Commercial Surveys: will show the boundary of the property as well as the improvements located on the property, any building lines and easements that are shown on the recorded plat or disclosed the schedule b items as disclosed per the title commitment, and any requirements from the lender. (Category 1A Condition II or ALTA/ACSM requirements will be completed at the client’s request provided we are informed at the beginning of the project.) Topography Surveys: show the elevation of specific points on the property. The points to be surveyed or the spacing grid is agreed or with the client before the works starts. Existing utility information, location, size, etc. can be included at the clients’ request. Residential Title Surveys: meet title company requirements to close real estate transactions Tree Surveys: show location, size and type of trees to meet the individual needs of builders, developers, or architects to submit to certain city entities that may require a tree survey to obtain a building permit. Elevation Certificate: are forms issued by FEMA for clients to use to obtain flood insurance, builders to use to obtain building permits, builder to use to satisfy city officials for interim slab and final elevations. Complete Platting Services: We prepare “turn-key” platting services for city and county entities in the Houston Metropolitan Area. This includes preparation of the plats, submittal to the appropriate entity, meeting and follow-ups throughout the platting process until the plat is recorded.

We were first survey of the morning. The crew that showed up looked like they had just been released from prison and they were wearing white tanks tops and they were dirty. Two of the men jumped gate surrounding property breaking boards of the gate and one of them was found urinating on the wall of the property. They were laying down on ground smoking cigarettes when client arrived on site after ha Inc already broken onto the property. The managers were made aware of these matters and one guy was terminated and other reprimanded, but then the manager himself told me he would personally have surveys ready by end of day (a week had gone by) and I had to call the following week and demand them and finally got them sent to us.
Description of Work: Survey of two adjacent properties.

Retained their services to survey a residential lot via full payment 3/13/2012. I received a verbal turnaround time of 3-5 business days. At the close of the 5th business day I called to check on the status of the report. Josh took my name and number and said he would call me back. He didn't. I called back the following day and again spoke to Josh. His response as to why I was never called back was, "Well you could just stay on hold if you want." We exchanged information again and I was not called back that day with an update on my survey. I sent an e-mail the following day to D. Noah requesting a status update. She informed me they were in need of supporting documentation containing the legal description of the property from the title company who's information I immediately provided via e-mail 3/22. I followed up on the information exchange three business days later to ensure its receipt.. Three days later they told me they had it and would let me know if anything else was needed, promising my report by 4/6. It didn't happen. They informed me 4/7 that they could not perform the services they were hired to perform because, "recorded subdivision plat for this area prepared in the 1920’s, does not have bearings, angles, etc. on the lots lines for us to use in calculating the boundary." I don't speak survey language, and that may be a very valid reason for not being able to do a survey. My issue is the non responsiveness, missed deadlines, and non-call backs. The bottom line is that it took them twenty business days to tell me they can't do what I paid them to do. That's unacceptable in a time sensitive mortgage transaction situation. PLEASE USE ANOTHER COMPANY.

Selected this surveyor for a private residential transaction due to a prior title survey on the same property. Contacted them on October 6 and received a response the next morning on October 7th. Faxed the signed contract and authorization for back on the morning of October 8th. Survey was scheduled for October 11th and surveyor was supposed to call prior to arrival. After not hearing from STS, I contacted the property owner on morning of October 13th to confirm the crew had completed the work and she informed me that nobody had been to the property. I contacted the survey office the same day to inquire about the project and was told that the delay was due to difficulty obtaining supporting material but that the survey would be completed that afternoon. The survey crew did arrive that afternoon and did complete the survey. I was told that the survey would be ready by the following morning, October 14th. I received the CAD version of the survey on the morning of October 15th after a call to STS. Printed copies a few days later. A couple of small changes were necessary but these were minor clarifications to satisfy the title company and deal with their abundance of exclusions. The end result was alright and the work product is good. Several logistical missteps required frequent oversight. Responsiveness was good when missteps were brought up for discussion but I would rather not have had to manage them this closely.

They did not get the request right and had to come back 3 times and it took 5 months to get the final product. They were not recommended and they seem to not have their office organized and missed their first appointment and just showed up the next appointment un-announced and the first drawing was incorrect.
Description of Work: They came surveyed a fence line in my yard. They were not great.
