCS completed the job on the date Rodrigo had originally projected; it was 15 days front to back. Let me repeat: they were ON TIME. Throughout the project, the crew kept a clean and orderly worksite; cleaning up the site every evening before they left. The job required installing piers in the master bedroom, so we had to move out to a guest room for the two weeks. That was painful, but essential. Overall, we are very pleased with the timeliness, good communication throughout, clear communication up front about what the project entailed, and the follow-through to get it completed in spite of the weather not entirely cooperating. I heartily recommend the project manager, Rodrigo, and the company. I have dealt with a lot of contractors over the years, and this was an unusually good experience-for something really awful to have to do.

Keep in mind that I had more than 6 previous estimates for foundation repair over a two week period. I wanted one more estimate and contacted Foundation and Concrete Services mainly because they are accredited with the Better Business Bureau and had good reviews online. -Most companies required the same number of piers (14) but the price ranged from over $9K down to $3500. Rodrigo promptly contacted me to set up an appointment for an inspection and arrived on time. Rodrigo explained, very specifically, the issues with the foundation and the best way to repair the foundation without doing more damage. FCS was the only company that recommended to cut the original foundation piers before they lifted the foundation. This would greatly reduce the stress on the foundation thus reducing more potential issues. This process was a significant undertaking - some of the piers they had to cut/chip appeared to be 3 feet in diameter. Rodrigo stayed in contact me with updates and any changes to timing. They did a great job repairing a five foot corner section of brick that was pulling away. This was a corner between two windows. Rodrigo estimated the job with a sub estimate if the brick had to be relayed. this was a relief to know the cost if they could press the p**** back into place. They also replaced about 25 cracked/broken bricks. I thought they were done - A couple of days later a crew arrived to clean up and power wash the driveway sidewalk and the street! FCS nailed the cost, start and finish dates and every thing was done to my satisfaction. These are my new foundation guys. Mike E Rehab-er / Investor
