I contacted the listing agent, Lynn Fredregill for some vacant land. She refused to answer any questions and referred me to another agent with tthe same broker. That agent, Callie McMillan was horrible. She referred me to a Mortgage company that didn't deal with land purchases then she referred me to a well company that was out of business. Then every time I asked her a question, her reply was "call this company and pay them and they'll answer your questions". Callie contradicted herself many times. For example, initially she told me a Pre-approval for the Mortgage was required before I could even make an offer. She changed that statement when she thought another offer was coming in. After I submitted the approval letter, she changed back again. She communicated by text and email and would never pick up a phone unless I initiated the call. It got so bad that we had an argument and when she childishly stated over and over again "Fine, I'll call you for every little thing!", I ended up switching agents (still same broker). I made a deal to buy the property and carried out all activities that were required of me. However, the seller and the sellers agent refused to honor any of the seller requirements in the contract. I knew something was wrong with this deal because they were putting everything off and fighting me tooth and nail. About a week before we were due to close, my loan officer requested a survey and they refused. He then requested the commitment for the title policy and they refused. Then they tried to convince the loan officer to let them issue the title policy without the tax endorsements. This through up a read flag which led to some research and investigation which revealed that there would be some Rollback Taxes applied to the property once I built my house, worst case $11,000. Further investigation on my part revealed evidence that the listing agent knew about the Rollback Taxes but did not reveal that information. In fact, she deliberately deceived me and here is how - I called the agent, Courtney Mitchell, that was supposedly representing me. She was in a car with the listing agent, Lynn Fredregill. I told her I had talked with the title company and they had mentioned the Agricultural Exemption and I asked Courtney what that meant to me. Courtney asked the listing agent. The listing agent told her to tell me "You'll lose the Ag Exemption when you build your house, that's all." $11,000 and that's all!!! I was so releaved when the bank refused to finance this property due to the Rollback Taxes. My next real estate contract will be conducted by a real estate attorney. All I can say is stay away from Texas Superior Realty unless you want to sell and don't mind what type of tactics are used to sell your property. Buyer Beware!
