He answered all of my questions (I had a lot), told me how their contracts work, and gave me some discount codes to local suppliers to help me with my rehabs. They had a list of contractors in the area that were reliable for doing investment rehabs. They also work with Sherman Bridge Lending that will lend on these discounted properties with pretty good rates. Then they would send me an analysis of the properties a few times a week, with the CMA and MLS datasheets so I can see how they got their estimates. They were always very accurate. He met me at the property I wanted and walked me around, telling me what needed repairs and I gave him my opinion. It needed a lot of work, but more work means a bigger return in my opinion. New flooring, rebrick the outside, remodel the kitchen and bathroom, get rid of a weird shelf (for a phone back in the day) in the hallway, etc. In the end I am very satisfied with them. I bought three properties and I plan on buying more from them, they are the most reliable source for an investor who doesn't have the time or resources to advertise and analyze their own. It actually saves me time and money by not having to go through the negotiating process (their prices are fixed) and submitting offers, doing a CMA on my own, and doing all the due diligence.
