He was usually working on several houses at the same time, and I had the sense that he was stretched too thin. He would make the rounds in the morning and evening, and stop by our house during one of those two times. He did not properly protect the property from theft, and we had two large toys (a basketball goal system and a see-saw) stolen from the property. The ground floor in the kitchen was supposed to be stained concrete, scored with a saw blade to look like large saltillo tiles, but he didn't supervise the concrete company or the person with the saw, so the concrete is not shiny as it should be, and scoring by the saw was crooked and needed repair, which as you can imagine was not perfect after repair. Fortunately, the bad scoring is mostly covered up by cabinets and walls. The house stood with incomplete framing for over six weeks, as he hired two of the slowest framers possible to frame a 5000 sq. ft. house during good weather. He should have had many more while the weather was good. I've seen other homes of similar or larger size in our neighborhood be framed in less than three weeks using a full framing crew. When he finally found more framers, the rain came, further slowing things down and getting doors in the first floor wet before he could get the roof completed. He did not insure that the upstairs deck was sloped away from the house, and as a result, it had to be redone to grade it away from the house. Our solarium floor was poured so that water drains away from the in-floor drain. He did not follow the plans from the architect with respect to the ceiling heights in the second floor, and as a result, he had to reframe the second floor and then tried to charge us for the framing overages. There were many other things not installed or built according to the plans that he did not catch that I had to bring to his attention, such as placement of walls, fixtures, switches, etc. He did hire someone to oversee the job, but I did not see that person on site very often. He was usually responsive about my complaints, even well after the house was complete (5 years later) but his solutions are not always satisfactory and he promises to come back to fix whatever is left incomplete, but typically he does not come back and I have to hire someone else to finish the job. Overall, the house is a beautiful design and we love it, and if I had to do it again, I would re-hire the architect but not hire Dan. UPDATE: My windows turned out to be defective, and need to be replaced. Dan came out and measured them, but now refuses to replace them, saying that I have to get the window manufacturer to replace them but the window manufacturer is now out of business. I told Dan that he built the house and selected the window manufacturer, and I expect him to make it right. He simply stopped responding to my emails, so eventually we had to file suit against him.
Description of Work: Dan Boylan built our new house based on designs from an architect we hired independently from Dan, on a lot with our existing house. It took a year starting in June from demolition of the old house and moving in to the new house. He was the lowest price and as the saying goes, you get what you pay for. He acted as the general contractor, hired the subs, and was supposed to provide oversight, but did not really provide meaningful oversight.
