Real pain to deal with at the sale. In 2008 my neighbor began watwer leaks in one wall (west). He had "apparent damage repaired at a cost of $20,000+. in 2010 I had a water leak and pulleed some of the sheet rock off the west wall. The damage was too much for me, so I called in a builder. To make a long story short, BOTH my neighbor and I had to tear the EFIS (stucco, and sheathing) off two stories up, demo the corresponding sheetrock, insulation, wall studs, window framing and two supporting wall headers. Cost about $55,000. Insurance on both homes refused payment on the basis of neglience on the builder's part. Reasons: Negligence on the part of the builder. 1. Windows not installed properly and seal properly; 2. Deck design was such that it leaked into the walls. Texas has a ten year statute of limitations on such shoddy work. Builder is still in business,but has not returned calls from neither my neighbor nor me.
Description of Work: Built a 3300 square foot, three story, Stucco (EFIS) town home connected to a mirror image house,as spec houses in 1996.
