After getting 3 estimates, I decided to go with Tri-Way. Theirs was not the lowest bid, but Jim Lupo was very patient and explained everything to my satisfaction. He also had helpful suggestions about other projects that could enhance the appeal of my new house. The folks that Jim sent to do the various aspects of the project, such as carpentry/drywall, tile floor, and painting were very professional and respectful. I was most impressed by the folks that did the carpentry and drywall, as I was expecting a big mess, but they had the right equipment and floor coverings to minimize the disruption and dust. I also liked the fact that there were no surprises with the final cost. Whatever Jim Lupo wrote on his estimate was what I paid.
Description of Work: Tri-Way closed an existing door and installed French doors in my home-office. The job involved refinishing the hole left in the wall by the original door, painting to match the existing color, relocating a light switch, hanging the french door, and installing tile on floor of the new opening.

Overall, it was a smooth process. The workmanship was solid. Jim definitely has his own style / opinions, but I new what I wanted and he delivered.
Description of Work: Demo old counters and backsplash. Remove old appliances. Install new appliances, granite tops, backsplash. Remove two cabinets in favor of hood.
Finally we have our dream kitchen! Our house was built in 1982 and looked it. Jim Lupo provided one of three bids and we selected him based on price and his enthusiasm. From the beginning the crew was more than adequately prepared to do the job. They were professional, punctual, cleaned up after themselves, and did the job to the schedule he outlibned from the start. As the job unfolded he accommodated numerous additions we made to the scope of work at a reasonable price. When asked, he offered suggestions and at one point even changed a door threshold that was in poor condition even if he had to absorb the cost, which we gladly paid. He took pride in his work as any good artist or master craftsman would. His carpenter designed a wine/coffee bar on the fly which is absolutely superb! His painter was able to match the thirty year old stain to a T and his tile man installed the floor throughout a dining room, living room, kitchen, breakfast room and back hallway to perfection. We plan further remodeling in the future and would not consider using anyone else! Thank you Tri Way.

I only had this contractor come by for a bid. I didn't appreciate that he smelled like cigarettes and he wasn't dressed very professional either. My primary concern though was that his standard practice is to seal over wallpaper with Kilz, float it, texture, and paint. I don't feel like this is a good way to handle unwanted wall paper since the wall paper is likely to start peeling and for this reason, I did not select this contractor. His bid was on par with the contractor I ultimately used though, so price seemed reasonable.

We are now the proud owners of a dream bathroom. Jim?s crew are faultless; hard workers, tidy, polite and so skilled. We have had our new bathroom for nearly nine months now and it still gives me pleasure every time I see it and use it. Wonderful job. Two foot notes to this review The electrician Jim uses may not be able to turn up to your property until gone 5:00pm so you need to be ready for some evening disruption as well as all the work going on in the day but for the end result and the good work produced when all is finished the evening disruption is worth dealing with. The old bath was sunken and took far more effort than originally envisaged to remove it (the hiring of a very large jack hammer and a whole extra day while they worked on breaking the bath down) The quote stayed the same, Jim asked for no extra money to cover this extra cost.
Description of Work: Jim came over and discussed and provided ideas for our large and very unattractive 1980’s bathroom. Whilst remodeling our bathroom we also had two large ceiling fans in the main room installed, move lights in our dining room, put under counter lighting in our kitchen and install a back splash behind the cooker top, plus an outside light installed so we had several rooms all having something done at the same time. The bathroom had an old sunken tub we wanted removed to be replaced by a large free standing tub with a custom made tiled side next to it. The shower in the existing bathroom was so small. Walls were knocked down and moved to separate the water closet, a huge shower was created with a couple of shower heads including a rain shower and stunning clear glass, glass blocks replaced the old window, new lighting was installed and it was all finished off with the most carefully laid beautiful tile work.

Overall, the experience was very good. The owner was very punctual and his pricing was competitive; it was the second-best price that I got, but I liked him. The deck was built quickly and the employees worked incredibly hard, even though it was very hot. The deck is very nice!

reat Called up Jim to get a quote about having my bathroom remodeled after I had some leaks from the back of the shower and tub. He came by, from about a 45-minute drive, and give me a free estimate. Laid out the plans and gave me a quote on how much it would cost. We had tiles, toilet, vanity, and mirrors purchased. He recommended that we take a look at the tiles we had because the designs would not make it look good. Based on that, we changed the tiles to something that he recommended and it turned out great. As for the contractors doing the job, oh man, these guys are good. Very professional, made my mom feel comfortable. Very courteous and worked hard without any troubles. Out of all the work done here, the only real (small) problem I saw was with the painting. I guess the painter worked too fast and some of the mud, on a very stall part of the wall, started to crack. Jim, being the professional he is, came by and fixed it for us. Great company, would contract again in the future!
Description of Work: Shower walls were demolished and redone with proper hardee backer + tiles from tub to ceilings. Tub, toilet, mirrors, vanity, and floor were demolished.Floor had hardee backer installed with tiles.New tub, toilet, mirrors, vanity, and granite top were installed. Fresh coat of paint to ceilings, door, medicine cabinet, and walls was applied. Plumbing for the shower, tub, toilet, and faucets was also taken care of.
I liked Jim at first and his prices were great. I've since learned that he either underbid or was going to do the work himself because no other contractor is coming close to his prices. That's great if he does the work, but if he walks out it causes pretty massive headaches. We first met around January when he came out to give us a bid. I met with 4 contractors and only 2 submitted bids, so I went with Jim's because he was willing to paint the kitchen cabinets. We started with just a kitchen remodel but expanded it to include both bathrooms. The loan was financed through a bank which required a lot of paperwork. Jim signed everything, sticking with it for 6 months until we finally closed on the loan. I had sent him email in March outlining the bank's payment schedule, and he responded to the email and never complained so I assumed he was happy with it. Once we closed on the loan he set up a day to get started, and told me what I would need so I made sure to buy the cooktop so it'd be ready for his carpenter (I had already purchased a wall oven). The day before the carpenter was to start work, Lupo called and said he couldn't afford the project on the bank's pay schedule of 35% up front and 65% after completion (the same schedule I had pointed out in March). He said there was no way he could buy materials for that or pay his crew, but mostly complained about the materials. I of course freaked out and called the bank and found someone that said we could up the first draw to 50% if Lupo would write another bid detailing material costs (his original bid didn't break down costs much). I told Lupo the good news and he didn't sound happy but told me he'd write it up and send it the next day (a Friday). I didn't hear from him on Friday or Monday and figured by then he was going to back out. I told the bank about this and they called him and told me he was making a decision. Several days later he called me back to say he couldn't afford the job. He went on at length about how he couldn't afford the materials at 35% - even though I pointed out he could have up to 50% - and how he couldn't pay his crew, etc. He then started talking about his truck payment. The whole thing sounded weird - if money was that big of a problem, how could he afford to turn it down? I asked if he underbid and he said no, that he was going to make a 32% profit on the job ? which makes it even harder for me to understand why he backed out (or how he was going to make that much). He eventually admitted that the real problem was that he didn?t feel like doing any more paperwork for a bank that didn?t trust him to run his business. So he?s left me hanging with this awful mess because he didn?t want to write a detailed bid. Nice. To be fair, the bank did want a lot of paperwork, even I got tired of it at times, and our loan officer wasn?t ever clear on just how much would be required. But it would have made a lot more sense to back out in the middle of the paperwork process instead of right before actually getting paid. I am thankful he backed out before he started instead of halfway through, but otherwise the whole mess has been a nightmare. Other thoughts: He is old school (his bids are hand written), so if you want fancy new ideas like a wine cooler and a built in drain board, look elsewhere. He left things we requested that he didn?t understand or agree with out of the bid, including the vent hood. He also said he hasn?t gotten a permit in 15 years. The result: We are left with a bank loan for a project based on his bids. We've had to find another contractor that will do the exact same work for the same price, which has been impossible, so we're going to be out a lot of cash we weren't expecting.
Description of Work: I hired Tri-Way/Jim Lupo to renovate my kitchen and both bathrooms. We went through the whole process with the bank to get a renovation loan approved based on his bid, with him signing all of the needed documents, and then one day before he was scheduled to start he started stalling. He stalled for a week before working up the nerve to say he didn't want the job anymore. His prices were so low that I can't find another contractor to match them and I can't increase the loan because the bank approved the loan based on his bid. I now have appliances I can't use sitting in my garage waiting on another contractor to pick up the mess Tri-Way left us in.

In response to negative report dated July 17, 2012. Future clients please review my Angie's List Reports. Tri-way Enterprise has been in business in Houston since 1978, and in partnership with Angie's List since 2007. My company has won the Super Service Awards in several areas as kitchen and bathroom remodeling every year since. My response to the negative report is simple. Each and every estimate written up (old school) states at the bottom my payment policy, which is 50% start up for materials and a weekly draw each Friday until the job is completed. The bank that approved the customers construction loan reviewed my estimate to include the payment policy and approved it. However, even after approving my estimate and payment policy the bank would only release 35% of the funds at start up and the remaining balance at completion. On a $25,000 job the start up amount was $8,750 and the job would take between 5 to 6 weeks. Paperwork after paperwork the bank would not budge. My company does not have the capitol to float the balance of $16,250 for 5 or 6 weeks. The estimate submitted was fair & equitable one and if we would had taken this job the company would have made a profit. My company does not try to get rich off of one job, but attemps to create customer for life by giving a fair estimate & excellent workmanship. We do feel bad about the circumstances; however, everything that transexpired was the result of the bank not cooperating.

First, the bathroom: Oh-- wait-- this is first: One thing I want to say is that I have a cat and two dogs that run free in the house all day. Everyone worked patiently around the dogs even when the dogs were determined to be in the way. (This is not quite like the Angie's list commercial where the plumber walks the woman's dog, but....the crew did let my dogs in and out for bathroom breaks when I was stuck at work.) That may sound like a simple thing but I greatly appreciated it. Before the remodel, my alleged "master" bathroom was an eyesore. It had light pink tile in the shower and around the tub and outdated fixtures. I was embarrassed to have anyone see it. The shower had the old-style gold frame and the walls were a dark blue. Joe and his son, Jose, took the room down to the studs and started over: new floor, new shower, new sheetrock, etc.We agreed that the tub would be removed so that a larger shower and vanity space could be added. Note the room is only about 6 X10. Joe put in a shower that you would expect to see in a million dollar home (which mine is not). He is really an artist. The shower tile, the accent shower floor and the shampoo cubbies are all perfect. Joe was very friendly and very professional. Anytime I asked a question he was more than happy to stop and show me something or explain something to me. He and Jose cleaned up everynight and never made any mess. Joe always made sure that he was doing exactly what I wanted the end result to be. Jim, the owner, suggested that I get pre-fab cabinets from Lowes/Home Depot rather than doing custom cabinets to help me stay on budget. I can't believe how great these cabinets look. It's hard for me to imagine custom cabinets would have been any prettier. Andy is the painter and he did a great job as well. This bathroom now looks like something you would see in a magazine or on a remodeling show. I really appreciated Jim, Joe, and Andy's help with color selection and helping me find ways to stay in budget. I couldn't be happier with the work they did. Next was the kitchen. We decided to keep the old cabinets and just repaint and replace hardware. They came out great. Andy did a terrific job painting them and the rest of the kitchen. I also appreciated that Jim helped me decide against colors that I might have gone with that would have made the room too dark. Everything else in the kitchen was redone except the floor, just because I couldn't go that expense right now. Joe did a beautiful backsplash with 3X6 stone. We used the same 3X6 stone to replace a sheetrock wall that had been wallpapered and made it a "brick" wall using these paver type cuts of stone. Jose did the wall and he did a beautiful job. The granite in the kitchen is gorgeous. Jim's granite man does beautiful work. I had to search to find the seam in the U shaped counter top. JIm also had them make two "hot plate" blocks from the left over granite that are really useful and beautiful in the kitchen. I can't spend enough time in the kitchen now! It is so inviting. It reminds me of an upscale bistro or a airy loft. Jim usually came by at least every other day to check on the progress and see how things were going. (Oh- don't want to forget his electrician, Michelle, who worked late several nights to get everything done.) I can't wait to work with Jim again on the other projects I want to do in the house. If I could have afforded it I wouldn't have let them leave. I would just keep finding more work for them to do. I have to say that every single person on Jim's crew was sincerely interested in 1) making sure I was happy with their work and 2) doing beautiful work. They were always friendly, patient with me (and the pets) and very professional. Whenever I had a question or needed to talk to Jim, he was readily available and very helpful. I'm sure there are other great contractors in Houston but I am not going to take any chances. Jim and his team will be doing all my work. I have lived in houses that we built new before but this was my first remodeling experience. I had heard such horrible stories about contractors. But I have to say I probably had the best experience possible.
Description of Work: Tri-Way remodeled my kitchen and my master bathroom. Jim, Joe and Andy were all great to work with. The bathroom was taken down to the studs and rebuilt. In the kitchen, the cabinets were repainted, granite was added and a new backsplash and "brick" wall was added. See detail below.

When we knew that we needed to have this job done, we knew that we needed to call Tri-Way Enterprises because they remodeled my kitchen and did a wonderful work. Always on time, very courteous and did not leave any mess.
Description of Work: They demo existing aluminun siding trim, check for and replace any rotten wood on the two front windows of the house. Supplied and installed hardy cement siding and 1"/4" trim boards. Caulking and painting new siding and trim and caulked, aluminin siding and trim of the kitchen window. Jim Lupo came out within a day of my contacting him to look at the job. He discussed all sorts of possibilities and was very open to whatever I wanted to do. He emailed me an estimate with two options within 3 or 4 days. After I told him that we wanted him to do the job he gave me an approximate start date. Jim actually did the job about a week earlier than he had orginally estimated. The job took the number of days that he said it would. Pedro and Edgardo did the work. They came in and immediately protected all of our floors. They did a great job. Pedro was very good about showing me what he was doing and at one point showed me an area that he was going to re-do. His comment was, "It's in the details that we make sure that we do a good job." The details were great. Pedro, Edgardo and Jim were wonderful partners in our project. We absolutely would hire Jim Lupo again for any project that we needed to contract.

Very good experience and excellent looking work. We asked at the last minute to paint the plantation shutters professionally in their shop, and they quickly accepted and made room for the extra work and finished it with the rest of the project.
Description of Work: They remodeled an old style bathroom with new tile walls and floors, new fixtures, installed a new toilet, removed an old gas heater, and did finishing drywall and painting. Alos had them repaint plantation shutters throughout the house.

We found Tri-Way Enterprises on Angie's List. I only wish we had found them before we did our master bathroom remodel in April of 2011. Jim and his team did a remodel of the upstairs bathroom that required removal of the old tub, ceramic tile, toilet, and linoleum flooring. Jim was extremely prompt in responding to our request for an estimate, and as soon as we agreed to move forward, a construction team was assigned to the job quickly. The work was performed within the timeframe and cost estimated and went very well. We had a slight issue with the grout cracking between some of the tiles surrounding the tub after a few months, but I called Jim and he came out personally the next week to take care of the problem. I can't say enough about how smooth the experience was. If we need any further remodeling in the house, Tri-Way will be the first number I call.
Description of Work: Tri-Way Enterprises performed a bathroom re-model that included tearing out the old bathtub and tile. A new tub and ceramic tile was installed along with a new ceramic tile floor (replaced old lineoleum flooring).

The experiences was very positive. The tile work was phenomenal. The bathroom looks great and has remained beautiful since the work was completed - no problems. 95% of the process was great. The guys were on time, pleasant, and as neat as possible. When extra damage was discovered under the old tile, Jim Lupo (owner) arranged to have it fixed and charged a reasonable price. The tile man, Rocky P, was an expert craftsman, carefully measured everything, and was able to work with crooked walls and decorative tile in a way that gave a lovely final effect. Jim has put together a great team of craftsmen. My only concern came at the end of the work, when the guys removed the protective cardboard they had placed over the shower base, and I discovered that the shower handle and shower head were out of alignment with the drain in the shower base. Jim got loud and argumentative, and tried to pressure me to siging off on the job as it was. I was surprised at this behavior, considering all the good reports I had seen. In the end, he did apologize, and his plumber was able to adjust the shower handle and shower head so the alignment was much less noticeable. So, he will fix things that are not done correctly, but you may have to stand your ground.
Description of Work: The job was to redo the bathtub area in a 70's home. The tub and tile surround were the original ones installed in the home, and were in deteriorating condition. I had already had the tub removed and a new acrylic (Onyx) walk in shower base installed. Tri-Way finished gutting the tub surround, repaired the water/termite damaged studs and insulation, moved the plumbing to match a waist-high shower handle, installed a shower seat and grab bar, and tiled all around the shower area and up to the ceiling. I had a lower bid, but decided to go with Tri Way (Jim Lupo, owner), since they had such good ratings on Angie's List, and also from the BBB. He also had a plumber on his team, so I did not have to do a separate contract for the plumber, as some other contractors would require.

I know that they do major remodeling jobs but I have them do rather small jobs. They are good people and they offer high quality services. The workers are courteous and professional.

On 6/15/2011 we contacted Jim Lupo to provide an estimate for remodeling our master bathroom. Mr. Lupo was on time for this appointment and was very professional as he found out what we were wanting to do. He had very good suggestions and ideas to share, and we decided to contract with his company for this project. The project on the agreed upon date, and finished ahead of schedule. My wife and I were so pleased with the outcome. We replaced our existing tub with a tiled walk-in shower, new countertop, new faucets and plumbing, new mirrors, ceramic tile on floors, new toilet in watercloset; new lighting and ventilation for the bath area. It is simply gorgeous; turning out way beyond our wildest dreams! We also had Mr. Lupo's company to do a few extra repairs in our house while they were on-site (drywall repair and painting; new faucets on every sink and guest bathroom in our home.) Every worker on his crew was very punctual, polite, professional and meticulous with their jobs. They covered everything in our adjoining master bedroom and laid plastic runners throughout the hallway and stairs and at the front entrance door. This made their daily cleanup go very easily. Mr. Lupo was great to work with. We could tell he really cares for his customer's finished product. I have never been so impressed with a company in my home as I am with Tri-Way Enterprises. They deserve your business.....you will not be disappointed. I will certainly be calling them for our next home project!!
Description of Work: The project consisted of: a tub to shower conversion. Refinish vanity cabinet with new granite countertop and porcelain sinks. Remove existing carpeting and replace with ceramic tile floor. Remove existing wallpaper and replace with painted/textured walls. Refinish wall cabinets and add new hardware. Remove existing lighting and install new lighting on vanity wall, in ceiling and in shower area, and in water closet. Install light/vents in shower area and in water closet., Remove old toilet and replace with new. Remove existing mirror and replace with new mirrors. Replaced all plumbing in master bathroom. new faucet in wet-bar, new faucet on kitchen sinks; new faucets in guest bathroom and tub area.

Jim and his team were great. They were all very professional. The job lasted six weeks due to the wife and I not wanting all our bathrooms out of commission at the same time. Every day the work crews laid out coverings to protect our flooring and our furniture etc. and every afternoon they picked them up and cleaned up after themselves. Jim Lupo has some very very good craftsmen working for him. Joe, the tile man and his partner did a great job, everything lined up perfectly. Andrew the painter obviously had years and years of experience to do so well. Jeff the carpenter (and so much more) knew how to do things I had not even considered...and sure couldn't do myself. Jim coordinated everything well. A couple of weeks or so after the job was finished (and payment had been made) we noticed a few things that we had missed when we did the "final" walk through. I called Jim and he was very receptive and immediately had the appropriate team there to "make it right." A job of this size has many facets and a long "to do list." It was handled very well. I was lucky to be home during all of this and enjoyed watching them work. I had no issues with how they respected our home or the security of our home. Based on this experience I would definitely recommend them to others.
Description of Work: We had three bathrooms remodeled as well as our front entryway. The powder room was a complete tear out , installing a new vanity, commode, plumbing, lighting, fans, tile floor, painting, etc. The guest bath installed a new commode, tub, sinks (and related plumbing), tile floor and paint. The Master bath included removal of the tub and installing an enlarged walk in shower with the frameless glass, repositioning the drain, new floor and wall tile and a fur down tear out. Additionally, a new commode , sinks (and related plumbing), mirror, ceiling fan, lights, exhaust fan, new tile floor, including tiling two walk in closets, texture and paint, sixteen doors were taken to his shop and spray painted as were several cabinet doors. New baseboards, a chair rail and cabinet work. All three bathrooms had new granite countertops and back splashes. The price we paid Tri-Ways did not include nearly $10K for the vanity, commodes, tub, sinks, light and misc. fixtures that we selected and purchased for them to install.

Tri-way has an amazing team. Everyone that we worked with was great! I had a kitchen remodel several years ago and every day was a problem, it was a miserable experience. This project was amazingly trouble free and went extremely well. Demo team started and finished on the first day. They were exceptionally pleasant and did an excellent and professional job. Next was tile for about a week, and again the workers were super nice, extremely professional and did an outstanding job on the tile. The tile results are absolutely beautiful and truly a work of art. The countertops went in smoothly in a couple of hours and the rest of the job was completed seamlessly over a few days. Paint, lights, faucets everything was done extremely well. Jim took on a couple of extra add on projects and fit them in smoothly and did a great job. Would absolutely hire them for our next project!
