Appraised at $230K, sold at $277K, negotiated down from $284K. If we had believed him, we would have lost a considerable amount of money. Coming in at 80% of selling price is not trivial in my book.

WE HOLD APPRAISAL REPORTS AND RESULTS IN STRICT CONFIDENCE, AND RESULTS ARE NOT DISCLOSED. HOWEVER, IN RESPONSE TO THIS OWNER’S COMMENTS, WE WOULD LIKE TO RESPOND TO SOME OF THE NON-CONFIDENTIAL ASPECTS OF THIS PROPERTY. THE HOME HAS A LARGE ADDITION WHICH RESULTED IN A SEVEN BEDROOM HOUSE WITH THREE FULL BATHS AND TWO HALF BATHS. IT IS LOCATED ON A VERY BUSY CITY STREET. THERE WERE NO CLOSED SALES OF SIMILAR PROPERTIES IN AVAILABLE FOR CONSIDERATION IN THE ANALYSIS. THE HIGHEST PREVIOUS SALE ON THE SUBJECT’S STREET WAS $185,000. AS VERBALLY EXPLAINED TO THE OWNER, IF HE FOUND THE RIGHT BUYER, THE PROPERTY COULD SELL FOR MUCH MORE THAN THE APPRAISED VALUE; AND IT WAS RECOMMENDED THAT HE START AT A HIGHER PRICE. IT WAS ALSO POINTED OUT, HOWEVER, THAT THE BUYER WOULD NEED TO BE ONE WHO WAS LOOKING FOR A SIX OR SEVEN BEDROOM HOME. ALL THE CLOSED SALES AVAILABLE FOR CONSIDERATION IN THE NEIGHBORHOOD WERE THREE OR FOUR BEDROOM HOMES. THE OWNERS’ REAL ESTATE BROKER WAS SUGGESTING A LIST PRICE IN THE $350,000+ RANGE. AFTER RECEIVING THE APPRAISAL REPORT, HE LISTED THE PROPERTY FOR $299,900; LATER REDUCED THE LIST PRICE TO $284,000; AND ENDED UP WITH A SALE PRICE BETWEEN $275,000 AND $280,000. I THINK THE OWNER WAS FORTUNATE TO FIND A BUYER IN NEED OF A HOME WITH THIS MANY BEDROOMS WHO ALSO DIDN’T MIND THE TRAFFIC ON THE STREET. IT IS ALSO THE CASE THAT IF THE PROPERTY HAD BEEN LISTED AT THE BROKER'S ORIGINAL LIST PRICE, IT LIKELY WOULD HAVE TAKEN A GREAT DEAL LONGER TO SELL THE HOME. IF THE BUYER'S CUTOFF POINT WAS $300,000 FOR INSTANCE, THE PROPERTY'S LISTING WOULD NOT HAVE COME UP AS PART OF THEIR SEARCH RESULTS. I THINK THE APPRAISAL REPORT PLAYED A ROLE AS A BENEFICIAL TOOL FOR THE OWNER, AND ULTIMATELY FACILITATED THE SALE OF THE PROPERTY IN A REASONABLE TIME. IT WAS BECAUSE OF THE PROPERTY'S SOMEWHAT UNIQUE FLOOR PLAN AND LOCATION INFLUENCE THAT LEAD THE OWNER AND HIS AGENT TO CONSIDER GETTING AN APPRAISAL DONE. THE UNUSUAL ASPECTS OF THIS PARTICULAR HOME, AND THE LACK OF AVAILABLE SALES DATA OF COMPARABLE PROPERTIES, PRESENT GREATER CHALLENGES TO THE APPRAISER, AND TO OTHER REAL ESTATE PROFESSIONALS AS WELL.
