This was a very long, frustrating experience. Some of the biggest problems included: 1) failed one of the inspections and lied about why. Joe stated, "We had a few things the inspector didn't pass us on today...They are not anything major or we did anything wrong just the inspector is looking for more details on 2 things." I'd long lost trust in Joe, so I called the inspector myself and I reported back to Joe, "I just got off the phone with the inspector who failed the inspection...He stated the drawings submitted to the COB were approved for the construction, but the addition is NOT BEING BUILT ACCORDING TO THE DRAWINGS." 2) Prior to this Joe repeatedly assured me that we would be able to approve the drawings he submitted to the COB for permitting, but he did not. He submitted them and because some of the specifications were inferior quality to those in the contract I demanded that he retract the permit application until the drawings were in line with the contract. 3) Numerous parts of this job had to be redone along the way because it was done sloppily or incorrectly the first time. This included the roof framing, redoing the other parts of the framing that were failed in the inspection, concrete pad leaving a pillar hanging off (and Joe contending this was intentional so they could pass inspection), repeatedly having to remind Joe to include an electrical outlet above the fireplace and the electricians having to repeatedly come back to plumb for this each part of the way, and more. 4) Joe repeatedly promised, verbally and via email, this job would take 3-4 weeks. From the time we agreed to do the job with him until it broke ground it took 3.5 months, and then an additional 3 months after ground was broken--and that is with me telling him we would find someone else to do the floor tile. (He began LOOKING for our floor tile a month after ground broke, stated he was still looking a month later, and then proposed using a different tile for an additional $2300). We gave ZERO change orders along the way, and there were very few rainy days. There were multiple weeks were a worker was only here 6 HOURS PER WEEK. Joe was very rarely on the job site, which is probably why workers were hardly here or didn't come when they told him they were, and why so many parts were sloppily done. 5) This contract was $8,000 more than the next lower bid and $10,000 above our 3rd bid. For this premium price I expected a relatively smooth, efficient process. Rather, I had to give not only repeated, but constant, reminders about errors and timelines along the way. He couldn't even get the very basic patio dimension correct--we're talking the 13' x 10' addition. I pointed this out in a couple of emails and he brushed me off stating it would be correct to his "architect" (there's a reason that is in quotes). His architect asked me why I created a drawing showing it was extending by 10' and not the 15' (as Joe had told him). I had to call them to my house to get them on the same page about the most basic dimension. 6) I could go on and on and on.
Description of Work: Extend our covered back patio (13' wide) by 10 feet, and add a gas fireplace.

Response from Perfect Design Patios
This project was a fairly big job. It did turn out great. We did everything we said we would do. "Slow" - We can not control weather and we had several rain days. Because weather is a factor when doing outside work, it is clearly noted that we "assume no liability for delays beyond our control". I have to assure safety for my crew when using power tools. They can not be used in wet conditions. Also change orders are a factor with an estimated completion date. "Product choices" - Informed the customer of all materials choices including stain, granite and stone. Sample materials were also provided. The customer selected all of his materials used. "Poor contact availability - Stayed in contact with customer Monday - Sunday. "Does not provide regular oversight of semi-skilled workers - My crew members (framers, painters, welders, electrician's, concrete and paver crews have been with me for over 10 years and most over 15. A project foreman is on the job every work day. Its unfortunate that after a project of this size and the details involved that our review is unfavorable. The project turned out wonderful and I'm proud to add it to my website.

We were very happy with our new patio and kitchen!! It is is built well and we get so many compliments on it. Joe was fantastic to work with and always backed up his work. He was easily accessible and was very attentive to our project. I would use him again and always recommend him to friends and family. We also had pavers installed and they look perfect

Joe and his crew did an excellent job. He met with us several times to work out the design and design changes. Once finalized, his Project Manager was on the site daily and suggested ways to change the original design to get more bang for our buck! All the subs on the job were top notch. They cleaned up the yard daily. We are extremely happy with the finished product. The price was less than other with higher quality materials.
Description of Work: Outdoor kitchen with gas grill, charcoal grill, 2 burners and sink. Replaced patio to tie in with new patio with pergola and lights/ceiling fan.

I do not recommend this contractor. When getting quotes and negotiating the terms of the contract, we had a great impression of Mr. Prendki - owner of Perfect Design Patios - and our opinion of him as a person hasn't changed. Our disappointment was with the professional. The first impression of very personable, accommodating and flexible, gave us a lot of confidence in hiring him and his company. However, the many shortcomings during the process made us regret our decision of signing a contract with him. Besides not following the delivery schedule - 3 weeks turned out to be 12 weeks and still then it was an incomplete job - we had major problems. Slow responsiveness and unacceptable crew and subcontractor management put a huge toll on us, making every step stressful. Series of excuses and lack of ownership made us lose trust on the contractor. Besides the very good quality of the structure of the covered patio, the finishes look cheap, sloppy and uncared for. We decided to release the contractor of his duties in the last phase of the contract (touch ups and correction of mistakes or incompletions) due to the points above. And, even though Perfect Design Patios was not following its own contract, Mr Prendki threatened us with a lawyer demanding full payment within 2 days, or he would put a lean in our house. We had been under so much stress, that we decided to pay so we wouldn't have to deal with Perfect Design Patios ever again.

I believe my ratings speak for themselves. We did this project with a City permits including framing, windstorm, electrical, structural and concrete. We passed every phase of the inspections with the City of Houston. Unfortunately this project was ongoing during Tropical Storm Bill. As stated by the member, we did get several weeks behind due to weather related days. The tropical storm was a major obstacle on this project. There were also many change orders that were added to the existing contract which also created delays. This was one of the larger and nicer projects that I have done and I'm sure without a doubt the members are enjoying the outdoor living space. It was a long project and it sometimes becomes stressful for both the customer and the workers due to the time involved on a project as large as this and all the details involved. I did accept responsibility for some of the delays, but weather is stated on all my contracts as "delays beyond my control" and specifically states "no guarantees regarding the start or completion of work" Its unfortunate that we had these circumstances after building a such a impressive outdoor living space.

This was a master bathroom redo. As we started the project it got larger because of what we decided to do and Joe and crew were great. The previous year they completely overhauled our backyard as well so we knew the quality of work before we even hired them for this job. They were used to the many changes that we end up making as the process went along and it was never a problem. They were patient and addressed any issues/concerns I had as quickly as possible. I have referred them out to several people and will continue to do so. They do great work and truly care about the consumer. I won't use anyone else and I would highly recommend you give them a call.

My wife and I met with several patio contractors prior to making our decision to go with Perfect Design Patios. We couldn't be more pleased with the outcome of the project and a big thanks to Mr. Prendki for the job well done. I have recommended this contractor to several friends and relatives over the past few months. I have a very strong background in commercial construction and I can attest to the professionalism and execution delivered by this company.
Description of Work: Installed a very large patio extension from the back of the home and tied into the garage. This was a very difficult design due to the existing layout of the home.
Excellent construction - very professional. Would recommend to others and would definitely use Joe again if and when we decide to do another construction project.
Description of Work: Extended our patio by an additional 12 feet - with stamped concrete to match existing concrete - added three columns, stuccoed to match existing two columns on patio. Extended roof out - full shingles, gutters and downspouts. Installed an outdoor kitchen with sink and grill - stucco to match existing stucco of the house. Installed recessed lighting, 2 new ceiling fans (added to the existing 2 on the patio) and electrical outlets and wiring for our outdoor tv's.

Project took longer than expected, but wasn't much of an issue sine I did not have a deadline. There were some delays because of rain. Overall, the project went well, and I am happy with the end result. I had to be fairly involved with the project, and felt like I was the foreman, making sure that certain details were attended too, e.g. half of the flagstone initially delivered was far too thin, and would not have been noted if I had not checked. This was not a turn-key project, as I had to keep track of many details along the way. But to Joe's credit, he is very mindful of providing good service to his customers. He responded to daily emails promptly, and made sure he took care of things that I was worried about. I would have given an A- for some of the minor hiccups, but again, Joe made sure he did the right thing. Part of the lawn was damaged during construction, and he put down new sod to my satisfaction. Based on some of the other estimates I had, I did not get the feeling that those companies would have been as responsive (also from Angie's List, took weeks to send me an estimate despite multiple emails/phone calls). I would hire Joe again if i needed another project to be done, and have recommended him to neighbor's and friends. We enjoy the new patio area alot!
