Estimator can on time and measured the floor levelness of the house using an electronic water level. From this he could tell one side of the house did not need piers. Other companies did not measure at all and just wanted piers on every side. Once the measurements were done he drew the house and showed where the piers would go. He also knew the area well enough to know that my area needed much deeper piers. This was not the least expensive estimate. Because the drought of 2011 the company was backed up and the repairs were scheduled for 4 1/2 months later. Company rescheduled to start one day earlier. Workmen always came on time and cleaned up at the end of the day. They never left trash lying around at the end of the day. They laid plywood on the grass to hold the dirt from the holes and protect the grass. They pressed in from 25 to 45 cylinders (25 to 45 feet) for each hole which I hear is fairly deep compared to other areas in Houston. I am south of highway 6 in First Colony in Sugar Land. When all the piers were pressed the owners came over to direct the actual leveling of the house. It was satisfying to see some of the sheet rock cracks complete close up in just a few seconds. Other cracks improved by about half and will need some sheet rock repair when we plan to repaint later. After leveling it took one day for the city inspector to check all the open holes. Actual inspection only took 20 minutes but they do not give them an exact time. The next day all the holes were filled in, the concrete was patched, the shrubs replanted and the entire area cleaned. When they left at the end of the day it was a good as you can expect after digging 30 holes and 9 concrete patches. There was no trash left after the final clean up. All the workers were very good, friendly, professional and knew their jobs. Job comes with a lifetime transferable warranty ($300 to transfer to new owner). Job was paid half up front and half after the job was complete. Total time was 6 days which was longer than expected. One day was cut short by a heavy thunderstorm, one day waiting for the inspector, and I do not think they fully anticipated needing so many piling for all 30 holes. In all, they did wonderful work and I would recommend them.
Description of Work: Installed 30 piers using concrete pressed pilings. No interior piers, no tunneling but needed to cut through concrete at nine points.

Mr. Bonilla is one of the nicest, up front, honest people I have met in a long time. I really wanted to give him my money to fix something, but he kept assuring me no issues were present that required his services. I will definitely keep his information and call him first thing if my foundation ever does exhibit any movement. I would recommend Mr. Bonilla's company to everyone!!
Description of Work: After discovering a hairline crack in our slab during a re-model to our floors, we wanted to make sure we did not have any foundation issues that needed to be addressed before we laid the new tile. I called for an appointment for an estimate, and 3 days later someone was coming out. Mr. Vidal Bonilla, the owner, came out to give the estimate himself. What a pleasant individual!! After walking around my house and doing the computer level sketch of my area, he assured me that there was no structural issues and the crack was normal (exactly what another compnay I had out told me). He told me nothing was required for my house right now, and recommended some cosmetic work that could be done to the house to prevent any future issues.

They were very professional. They were on time and I thought the price was fair. The owner that came out was a really good guy. I interviewed 6 foundation companies. They weren’t the cheapest but I think they were the best. They put everything back when they dug up all my plants and I was very happy.

Bonilla came to my house and gave us a written quote on leveling our foundation, and we made an appointment for the work to be done. Bonilla was professional from beginning to end. They arrived for every appointment at the designated time. The company rep was neatly dressed and very courteous. He removed his shoes each time he entered the house to take readings. When the work was complete, he came in and took level readings and explained them to me. He even repaired a sagging hinge on my front door. When the crew left, you could not tell that they had ever been there. Every plant was replanted and every speck of dirt was removed from sidewalks. Overall, a very satisfying experience.
Description of Work: Provided written quote to level foundation. Installed 8 piers under foundation and leveled affected area.

They did a very good job. They repair if there are any foundation problems in the house. They send a crew to do the job. They kept their promise by cleaning up everything. Their prices are very competitive but were not the lowest priced. I liked the work they did for the price they charged me. Some company’s quoted 2-3 times more than what they had quoted me. They came when they said they said they would come. Actually, they gave me a date in June but were able to push it to late March so that was even better.

Description of Work: This is my follow-up report. I first reported on our great experience in meeting Vidal and making a contract for the work. He estimated that our project would be done in April but we were called and told that there was an opening in March. We jumped at the chance to have the work done. They arrived, did the work that they said they would do and finished. We had 17 exterior pilings and 2 interiour pilings done. The house is level, yea!!! The yard looks like it did prior to the beginning of the work. They did an excellent job of clean-up. Vidal told us to be sure and water the plants that had to be dug up and were replanted. We recommend their services for anybody,in fact, recommended them to our neighbors already.

Mr. Bonilla showed up right on time and had the elevation measurements from his visit in January 2011 already pulled up on his iPhone. He took a whole new set of readings, and showed me what had happened settlement-wise in the last year. His recommendation was that the degree of settling was normal for a 70-year old house and that it would be a waste of my money for him to do any work. I really appreciate his honesty and professionalism, which is why I have no reservations about using him again in the future for any of my properties.
Description of Work: I have used Mr. Bonilla to do some foundation repair on my 70-year old bungalow in West U. when I first bought it a year and a half ago and his crew did an excellent job. After the big drought of 2011, and now all the rain, I called him out to get an estimate on leveling the other side of the house which is showing visible signs of movement/settling (hard to tell which one with the naked eye).

The gentleman who gave us the estimate was on time, very kind and clear about what would be done and the price. His estimate was $2,000-$4,000 less than the other bids we got from other companies. The first day the team was an hour later than scheduled. The second day they were on time. Overall everyone was professional and very kind. I would be happy to recommend this company again.

First off, let me start by saying that I am a technically oriented project engineer, which results in me being difficult to satisfy. In addition, I rarely hire out work since I generally fix things myself (cars, appliances, etc.). Not only does this approach save money and allow me to be in complete control of the quality, it avoids me having to deal with contractors (which for the most part I distrust - until they prove themselves by satisfactorily answering the gauntlet of questions I throw at them). I took the time to get five estimates, starting with the three big dogs that advertise like crazy (Olshan, DuWest, and Atlas), and ending with two smaller ones (Allied and Bonilla) that I found from Angie's List. After sorting through the different bids, I concluded the following: Scope of work proposed varied significantly, and so did cost (ranged from $7K to $18K, with the three majors charging about $500/pier). All three large companies sent out salesmen that are not fully competent (and have nothing to do with the work) Patented piers (like CableLock) are a marketing ploy to sell to the gullible (not a better product, and arguably worse) Bonilla did not use typical sales tactics and was the most credible of them all (he used to dig the holes) Bonilla proposed a scope of work that matched what I thought needed to be done (remember, I'm an engineer) Based on all of the above, I awarded Bonilla the contract and got on their schedule (over two months out due to the high demand). They started and finished my job when they said they would, showed up promptly every day, and Mr. Bonilla was involved throughout the process (I even had his cell phone number in case I had questions or concerns). The workers were very methodical and focused, took good care of my plants (some tied-back, others removed), and did an excellent job cleaning up the worksite at the end of the job (including washing down the street in front of the house). The leveling work resolved my problems (most cracks sealed, doors back to closing properly), and did not create any new issues (as of two weeks post completion). The bottom line is that Bonilla Foundation gets my highest recommendation, which as stated before is not easy to do given my knowledge and personality. I hope this helps you make your decision. I have two houses that need foundation repair. This is just the first and the easiest. The work was completed in one day as promised. The crew worked quickly and professionally. The did an outstanding job cleaning up when finished.
Description of Work: He has been in business in Houston for a long time. I think over 20 years. His prices are very reasonable. He has a Lifetime Transferable Warranty that has no caveats. I'll report again when the more complicated ($) job is completed. At this point I would recommend that you don't have your foundation repaired until you get a quote from Bonilla.

Vidal Bonilla came out to inspect. He walked the house inside and out. He too measurements with a computer level. He told me I had no problem. He sat with me afterwards and recomended some preventive measures, specifically that I install a root barrier and a sprinkler system. He gave me his opinion that foundation watering systems don't work and neither do soaker hoses. He felt that keeping the whole yard properly watered was good prevention. He stressed I should call a landscape company (not a foundation company) because I'd get a better price. He even suggested that I'd get an even better price by having the same company do both the roo barrier and the sprinkler. His open, honest approach surprised me here. He wouldn't even recommend a company to do that work, which frankly, increased his credibility with me even more. I got lucky and don't need him this time. But if I have a problem in the future I'll definitely call him for a bid. I was really impressed with the way he treated me.

Everyone was very friendly even the workers (which is unusual). At the end of the project they came inside (removed his muddy shoes without asking) and made sure all my doors closed properly and adjusted the foundation accordingly. They left everything outside neat and clean. Upon request, Mr Bonilla agreed to re-concrete a place in my driveway WITHOUT CHARGE where Olshan had done a shoddy job patching my driveway in 2003 when they lifted the other side of my house. Honestly I doubted they would actually do it but to my amazement they did it and that was just a VERBAL agreement, not in writing!! It's also worth mentioning that in 2003 Olshan did the same number of piers on the other side of my house and charged me $7500. That was 9 years ago! Bonilla only charged me $3900 and did a much better job! I'm a very hard person to impress when it comes to work on my home but I have to say they met or exceeded my all of my expectations. They also finished right on time. Would definitely recommend them and/or hire them again!

The project went very well, started early morning and finished - totally - by late afternoon.
Description of Work: One of our fireplaces was pulling away from the house. It was an addition to the original foundation. Mr. Bonilla's crew really impressed my husband and I; they dug under the fireplace to a depth that was over their heads before they began to jack up the fireplace. Once they were finished they repoured the walkway areas they had to remove to get to their work. Generally cleared up all the dirt etc. they created getting the job done. The fireplace is back in place and I'm fairly certain it won't be moving again. These are knowledgeable and professional people I think they will do what they say and won't say they can do something they can't.

I noticed additional settling problems in my 33 year old home late this summer. There were minor settling issues going on for some time, but in spite of additional watering I had new cracks in my tiles and grout, doors not closing properly and stress cracks showing up in the sheet rock in various places within my home. I contacted 3 different foundation repair companies and a general contractor who also works with foundation repair for estimates. All agreed I had a problem and all except one, whom I chose not to pursue an estimate with due to the extreme time frame until availability, basically gave me the same evaluation with varying amounts of work needing to be done (ranging from 13 piers to 29). I did wait approximately 4 weeks from contact until the evaluation by Bonilla, but was agreeable to this due to their positive reviews on this list. . I was impressed by Vidal Bonilla when he did his evaluation. He did a thorough assessment using equipment to measure the amount of variance from a central baseline point on my first floor. He drew a complete and accurate diagram of the exterior of my home, noting exactly where each pier would be placed and the inch variation of each area from base point. He answered all my questions fully. I decided at the time of his visit to use this company and booked the next available date, which was December 5th. We had some minor communication problems at the project start, but they were minor and were resolved. I received a call Friday Dec 2nd from the office confirming our appointment. On Monday Dec 5 at 8:30 a.m. I received a call stating they were postponing due to rain (ironic--yes), and I was to be contacted as to when the start date would be. I did not receive a followup call with that information. Then on Tuesday about 9:30 a.m. I received a call from the office informing me the work crew was at my home. I came home at noon, spoke with the foreman and spoke with Mr. Bonilla by phone. I had arranged for Wednesday off work to be here for leveling, and with the start date change was about to cancel that day and try to work out alternate arrangements. We agreed on Wednesday as originally planned for leveling, additional workers were here to keep to our predetermined schedule and they stayed until dark to get as much done as possible. Wednesday 12/5 all went as planned, the supervisor was here, we re-assessed an area of my concern and added 2 more piers on our mutual agreement. He checked each area of the home where I had doors improperly closing and sheet rock cracks as the leveling process was underway and kept me informed of all that was occurring. He adjusted one upstairs door that was still sticking slightly and caulked cracks in the molding in that area as well. The leveling process brought the house back to baseline, though there are some additional sheet rock cracks that did occur in the study addition with the adjustments. These are minor cracks that can be easily repaired, and I was informed beforehand that this might occur in this one area. The job completed by 5p.m, and looking at the exterior, you cannot tell anyone was ever here. All dirt has been washed from the deck and walkways, removed deck boards have been replaced, a small area of siding removed has been reattached and recaulked, as has the base plate beneath a door to the deck, bushes are replanted, fence boards reattached. The crew took great care in covering areas left open overnight for safety. They worked around electrical conduit, gas lines, cable lines without any issues. This crew was exceptional in their care and professionalism. I also received a phone call at the end of the job by Mr. Bonilla to confirm the job was done to my satisfaction. I will definitely use this company again if I have issues in areas that were not addressed this time around, and I recommend them highly. Bonilla Foundation owners obviously take great pride in their work, and hires employees who adhere to that standard as well.
Description of Work: Foundation repair was done due to settling exaggerated by drought. Initially I was quoted for 19 piers at $4940 at the time of evaluation on Sept 28. On reassessment today December 7, we determined an additional 2 piers were warranted, work was done and total price adjusted accordingly.

While Mr. Bonilla and his crew arrived about and hour late due to trafficin the Houston Area, his workers quickly went to work digging 19 holes around my home, some of which required moving bushes and breaking through concrete. Mr. Bonilla introduced me to the assighned job foreman who was very courteous and informative concering the work that was to be done. Nineteen piers were set to an average depth of 20 feet. Individual manual house jacks were then set between the underlying pier and the overlying slab. On the second day another expert arrived to orchestrate the leveling of the slab. Prior the the leveling, he re-surveyed the elevation of the slap and prescribed the exact amount of rise for each house jack. He then went outside and gave verbal commands to 8 men who were each attending one jack. Within 20 minutes the leveling was completed. Cracks in both the interior and exterior of the home were closed and my chimney was pushed back to it's original position along the side of my home. The gap between the piers and the slab was then shimmed. The jacks were removed and addtional supports were installed and subsequently shimmed. A final elevation survey of the slab was recorded for future reference. The slab leveling expert was very knowledgeable and advised how the job was progressing. The holes were then backfilled with soil, concrete repaired and landscaping and grass re-planted. Job was finished in the estimated 2 days and at the estimated price. Workers were courteous and friendly. Overall, I was extremey pleased with the work accomplished by Bonilla Foundation Repair and would recommend them to others needing the same type of work. There price quote was also significantly better than other competitors.
Description of Work: Due to the recent sever drought in the Houston Area many of the foundation slabs of homes have differentially settled over the last year. I called Bonilla Foundation Repair because they were listed on Angie's List as winning a service award as well as being ranked superior in cost compared to other competitors. I had recieved a quote from a previous contractor to level my slab by sinking 29 cement cylinder piers around the entire periphery of my house on 8 ft. centers. Piers were to be sunk until they reached a depth where resistance was sufficient to stablilize the house. They were to use the weight of the house to sink the piers using a hydraulic jack. The work outlined in this previous quote was to take 3 days. As requested, Jose Bonilla, business owner, personally arrived at my house for a free quote in early October. Mr. Bonilla, while about an hour late for our appointment, called ahead to let me know of his status. His business is 50 miles from my home. Mr. Bonilla was very professional and with the use of a digital slab elevation survey intstrument, quickly proposed setting 19 piers on 6 ft. centers around 2/3 the periphery of my home. He also recognized that the chiminy on the outside of my house was moving away from the exterior siding. His quote for this work, including using a jack hammer to break through a concrete porch and later concrete repair represented more that a 50% savings compared the previous contractors bid to fix the problem. Mr. Bonilla estimated the job to take 2 days instead of the previous contacted contractors estimate of 3 days.

Estimate was scheduled without a significant delay. The estimate was prepared using much technical information. The estimator was very professional. The price was excellent and the estimator explained what work would be done in great detail. He also explained the differences between different methods of repair.The work was performed as scheduled and was done professionally. Internal measurements were utilized to ensure that the repair was executed perfectly.I am convinced that I could not have found a contractor who could have done the job any better although most are more expensive.
Description of Work: Provided estimate shortly after calling to schedule one. Olshan couldn't provide an estimate for over 2 months. Estimator took many internal measurements to determine how to accomplish the repair. He indicated that 7 piers would be needed to return the foundation to an as built condition. Workers excavated 7 points and drove concrete cyclinders into the ground. House was jacked from these cylinders. Measurements were utilized inside the house to determine exactly how much the foundation needed to be raise. The final job exceeded my expectations.

Reliable, Respectful, and Honest. That is the best was to describe Bonilla Foundation.
Description of Work: I purchased an older house in the Rice University area that was built in late 1930's. The house had a substantial amount of settlement and needed to be fixed. Bonilla Foundation did a fantastic job explaining what the processes were and how the job was going to be completed. I have used Bonilla Foundation previuosly on numerous other projects and as always they had the best price and did a fantastic job. They are punctual and leave the job as clean as when they start.

It went pretty smoothly considering the problems we encountered.
Description of Work: Bonilla leveled our foundation. We had two add-ons that posed potential problems and Jose Bonilla was honest and up front about what we might face regarding these foundations. They dug tunnels under these two foundations, as going through the floors would more than likely cause them to crack. However, one add-on foundation did crack all the way through after the tunneling because it didn't have any rebar (it must have been a patio), but Bonilla stabilized it as best they could. At their advice, we did a concrete overpour with rebar attached to the house foundation, so hopefully it will be ok for some time. Because of not being able to fully level that portion of the house we recieved $s off the price. We encountered an additional problem. After the leveling process our pipes leaked which was expected. The add-on bathroom pipes were encased inside the concrete beam, so the plumber had to break the beam to get to the leaking pipes. Bonilla added extra piers and rebar support at no additional cost. They were professional and prompt from start to finish and cleaned up well after themselves.
