Unprofessional Management - 13-Year Tenant Forced Out Over False Claims
AVOID THIS PROPERTY MANAGEMENT COMPANY - As a loyal tenant of 13 years, I'm deeply disappointed by the unprofessional and potentially illegal practices I've experienced.
What Happened:
July 17: Simply requested lease documentation for my 5-year-old's school enrollment
July 24: Instead of providing documents, received surprise rent increase and new lease terms
July 25: Received bogus HOA complaint about "operating a business" based on a single parked car, followed immediately by 30-day eviction notice
The Real Problems:
? Refused to provide lease documentation - Still haven't received it despite multiple requests and verbal promises from the owner
? False business allegations - Their own inspector later confirmed NO business operations on premises, contradicting their eviction claims
? Child's education impacted - My kindergartner couldn't start school on August 12th due to missing lease documents they won't p

I had the pleasure of working with Mr. Bruce Lessey for the past three years. When I got married back in 2012, I moved in with my husband and did not know what to do with my townhouse. Since I had not been there long, I would have taken a loss in order to sell it. I am a busy professional who did not have the time to serve as a landlord, but really needed to rent out the property.
It was a true blessing to find Bruce. He was able to find good applicants to rent the property to. He was also able to manage the property concerns that came up during the lease of the tenants. I never had to interact with any clients directly and the monthly rent was always sent to my bank account without delay!
When I decided in 6/2015 that it was time to sell the property, Mr. Lessey and his assistant Charita did a quick and efficient job with the selling of the home. In fact, the home was sold within two months! Not bad for a townhouse!
I would highly recommend this company for any of your real estate or rental needs. Thanks!

The matter has been completely ignored. He has refused my request for receipts, communication, and explanation / adjustment of excessive charges.
DO NOT use Bruce Lessey, Houston 4 Lease (Coldwell Banker) under any circumstances! Clearly, he has no professional integrity. His job is to provide a service and look out for my best interest which I am paying him to do; instead he did the opposite. As an out of state property owner, I trusted him to manage the property, honor the written contract, provide receipts, communication, and especially to not charge for erroneous, unnecessary, unauthorized charges. Clearly, he took advantage of the fact I am out of state!
I have requested Texas Board of Realtors look into the matter.

"I apologize on behalf of Houston 4 lease. As you recall we reimbursed you the entire $1800 and you were able to keep all of the improvements. We have instituted several internal changes over the last two years that have insured that we have the owner's written approval before any expenditures are made. If I can be of any further assistance to you please call me. Thank you, Bruce Lessey, General Manager"
