Everyone from Mandy who answers the phones to Glenn, who came to do the inspection was wonderful. My call was returned promptly and they were able to come out on a Saturday, which I really appreciated. Glenn came out to inspect a home that we were purchasing through a foreclosure. Not only did he do an excellent job inspecting the home, he also took the time to explain his findings and to answer all of our questions (many, many questions!). He thoroughly inspected the house from top to bottom, and when we asked he even took the time to inspect a vent in the laundry room that wasn't actually part of the inspection. After speaking with him and receiving our inspection report, we felt confident in moving forward with the purchase. Thanks to the detailed inspection report and the information he gave us during the inspection, it has been very easy to prioritize our to-do list now that we have closed and are ready to start making repairs. After reviewing several companies listed on Angie's List, I selected TIP for several reasons: their overall grade and excellent reviews; their proximity to our location, review of their very informative web site and the $25 coupon! The appointment process was very easy - all online, which I prefer - and communication back and forth was efficient. Glenn and Tim arrived as scheduled, gave me a general overview of what they'd be doing and kept me informed during the process. Once their review was completed, Glenn documented everything, including photos and very detailed information. Then, they reviewed it all with me, line by line and promised to send a PDF once they returned to the office. I received the PDF within a few hours. Glenn and Tim were very professional and personable and I immediately felt at ease having them in my home. I would gladly recommend TIP to anyone needing a home inspection and plan to hire them to inspect our potential new home!
Description of Work: I hired TIP to perform a comprehensive inspection of our home, in preparation for putting it on the market in the next few months. Glenn and Tim spent about 4 hours reviewing every inch of the house and garage, inside and out. They inspected everything from the foundation to the roof and provided a very detailed oral and written report. Mike came out and provided a very thorough inspection. I learned a lot about the home my husband and I are purchasing. He was very friendly and worked effictively and efficiently. I haven't seen that level of customer service in a long time. My husband was unable to attend the inspection, so Mike made sure I understood completely the important details of the house. I was so pleased with the service I received, that I scheduled an appointment for this company to come out and treat for pests. I have no doubt that I'll be just as pleased with that service as well. I would absolutely recommend this company to anyone needing a home inspection. Also, they're a small business - so it's good to support them.

George did a great job. My husband and I were very impressed and he was very thorough in the details and findings. He explained things to us and provided a written report. He also answered questions for us after providing the report. We love our home and glad George was able to give us such valuable insight. He even commented on the railing at the top of the stairs not being to code and told us that we needed to address that if little ones would be in the home. We are so happy to know that, especially now that we have one on the way.
Description of Work: I can't remember the exact price we paid for George to inspect the home we were purchasing, but it was well worth it. It was a foreclosure and he gave us a very thorough inspection.

We were very impressed with Glenn Wharton - for his knowledge, expertise, advice, referrals and insights. This was money well spent. The house is really well made, and built by a builder that Glenn says is excellent. Even then, there are things that need to be addressed that I would not have identified. We can go into this house purchase now knowing that we have done our diligence and that we shouldn't be surprised by a major problem that we just didn't know about. At the time of the inspection, the appliances were not yet installed, so Glenn will come back out to inspect them once they are installed - all part of the original charge. He was very professional and he showed me the issues he identified and readily answered my questions to make sure I understood properly. I found the side conversations extremely helpful - just being able to see what he thought about features, etc. We will be adding a pool, and it was great to get his insight on pools and filtration systems and things that become problems in the future. He gave us a referral name for a company that does pool maintenance so that we could talk with the owner about what works best.

Mike arrived on time as I was running late. He started the inspection outside of the home while awaiting my arrival. Once I arrived he began to explain the process to me and immediately pointed out the few things he found before my arrival. I was not able to stay for the entire inspection so Mike showed me a few additional things prior to me departing. He was very professional and his report was very detailed to include pictures. Again, note that I'm submitting this two years after the inspection. I wasn't too concerned about it until something I was told about the house earlier this year. We moved to the area from Maryland where we had our old home inspected prior to putting it on the market. That inspector taught us much about home inspections and what to expect. Note that there are many, many limitations to home inspections; for example an inspector cannot inspect what they cannot see - and there's the problem with Texas Inspection Partners (TIP). Mr. Wharton was on time and stayed for about two hours. He produced and submitted a written report that seemed comprehensive enough as it was printed on a pre-formatted inspection form covering the usual items to be reviewed. My spouse contracted their services while I was still in Maryland selling the old house. Based largely on Mr. Wharton's report we bought the house in The Woodlands, Texas after selling the old house. I didn't see the Texas house until closing day when we had the final 'walk through'. When I pulled down the stairs to the attic roof rat feces rained on my head. It was obvious that the rats and possibly other small animals had been up there since before the inspection and anyone looking closely should have seen the feces strewn about the catwalks and insulation. We confirmed this with the our Pest Control Operator. There was nothing in TIP's report about vermin in the attic, rats or otherwise. Waking up in the new house one morning I stared at the ceiling only to see water stains. Walking around the house I noticed more stains in other rooms. It was a dry day, no rain. I went into the attic and looking around the offending areas I saw water stains where water could have come in through the roof. Each suspect spot was located near vent pipes that exited through the roof. There were also water stains around the area where the satellite dish was affixed to the roof. On a rainy day I went back in the attic and saw rain coming in every vent, dripping down the pipes and onto the insulation. Note that the insulation in those areas was black with mold easily seen with the naked eye and my poor flashlight. Water was also coming in around the satellite dish bolts. None of this was mentioned in Mr. Wharton's report. While it was not raining on the day of his inspection he could easily have seen the water stains and the mold. His report did in fact note that there was a dish on the roof so I know he saw that. Upset, I called him and he came out to 'reinspect' for free. We went up in the attic together and while poking around I (not the inspector) saw an electric box I hadn't noticed before. It was in plain view, was not covered but had wires inside. He said, "Oh, yeah, let me test that." He took out his tester and confirmed that the box was live. He said I should cover it. I said he should have seen it first and reported it. I then directed his attention to the two anti-knock pipes sticking up from the shower area and asked him if it was normal for them to be green and corroded. He said, "That's normal for Texas". I made a mental note to have it checked. He also said that an uncovered space in the walls from the ground floor to the attic (not in his report) did not present a fire hazard. Now that was something I knew about because my inspector in Maryland had me close one exactly like this one. You see, if a fire starts downstairs and gets into that space your house will shortly be engulfed after the fire reaches the roof. They have a name for a deadly space like that, "Fire Chase". I also pointed out to him the rat feces he failed to cite. He really didn't have much to say in his defense. But he did refer me to a contractor who he highly recommended to do the repairs. I told him that I thought that was a conflict of interest on his part. He said it was ok for him to do that in Texas. We did not hire his contractor. Last year we had to replace the water heater and while the plumber was up there he looked at the anti-knock pipes and found them to be slowly leaking; hence the green corrosion. In addition to the corrosion the 2x4 wood strap next to the pipes was rotten from the leak and the insulation was soaked and black underneath. The plumber said that the pipes had been leaking for a long time and any home inspector should have seen it. I saw it and I'm not a plumber or a home inspector. Mr. Wharton's report was not totally useless. He did cite a number of items the previous owner agreed to repair prior to the sale. For example he noted the rotten wood on the back door frame. What he did not cite was that the wood inside was also rotten at the bottom. He did not cite the cracks in the drywall around the windows, the swelling of the MDF trim and cabinets and the unlevel brickwork outside the house. Worst of all, earlier this year after an electrical failure with our pond lights I hired an electrician to do the repairs. When he asked me if there was anything else he could do I asked him to look at the outlet the previous owner installed to connect the house to a gasoline generator during power failures. The electrician's assessment made me ill. First, the outlet was located in a very small enclosed courtyard next to the house and a window. He said it violated code as carbon monoxide could get into the house and poison the inhabitants. Second, the outlet violates Texas code in that it doesn't have a required anti surge device. Such device is required to keep the generator from sending a surge up the line while it's being repaired by workers. He said such a surge can kill the repairmen as they believe they're working on a dead line but the surge from my generator makes it actually a live circuit. This is why I decided to write this report. Two years ago I figured I got 'burned' and learned my lesson about TIP; now I'm concerned that someone could really get burned or worse because of TIP.

Even though it was two years ago, I vividly remember this inspection and the revisit. Two reasons. It is not often that you meet a 50 year old, adult male Member who lives as a woman (cloths and all) and insists on being called Member. I do not mention this to judge, simply to point out why I remember it. Secondly, I have rarely met an individual that was less interested in listening to someone else’s opinion. I was not allowed to finish a sentence or explain the parameters of my license act. First of all, I have been licensed long enough to do 9,000 inspections and I have never commented on the presence of rats or mice unless they damaged equipment. That is the preview of a licensed Pest Control Operator, which I was not at the time. We did not ad PC services until March 2012. The outlet for the generator was never identified to me as such. It was positioned to also be for a compressor. That being said, many people in Hurricane Alley have such a plug, keep the neighboring windows closed and turn off the main home breaker to prevent back feed. This electrician way over sold this point. Finally, you do not get to judge me on leaks that show up months after an inspection, when I inspect during a dry spell. I can only find the leaks that a present the day I am. The cost of replacing the vent jacks ($75 each) and outlet cover plate ($1) could not have been grater than $500. Some repairs are inevitable in the first year. No home inspector can predict everything. If you meet one that says he can: RUN!

Mike was on time, very thourough, and very complete. His post inspection, written report was an accurate representation of what he did and his findings. It was very direct and easy for a layman to understand the condition of the home.

It was great- George was on-time, performed very thorough inspection, and spent a good deal of time discussing his findings with us. The home inspected was built in 1940, and he seemed especially knowledgeable about older homes. He provided us with a comprehensive 39-page report, as well as a CD of images from his inspection and was helpful and responsive when I emailed him with additional questions afterward.

This company was complete joy to work with! From the scheduling process w/ Mandy to the actual home inspection with Mike, the payment process, and the timely delivery of the report less than 6 hours after the inspection, You can't go wrong w/ this group. Mandy scheduled our appointment for the next day and told us the "floating appt. time of 1:30 pm was approximate so I knew we might have to wait. Mike showed up @ exactly 1:30 to meet us and we started the inspection. We did follow him throughout the inspection and he was more than happy to explain and show us where everything was located and how it worked. The inspection took approximately 3.75 hours but no question of ours went unanswered! As seasoned home buyers, Mike explained the changes in different codes as they related to the construction of the home with regard to plumbing, electricity and, HVAC. Mike was very thorough and covered every major component of this home. He actually "stressed" the house to make sure everything operated under maximum "Load" to make sure everything operated as designed. We belive, based on many previous real estate purchases, this is one of the most thorough inspections we've seen; and this is on a house only 5 years old!!! He even looked under furniture and plants to make sure there were no "strategic" placements of rugs or other obstructions designed to hide defects. In addition to Mike's technical inspection abilities, this guy is just a really pleasant person to work with. He's fun, personable, and can explain things that anyone could understand!!! Hope you guys like this guy as much as we did!!! We highly reccomend Texas Inspection Partners for your home inspections; ESPECIALLY MIKE!!!!!!!!!!!!! From the initial info gathering while shopping around, to the appointment, inspection, and report, TIP was professional throughout. What I like about TIP was they had all the inspections I needed under one shop. They inspected the home and pool and could also do the termite inspection (which I opted out of since the seller of the home was handling that). Mandy was great with the initial calls I made to TIP. She even had one of the inspectors call me back to answer a specific question I had that she couldn't answer. They use an online system that makes it easy to schedule, accept agreements, pay, and view/download reports. This made dealing with them convenient. The inspection was of course the most important experience. Glenn was my inspector. He walked me through all areas he examined, explaining what discrepancies he saw and provided tips on what could be done to resolve them as well as which ones were bigger priorities. He also helped me identify what could be handled myself and what needed a professional to do. I wholeheartedly felt I got my money's worth. A normal 4 hour inspection turned out to be 5 hours when we were done, mostly because of my questions, and Glen was accommodating throughout. The best part was I got the report that same evening and it contained all the comments we covered during the inspection. TIP's combination of services, quality, and price make this customer an extremely satisfied one.

Overall I had a wonderful experience with this company. My husband and I were looking into buying a foreclosure and found out after we signed our contract that we only had five days to get an inspection done. We were afraid that we wouldn't be able to meet the deadline, but once I called and explained the situation they were very accommodating and able to come out the very next morning. Glenn was very professional and explained everything that he found in language that I could understand being a first-time homebuyer as well as a not very mechanically inclined person. I was able to access a digital download of the report later that day and was impressed with how thorough and detail-oriented it was. It also included pictures of all the defects that were found. After contacting some contractors that were listed on the company's referral page (all of whom I was pleased with as well) and got bids for the repairs, my husband and I ended up walking away from the property. Having this inspection done was worth every penny and ultimately saved us from committing to buying a money pit of a home. They come totally recommended and we would definitely use them again!!

I called Texas Inspection Partners on Wednesday, February 8th to schedule the inspection of a home that I was looking to purchase. I spoke with Mandy and she was very helpful with getting the inspection scheduled and finding out what needed to be done. She offered to have someone out there on the same day, but I opted for the next afternoon as it worked better with my schedule. It should also be mentioned that the price for my inspection is slightly higher than the others that have been reviewed because I also scheduled a termite inspection at the same time and there was additional charge for crawling under a pier-and-beam home. The total price for all of these services was lower than many of the other places I called. I met the inspector, Mike, at the house the next day at 2:00 and we began the inspection. Mike was very thorough and explained everything he was looking for and why it was important. Being a first time home buyer, I can?t tell you how valuable that was. He didn?t rush through the inspection at all and he wanted to make sure that it was done right. When it came time for the crawl under the house, he suited up and crawled though some pretty nasty stuff to get the information he needed to complete the report. Mike also performed the termite inspection himself. At the end of the inspection, Mike made sure that I didn?t have any additional questions and that I was satisfied with the inspection. I received the formal report early the next day and was very impressed with the quality. Everything that Mike had mentioned during the walk through had made its way into the report and he documented many of the items with photos that he took while onsite. I really liked the format of the report and the photos will definitely help out when trying to remember what was discussed at a later date. The company?s online account management system was also very convenient. I could create an account, agree to the contract, pay for the service and view the report without leaving my desk. They have a super easy to use system and it makes the entire process much easier. I am completely satisfied with my experience with Mike and Texas Inspection Partners and I would definitely recommend them to anyone in need of a home inspection.

Mike took his time going over everything from top to bottom. He got on the roof to inspect shingles and into the attic to check out the furnace and a/c. He opened and closed all windows, ran water checking for leaks and proper drainage, and ran the dishwasher to make sure there was no water leaking during the cycle. He carefully explained what all the pipes were for on the outside of the home - things that this long time homeowner never knew! He documented his report with pictures and made a lot of suggestions for repairs, saying it was a new house and should function and look like a new house. His report was detailed and was delivered that evening. If we purchase a home in the future we will not hesitate to call Texas Inspection Partners!

Glenn arrived on time and ready to go. He was very knowledgeable and walked me thru everything he was looking at. I appreciated how he explained any issues he noticed in basic terms that I could understand. He was easy to talk to and answered all the questions/concerns I had about the house. He was honest and direct with his responses. I was mostly impressed with the detail (all issues had photos attached) and speed the report was available. The report was sent to my email address less than 2 hours after he left the property. He mentioned that if anything else came up about the house that I was concerned about, to give him a call if I needed any advice. I thought that was a nice customer satisfaction touch. I recommend TIP to anyone who is purchasing a home and wants a first class inspection.

Dave was awesome with our home inspection. Hubs and I were in the process of purchasing a home for the first time and he was very thorough with the inspection. He took the time to explain every aspect of the inspection, what he was looking at/for and what he would suggest (when hubs asked). I did most of the scheduling online but when I neede to speak to a person, the staff in their office was professional and prompt as well. We had to have them come out 2x due to the seller's realtor making an error and while I wasn't pleased with having to pay a nominal fee for the 2nd visit, I was pleased that they were able to accommodate the tight scheduling and work the house into their busy schedules. I liked, too, that their reports were VERY detailed and included pictures. This was so helpful when I'd have to go back and refresh my memory.

They do not do structural engineering, but the receptionist, Mandy, was very helpful. Even though I was barking up the wrong tree in my quest for an SE, she took the time to call me back after hunting down the information I was looking for. I will absolutely give TIP a call when I do need a home inspection!

I had mixed emotions with the company. When I called into the center, they were very professional. They understood my needs and took down my information. However, there were a few details that bothered me. I had asked the lady in the call center to spell the name on the report a certain way, and when I received the report it was misspelled. I had taken the time to explain how I wanted it, but it was still incorrect. Everything dealing with the inspector was great as well. The inspector said they were going to email me a copy of the report. I waited for that report, and it didn't come in my email for a couple of days. I had to create a user name and password to use the service, and also to read the report that supposed to be emailed to me.
Description of Work: They inspected my home.

I am very happy to have chosen Glenn and David to do the inspection on my prospective new home. They both were extremely thorough and professional and I feel like I received excellent value for the money. As I followed Glenn around, he explained what he was looking at/for in each location as well as what he was finding as we were going along. He also completely answered quesions that I had about the property. Glenn even waited patiently while I sorted out a few childcare issues during the 4+ hours that he took to fully inspect the home I also liked the integration of technology - he put notes into a hand-held, synched it to his laptop, and added photos that he had taken. Within an hour of the inspection (even though it was Friday afternoon before a holiday weekend), I had the full report in my in-box. It was a valuable tool to bring to the negotiating table when asking the buyer to remediate some issues that were identified. I would most definitely recommend this team to anyone looking to buy a new home.

It went very well. George was very responsive and arrived on time. The inspection was completed in around two hours and the report was sent to me that night. He knows a lot about older homes and his report clearly explains his findings. I highly recommend him.
