If you can avoid to hire them to manage your property or lease one of theirs I STRONGLY advice you to think again.
Description of Work: Worst company ever. If you can avoid making any kind of deal with this company, I advice you to do so. First since we were abroad students they made us pay 4 months in advance + a deposit -which use acceptable- but then we moved in and the house was extremely dirty, toilets full of someone else's pee, garage full of a previous tenant things (trash and mess) which btw they made us live with for the whole year. We asked for several things and they NEVER took care of it, We lived in a gated community for a whole year and we NEVER received a pass code for the gate, when we had guests we had to walk all the way to the gate. Once you move in you have to fill out a form called "move in condition form", since we sadly heard that realtors always try to rip you off from your deposit we filled it out as accurate as possible, every scratch, every stain in the wall, everything, and we took around 2 GB of photos, to back up our form, we thought that with that we were covered -OF COURSE WE WEREN'T- . Once the lease was done, our we only receive $775.00 out of our $1,200 deposit. The company claimed the following deductions: 1. Replacing smoke detector batteries $50.00. -World's most expensive batteries may I add-. But we didn't change them in fact. 2. Replace AC Filters $50. They charged us this when we changed them the week prior our move out date. 3. Repair and repaint nicks on walls. $150.00 . This is what I hated the most, prior our move in I saw that the place needed paint, my realtor asked for that to the management company and they agreed, the surprise on our moving date was that the same white spots on the wall, stains from the previous tenant and everything else was still there. Even wen they said they were painting the house, of course they didn't, and since we didn't have anywhere else to go, we couldn't be too picky. And after making me live with the house like that after a whole year, they still have the nerve to charge me for painting. 4. Personal property removal. $175. Do you remember when I told you they made me live with someone else's garbage in our garage for a whole year? Apparently wasn't enough, they needed to charge me for their property removal. At the end, they agreed to pay the pp removal, and the AC filters, and they send and email in nov 2015 letting us know the resolution and that we had a check on the way. My husband and I were furious of course, cause they still were charging us the painting, so he reached out to them, the company cowardly just ignore our several attempts for getting at least an explanation. December went by, January went by, and in February, literally a week before the checks expired, we cashed in the checks and suddenly Loni Hale from Houston 4 Lease answered that in the moment we cashed in the checks we accepted their resolution. If you can avoid to hire them to manage your property or lease one of theirs I STRONGLY advice you to do so, they are thieves, they won't manage your property right, they won't solve your inquiry's. Its a shame that companies such as Houston 4 lease give real estate a bad name.
